For renovation estimates, Sergio says it’s a free and professional pricing for less complex projects that require no design decisions or changes to layout or floor plan, such as flooring, painting, roofing, fences and gutters. “For projects that require more time and decisions to put together an estimate, we ask to be retained in the form of a pre-construction service agreement,” he states. A design agreement, he explains, is an agreement that clients will work
with SLM General Contractors and their design process. The SLM design agreement pertains strictly to the design, and provides a lump sum price for clients to minimize price overruns and surprise billing. This is followed by a discussion about the final project price before any contractual agreement for the actual construction phase full amount. “When the architectural design is done by our team at SLM General Contractors, we have a mutual agreement that we will be your builder,” he adds. Sergio assures that the company’s electrical, plumbing and HVAC contractors in Collin, Denton, Tarrant and Dallas counties are properly licensed and insured. “Our general liability has a total of $3 million in cover. It’s larger than average coverage, and is less affordable than most, but our belief is the customer should be at complete peace knowing they came to us.” He says they also provide a workmanship warranty for completing the construction process and final finishing. “It’s a sophisticated retreat that feels like a home away from home. Supplies needed: • Window insulation strips • Canvas • Kilz Interior primer • Staple gun • Spray paint, color of choice • Super glue, optional
Instructions: Create the desired design using insulation strips. Simply peel off the sticky backing and attach to the canvas. Be sure to wrap each strip around the back and press firmly. Use a staple gun to secure strips to the back of the canvas. Add a dap of super glue to any curved areas that appear to loosen. Once your desired design is created, apply a thin coat of Kilz interior primer. Spray paint the entire canvas the color of choice that you would like. Allow to dry for a minimum of 24 hours.
This trend-forward DIY art piece adds texture and dimension to your walls and is easy enough for anyone to do regardless of artistic ability.
