There’s a reason our home issue is so popular. People love houses. There are entire TV networks dedicated to home remodeling, books written about how to decorate like a pro, and of course, there’s Johanna Gaines! We as a society can’t get enough. So, what do we do here at Loveland Lifestyle? Well, we (happily) jump on the bandwagon and bring you an issue with the latest home design trends of 2023 (thank you, Bond Furniture for sharing your expertise) and a mid-century remodel that I am obsessed with (seriously, this Loveland couple did a fantastic job). So you can get excited, get inspired—maybe even move a little furniture, whatever it takes to get closer to your dream home. March is also a time when warm weather is on the horizon, so we thought it was the perfect issue to feature an article on Pedego electric bikes. Pedal, don’t pedal, maybe pedal just a little—no matter what your comfort level is, these bikes are so fun. Plus, their new location is right on the bike trail, so it’s easy to try one out. Speaking of “trying things out,” if you’ve ever thought about working with a personal trailer to get to your fitness goals, Trainers Spot is just the right spot to get the guidance and assistance you need to achieve those goals. Remodel Behavior ONE LOVELAND FAMILY CREATES THEIR OWN DREAM HOUSE, TOP TO BOTTOM

Many people move to Loveland for the location. But the Rubergs were able to find a house in Loveland with an amazing location within a location—something not many can say. Nestled on nearly 3.5 acres, what was once a dated, closed-off red brick ranch with four bedrooms, two baths across 2,000 square feet is now a completely renovated, stylish, six bedroom, four-and-a-half

bathroom, 4,400-square-foot open-concept ranch with white brick—remodeled completely from head to toe. What’s something like that take? For Elisabeth and Andy Ruberg, all it took was a few rough napkin sketches over a meal at Paxton’s, the help of some renovation-savvy parents, and five months of steady work by Meyer Brothers & Sons. Easy-peasy, right?

The longer we lived in the ranch, the more we fell in love with it ... it was incredibly well-built with tons of potential, so we changed course and decided to do a full remodel/rebuild!

THEY LITERALLY BOUGHT THE RANCH … Elisabeth explains she and her husband bought the property with her parents, initially for its lot and location and with dreams of multigenerational living on the land. They fully intended to tear down the house within a couple years and rebuild. “But the longer we lived in the ranch, the more we fell in love with it,” she says. “It was incredibly well-built with tons of potential, so we changed course and decided to do a full remodel/rebuild. Barely a square inch wasn’t touched by the time we finished!”

TO THE STUDS AND BACK AGAIN To create a compound worthy of housing two generations of family, plus reunions, parties and all a large group like theirs entailed, the Rubergs changed everything (while still honoring the ranch’s mid-century modern past, of course): • Removing all interior walls of the main living area and rebuilding with a tray ceiling for extra height. • Relocating the kitchen and adding a large, stone gas fireplace in addition to the existing wood-burning one. • Opening up the walls in the existing kitchen, dining and family rooms to create one large, open-concept main room.

• Moving the old staircase and opening it up to the basement to allow for an open flow to the newly finished basement. • Adding an en-suite to an existing bedroom. • Building two additions off the back—one for a new primary bedroom and bath, and one for a laundry/mudroom and a third garage stall. The additions connect via a large covered, screened-in porch accessible via two French doors off the living room. • Finishing out the basement by adding a large living area, three additional bedrooms with full egress windows

and closets, and a full bathroom off one bedroom, creating a guest suite. Repainting the existing brick and matching it to the new additions as well as new board-and-batten siding. Installing an in-ground pool, deck and fencing. Planting 150 trees of various local varieties for privacy and ambiance, a tree fort, and considerable improvements on the entire lot. All-new mechanicals and roof.

Drooling over this house yet? You’re in luck—it could be yours. The Rubergs are heartbroken to leave this gorgeously remade ranch behind, but they’re returning to mountain living, and their dream house is set to be listed this spring. Nestled just beneath Fleet Feet in the Fifty West complex on Wooster Pike, Pedego Electric Bikes has found itself a new and improved home. You couldn’t ask for a better space for a bike shop—only a few yards divide their front door from the Little Miami Scenic Trail and Fifty West Brewing Company, bringing bikers and beer drinkers alike into the beautiful new Pedego showroom. As soon as you walk in, you’re greeted with the scent of new tires and dazzled by the array of colorful electric bikes—all set out to show off each and every make and model Pedego has to offer. From sporty black mountain bikes with fat tires to sleek city cruisers in bright coral, these bikes are bound to impress both the bike enthusiast and those who are just popping by. So what’s the deal with electric bikes, you may ask? “We jokingly say they’re like pedal bikes, but better,” chuckles Ken Durham. A man with many colorful stories and a lover of Mai Tais, Ken decided to enter the electric bike business after retiring from the insurance industry. To which Ken answers, “You don’t have to, but you definitely can!” How about that battery? Is it rechargeable, and how often do you have to charge it? If you’re heading north on US-22, right at the turn onto the Old 3C Hwy, there’s a boxy building that sits a bit off by itself. In its former life, it might have been a garage—now, it’s become a home for transformation. Trainers Spot is where personal trainers and their clients can meet for one-on-one fitness instruction. With its grand opening last October, Trainers Spot is the place owner Kelly Hater wished had been around when she first started out as a personal trainer nearly 15 years ago. Back then, she rented space at a local gym. “I felt like I was in the way of all the members. CAN’T I JUST G O T O Z U M B A? There’s nothing wrong with group classes, according to Kelly. The difference is in the level of personal attention you’ll get. In a group fitness class, an instructor doesn’t focus on you as an individual—to see and know precisely what your body is capable of. Personal training takes in mobility, movement and recovery. “Exercise is science, and every body is different,” Kelly explains. “So, people may say, ‘Oh, your knees shouldn’t go in front of your toes.’ Well, actually, that’s incorrect. It depends on if your ankles actually have the mobility to move that way—same thing with your knees.” With a personal trainer, you and the trainer make the schedule. You’re not limited to only when a workout is offered, and you get that accountability from having a one-on-one session. “If you miss a group fitness class, most likely no one will notice,” says Kelly.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while

others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen. CONTINUED >

Talk About a Clean Sweep OSBOURNE PRO WASH GIVES NEW MEANING TO “WASH AND GO!”

GREEN PHOTOGRAPHY PROVIDED Kyle Osborne, owner of Osborne Pro Wash, announces his priority to any guest stepping into his Morrow home through photos hanging on the foyer wall. “I’m a family guy,” Kyle says. “Two kids, and married ...” he hesitates, then smiles, “16 years this summer.” An important extension to Kyle’s family is the families and schools representing his community. “Having two kids and a wife who’s a teacher—that’s where my heart is,” Kyle says. “Those are the type of people I’m with—families with young kids. I’m constantly running to and from sports and school events.” Family and community are why Kyle donated time and supplies to clean the Loveland Middle School bleachers, and to prep the senior paw prints for new paint at the Little Miami High School stadium. His philanthropy started during the pandemic’s early days. “There was so much unknown,” Kyle says. He found himself reflecting on how to help his community. “I wanted to provide.” So Kyle decided to clean the Little Miami Schools’ playgrounds. “My cleaners are actually disinfectants,” he explains. “I think the schools had to go around and spray all of the equipment periodically. My goal was to give one good deep clean and disinfecting of the playground equipment, and then they could maintain it. Six months or a year later, I could do it again.” Kyle shrugs with humility. “I just thought, if anything, it would help the kids play on the playground sooner.” And isn’t that what it’s all about?
