Spring seems to be just around the corner, and things are budding with the hope of warmer temperatures and more sunshine! As we think about this month, our focus is on home and new beginnings. As we begin to work in our yards and spring cleaning our homes, this time of year reminds me of my favorite flower – the hyacinth. The elegant shape and fragrant aroma are so amazing! Plus, the symbolism of their beautiful colors inspires many wonderful memories for me. The blue hyacinth symbolizes sincerity and loyalty. It reminds me of the friends that I know will be there for me, no matter what. The intense watermelon red hyacinths always make me smile and it’s no surprise to me that they represent playful joy! Seeing that vibrant color brings me back to life as a kid, getting excited about the warmer weather and playing outside in the sun. With that, we welcome you to the 2023 Home Issue! Lynx Ventures Planning a 218-Unit Apartment Project in Richmond

PRO Central VA Participates in Richmond Home and Garden Show

Under a grant agreement with the City of Richmond, Lynx Ventures is set to construct a 218-unit apartment complex near Beaufont Oaks. The project includes two four-story buildings at 7000 Carnation Street, located east of Chippenham Parkway and north of Midlothian Turnpike. The buildings will be situated close to the street with a 10-foot setback for pedestrians. Parking lots for the apartments will be behind the buildings, and amenities will include a dog park, pool, and clubhouse.

Professional Remodeling Organization of Central Virginia will participate in the Richmond Home and Garden Show at the Richmond Raceway Complex. New Tax Portal Makes Managing Assessments Easier for Chesterfield County Last December, Chesterfield County and Commissioner of the Revenue Jenefer Hughes launched a new online Citizen Tax Portal for Chesterfield residents and businesses. The new portal provides an easy and efficient process when applying for or renewing a business license, reviewing personal property information, applying for tax relief, or updating contact information. The portal is used explicitly for accessing information related to assessments. Visit the new portal by going to the Commissioner of Revenue’s website: chesterfield.gov/comrev.

Different Breeds, Different Needs.

Residence Inn Hotels to be Built in Henrico and Midlothian Richmond-based Shamin Hotels plans to open a Marriott Residence Inn across from Richmond International Airport, east of Airport Drive. Simultaneously, Colonial Heights-based Sina Hospitality is planning its own Residence Inn at Commonwealth Center in Midlothian. The two hotels will cater to different markets: industrial growth for the Henrico hotel and sports tourism from Chesterfield’s River City Sportsplex for the Midlothian hotel. Construction on both hotels will begin later this year.

Water Damage Household water damage is commonly the result of leaky or burst pipes or caused by storm damage. “The first step is to turn off the water, if the homeowner has not already done so, and locate the source of the leak,” explains Ben. Once the leak is identified they use moisture meters and thermal imaging cameras to track down moisture in all the materials and rooms where water could have possibly traveled. After the damaged materials are removed, they begin the drying process to ensure no further moisture remains.

“Mold damage usually occurs when an area is exposed to moisture for a period of time,” says Ben. Molds produce allergens, irritants, and in some cases toxic substances called mycotoxins. These can cause or worsen health problems in people and pets. Unfortunately, mold can begin to grow very quickly. “All mold needs to be able to grow is moisture and a favorable temperature (usually warm),” continues Ben. “In warmer temperatures mold can begin to form and grow within 24-72 hours.” Anytime there is water damage, Restoration 1 checks for mold growth too.

The housing market is ever-changing, and we constantly hear about it through friends, family, and the media. In January, Midlothian Lifestyle and Short Pump City Lifestyle publisher Aaron Swart with The Brand Artisan podcast and LCR Media’s Naylor Taliaferro sat down with four local experts in real estate and mortgage lending. Melissa Oefelein, Realtor and Associate Broker with Keller Williams Richmond West; Navona Hart, Broker and Owner of Century 21 Realty at Home; Kyle Yeatman, President of the Yeatman Group with Long and Foster; and Katie Zacherle, Mortgage Advisor and Strategist with Katie Zacherle and Company and Integrity Home Mortgage collaborated to offer tips and tricks while buying and selling real estate.

WHAT ARE SOME ENCOURAGING TRENDS YOU ARE SEEING? “Richmond is on the map in a way it never was before,” says Kyle. He further explains, "We've got land here still which a lot of cities or metropolitan areas don't have, and so I think a lot of folks, especially from up North and from out West, have relocated here because of the ability to spread out a little bit." Kyle’s company specializes in residential home building and, like many prospective homeowners, also finds it exciting that new construction is making a comeback.

