Kids + Pets Issue Before children, my husband and I had fur children. I will never forget the day I came home from work and the house smelled like "new puppy." We all know what this smells like. The same sweetness as a newborn baby (except, well, maybe not quite as sweet). Tank (a puggle) was a surprise from my husband on my 22nd birthday. The way he came into our lives was a little unexpected, but our family would have never been the same without him. We later introduced Tank to Cache (a vizsla), who we sadly lost last year after 13 years. Tank has seen us through so many milestones in our lives, including bringing each of our daughters home from the hospital. He became the true "alpha" of our family, and we all know he is hanging on by love, 14 1/2 years later. Pets are special. They are truly a part of the family. We love pets and kiddos around here and cannot get enough of some of the furry friends in this issue. Starting with one of the most awe-inspiring facilities in the country, nestled right here in Mount Juliet, "Old Friends, Senior Dog Sanctuary." We loved collaborating with Nashville locals who share the same heart with their very own @Richrescues, a movement that aims to inspire families to adopt dogs from local shelters all over the country. Tyler and Sabina Rich took some time out of their busy summer tour to visit their local OFSDS and learn more about their mission. As we head into the busy season of back to school, remember the weather is still hot and therefore our furry friend's and kiddo's safety still needs to be at the forefront of our minds. We hope you enjoy reading about a few incredible local family businesses that were truly inspired by their passion for Kids + Pets.

We go above and beyond to do the extra steps for our homeowners.” - Jaime Kemp Jaime Kemp and Adam Sanderson are the founders and co-owners of Undersun Roofing Company in Brentwood, and Brentwoods’s first female and veteran-owned roofing company. Serving Nashville for many years, Jamie and Adam have created a business deeply rooted in trust and honesty. They were both born and raised in Mount Juliet and are Mount Juliet High School alumni. With their parents and family residing here, Adam and Jaime still call Mount Juliet home. Adam, a Marine Veteran, used his skills and experience in roofing and paired them with Jaime’s unique background in high-end dental customer service to create a roof contracting team that is indeed homegrown. Perhaps the most adorable member of the Undersun crew is their hard-working canine, Fletcher. Fletcher is the couple’s pit bull, lovingly referred to as the “Pit Boss” when he is on the job. He is often featured on Undersun Roofing’s social media platforms or can be found roaming around

the company office. “Having a dog in the office relieves the stress,” Jaime explained. Fletcher has also taken a liking to the mail lady, who has quickly become one of his best friends. One of his biggest jobs to date was being around for Jaime’s parents when they lost their home to the tornado in Mount Juliet.” Jaime recalls, “[Fletcher] was on site for cleanup, and then he was on site when we rebuilt their house...He was the therapy dog.” Pit bulls may get a bad rap at times, but Fletcher is working hard to break that stigma one tail wag at a time. Jaime and Adam are a powerful duo who, along with their team, have established a roofing company that values its customers and the top-notch services they provide to them. Undersun Roofing is comprised of people that represent the best of our amazing Mount Juliet and Nashville communities. A company that was built here and a company that will stay here.

Building a business inspired by his son THE STORY BEHIND THE NAME “LAWNS BY LUKE” ARTICLE BY STACI BISHOP

Having a baby changes everything. For John Howard and his wife, Allison, it also transformed their career paths and future trajectory. Their son Luke was born in 2013, and John says he was motivated more than ever to build something meaningful. As a new father and Cherokee tribal member, driven by a longing to be a better person, John felt that becoming the President of his own company would provide him with that opportunity. Lawns by Luke, LLC officially launched in 2016, with immense prayer, vision, and planning that led them to form their LLC in August of that year. Once the branding was complete, the company switched to its top priority – cultivating relationships. In the last five years, John has pursued this goal by focusing on connections with homeowners and other industry professionals and investing heavily into his crew. His commitment to quality has resulted in an impressive amount of organic growth for the company! John still remembers their first fullscale installation, a combination of all the services they provide, landscape design, irrigation, sod, and architectural outdoor lighting. Seeing all the pieces come together in one project was a rewarding experience for both John and Allison. Her role as Vice-President includes scheduling, billing, and client engagement. She is a

