How do we INVEST?

Dear Neighbors,

It's crazy to believe that spring is here! The feeling of rebirth is upon us as we start to open our windows, sweep out the garage, and find those cushions to put on the porch chairs .... calling us to linger, reflect and take an intentional, slower breath. Spring is the perfect time to take inventory of all we are "hauling" around.

This month's theme is all about investment. If you think about it... that's what life is about. Where we invest our time? Where do we invest our money and for what purpose? How much do we invest in our health, our relationships, and our home? Why invest in travel, nice clothes, beautiful furniture or dinners out? Because this is how we create our lives. We crave the feeling that these different investments will give us. Whether it's security, comfort, romance, thrill, beauty, connection, adventure or wellbeing... everything we do is from a desire of creation. We assign the value of our investments to write the meaning of our lives.

This month, we've pulled some incredible experts together to inspire the way you invest your resources. A Zions Bank Wealth Advisor has offered a fresh approach to spring cleaning our finances or investment strategy for the current season of our life.  The dynamic real estate duo, Greg and Cathy Sneyd share insights not just into working and thriving in marriage but why you should still consider a home the best investment regardless of interest rates. Scott Moore, well known local yogi, shares the investment a yoga retreat in Europe can bring to refresh your soul, deepen your senses and overall outlook on life. Finally, the highly awarded Log Haven Chef Dave shares a delectable mushroom salsa!

In any of the ways you choose to invest, I hope this month's issue brings fresh insights to the new ways you can create security, feel inspired or decide to change your address. Change can be hard or exciting, it's all about the way you embody it. Embrace what your soul is calling for you this spring. Life is so bountiful, invest in what matters to you!

Love, light and fresh flowers,

April 2024

WHEN IT COMES TO FINDING THE PERFECT HOME, YOU NEED EXPERIENCE AND EXPERTISE—THIS CHARMING DUO BRINGS BOTH

MEET THE SNEYDS

OUR TOWN | FINANCE + LEGAL SERVICES 12

Meet Cathy and Greg Sneyd, Utah's premier real estate power couple. After over 18 years of multifaceted industry experience, this charming duo has mastered the art of finding your perfect home—and having a lot of fun doing it.

on whether it's the right house, and helping them to accomplish what their personal needs are,” says Cathy.

Playing to their unique strengths, Cathy has a discerning eye for stunning, high-value listings and a talent for cul-

“IF YOU BUY A HOUSE, YOU WIN NOW OR YOU WIN LATER,”

The Sneyds' story began in Winnipeg, Canada, where they met and fell in love. Subsequently, they’d travel to Utah and fall in love with majestic mountains, making the Beehive State their forever home—over three decades ago.

Their undeniable charisma and warmth, which you might suspect to be a mix of Canadian politeness with American gusto, makes a winning combination. It's easy to see why clients are so endeared to them—99.9% of their business comes from referrals.

But what really stands out about the Sneyds is that they have your back.

Whether it's telling you a renovation isn’t up to par or a specific neighborhood won’t contribute to the home value, they'll give it to you straight. Helping you make the best decision is their top priority.

“What I love about real estate is I get to help someone move on to the next chapter of their life. And find the almost perfect house each time. You get to know the people. You get to know their families. And we have a great time showing them houses, educating them

tivating enduring client relationships. Meanwhile, Greg contributes financial acumen and home renovation prowess to the team.

The two had joined forces in business after Greg urged Cathy to take an early retirement from her HR manager role at Delta Airlines. Already an experienced real estate investor himself, Greg had an inkling that Cathy would make a fantastic agent and perfect business partner. The rest is history!

Tapping into their expertise on whether buying real estate is still a good idea right now, Cathy and Greg answered with a resounding YES, and here's why:

The long-term financial benefits of property ownership far exceed the advantages of renting, even in the current market.

"If you buy a house, you win now or you win later," Greg says. "Because mortgage rates are either going to go up or they're going to go down. If they go up, you’ve locked yourself into a better mortgage rate. If they go down, you can refinance out of that mortgage. So you can win both ways."

CONTINUED > 13 | CITYLIFESTYLE.COM/MILLCREEK APRIL 2024

As for their secret to a successful work and marriage life (the Sneyd’s have been married for 47 years), it’s pretty straight forward, much like them:

"We've always been able to work and play together," Greg shares. “We very seldom let any disagreements go by day's end."

Cathy agrees, "If so, we pinky swear, smile, and say truce. Then it's over, and we move on."