ARE WE IN A COOLING MARKET?

DO YOU EXPECT TO SEE CHANGES THIS SPRING AND SUMMER?

A cooling market is when home prices begin to rise more slowly. Because of the rising mortgage rates, buyers withdraw, and sellers accept lower offers. Melissa says, "Many folks believe we are heading towards a 2008-2009 market, and it is absolutely not the case. We are low in inventory. It is still a seller's market, but buyers are finding opportunity also." Navona agrees, “An opportunity exists for both sellers and buyers. The good news for sellers is people are buying homes. The good news for buyers is a

Navona explains, "If interest rates go back down, we're going to reenter more competition in the buyer realm, and sellers are going to maintain control." She continues, "I think there's a lot of buyers on the sidelines waiting for it to happen. As much as we talk them through it and have this conversation about your paying somebody else's mortgage rate, it's still getting them to get into the game, and so I think there's pent-up demand, and I think we're going to see it."

DESCRIBE YOUR TOP CHALLENGES. In addition to negative media attention, Melissa believes one of her biggest challenges as a realtor is showing her value. She says, " My biggest challenge at times can be ‘why do I need a realtor, I can sell it myself?’ Most times, hiring a realtor is the best decision to be made, most folks make more money with hiring a realtor."

WHAT ARE THE RISKS OF CHOOSING TO DO FOR SALE BY OWNER? As a lender with an unbiased view, Katie explains, "If you don't hire a real estate agent, the real estate agent work is being put on someone else. Is that you, the buyer, or the seller? Is that your lender who is not qualified to be a real estate agent?" Katie thinks it may be beneficial to sell your home yourself if you have a family member selling to another family member. Designing for the Senses RŌAN INTERIORS CREATES INCLUSIVE SPACES FOR THOSE WITH SENSORY PROCESSING DISORDERS. Anna Zabriskie is the owner of Rōan Interiors in Richmond. She works with both residential and commercial clients. “I serve clients whose spaces such as kitchens and baths no longer function for them,” says Anna. “And I serve clients who feel like their environments are not visually appealing, but don’t know where to start.” She has a particular interest in designing for children and adults with sensory processing disorders (SPD) as these present often overlooked challenges. Throughout each project, she pays careful attention to the impacts that the spatial arrangements and finishes have on her clients’ senses. “Those with SPD process sensory stimuli differently,” explains Anna. “Individuals are hyposensitive (meaning basically they can’t get enough stimuli) or hypersensitive (which means they are experiencing an overload of stimulation).” This impacts any one or a combination of senses including hearing, sight, touch, smell, and taste. Sensory processing problems are commonly seen in those with developmental conditions like autism spectrum disorder.

Anna’s interest in this area began while in design school when she noticed that none of the curriculum was centered around this population. She understood that the look, feel, and arrangement of their home, school, social, and professional environments were critical to these clients’ well-being and productivity. Anna sought to understand how design could positively impact those with SPD. “To ‘design for the senses’ one must be aware that every decision has an effect on the occupants of the space. It is not relegated to those with sensory processing disorders,” says Anna. “Designing for the senses takes in consideration that we are inextricably tied to our environment.” After years of study, she wrote a guide to designers and caregivers to help them easily determine what design choices would be most beneficial to their clients and families. In it, she considers sensitivities to color, sounds, texture, and lighting with the goal of helping children with SPD feel safe in their own homes. “In addition to the five senses, those with SPD need help with their vestibular input which is the sensation of any change in direction, position, or movement of the head and proprioceptive input which is understanding where your body is in space,” explains Anna. In order to address these requirements, Anna works with caregivers and parents to create sensory rooms based on each child’s needs. “The goal is to offer a space in which each child can learn how to respond to proper stimulation and engage the brain,” says Anna. “This helps with improved information retention and learning self-regulation behaviors.” These sensory rooms encourage vestibular and proprioceptive play as well as fine motor skills development. “Whether I am designing a home that is yet to be constructed or creating a space specifically for sensory stimulation, my thoughts are geared to how the occupant will engage with their space,” shares Anna. “My interest begins with how they will be affected emotionally, psychologically, and even physiologically. A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone. When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TAKING THE COUNTER MATERIAL UP THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WARMING UP THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

CONTRAST, CONTRAST, CONTRAST! From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.