critical part of their success and he enjoys running the company with someone who shares his same passion for people. Lawns by Luke customers have responded approvingly to their relationship-first model of business. Not only do they rave about their work's quality, craftsmanship, and tidiness, but clients often comment on their kindness, reliability, and honesty. John says he wants to use their scope of work to bless others and make a difference in the service industry. Ultimately, John yearns to lay a foundation of love and support in this community. California-raised, Tyler Rich, signed to Big Machine Label Group’s The Valory Music Co. imprint, and his wife Sabina Gadecki Rich, an actress who grew up in Massachusetts, created through their shared passion for animals, the idea for Rich Rescues. Tyler has used his platform to elevate these vulnerable animals and highlights stories through @richrescues on Instagram. The couple spent time in Mount Juliet at the famous, Old Friends Senior Dog Sanctuary.

We’ve been going back and forth between LA and Nashville since we started dating six years ago. It’s hard on us, but our own little unique and special thing at the same time. It helps that we always feel like we’re dating. Traveling the different cities keeps things new and fresh for us. Honesty and trust are vital for a long-distance relationship, and removing all jealousy from the equation is a must.

S ABINA, YOU’VE WORKED A S A MODEL AND AC T RES S. WHAT HA S BEEN YOUR FAVORIT E ROL E TO PL AY? In one of my favorite roles, I played opposite Tony Goldwyn in a film called Outlaw Prophet, based on the true-life story of Warren Jeffs, the polygamous cult leader. I played this incredibly brave woman, Rebecca Musser, who was born into this cult, yet somehow still had the awareness to understand something wasn’t right and escape. The roles that have a special place in my heart are the ones where I truly have the opportunity to transform into someone else.

RICH RESCUES BECAME YOUR TOURING T R ADEMARK; SHARE WIT H US HOW T HIS S TART ED. We’re big animal lovers, and since our traveling lifestyle keeps us from rescuing all the pups we wish we could, Rich Rescues came to life. I felt it was important to use my outlet and following to promote to the fans the animals in need of homes in the cities where we tour. This has created a deeper bond with the fans, and we love getting updates and seeing the pups happy in their new homes. These visits have also led to relationships with the shelters as well. We got our new puppy Yukon from a visit we did in Green Bay at Happily Ever After. He’s a hilarious Husky/Malinois mix and the perfect fit for us.

S ABINA & T YL ER, T EL L US T HE S TORY OF T HE HUSK Y YOU RESCUED DURING COVID AND AL L T HE CARE YOU WERE ABL E TO PROVIDE HIM. Max, who was about 16 years old and a Samoyed/Husky mix that stole our hearts. We knew he was coming from a very rough place and would likely be put down. Since it was Covid, and neither of us could work, we found it the perfect time to foster him and bring him back to life for a happy ending. It took a couple of vet visits,

a few trips to the groomer, lots of vitamins, and walks, but we got him back to a playful happy dog. He and Abby, our senior husky, were in love. We traveled all over on road trips to national parks with them and even crossed the country from LA to Massachusetts for Christmas. Our 14 months with Max were the best.

The entire facility is beautiful, and the continued commitment from the rescuing to covering medical bills for the families that take home its old pups is just amazing.

My social media Presence increases in each city we tour because fans want to know where you go in their towns. Is it their favorite park, bar, or restaurant? So it’s the perfect time for me to highlight local shelters and share stories about the visit and special cases like the dog that’s been there the longest or the one with the three legs who needs some extra love. We will usually post recaps to TikTok and Instagram reels and my main pages with messages asking fans to tag their friends in those areas that could offer the perfect home for these animals.

WHAT WOUL D YOU LOVE FANS TO KNOW ABOU T YOUR MUSIC AND UP COMING NE W REL E A SES? My debut album TWO THOUSAND MILES was inspired by Sabina and my long-distance relationship, but ironically, it came out while we were in the midst of quarantine. I’m really proud of those songs like “The Difference” and “Leave Her Wild” because they really reflected us and still connected with so many fans. Since, I’ve been able to put out songs like “Better Than You’re Used To,” that drive those same feelings we (and our fur friends) all deserve – love, and acceptance.

