As we anticipate blustery days and the trees and flowers getting ready to bloom, we naturally think of spring cleaning, yard work, and lawn care — home. As a kid, I was in charge of several of our orchard beds and absolutely loved digging in the dirt, planting, and manicuring many different flowers and shrubbery that we had around the yard. My favorites were hyacinths, impatiens, snapdragons, and lilac bushes. Believe it or not, I took pride in pulling weeds and making sure I did so “by the roots," as my mother would say! Our loved ones are those who give us roots to grow and wings to fly, and our chosen families help us to feel right at home. Speaking of home, the 2022 Home Issue guarantees not to disappoint! New COVID Test Center Available A new Community COVID-19 testing center has opened in Chesterfield County. The Virginia Department of Health Chesterfield Health District has opened a satellite location at the Chesterfield Fairgrounds to provide free PCR testing for COVID-19. Nicole Rutledge is passionate about making spaces that feel personalized and cozy. Nicole is a Certified Interior Designer with over a decade of commercial and residential design experience. After receiving her BFA in interior design from Virginia Commonwealth University, Nicole started making a name for herself nationally, taking her inspiration from the nature and the organic landscape of the dwelling. In addition to designing customized, intimate spaces, Nicole strives to keep the look fresh and pared down. She adapts this same mindset when working in retail and public spaces such as building lobbies. Nicole knew she wanted to be a designer at a young age. She would spend hours moving furniture and other objects around her bedroom - redecorating on the regular. The Sims – a life simulation video game set in a suburban household near a fictional city – captured her imagination, and she played it nonstop, building houses, decorating rooms, and tearing down designs to make them more captivating.
In high school, to get herself ready to apply to the VCU School of the Arts, Nicole took as many arts classes as she could fit into her schedule. Her strategy worked as she was accepted with early admission. Now hard at work as a professional designer, Nicole lives in a 1926 bungalow in Fulton Hill with dog Rye and cat Pippa. In her spare time she gardens and continually works on renovating her older home, noting, “A home is never done!” Nicole’s ideal client is anyone who recognizes the importance of the space they live in, and she works with all clients with different design needs. Her services range from online coaching to full 3-D design mockups to space planning and construction documents. Midlothian’s top performers offer expert insights on “what the bleep” is going on in the housing market and mortgage lending 26

It’ll be a sellers’ market through the end of this year, Midlothian Realtors agreed in a panel discussion sponsored by Midlothian Lifestyle magazine a few weeks ago. The event, featuring five Realtors and one mortgage loan officer, was held at a model home in RounTrey with refreshments provided by magazine partners Ashton Creek Winery and Cameo Cakery & Café. The home was built by Homesmith Construction, with interior design by Ami Williams of The Yeatman Group Design. “There are more buyers than there are sellers, and a lack of inventory,” said Kyle Yeatman of The Yeatman Group. “There’s a lot of new construction, but very few ‘standing inventory’ homes out there.” Rhonda Carroll of Clocktower Realty Group added, “Builders stopped building spec homes after the market crashed, and so after 10+ years, it’s finally caught up with us.” Navona Hart of Century 21 Realty @ Home said people used to buy a home and then trade up in 3 to 5 years, creating a steady churn of available inventory. “Now people stay in their homes for 10 to 15 years or longer,” she said – a trend that contributes to lower inventory. Several agents said that the current rental market is bringing in more buyers. “Rents keep going up, up to 12%, and many renters are capable of owning,” Navona said. Melissa Oefelein of Linchpin Real Estate Group pointed out a current shortage in rental units as contributing to the large field of buyers, but she was hopeful that inventory would increase in the spring. “Historically, the spring market starts right after Christmas,” Melissa said. “We did see an increase in inventory early in the year and after the weather breaks, we’ll see more.” With the market so hot and homes often selling for over asking price, buyers are often concerned about rising real estate prices. “I’ve had this question a lot lately, but I think home prices will stabilize,” said Greer Jones of Greer Jones Properties. All the agents cautioned buyers about getting too carried away with bidding over the asking price. Both Greer and Melissa said they’ve seen a lot of “back on markets” – homes that once had a pending offer but that returned to the market

when something went awry with the closing process. “I’ve seen a lot of buyer’s remorse,” Greer said. “I try to educate my clients that it’s not about winning the bid, it’s about being comfortable with what you’re doing and what you’re getting.” Other agents agreed; Kyle reminded sellers of an old real estate maxim: “Houses sell best if they’re priced reasonably.” So if you’re a buyer or seller in this market, what should you do? Rhonda urged potential sellers to talk to their agent right now. “It’s not always about how great your grass looks or how pretty your flower beds are,” she said. “A lot of buyers have gotten their tax refunds back and have New Year’s resolutions to buy a home, so that just adds to the demand. You can often get a lot more money for your home in the earlier months of the year, so if you make an extra $20,000, who really cares how great your grass looks in your listing pictures?” Navona stressed the importance of preparation, which means different things to different people, so an in-depth consultation
