I don’t know about you, but this time of year I am always torn. I find myself divided between resisting the commercialization of another greeting card holiday and indulging in all the sweet excuses to enjoy the season. To do a Valentine’s Day date out or enjoy a cozy night at home? To buy a card or just say a kind word? I usually land somewhere a little in between. We’ll each arrive at different answers based on our preferences and personalities, but what we hold in common is an opportunity to make sure those around us know we love them. And regardless of how you choose to celebrate, we hope the pages of this month’s magazine will help you do just that as we celebrate and highlight what’s to love in your local community. While we teeter between the chill of January winter and the excitement of spring, we hope you’ll be inspired to take a moment to come together with the people in your life. The ones in your home and on your street. In your neighborhood and your community. “Love local” means loving your local businesses, but it also means loving what is near. Those under your own roof included. So grab a coffee at 1904 Coffee Bar and head home for a game night around the fire with the family. A Seasonal Celebration that Gives Back The Christmas Groove Has Raised Over $300,000 Since its Inception in 2004

For more than a decade, a local nonprofit organization has been using the power of music to make a difference in the community. What started as a small group of local musicians performing at a community church in 2004 has grown into an annual event, and most recently at the beautiful Akron Civic Theater. Over the years, the event has raised close to $320,000 for local charities and food banks. Along the way, the Christmas Groove has brought people together and made a tangible impact on those in need. Robb and Joni Colbrunn, the driving force behind Christmas Groove, have brought joy and generosity to their community personally and publicly. They met in college in the band percussion section and have been a community backer for as CONTINUED >

long as they can remember. In addition to working with their musician friends to put on the annual Christmas Groove, they are committed to giving back in their everyday lives. They are foster parents and are also raising five children of their own. Their passion for helping others and making a positive impact in our local community extends far beyond the Christmas Groove concert, and they are truly an inspiration. Robb reflects humbly on how the Christmas Groove was founded by everyday folks and has grown to over 30 musicians from as far as Columbus. With the goal of providing families with an opportunity to spend the evening together while enabling them to give back through monetary donations, Christmas Groove has been a heartwarming holiday tradition that gets bigger and bigger every year. All of the proceeds from the concert go directly to the chosen recipients. The Christmas Groove is the perfect blend of fun entertainment and holiday music that satisfies all ages. But it’s also more

than that. It’s a chance to come together as a community and celebrate the spirit of the season. A story of a positive impact is recalled by Joni: a woman who attended a Friday night performance with some friends returned the next day to donate what she could find in her couch cushions after being moved by the show. She thanked the organizers for bringing joy to her holiday season and for the work they do, and gave a crumpled dollar bill and some coins (a very sacrificial gift for this individual), proving to the Christmas Groove that every little bit helps and that their efforts truly have an influence on the lives of others. Recently, we had the opportunity to sit down with local realtor Jennifer Campanella at eXp Realty and talk about the current state of the housing market, as well as her role as a local realtor. Here’s a look into our conversation.
HOW LONG HAVE YOU BEEN A REALTOR IN NORTHEAST OHIO? I’ve been licensed since 2015, I was awarded Rookie of the Year by the Medina County Board of Realtors in 2016 and decided to join The Incorvaia Team shortly after.
DO YOU WORK WITH BOTH BUYERS AND SELLERS? Absolutely! I’m a full-time realtor servicing buyers and sellers all over Northeast Ohio.
WHAT DO YOU LOVE ABOUT REAL ESTATE IN NORTHEAST OHIO? HOW DOES THIS AREA STAND OUT FROM OTHERS — LIKE FLORIDA OR TEXAS? I love Northeast Ohio’s various communities and how each offers its own unique living experiences, from rural areas to gentrified neighborhoods and everything in between.
COULD YOU GIVE US A RECAP OF THE REAL ESTATE MARKET IN 2022? Wow, it’s been a roller coaster year going from homes selling within hours to now being able to take a breath. The Incorvaia Team sold over 700 homes last year alone and we are consistently ranked in the top five teams in Ohio!
HOW HAS THE MARKET CHANGED GOING INTO 2023? Just as the weather has cooled off, so has the real estate market. The market has mostly neutralized due to the consistent increases in mortgage interest rates. We are also starting to see homes with longer days on the market than we have in years past and buyer competition is less fierce.
WHAT ARE SOME OF THE PROS OF THIS NEW MARKET WE’RE IN? With less buyer competition and homes taking longer to sell, it’s definitely a benefit to buyers to have time to think over making an offer on a new home and possibly having room for negotiations. This cooler market is also a benefit to folks looking to make a move who need to sell first. Where they may once have been afraid of listing their home before finding a home to purchase, now they may feel more confident to list their home as inventory grows.
WHAT ABOUT THE CONS? Higher mortgage rates mean less affordability for buyers. People’s budgets have been impacted by inflation and with higher mortgage rates buyers may opt for a more affordable price range. In turn, this could cause listing prices to decrease.
HOW ARE YOU HELPING CLIENTS NAVIGATE THE REAL ESTATE MARKET? I educate them on the latest market trends and data so they can make informed decisions. In addition, I’m aligned with mortgage brokers that can help buyers secure financing under many personal circumstances.
WHAT GOALS DO YOU HAVE FOR 2023? To service and educate my clients as this market continues to shift. We’ve all had to learn to pivot over the past few years and this year will be no different. Wade Gilcher, owner of Cleveland Corporate Limousine Services, didn’t grow up thinking he wanted to go into the limo business. Yet, early in his career, he discovered he had a talent for building relationships. It was then that he realized his potential under the late Frank Pistone, former owner of A Touch of Class Limousine in Valley City. “This is when I experienced a very blessed time in my life,” says Wade. “Initially, I served as a part-time chauffeur for Frank, and soon I was driving All-Star Players to and from games, hotels and the airport, as well as catering to famous clients during milestone events such as the World Series. Driving the top 50 NBA All-Star players while they were in Cleveland is one of my fondest memories, and would be any sports fan’s dream come true. It was because of our professionalism that they used our services; from the way we presented ourselves to the style and cleanliness of our vehicles. I wasn’t star-struck because all our clients were treated like stars. It did help me realize, however, that I was adept at building short or longterm client relations, regardless of personality and status type.”

