There’s nothing quite like seeing the fruits of your labor produce something extraordinary after pouring your heart and soul into a project. The vision realized, the process begun, and then finally after weeks, days or even just hours (it really depends on the project), you can step back and hopefully say “wow, I did it.” Maybe it’s months (even years) spent renovating an old historic church to become one’s home, and then renovating it again to become a formal event space—as Kate and Shane Harden did with The 1859. Perhaps it’s time spent on painting a perfect sunset, or minutes studying the same to get just the right light, to capture a subject perfectly in a photograph—as so of the artists featured in Home Is Where The Art Is might have done. Or it might be something as simple as spending a Sunday afternoon slicing, dicing and mixing—the kitchen smelling of spices and warmth— as you prepare a classic Tuscan soup, the recipe from Seafood Station in A Soupçon of Effort ... Whatever gets your creative juices flowing, there’s so much to love about both the process and the final product produced by your hard work and dedication. We want to celebrate that spirit in this issue … in these pages. Perhaps you, too, will find some inspiration.

NOT TOO TAXING If the mere mention of tax season makes your heart race (as if you’re watching a scary movie at the dentist), have no fear—we’ve got you covered. The season is upon us, but Sue Burnett, founder and CEO of Monarch Financial Advisors, and Matt Ackermann, owner of Ackermann CPA, know how to use tax rules to your advantage—and make dealing with the IRS a breeze. They’re sharing expert tips from more than 50 years combined experience—to help reduce both tax payments and a little anxiety.

PERSONAL TAXES WATCH FOR ERRORS ON THE TAX DOCUMENTS YOU RECEIVE. The information provided to you may be wrong. “We calculated the correct stock basis on a client’s 1099-B, which reduced the amount they owed on capital gains from $15,000 to $5,000,” recalls Matt. “Another client received duplicate 1099s from the same company, and thought they’d have to pay twice. We untangled the error with the IRS, resulting in substantial savings.”
SELL YOUR PRIMARY RESIDENCE RECENTLY? THE TRANSACTION MUST BE REPORTED IF YOU RECEIVED A 1099-S, EVEN IF YOU DON’T OWE TAXES ON THE GAIN. Fair warning—if you skip reporting a home sale and did receive a 1099-S, a letter from the IRS is in your future. It can be more than a little intimidating to find out you didn’t report all of your income, and now owe tens of thousands in taxes. Always report!
(TAX) TIMING IS EVERYTHING. If you have an IRA, it may make sense to convert part of it to a Roth when tax rates are down or your income is lower—that way, future investment gains aren’t taxed. There are strategies to use for charitable giving, too, like donating several years’ worth of planned contributions at once to a donor advised fund. Your donation amount doesn’t change, but your taxes may be reduced.
IF YOU RECEIVE AN IRS LETTER DISAGREEING WITH YOUR CALCULATIONS, DON’T ASSUME THEY’RE RIGHT. Look closely at any IRS notices sent to you. Sometimes the error is obvious and the fix is simple, but contacting the IRS to get it resolved can be time-consuming and stress-inducing. Having a financial professional on your side, working with the IRS on your behalf, is smart in this situation—especially when interest penalties are accumulating.

