There is nothing I love more than celebrating the birth of our country. Growing up every year, the 4th of July felt like Christmas at our house. We would have a house full of family and friends and always paid a visit to the Folsom Rodeo every year in my hometown in Northern California. You could see the fireworks from about 7 different towns from that rodeo and the best part was that it brought so many people together. After having our two daughters, we continued to make the 4th of July one to remember. Mount Juliet is one of the most patriotic towns in the country and reminds us so much of our hometown. We look forward to celebrating here every year, because of the warmth of this community! July is that last hoorah to endless summer nights when the lighting bugs are surely at their peak and the smell of fireworks and pool days are lingering heavily in our memories. Soaking up those final days before back-toschool prep sets in. This issue is my favorite all year. Mostly because it plays on our personal family perspective. "Life is an adventure." To think anything but, is to hinder life's unhappiness. It's easy to focus on the bad, but when you realize we are always on an adventure and the bumps and twists are just temporary, you consistently reach for hope. We wanted to bring you a little splash of the happiest place on earth through the eyes of a photographer's family. Together they help shine a magical light on what matters most, making happy memories. We are overwhelmed with the stories of perseverance and longevity of a local business, 40 years in the making; continuing to build a lifestyle of adventure in the boating industry. Read how one family, in the wake of the March 3 Tornado, didn't just turn lemons into lemonade, they celebrated the lemons of life and flourished in the goodness of the lemonade that came much later with the complete rebuild of their home and life they dreamed of. Lastly, we hope you're inspired by ways you can keep "adventure" at the forefront of your mind through organization and finding ways to master "working remotely" by a little shifting in organization and maybe changing up the scenery once in a while.

When Todd McCann found himself in a job loss as a commercial airline pilot, he quickly learned that he had no other option but to pivot. Completely changing industries, Todd found pleasure in serving his clients in a whole new way. He is passionate about an organized way of life that keeps your hobbies and adventures at the forefront of your mind. Todd thoroughly enjoys family life with his wife and two children and continues to be passionate about flying. We got a chance to sit down with Todd and learn more about what he does to enhance the lives of others through organization with his company, Garage Solutions. 1) HOW DID YOU GET STARTED ENHANCING GARAGE SYSTEMS? When Life Gives You Lemons (and) Lemonade ONE LOCAL FAMILY'S PERSPECTIVE ON TAKING THE GOOD WITH THE BAD ARTICLE BY SARAH AND JOHN CLORE | PHOTOGRAPHY BY KIMBERLY THOMAS

We can agree that 2020 was quite a year of discovery for us all. Each of us discovered or rediscovered some of what we’re made of. Some weak areas, some resilience we haven’t had to tap into in some time. For our family, 2020 started so hopeful and exciting. We were under contract for a house we loved, and we sold our home the first day it was on the market–February 28. Our house, and so many unique and irreplaceable mementos, were taken out by a tornado just three days later. The tornado left us reeling, with two elementary-age boys and two dogs, so many questions (who really understands their insurance policy anyway?). Putting back the pieces of our very basic needs in short order was so stressful–not to mention the mental stress of reliving that night on repeat. Enter: Coronavirus, stage left. Now to top it all off, we’re cut off from friends and family, no more school, shopping was incredibly stressful due to shortages and the fact that you just never knew who would breathe on you in public—and then what?! We ended up living in an apartment for two years during the process. My first goal was to make our tiny apartment a soft place to land, where we would

find peace and comfort, even though we had to walk up thirty-nine stairs anytime we needed to come in and out (yes, I counted). Life was really starting to feel dark and heavy and sad. That’s when we unleashed the power of “And”. I’m a bigtime all-or-nothing kind of person. All in, all out. All good, all bad. I have to focus and try to see the balance sometimes, which was one of those times for sure. We lost so many sweet treasures and basic things, but our friends (and) family rallied together, replaced Legos (and) clothes, and gave generously to help steady us. We were able to make our temporary home so cozy and safe. We were isolated from friends and family because of Covid lockdowns (and) we were given time to slow down; to heal as a family with far less pressure from schedules and busyness. There were lonely times for sure (and) the times we did have with friends and neighbors have been so much sweeter. Post tornado life was so heavy and dark (and) we were given a chance to see and appreciate our community (and) each other in ways we would never have otherwise when life gives you lemons (and) lemonade.

Building a Lifelong Legacy of Adventures ANDERSON MARINE CELEBRATES 40 YEARS IN BUSINESS Joy and Ray Anderson

Forty years ago, a 19-year-old’s first job at Bob’s Boat Mart, located in the Five Points building in East Nashville, helped him launch a long, successful career in boat sales. In 1982, Raymond (Ray) Anderson, who had grown up tinkering with just about anything alongside his Father, brought his love for the outdoors and his mechanical skills into a sweet harmony when he opened Anderson Marine and Family Boating Center. After the owner of Bob’s Boat Mart retired, Ray took on a role as a mechanic at Commodore Marine in North Nashville. While at Commodore Marine, Ray built a loyal customer base that encouraged him to open his repair shop. With their support, Ray opened Anderson Marine on Dickerson Road in East Nashville. The dream and adventure of Anderson Marine started in a block building with no restroom. Ray continued his hard work, dedication, and service to his customers, and his sales steadily increased, paving the way for expansion. Ray garnered the support of a local banker CONTINUED >

The Andersons have not only built a successful boat sales company but also a lifelong legacy focused on love, family, and adventure.