When they aren't busy finding your dream home—which they literally jump out of bed to do—Cathy and Greg take advantage of Cathy's flight benefits with Delta to travel together. One of their most recent and unforgettable trips was golfing along the coast of Portugal.

On a typical Friday night, however, this busy couple prefers staying local and going out to dinner at one of the lovely restaurants around their Millcreek neighborhood, often with a client turned friend. Cathy raves about Kimi's Chop & Oyster House on Highland Drive and VIOLET at 1588 Stratford Ave.

OUR TOWN | FINANCE + LEGAL SERVICES 14
“WE’VE ALWAYS WORKED AND PLAYED TOGETHER.”

Supporting local and giving back to their community is paramount for the Sneyd’s, particularly when it comes to lending a hand to those in need. Cathy is a dedicated member of the Make-AWish Foundation, and with the generous support of numerous Windermere Real Estate agents, has helped make children’s wishes come true. She’s also been a committed monthly contributor to Volunteers of America for the past 17 years, preparing meals for the homeless or at-risk teenagers.

As for the future, Cathy says, "We like helping people and want to continue doing it. There's not a day that goes by where we're not looking at houses, working with a client, or doing something real estate related."

Even after nearly two decades in the business, the Sneyds wouldn't consider doing anything else, anywhere else.

Proudly affiliated with Windermere Real Estate, contact them at Cathy@ TheMuveGroup.com or 801-244-5827.

The Sneyds look forward to finding your perfect home!

The soft morning light filters through the curtains as you awake to birdsong and a gentle breeze. Stepping onto the balcony, you behold endless vineyards rippling in the Tuscan hills and can’t believe this paradise is real.

Walking downstairs, you’re greeted by many new faces of people smiling and excited to see you, new friends, gathered around a long wooden table immaculately set with steaming quiche, luscious fruit, warm bread, and Italian cappuccino.

This is just the beginning of days spent practicing yoga in nature's rhythms, discovering ancient towns, and pausing to savor beauty at every turn.

If you can envision waking up like this, you're ready for a yoga retreat with Scott Moore.

Retreats are an investment——in your truest self—the part of you that gets lost in the rush of daily life.

We frequently invest our money into stocks, bonds, and real estate, yet fail to invest in the one irreplaceable resource that makes it all possible, ourselves—our true wealth.

On this journey, all details have been meticulously planned so you can stay within your budget and fully relax into the experience.

SPRING CLEANING

Don’t let your financial closet get dusty

FINANCIAL BUZZ | EDUCATION 20

The change of seasons ushers in a chance to tidy up the cobwebs of winter and prepare for the promise of sunnier styles. Many of us will take advantage of the transition to shift our closets away from cozy wool toward fresh looks. At the same time, we can likewise do some spring cleaning of our “financial closets” to find opportunities to spruce up for our future goals. Here are six ways to start tackling the project and building your wealth wardrobe:

1. EVALUATE WHAT STILL FITS

Take out the pieces of your financial closet and have a look at them. Do they still fit? We make financial decisions over time and make choices that fit in the moment. But what may have been the right investment strategy, estate plan, insurance, or banking products in the past may not fit your current situation.

Let’s start with our use of debt, for example. As your wealth has accumulated over the years, you may use debt differently. At some point using debt may be less about needing it and more about utilizing it as a resource. Work with a banker to make sure you’re using the right credit card or banking products. What was right for you a decade ago might not be ideal now, so it’s time to explore your options.

You’ll also want to ensure your investment strategies still fit with your evolving goals. Consider your risk tolerance, investment horizon, and available savings vehicles — such as Individual Retirement Accounts (IRAs) and 401(k) plans for cash flow during retirement as well as 529 plans for educational savings. If you’re nearing retirement, for example, it might be time to shift your investment mix.

2. DON’T BE AFRAID TO PURGE AND CONSOLIDATE

Expert home organizers such as best-selling author Marie Kondo remind us to let go as we clean up. In the case of our finances, this can be important. Maybe you have an old 401(k) with a former employer. It might make sense to

consolidate that account and any other plans collecting dust into your current 401(k) or IRA. Scrubbing out your financial closet can include consolidating providers and policies. This simple act will reduce the risks of loss, mismanagement or confusion for your heirs. Decluttering your records and accounts provides value to you today, and to your loved ones tomorrow.