BUSINESS TAXES RETIREMENT PLANS OFFER SIGNIFICANT TAX SAVINGS. While individuals can contribute $6,500 to an IRA, a business may be eligible to contribute up to $300,000 per owner to a qualified retirement plan. The contribution is deductible to the business, and provides a huge boost to the owner’s retirement savings—definitely a win-win.
HIGHER INCOME BUSINESS? RECONSIDER FILING A SCHEDULE C. Some people automatically file using Schedule C for business income and expenses because it’s easy—but your taxes are likely too high. Depending on net income, changing from a Schedule C filing to an S-Corp may save you thousands per year in self-employment taxes.
STAY UP-TO-DATE ON SPECIAL TAX CUTS AND LOW-INTEREST LOANS AVAILABLE TO SOME BUSINESS OWNERS. “We all need beauty and creativity in our lives—and every community benefits from a strong arts culture,” says Loveland artist Johanna Kremer. “It’s what brings joy to the human spirit.” Fortunately, Loveland is in the midst of nothing less than a full-blown arts renaissance—one which actively celebrates the groundbreaking work of those who have come before, as well as spotlighting contemporary and up-and-coming artists. Johanna seconds that sentiment. “There’s a lot of art history here,” she affirms. “And a whole lot of tremendously talented artists. It’s an integral part of who we are.” Proof positive? From 1947 until his passing in 2009, William Schickel lived with his wife Mary Frei on a sprawling Loveland farm. While there, he produced a number of paintings, sculptures, stained glass and other notable works. The world soon took note—he won an award for his renovation of the Abbey of Gethsemani in Kentucky. He won the American Institute of Architect’s Gold Medal Award in 1968. And his downtown Cincinnati wall mural, “Eighty Foot Love Letter to the Queen,” remains highly regarded. Today, William’s works can be found in a number of private collections and museums—including the Brooklyn and the Vatican museums. Right here in Loveland, his work can still be enjoyed at his namesake gallery, curated by his son. CONTINUED >

One historic brick structure on Main Street has served Loveland in myriad ways for decades—in its current profession, it continues to bring neighbors together to connect and create. “The studios have a great vibe,” Johanna says—she’s one of many artists who work inside the 30,000-square-foot building, and one of the founding members of the Art League of Loveland. For decades, the site was home to West Loveland Elementary School; then it was home to the Clifton Shirt Factory beginning around 1948. Now—and for the past 15+ years—the historic Loveland Art Studios building has been home to more than 30 artists, including Cindy and Bob Kessler, Tom Post, Monica Achberger, Jon Gilcher and Lynda Gilcher-Braunstein … potters, bead makers, stained glass specialists, painters, jewelers and fiber artists alike. Shawn and Chandra Custis purchased the building in 2005, initially planning to convert the space into an eclectic antique mall. That was before artist Mary Karg convinced them to envision the building as a collection of artist studios and galleries. The idea stuck. Visitors enter the Studios on Main through a colorful foyer, and soon make their way through a gallery space—which presents resident artwork and also serves as a gathering spot. From there, winding hallways and staircases direct guests toward individual artist studios and displays. “The diversity of talented artists is inspiring—we’ve become a more closeknit community over the years,” Johanna reports. “We laugh a lot. We celebrate each other’s achievements. We help each other be better artists. And it’s a fun place to be … you don’t feel alone!”

The groundbreaking work of Nancy Ford Cones has been enjoyed far and wide—she’s nationally recognized for her photography … in fact, from 1898 through the 1930s, her work could be seen in a number of magazines published across the country. All the while, it was nothing less than everyday life in Loveland that she was documenting, utilizing friends and neighbors as models for her photography. At the Loveland Museum Center, there’s an exhibit currently dedicated to her legacy. That collection displays a rotating selection of over a thousand artifacts—photographic prints, glass plates, correspondence, cameras and more. Jenny Shives, Loveland Museum Center curator, says their collection of 500+ photographic plates and more than 1,000 images is a conservative estimate—it makes sense that an exhibit such as this is routinely updated for visitors. Jenny proudly shares that, today, a new generation is discovering Cones’s work and helping us all to reconsider this amazing artist’s place in history. “For a long time, she was labeled a pictorialist,” Jenny says. “But there’s a lot more to her than that.”

That bode well for the next 10 years, while she taught art at Loveland High School. Today, Art House II—Deirdre’s current studio/gallery— displays more than 200 pieces. “When people visit my studio for the first time, they usually give me a ‘wow!’” she says. “They’re struck by my use of bold, vibrant color, which I use to capture atmosphere and mood.” Deirdre’s love of community has led to her serving as president/board member of the Loveland Arts Council for the last 10 years—she’s also a founding member of the Loveland Stage Company, as well as founder/co-founder of the Loveland Art Show, Paint the Town, Music in the Park, Christmas in Loveland, and the Art League of Loveland. “I’m inspired by natural forms of trees, flowers, landscapes and seasons,” Deirdre says. “As well as buildings and scenes from both local landmarks and on painting trips through the U.S. and abroad.”