A day walking around the Medina Historic District is never complete without a visit to Miss Molly’s Tea Room & Gift Shop and Molly’s Fashion Boutique. Ed and Dinah Wright, the owners of Miss Molly’s have operated the Tea Room & Gift Shop for 25 years, hosting local and international patrons alike, in addition to a variety of events like bridal and baby showers, birthday parties, rehearsal dinners and fundraisers. They opened Molly’s Fashion Boutique nine years ago to fill the void for ladies’ high-quality designer attire and accessories. “We have had people come in, telling us they have traveled all over the U.S., (visiting) tea rooms and said Miss Molly’s is one of the absolute best in the entire country.,” says Ed. Seating up to 160 people, Miss Molly’s caters to a wide range of appetites. From sweet to savory and everything in between, one will not leave feeling hungry. A sneak peek inside the closet of active mom and entrepreneur Keri Tarantino of Leawood, KS reveals a dressing room that rivals celebrity homes in Beverly Hills. But it didn’t come easily. Keri painstakingly planned, designed and curated the space with care. When we first stepped inside, we gasped as our eyes beheld the glory. No detail went unnoticed in this dreamy dressing room. Here are some guiding principles that can be drawn from her exquisite taste and vision. How you organize your closet will of course differ based on the size of your space, the size of your wardrobe, and the kind of life you lead. But applying the guidelines Keri used in her space will result in a much more organized and aesthetically pleasing space.
USE R EAL ESTATE W ISELY Reserve the front and middle of the closet for clothes worn most often. For someone who gets dressed for work each morning at 6 a.m., work clothes should be at the front of the closet. Store lesser-worn items like formal wear and out-of-season clothes toward the back and on the upper shelves. The large mirror and counter with chair provides the perfect spot to select jewelry and finalize finishing outfit touches. While every closet is different, the key here is everything has a home.

Group clothes by kind first and color second. This ensures quick location of that favorite shirt when it’s needed. Bonus - it’s easy on the eye. Group like with like: Gather belts, sweaters, long-sleeve shirts, work pants, dresses, button-down shirts, jeans, shorts, etc., and decide the best place to store each item as a group (e.g., hang pants in the closet, fold and stack sweaters in a bureau). Working with groupings will help you figure out how much space you need and the best way to store each type of item.

Using space efficiently is important, but keep in mind every good design includes some negative space. For instance, consider adding built-ins on the long wall of your closet but keep the short wall open with a mirror.

It may seem silly, but when dealing with a small space, little things count. Hanging all clothes the same direction is a no-brainer for continuity in your closet.
