Oh What to Do With Your To-Do List I look forward to this issue every year because I get inspired, excited and inevitably make a to-do list of all the projects I want to start to transform my home. Over the years, we’ve been able to check a few off the list and some are still waiting to be tackled—another day or year … (some maybe a few years actually). But my point is no matter what, this issue gets my creative juices flowing and my husband off the couch and out to the garage trying to locate paint brushes and spackle. It seems basement remodeling has evolved over the last few years. We redid ours right before COVID quarantine, and it was a blessing to have a new space to go to in our house … while stuck in our house. Realtor Ellie Kowalchik—team leader at Move2Loveland | Keller Williams Pinnacle Group—also remodeled her basement right around the same time, and the transformation is one you have to see to believe. Luckily, we have the before and after images to prove it’s the same space. Check out how she went from red carpet and Formica to barn doors and exposed brick in Leveling Up, One Level Down. One particular area in my home that has not been checked off my list is the pantry. It’s a mess of half-eaten chip bags, ripped open cereal boxes, and discarded pots and pans. Maybe you just want to liven up your living room or kitchen. Plants are an excellent way to accomplish just that—not only are they aesthetically pleasing, but they also offer enormous health benefits. We turned to an expert for advice on which plants are easy to care for—Veronica Brannen, Children’s Meeting House Montessori School’s full-time naturalist. Read Ah, the Great Indoors to see all her suggestions. I already added “pick up potted palm, add old-fashioned exposed brick bar to basement, purchase new pantry shelves” to my to-do list. FINDING MORE SPACE TRANSFORMING THE EVERYDAY CLUTTER INTO MODERN, PRACTICAL, ORGANIZED SPACES WITH CLOSETS BY DESIGN Tracy Carter, sales designer with Closets by Design, was herself the biggest selling point for Chris and Tamara Fladung—their family was looking for help with three projects in their Maineville home. “Once we had Tracy out for a consultation, her warm demeanor, attention to detail and great customer service completely sold us,” shares Tamara. “We honestly didn’t pursue quotes from other companies because we knew we wanted to work with Tracy.”

T HE UPDAT ES Having a pantry that was organized and stocked with items that were accessible was essential for Tamara and Chris—keeping their family of eight fed and their household running smooth. Their new pantry includes features like sliding baskets and spice racks, plexiglass drawers and slanted can shelves. There’s even a dedicated space for the family’s Roomba, “Rosie.” “The plexi snack drawers are my favorite,” Tamara smiles. “Things are clearly visible and within easy reach—ready for the kiddos to grab whenever!” But they didn’t stop there—closets were next. Beyond finding more functional space for clothing, shoes, accessories and linens, Chris and Tamara saw
opportunities for their his-and-hers walk-in closets—Chris wanted space to store his guitars and amplifier, so Tracy included a cabinet dedicated to his hobby. Tamara wanted to be able to iron within her closet, so a wall-mounted, fold-down ironing board was added. During planning, they realized there was also room to incorporate a small desk area where Tamara could do her daily Bible study. “Tamara was able to look at that walk-in closet with fresh eyes—she was really excited about using it in a non-traditional way,” Tracy explains. “For some of us moms, the only space we have that’s quiet is our closet. It was self care—I love that we were able to add that feature for her.”

Giving an Antiquated Basement a Magnificent (Locally-born) Makeover
You know the old saying ... the one about how it takes a village to remodel a house? If you think that’s too far a stretch for that analogy, you could be right—but not in this case. And it’s just what kept popping into my head every time I thought about Loveland realtor Ellie Kowalchik and the remodel of her home’s basement. Because, you see, elevating the 2,400-square-foot space from gaudy to gorgeous took a crack team of triedand-true contractors, builders and creators to move walls, remodel rooms and design the space down to a tee ... turning every room functional, spacious and, of course, aesthetically pleasing, too. This undertaking wasn’t for beginners (or the faint of heart). Luckily for Ellie, team leader and seasoned realtor at the Move2Loveland | Keller Williams Pinnacle Group, she’s no newbie—having already remodeled two basements in her other Loveland homes prior to tackling this one. Also luckily for Ellie, she had her own team of trusted contractors in place—transformation experts she’s used over the years and who she knew could pull off her plan.
IF YOU REMODEL IT, THEY WILL COME The Kowalchiks moved into their home in June of 2015, knowing they’d make lots of immediate cosmetic changes