The Original Church
Stories of revival and renewal abound in downtown Loveland. New buildings have risen from the ashes. Crumbling buildings have gotten facelifts. New construction has appeared where once there was none. And the community has embraced each new grand opening with open arms (and wallets). None of this is news. But there are a few yet-undiscovered gems left in the land of love. In fact, one is tucked just around the corner from the fire station on South 3rd Street: a gorgeous chapel that has stood watch over our city’s progress for the past 163 years. Now appropriately named The 1859, this historic chapel has undergone a renovation and rejuvenation of its own into a gathering space and home under the watchful eye of owners Kate and Shane Harden.
THE 1859 IS THE PERFECT PLACE TO EAT, DRINK AND BE MARRIED

DIVINE INTERVENTION In 2012, Shane (lead pastor at Branches Church) and Kate went searching for a new location for their church. The city planner directed them to consider the then-abandoned chapel—but it wasn’t an immediate fit. “After we looked at the church, we discussed with contractors how to make it usable for services, and ultimately decided it wasn’t the best option,” Kate says. “That evening, Shane said, ‘If it’s not to be our new church home, then how about let’s make it our home?’” This notion led to a much larger conversation over all of the reasons why transforming a church into a home was not going to happen—and the idea went by the wayside. However, over time, the Hardens used the building for their ministry and got used to it being part of their lives anyway. It was only after they discovered a developer was interested in the building that they decided it was time to try to purchase the church for themselves. Initially, the developers won the bid for the church. But once the current owners (a group of bishops from the Church of God in Columbus) learned the developer was going to tear down the chapel, they asked the Hardens if they were still interested.

OPEN TO EXPERIENCES Over seven months, the Hardens (with family and friends) demoed the building—taking the walls, electrical and plumbing down to the studs. It then took the better part of a year to complete the renovation and construction of both the warm and inviting chapel space as well as their private residence—in July 2014, they moved in. Then in November of 2021, The 1859 officially launched. From weddings to retirement parties, corporate affairs to holiday open houses, The 1859 has hosted it—and is ready to be transformed into your perfect event space with Kate’s help, now The 1859’s curator.
THE INS AND OUTS OF THE 1859 ACCOMMODATIONS The 1859 features an open room with 10 fivefoot tables, chairs for 100, the historic bell to ring in your celebration, an outdoor patio area, the second story of the original Loveland schoolhouse (connected to the 1859) with a large screen and projector for movie viewings or presentations, and a bridal suite and grooms lounge.

“They asked if we could meet them on the price,” Kate explains. “We weren’t sure how we could afford to purchase and renovate the property and told them we couldn’t—but ultimately the property was awarded to us that night in December 2013 for our original asking price.”

3 tbsp olive oil 1 medium yellow onion, diced 3 cloves garlic, minced 2 tbsp all-purpose flour 64 oz vegetable stock ½ cup dry white wine 4 cups red potatoes, cut into 1-inch cubes ½ tsp fennel seed ½ tsp paprika ½ tsp salt 1 tsp white pepper ¼ tsp of red pepper flakes (optional) 2 tbsp Italian seasoning 1 lb whitefish (such as grouper, basa, halibut), cut into bite-size pieces • 4 cups frozen kale, crumbled • 1 cup coconut milk (or heavy cream) In a heavy-bottomed pot, heat the olive oil over medium heat. Add onion and garlic, cook until translucent, about 5–6 minutes. Stir in the flour to coat, then add stock, wine and potatoes. Adjust heat to low, simmer for 12–15 minutes. Add all dry seasonings, whitefish, kale and coconut milk. Stir to incorporate and simmer on low for an additional 5–10 minutes. Serve with crackers or crusty bread. Inspired by a classic Tuscan zuppa, this is a simple, savory soup you can knock out in less than an hour—and easily adapted for GF, DF, vegetarians and meat-eaters alike. “A lot of our customers asked for a dairy-free soup,” says Allison Simmons. “So we came up with this—I like that it’s comforting but still light.” Want more fiber? Facet (noun): one side of something many-sided, especially of a cut gem.
