That of course includes the food and drinks, the aesthetic and design, but most importantly - the people who give home its meaning. I think home prices will continue to adjust back to where they should have been when the market went crazy. Home prices appreciated by 20-30% from 2020 to the middle of 2022, which is a speculative appreciation in Houston. The average appreciation in Houston is 6-10%, so home prices will need to drop another 10-20% to bring prices back to normal.

HOW DO YOU CALM CLIENTS WORRIED ABOUT INFLATION AND LARGER MORTGAGE PAYMENTS? As a real estate broker, I do not have control over inflation, but the feds had to increase interest rates to slow down spending, which would slow down inflation. At the beginning of 2022, buyers were overpaying for homes, and you can always refinance your loan, but you cannot change what you paid for a home.

HOW DO YOU HOPE TO MAKE EVERY PERSON WHO BUYS OR SELLS A HOUSE WITH YOU FEEL?

WHAT ARE SOME HOT TOPICS REGARDING THE REAL ESTATE MARKET RIGHT NOW? The hottest topic right now is interest rates. Will they fall again? Are they going to continue to rise? Is it a good time to buy with the rates being where they are? These are all questions everyone wants to know. The dramatic drops that we’ve had should not be the realistic expectation of home buyers. Historically, rates are still very low, even at their current numbers. In the industry, we say, “date the rate and marry the home.” With the rates being a bit higher than last year, clients will have a chance to refinance in a couple of years.

Homeowners are requiring spaces in their homes that can be dedicated to working efficiently, zoom calls, collaborative projects, and quiet contemplation. While every home may not have a specific study or home office, buyers are requiring a separate area to be productive without distractions. This may increase buyer demands for additional flex space in addition to the number of bedrooms required.

With the Inner Loop becoming congested and prices soaring, many young, educated, first-time home buyers are looking to Spring Branch. Home prices are already rising, but good deals are still available in neighborhood pockets. Spring Branch’s proximity to the Beltway, I-10, Memorial City, and the 610 Interchange, provides access to crucial parts of the city. Look for schools north of I-10 to improve and for more private school options to become available. With the combination of aging original owners and an influx of young buyers, Spring Branch is poised to peak in the next five years with enough room to continue to grow within Houston.

In 2023 we expect to see an uptick in sales in Q2, primarily due to those choosing to move after the school year and the expected drop in interest rates. Going into Q3, sales will cool, and prices will follow. Two crucial drivers of home values in Houston are location and schools. If you are considering selling your home this year, the spring market will be ideal for finding the best price.

Overall, inventory will increase this year for the Houston market in general. We have already seen that trend in Q3 & Q4 of 2022 and expect a rise in inventory with the start of the spring buying season upon us. There is something to be said about the simplicity of eating a ripe tomato still warm from the sun or incorporating fresh, seasonal produce into every meal. Many think it is impossible to grow a thriving kitchen garden in Houston's hot and humid climate, but Rooted Garden is helping people of all skill levels reap the benefits of organically grown fruits and vegetables year-round. In business for seven years, Rooted Garden helps its clients take the guesswork out of gardening. They offer turnkey installations of raised bed kitchen gardens that are functional and match the style and aesthetics of their customers' homes. According to owner Heather Hendrick, Rooted Garden guarantees their clients will grow yearround and enjoy a harvest 52 weeks each year. Hendrick focuses on the ease of a kitchen garden and says that the taste of something homegrown is vastly different from anything in the grocery store. have very little control of what's available at our local grocery store, growing our food brings many Houston residents peace of mind," she says. "Once you've tried homegrown arugula, good luck going back to the store-bought option." Although Houston has sun and humidity in constant supply, it could have better soil. Rooted Garden's raised beds help clients control the quality and temperature of the soil, watering needs, and unwanted critters. Houston's four unique growing seasons make it easy to rotate vegetables continuously and have produce like lettuce, herbs, swiss chard, and kale year round. Hendrick says that in the spring, Houston's most prolific growing season, gardeners should focus on tomatoes, bell peppers, squash, zucchini, bush beans, pole beans, herbs as well as blackberries and select fruit trees. "Thankfully, gardening isn't witchcraft. Like most things in life, it's a skill we can learn," says Hendrick. "For clients new to growing in Houston, we offer ongoing education as part of their garden installation through the Houston Kitchen Garden Club (HKGC). HKGC offers three videos at the beginning of every month that tell Houstonians exactly what to plant, what to remove from their garden, and how to take care of growing plants. With the right setup and monthly instruction, it doesn't take long before our black-thumbed friends start calling themselves a gardener." Once a client's plot is up and running, Rooted Garden is available for ongoing maintenance. Their team can stop by for weekly, monthly, or quarterly sessions to help keep gardens flourishing without all the extra work. "Our relationship with our clients continues after their garden is installed. in Kitchen Design A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone.

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TA K I N G T H E C O U N T E R M AT E R I A L U P THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement. CONTINUED >

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while

others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen. CONTINUED >

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.