to the house, particularly when it came to the loads of wallpaper and paint colors that were not at all their style. “But the five-acre private parcel, tucked away in a popular subdivision with a barn for my horses, was an immediate draw,” Ellie says. As these things tend to go, the basement remodel took longer to get started than expected. However, the onset of the pandemic quarantine in the spring of 2020 provided the perfect opportunity to start tackling it. “We had developed some pretty specific ideas of what we wanted to do,” Ellie says. “But I did enlist help from interior decorator, Bonnie Albers, to bring our vision to life.” The vision consisted of a more casual, rustic and comfortable look, Ellie explained. To achieve this, they first spent a lot of time designing the bar area and the cabinetry layout, moving one door opening and eliminating another to allow for more cabinets. Then, once that was complete, they moved on to the flooring—removing the carpeting and replacing it with a luxury vinyl plank, chosen for its durability and look. Brick-by-Brick Bar Initially, the bar space was boring and ordinary—a white kitchen with green Formica countertops. The Kowalchiks transformed the space to resemble an exposed brick bar like one you might see in a chic historic building. To create this look, Ellie says she “took inspiration from the existing fireplace and replicated the curved brick into arches over the bar, then added brick to the columns, too.”
Endless Exercise Combining two rooms (and eliminating some ugly red and green carpeting) was key to creating the perfect workout space with plenty of room to move around. “We used an engineer to plan for the removal of a wall,” Ellie explains. “There was a larger ‘pool table room’ and then a much smaller room. Neither of the two rooms would have been ideal for the exercise room ... we had lots of equipment and wanted to add a sauna as well.”

Ellie has worked with general contractor Garrett Hayes for more than a decade, helping her and her clients with various remodeling jobs. For the basement, Garrett did all the demo, the cabinetry/barn doors installation, and all of the framing around the bar for the brick work.
Bonnie Albers, owner of Bonnie Albers Interiors, previously worked with Ellie on her own office space, as well as other various projects for herself and clients over the past eight years.
Ellie has been turning to Jo Potvin, owner of home staging company Design to Market, for the perfect placement of furniture and decor for herself and her clients for more than a decade.
Gather Round Although the fireplace stayed largely as-is (swapping out the old white mantel for one more rustic, made from reclaimed barn wood), the space surrounding it changed significantly, with the addition of new flooring, updating the columns from white to brick, and the aforementioned barn doors to close off areas for more privacy. The room now has better flow and is more welcoming as a gathering space.
Another trusted contractor, John Hill of John Hill Construction, sourced the barn beam for Ellie’s stunning fireplace mantle.
Carpet Depot can lay claim to the last piece of this basement puzzle, working with Ellie to install rubber flooring in her exercise room.

FLOOR TOOLS “These bacteria and germ magnets are easy to overlook, but they get filthy fast,” says Terry. Start with your vacuum—turn off, remove the brush, and cut away debris and hair. Wipe it with a dry towel regularly, then periodically wash it with warm water and mild detergent. Floor dusters and brooms should be taken outside and shaken off as you clean. Mop heads should be washed in your washing machine in hot water.

CLEANING BRUSHES Missed a spot! There’s one cleaning task that’s commonly neglected and forgotten, and it’s also one of the most critical—a house cleaned with dirty, germy tools really isn’t all that clean. Gearing up for spring cleaning is the perfect time to think about items that are about to get a heavy workout. Sprays and cleansers have expiration dates, but it’s those cleaning supplies without “use by” dates that really need our attention. We turned to Terry Sanderson, local franchise owner of The Maids of Cincinnati—a leading residential cleaning company—to chat about the three types of tools to review with a critical eye. So many brushes, all with a specific purpose around the house. Cleaning your brushes should be routine. “Skipping this step spreads more germs than you’re picking up,” Terry notes. Scrub them regularly with antibacterial soap and water. Then simply leave them out to air dry. A tip for toilet brushes: after use, add disinfecting cleaner to the bowl again, soaking the brush for 10 minutes. Flush to rinse and prop to let dry.
SURFACE WIPING ITEMS Hello, kitchen sponges, we’re looking at you. You can use the microwave trick on a non-metal sponge every day or two (soak sponge in water, nuke two minutes on high, and remove carefully). But that’s finite—be sure to replace sponges every one to two weeks! Reusable microfiber cloths should be washed often, but being gentle is key— hand-washing in warm water and line drying is best. If you use soap, washer and/or dryer, follow the label directions.