3. RE-THINK TRENDS

It’s easy to get caught up in the trends. But they can be outdated almost as soon as they come off the rack. So as you spring clean, review your financial approaches to make sure they’re addressing your short, mid- and long-term goals. Look to the timeless classics, such as diversifying your investment mix, and focusing on steady growth rather than fast fashion returns.

Like a wardrobe stylist, a trusted financial advisor can help you recognize fads from the standards. Work with someone who can look at your complete picture, rather than someone who just wants to sell a hot product.

4. LOOK FOR WHAT’S MISSING

Take a step back and notice any gaps in your financial closet. Have you reviewed your property and casualty insurance to make sure all your assets are covered? What’s important to you is important to ensure. Often, individuals find they are underinsured, but only realize the gaps in coverage until a loss occurs. To manage financial risk, it’s ideal to review life, disability and long-term care insurance to make sure you have adequate coverage. You’ll want to work with a professional to find the right balance between coverage and cost.

Other gaps might be found in your workplace. Review your employer benefits to make sure you’re taking full advantage of vehicles like health savings accounts, matched 401(k)s and deferred compensation options that can position you for a comfortable retirement.

CONTINUED > 21 | CITYLIFESTYLE.COM/MILLCREEK APRIL 2024

5. MAKE A PLAN BEFORE YOU STEP OUT

As the picture becomes clear about the “look” you want to achieve, remember to set a plan. Regardless of financial status, everyone can benefit from an estate plan to help safeguard their assets and reduce stress on loved ones. Without an estate plan, important decisions about your assets will be made by state law and probate courts — and these decisions may not be aligned with your interests or your family’s needs. While you’re at it, think about medical and financial powers of attorney so that you are designating who is making important decisions for you if you are unable.

6.  COORDINATE IT ALL TOGETHER

Often, we look at single pieces in our closet that stand alone great, but don’t quite work when put together with others. It’s the same thing with your financial plan — everything should coordinate. Don't get frustrated, call a qualified advisor with a financial planning focus to help you pull all the pieces together. Zions Bank, has Wealth Advisors that can give you realistic feedback on your ability to meet your goals and serve as an accountability partner to help you succeed. Find more information at zionsbank.com/wealth

INDOOR PLANT GUIDE

Investing in indoor plants can not only spruce up your living space, but also bring numerous health and well-being benefits

Bringing the outdoors in with the use of house plants is a great way to add color and dimension to your space. We sat down with Jesse Nelson at Family Tree Nursery, based in Kansas, and discussed the benefits of incorporating plant life into your home.“There are plenty of studies on the health benefits of plants, and the evidence suggests that being around plants and caring for plant life increases overall wellness,” explains Nelson. “Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of  purifying the air.” There are a wide variety of indoor plants that work for any space and light situation that you may have. Regardless if you have a green thumb or a black thumb, there are plant varieties that fit your lifestyle. Here are a few of our favorite indoor plants to incorporate into your home.

HOME UPDATE | HOME + DESIGN 24

SNAKE PLANT:

This plant goes by many names such as Snake Plant and Mother-in-Law’s Tongue and is one of the most popular indoor plants. The Snake Plant is for anyone from a green thumb to a black thumb because anyone can grow it. These hardy plants can adapt to any environment and can live in both high light and low light. Snake Plants are great for countertops and tabletops because they grow tall, not

wide. They are great bedside plants because they help purify the air as they go through photosynthesis at night. They only need to be watered about once a month. These plants can also be outdoor plants and can acclimate during the summer months. Be sure to spray the plants three to five times before bringing them back indoors to get rid of any bugs that could have made the plant their home.

Anthurium has gorgeous, colorful flowers and is the easiest indoor flowering plant to care for. It comes in a variety of colors including red, white, orange and purple. Anthurium likes to be dry, so let it go bone dry before watering. Fertilize every so often, especially when blooming. These plants do not like direct sunlight and can be repotted every three to five years.

HOPE PEPEROMIA:

This cascading plant is gaining popularity due to its succulent-like leaves and also because it is fairly easy to care for. The Hope Peperomia likes medium to bright direct sunlight. It does well as a tabletop plant or a hanging plant. Watering is only needed one time a month regardless of plant size.

“Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of  purifying the air.”

This is a slow-growing variety that is architectural and compact. This plant is a great statement piece and looks great in an entryway or by a chair. There are a lot of varieties and colors of the Dracaena. They are very resilient in low light and are great for an office space with little or no light. They like to stay on the dry side, so they like to be watered when they are about ½ to ¾ of the way dry. When watering, give it a good soak. Protip: A moisture meter can be purchased and used to determine how dry your plant is to help determine when it is time to water again.