ANY T HING EL SE YOU WOUL D LOVE TO ADD? My newest single “Thinking We’re In Love” just came out! It’s a duet with Quebec pop singer Marie-Mai, and one of my favorites I’ve ever written. We’ll be releasing a lot more new music throughout this next year. I’m super proud of it all and can’t wait for you to hear what I’ve been working on! EXTENDING YOUR SUMMER AFTER “BACK TO SCHOOL”

Summer is coming to a close and it’s almost time to get back into the dreaded routines (school, homework, after-school activities, etc.). While the summer starts to seem like a distant memory as we all get back into the swing of things, there are still plenty of weekend adventures to be had. If you’re planning one last end-of-summer hurrah, make it a visit to the Soaky Mountain Waterpark. From the brightly colored private cabanas to their state-of-the-art water slides, there’s no better way to close out the summer. Relax under the various cabanas (did we mention they offer food & beverage service?), while the kids wait comfortably under cool misters to ride the WhiteWater’s Master Blaster, the iconic Boomerango, or the newest addition, “The Edge” (spanning two football fields in length). The park has something for everyone and is (actually) fun for the whole family. Accommodate your toddlers with the smaller feature, “Boomers Bay,” which is replete with “pint-size” versions of the “big kid” rides - including a mini-tornado, a quart-sized wall ride, two twisting slides with lighting effects, and much more. Meanwhile,

there are a number of incredible food and adult beverage options, such as the “Philly cheese steak” food truck and specialty cocktails. Other activities that the whole family will enjoy are the Blackbear Rapids (think a cross between a lazy river and a wave pool) and - the ultimate color and thrill experience - the Rainbow Revenge and the American Racer Rush. The icing on the cake? Throughout the month of August, there will be live music in the afternoons from 2-5pm! Just a short 2 1/2 hour drive from Mount Juliet, add Soaky Mountain to your calendar for either a day trip or overnight trip on the weekend, all the way through the warm days of September. If you decide to stay overnight, Soaky Mountain Water Park is just across the street from Wilderness at the Smokies, Wyndham, and Great Smokies Lodge. For a round of golf, check out the Sevierville Golf Club during your stay. If there’s one thing your children won’t forget, it will be the sun-soaked fun of Soaky Mountain Water Park

Like a scenic country road, the story of The Wedding Barn at LIKAZOO meanders, taking a few detours until reaching its destination. It 1987, Lyndon LaFevers, then a music industry executive, bought a farm in Lebanon. An animal enthusiast, Lyndon assembled a menagerie, including zebras, a camel, an emu, llamas, Sicilian donkeys, fainting goats, and chickens. When a co-worker likened it to a zoo, “My mind picked up on ‘like a zoo’ as a potential farm name, but when I wanted it on my truck tag, it could only be seven letters. So LIKAZOO was born.” In 1988, word of his menagerie reached the organizers of the Wilson County Fair, and Lyndon was recruited to launch the first poultry and rabbit show, which he has chaired for 33 years. Lyndon later pursued his passion for real estate by getting his license. He has spent 21 years at RE/MAX Carriage House in Mt. Juliet. Alongside his daughter Lauren and son John, they are the “LaFevers Team.” In 2017, the family bought a former campground in Lebanon. “I had dreamed about having a place people could celebrate life's moments,” says Lyndon. An old barn became event space with overnight accommodations. In 2020, they started building the Wedding Barn, but the pandemic hit. “Our family just huddled together,” says Lyndon. “We built out the interior of the barn ourselves and did all of the landscaping.” Now the family not only had its bustling menagerie but a beautiful venue. While the farm isn't open to the public, Lyndon hosts an Open Farm Day each summer and invites the community. The Wedding Barn has made so many memories for the LaFavers’ clients. Lyndon remembers a teary new bride who was thankful her newly blended families had a chance to bond before the wedding, telling him what a joy it was to see the love they all had for each other on her big day. “My favorite thing about the venue is that it unites all of my favorite things,” says Lyndon. “My faith, family, friends – and the animals.” God blessed Jane and myself with children, who married and blessed us with Wesley and Reanna. Now, each child has a son and daughter and we all choose to live here on the family farm. To Dip Or Not To Dip Fries Into The Soft Serve -- That Is The Question ARTICLE BY JULIE BROWN PAT TON