who helped him obtain a Small Business Administration (SBA) loan to expand his company and build a new building in their current location in Old Hickory, Tennessee. As Ray builds, develops, and manages a successful and growing boat sales company, he meets the “joy” of his life. Joy Anderson worked for a marine finance company and routinely made phone calls to check in with clients. Ray and Joy spoke on the phone for four years and finally met in person when Joy attended the 1995 Nashville Boat Show. The two fell in love and were later married. Ray and Joy Anderson live in Wilson County and have raised two sons, Braxton and Dylan. Braxton Anderson joined the Navy and completed his service. Dylan Anderson became a leader of the University of Tennessee, Chattanooga MOCS Bass Anglers Fishing Team and graduated from UTC with a degree in Business. Anderson Marine is a family-owned and family-run business, so Braxton and Dylan are involved in the company's day-to-day operation. They are often seen warmly greeting their clients as they enter their store and repair shop. Ray and Joy believe boat sales are not as much about the boats as they are about

knowing each customer and understanding and meeting their needs. Like most “Mom and Pop” businesses, they have had their fair share of challenges. Of the biggest challenges, they agree that work-life balance can be difficult because “you never technically have a day off.” The desire to have a happy and satisfied customer base can sometimes blur the lines between family and business time. Most of all, the Andersons enjoy the ability to work together as a family and have recently welcomed a new grandchild into the family business. As parents, The Andersons have always been inspired by nature and getting their children involved in the outdoors. Love for youths and the great outdoors is the catalyst behind their support of a program for local high schools and colleges, The Tennessee B.A.S.S. National High School Angler Series. Ray Anderson says, “It was a long, hard process, but worth it all in the end.” Celebrating four whole decades in business is truly a milestone. The Andersons have not only built a successful boat sales company but also a lifelong legacy focused on love, family, and adventure.

Earth Tips and tricks for smooth travel and creating lifelong memories!

For years, we planned to take the girls to Disney. In Spring 2022, we thought, “Let’s do it. Let’s go to DISNEY!” Our girls, Harper-6 and Henley-4, still believe in the characters and will remember this trip as they age. Here's what we learned on our first trip. #1: MY FIRST RECOMMENDATION: BOOK A TRAVEL AGENT. Disney is a world of its own and has so many options. For your first trip, book a travel agent. Our Travel Agent booked accommodations, chose which parks on which days, and even scheduled dinner with Disney characters.

# 2: GET THE DISNEY APP AND USE LIGHTNING LANE. You will live and die by the app. It keeps your schedule and tells you the wait times for the rides and attractions. Sign up in the morning; the best rides sell out quickly; The “you won’t get to do them at all” kind of sell-out. If your kid only wants to ride the Slinky Dog roller coaster but you don't use the app, you will likely regret it. Also, use Lightning Lane. Lightning Lane is a special entrance that allows you to reduce the wait times. For us, patience is something we could all use more of, But at Disney, there’s so much to see and do that nobody has time for long waits! # 3 EXPECT RAIN. DON’T BUY THE CHEAP PONCHOS. I bought a pack of the rain ponchos on Amazon. They did NOTHING for us. We were soaked, and the Disney employees will not let you get under shelters, so get good ponchos. Pro tip: Wear shoes that can get wet. # 4 DINING AND MEALS. For $300 for a family, we suggest planning one (maybe 2) character meal. Otherwise, eat at small restaurants in the parks, order on the app, and pick up. Pro Tip: You can only get adult-size beverages inside the restaurants at Magic Kingdom. # 5 TELL YOUR KIDS THERE’S A SHOP/REST DAY. Bring an extra suitcase for souvenirs! Tell the kids you’ll have a rest day. Two days at the park, a rest day, and finish with two more park days, e.g., a rest day = pool in the morning and shopping at Disney Springs in the afternoon. We toured the shops at the parks after each ride but then said, “We’ll get that on shopping day!” #6 SAY YES! My most significant advice: Let them be excited, run, touch things and jump on the bed at the hotel. Say yes as much as your budget will allow. We only get so much time with them, and the joy you'll experience at Disney is priceless! With Love, Patrick, Casey, Harper & Henley

Recently there has been some speculation about a possible housing crash, with some potential homebuyers opting to wait for a downturn to snag a cheaper home. I reached out to my friend and Realtor, Bethany McKay with Benchmark Realty in Mount Juliet, and asked her what advice she would have for homebuyers in this market. Enter Bethany: You may have seen some click bait headlines in the news and on social media comparing the Real Estate market crash of 2008-2010 to now in 2022. But there is quite the difference between the market then compared to now. Most housing experts are predicting the current market to remain strong for a while for several reasons. Here are three….One, demand for housing is up, with Americans who are either Millennial-aged or younger making up half of the U.S. population, or 166 million as of July 2019. Two, the severely low supply is also helping fuel demand, and higher home prices, which is another reason why housing experts say the market will remain strong for years to come. Three, homeowners are less likely to default on their mortgages since lending standards are tighter now due to lessons learned and new regulations enacted after the last crisis. I’ll leave you with a quote from the CEO of our Brokerage at Benchmark Realty, ”The freewheeling bonanza of cheap money is ebbing, thanks to increasing interest rates. But a shift is NOT a collapse. What we WILL see is a decline in demand, and a decline in appreciation rates. Fannie Mae & most experts agree. Market activity reports agree – THE MARKET IS COOLING! Sellers especially need to step back from the hubris of the past two years… This does not mean we are headed for a crash – it means the number of transactions will flatten and decline.