with an agent is critical. “Slow down and let us help you get prepared,” Navona said. Kyle recommended creating a plan, and then a Plan B and a Plan C, to allow for changing market conditions. “People can buy emotionally and they can sell emotionally,” he said. “Get a preapproval and a loan commitment letter before even going out to view homes, as that could put you at an advantage over other unprepared buyers. For sellers, you also have to know where you’ll go once you sell. Homes are selling so quickly, you can’t always count on getting seller rent-back, so prepare a where-next plan.” Rhonda advised sellers to obtain homeowners’ association materials prior to going on the market. “When the buyer is presented with the packet, there is a three-day window where the buyer has the full right to walk away for any reason,” she said. “If this packet is given within the last couple of weeks of the sale, there is a lot more time, energy, and money invested by everyone involved, but especially by the seller. By that time, sellers have already
found another home, hired movers, packed, possibly even moved completely, so no one wants to start over at that point over something that could have been prevented with proper planning.” For buyers, “The probability is high that you’re going to be bidding,” Melissa said. She encourages her clients to prepare for the disappointment of losing a sought-after home, noting it can take 4 to 8 offers to finally win one. Greer also recommended buyers look at homes just under their maximum budget number, to allow for bidding. “If you’re preapproved for $325,000, let’s not look at houses at $325,000, because it’s going to go higher,” Greer said. All the panelists advised buyers to select an agent with good relationships with other agents. “Many times it comes down to the relationship between the two agents,” Kyle said. Rhonda agreed that a collaborative spirit among agents can benefit all parties, but especially buyers. “I can’t tell you how many times we’ve won a bidding war even though we didn’t have the highest price, simply because the agent on

the other side knows we are professional and that we will get the deal across the finish line,” Rhonda said. “Working with an agent who has that credibility is crucial in this type of market.” The sixth panelist, mortgage adviser Katie Zacherle, supplemented the Realtors’ comments with insights into the home lending landscape. The big question, of course: Will interest rates go up? “I think it’s anyone’s guess,” Katie said. “We’re tracking around 4.5% by summer, maybe near 5% by the end of the year.” She urged home buyers to be skeptical about ads touting mortgage interest rates as low as 1.9%. While it is a sellers’ market, it’s still a good time to buy, she added. “You don’t necessarily have to put 20% down; that’s part of the beauty of loans right now,” she said. “There are zero percent down options. Three percent is common right now, as well as 3.5 percent. Ten percent is a strong option that could allow you to remove mortgage insurance from your monthly outlay and reduce your mortgage payment.” She cautioned that “zero
percent down” doesn’t mean nothing out of pocket – there are always closing costs in addition to a down payment to consider. Katie also said that potential buyers shouldn’t underestimate their ability to win mortgage approval. “I never want to scare anyone away from trying to buy a home,” she said. “Don’t let a 640 credit score keep you from buying – you can own instead of rent. What’s important is your strategy. There are many ways we can structure a loan to get a payment you can afford.” Potential buyers should focus on building savings. “Sometimes the difference between getting an approval and not is having some assets,” she said. “Keep your credit card balances under 50 percent of what’s available to you. Pay credit cards down. That will set you up for success. Ask yourself: Are you someone you’d want to lend money to?” A consultation with a local lender is key. Local lenders (as opposed to internet mortgage companies) know the local market and can be available on weekends, when bids on homes are usually made. “Talk to a lender and find out in advance what you can
do. It’s not black and white – there’s a lot of gray in mortgage lending,” she said. Finally, Katie addressed the growing trend of buyers offering over the asking price, and what happens if that larger offer is more than the home’s appraised value. “That is the scariest thing in the whole mortgage process,” she said, citing as an example one client who offered $40,000 over asking, and the appraisal came in at list price. “They didn’t get the extra from the sale of their house, and they had to come up with all $40,000,” she said. “If we understand what your goal is and how long you want to stay in the house, we can advise you better,” she concluded. “Sit down with a loan officer and talk about options. Have a Plan A, B, and C. Baird of GRS Accounting Solutions is ready to help. Mark is an accountant, but with an intense focus on delivering personal service and forging an individual relationship with each client. “It’s not one-size-fits-all, not at all,” says Mark. “I’m always looking to how I can help each client.” This means that especially for small