ANTHURIUM: DRACAENA JANET-CRAIG COMPACTA:
HOME UPDATE | HOME + DESIGN 26

ZZ PLANT:

The ZZ plant, which its formal name is Zamioculas Zamiifolia, is a very easy plant to care for. They like anything from low light to bright light. These plants are hard to kill and can go a long time without being watered. Their bulbs hold a lot of moisture, so they only

need to be watered once a month. This is a great plant to give as a gift due to its ease of care and versatility. They are slow-growing and are great for counters and tabletops. There are new varieties coming out such as Lucky which has round leaves and Raven which is black.

Retirement marks the culmination of years of dedication, perseverance and sound financial choices. It's often envisioned as a period of relaxation, exploration and deep connection with family and friends. However, this dream doesn't just manifest. It necessitates forward-thinking and detailed planning, regardless of one's financial status. Amid global economic changes, evolving life expectancies and intricate tax systems, an all-encompassing and strategic retirement plan is more crucial than ever.

A key element of effective retirement planning is diversifying your income sources. While staples like 401(k)s or IRAs are foundational, it's equally important to branch out. Dividend-bearing stocks can provide regular dividends, bonds offer both periodic interest and principal return and real estate, whether directly or indirectly owned, has potential for both rental income and value growth. Private investments can also yield passive income and impressive returns.

Tax considerations significantly influence retirement strategies. Each financial action, from asset sales to account withdrawals, can carry tax consequences. Knowing these details can greatly influence one's overall retirement income. Tactics such as Roth IRA conversions can help distribute tax liabilities over time, allowing for tax-free withdrawals later on. Using strategies like tax-loss harvesting can balance out capital gains, ensuring proactive steps to reduce tax impact.

SOURCES OF INCOME DURING RETIREMENT

Annuities have long been recognized as a popular retirement income source. An annuity is essentially a financial contract that can

offer a steady and predictable income, with options that might even extend to lifetime payouts. Available in varieties like fixed, variable and indexed, they often come with tax advantages. However, retirees should also be aware of certain drawbacks. These might include fees and expenses, issues around liquidity, and potential concerns related to inflation.

Delving into the world of Alternative Investments, retirees can consider assets such as hedge funds, private equity and real assets, among others. These investments may promise higher returns and provide diversification away from traditional stocks and bonds. However, the complexities of these investments mean they often come with challenges like illiquidity, higher fees and the need for a thorough understanding of the investment itself.

Delaware Statutory Trusts (DSTs), while not familiar to everyone, can be a potential retirement income source. Historically rooted, DSTs offer a form of passive real estate investment, which can lead to regular distributions. They also open doors to 1031 exchange possibilities, offering tax deferral benefits. But, just like any other investment, DSTs have their limitations, notably the lack of liquidity and the heavy reliance on trust management.

Introduced by the Tax Cuts and Jobs Act of 2017, Qualified Opportunity Zones (QOZs) were designed to spur economic development. Investing in these zones can lead to deferral, reduction and even the potential elimination of certain capital gains taxes. However, they often require a long-term investment horizon, and retirees must be well-versed with the specifics of the chosen opportunity zone.

Retirement

Rental Income remains a favorite for many looking for consistent returns. Whether through direct property ownership or Real Estate Investment Trusts (REITs), real estate can offer passive income, tax benefits and appreciation. Yet, the responsibilities tied to property management, the uncertainties of market fluctuations and other associated costs must not be ignored.

The backbone of many retirement plans, Social Security Income, provides a safety net for millions. Established with the intent of financial assistance, the amount one receives depends on various factors. There are also strategies retirees can employ to maximize these benefits, such as deciding on the optimal time to claim or considering the implications of working while receiving benefits.

ESTATE PLANNING AND PHILANTHROPY

Beyond the immediate realm of retirement, estate planning emerges. This encompasses not just post-retirement arrangements but also asset distribution for future generations or charitable endeavors. Regularly reviewing wills, trusts and beneficiary designations ensures alignment with changing circumstances.

Philanthropy seamlessly integrates with retirement plans. Beyond fulfilling a personal mission to give back, it also carries financial benefits. Using instruments like donor-advised funds or charitable trusts lets individuals make impactful societal contributions while enjoying tax advantages.

You only get one retirement. In the ever-evolving world of finance, staying updated and flexible is essential to ensure the continued relevance and efficiency of one's retirement strategy.