What's more summery than combining creamy, soft serve frozen desserts and fresh, crispy fries? Nashville chef Jeremy Barlow couldn't agree more. That's why he started Fryce Cream last summer, offering both dine-in and walkup window service for delectable fries and homemade soft serve. "It's all about mixing flavors and textures, where salty meets sweet. I envision how foods will react on our palettes, and combine based on that," Jeremy asserts, admitting he feels like he already can truly taste these combos as he dreams them up. Soft serve is similar to ice cream, but it's softer and less dense due to air being introduced during freezing. Soft Serve has been sold commercially in the United States since the late 1930s. Some people assume the practice of dipping hot fries into creamy concoctions surfaced when diners started serving fries and milkshakes on the same menu. Perhaps it came from first having such thick shakes, they required spoons to eat -- fries then became a substitute spoon until more of a shake melted and could be consumed with a straw. Fryce Cream soft serve flavors include chocolate, vanilla, swirl, an oat milk-based dairy-free option, and rotating seasonal flavors, such as peach, blackberry lemon and wildflowers. Jeremy's location at 2905 12th Ave. South, Suite 104 (former home of SloCo, Jeremy's sandwich shop) also features an array of toppings for soft serve, such as blueberry pie filling, banana pudding, strawberry drizzle or maple bacon brittle. Toppings are scratch-made with recipes he developed, plus an abundant supply of sprinkles on hand. Additionally, a large variety of flavor dusts and dipping sauces are available for fries, such as garlic herb-y or berbere, an exotic Ethiopian spice blend (tastes like apple pie with vanilla swirl or like chilies with chocolate). "We have everyone covered by dustings that are sweet, salty or spicy," he adds. "Fries also can come with ketchup, tartar sauce or our mysterious magic sauce.” The dusts, dips and ice cream toppings change nearly every week, based on Jeremy's moods and cravings. Jeremy opened his first Nashville restaurant, Tayst Restaurant and Wine Bar, during February 2004, just south of Hillsboro Village. Four years later, Tayst was the first in Nashville to become a Certified Green Restaurant. Regarding the most outlandish Fryce Cream combination request to date, Jeremy says no one is more food-zany than himself. "I'm waiting for someone to come up with something so adventurous that doesn't sound like it would work, because I love a food challenge," he vows.

Summer Safety for Kids and Pets ARTICLE BY KOURTNEY MCCOMB August could arguably be the best part of summer; locusts are singing at night, school is starting, and memories from the earlier months are fresh. Here are a few important tips to keep kids and pets safe:

FOR THE KIDDOS: • Hot Cars -Never leave a child unattended in a car. Always double-check your vehicle after arriving at your destination to ensure no children are left behind. • Water Safety -Have an adult present when kids are swimming. -If a child isn’t a strong swimmer, consider a puddle jumper or life jacket. -Swim lessons are critical for keeping kids safe in the water. • Heat and Sun -Apply sunscreen of SPF 30 or higher; Follow instructions on the bottle for continued protection -Know signs of heat exhaustion and stroke. -Avoid direct sun rays at their strongest, between 10 AM -2 PM. -Stay hydrated! Water is best. • Bikes and Ride-On Toys -Kids should wear a properly fitting helmet anytime they ride.

FOR PET PARENTS: • Hot Cars -Pets shouldn't be left in cars even when the weather seems pleasant. Even with windows cracked, the temperature inside a vehicle can reach over 100 degrees in just 10 minutes on an 85-degree day. • Heat -If it’s too hot for you, it’s too hot for your pet. Don’t walk your furry babies during the sun’s peak hours to avoid overheating and scorched paws. -Keep your pet hydrated. But there is quite the difference between the market then compared to now. Most housing experts are predicting the current market to remain strong for a while for several reasons. Here are three….One, demand for housing is up, with Americans who are either Millennial-aged or younger making up half of the U.S. population, or 166 million as of July 2019. Two, the severely low supply is also helping fuel demand, and higher home prices, which is another reason why housing experts say the market will remain strong for years to come. Three, homeowners are less likely to default on their mortgages since lending standards are tighter now due to lessons learned and new regulations enacted after the last crisis. I’ll leave you with a quote from the CEO of our Brokerage at Benchmark Realty, ”The freewheeling bonanza of cheap money is ebbing, thanks to increasing interest rates. But a shift is NOT a collapse. What we WILL see is a decline in demand, and a decline in appreciation rates. Fannie Mae & most experts agree. Market activity reports agree – THE MARKET IS COOLING! Sellers especially need to step back from the hubris of the past two years… This does not mean we are headed for a crash – it means the number of transactions will flatten and decline.