business owners and 1099 contract workers, Mark starts each new interaction with a conversation about the client and his or her life. In addition to building a relationship and rapport, he’s also looking for clues to ways to reduce the client’s tax burden. “Maybe they work from home, and some home expenses may be tax deductible,” he says. “Maybe they’re a 1099 delivery driver, so mileage may be deductible. I’m always looking to go the extra mile for that person to make sure they’re not overpaying their taxes.” Mark’s clients benefit from his dedication to research. He has looked into tax regulations, tax changes, loopholes, and little-known ways to save a client’s money. For a client who regularly gets a big annual refund but admits living paycheck to paycheck, Mark will advise how to change withholdings to get the refund money spread out over the year. Mark learned a lot in previous jobs, especially one in California, where he found bookkeeping in disarray and soon discovered tax and labor issues. After working there for about three years and putting everything in order, he knew he had enough experience to launch GRS Accounting
Solutions, nearly 20 years ago. Now he offers a range of services including: • Bookkeeping: Taxes, payroll, quarterly tax filings, and general bookkeeping. • Taxes: Preparation of a variety of returns including individual, corporate, partnership, trust, estate tax, exempt organizations, and payroll; also preparing business license and personal property taxes, and assistance in responding to federal and state tax notices. • Consulting: Researching client questions and circumstances, as well as changes in tax law and how it applies to clients’ personal or business returns. His helpful nature extends to his community also. Mark, a former foster parent and father of eight (two biological, six adopted), has a soft spot for charities involving children. He’s involved with Cobb Imprint, which works with at-risk and impoverished youth; Mechanicsville Rotary Club, which supports many community projects including children’s causes and Hanover Safe Place, a nonprofit working confidentially with people experiencing domestic or sexual violence; and Synapse, a networking group that connects businesses with nonprofits for mutual benefits. His Synapse group currently is working with Better2gether, a nonprofit that helps families of children with uncommon health disorders find vital resources and assistance. Justin Kendall embodies Pestmaster’s commitment to “protect people, places and planet”
Justin Kendall has lived in nearly half of the 50 states - while working with pest control companies, serving in the military as an Army Intelligence Specialist, and doing church mission work. Now the nomad existence for this Las Vegas native has ended as he’s put down roots in RVA and taken up ownership of the Pestmaster Services franchise serving Greater Richmond. “I wanted to feel good about the service I offered,” said Justin. “I ultimately found the Pestmaster brand, whose values aligned with mine. When I heard this territory was still available, I set up shop.” Justin got started in pest control working for a family friend in Las Vegas, doing sales. From there he moved often, either opening up pest control branches or, due to military orders while serving in the Army, living on bases. The states he's called home include Arizona (where he met his wife), Illinois (where they married), Missouri, California, Texas, Georgia, and Ohio; he also spent a few years doing mission work in Mississippi, Arkansas and Louisiana. Although Pestmaster Services was founded in 1979, Justin has locally owned and operated the Central Virginia location since the summer of 2018. During this time Justin has held contracts to service major customers such as the U.S. Coast Guard Base Portsmouth, the National Park Service historic homes in Yorktown and Jamestown, and the Hunter Holmes-McGuire Veterans Medical Center in Richmond, where he receives his own health care. “I was protecting my country,” Justin says. “Now I’m protecting homes and the people who live in them here in my own community.”

Interestingly, Justin discovered after 13 years in the business that he was allergic to stinging insects and has had to stop field work. Now he's even more passionate about protecting our community from public health concerns such as stinging insects and the diseases carried by mosquitoes and ticks. “Just as important as the products and protocols we use in your home,” Justin says, ”is who we let in your home.” All Pestmaster employees undergo background checks, drug tests, and a review of their driving records, which helps ensure reputable field staff for customers’ peace of mind and fits the company’s goal of “protecting people, places and planet.” The company serves residential and commercial customers as well as government facilities. Common protection plans include quarterly general pest control, Sentricon termite baiting, and seasonal tick and mosquito yard treatments. Specialty services include bedbugs and pantry pests. Justin has so much experience and training that he’s become an Associate Certified Entomologist, which requires working in the industry for five years and passing a difficult test of knowledge. Pestmaster also employs a Ph.D. and board-certified entomologist, who oversees the franchises’ use of pest control materials. When he’s not working, Justin and his wife enjoy spending time with their six children, being involved in their church, and volunteering for local nonprofits. “We prayed for a new direction,” Justin says. “It brought us here.” richmond.pestmaster.com | 804-531-4940
