Time for Some Financial Spring Cleaning Spring is just about here. This year, as you tidy up your home and surroundings, why not also consider some financial spring cleaning?
You could begin by “de-cluttering” your investment portfolio and replacing investments that no longer meet your needs with ones that do. It might also be a good move to “dust off” your investment strategy. Over time, this strategy may have gotten outdated, especially if you’ve experienced significant changes in your life, such as a new job, a new child or even a new plan for retirement. By periodically reviewing your investment strategy, you’ll be able to clarify your vision for the future. Finally, just as you clear your garage or storage areas of hazardous objects, you may want to check for dangers in your financial situation. To name just one: Are you leaving your family unprotected in case something happens to you? To help avoid this problem, make sure your protection strategy is up to date. Financial spring cleaning can pay off – and you don’t even need a broom.

LIFESTYLE LETTER
Home is where your heart is They say home is where the heart is, but since the pandemic began home has been pretty much where everything is: the office, the gym, the playground, and the list goes on. Collectively we are spending more time with family and friends in our houses, so it’s natural that we want our spaces to comfort us, nurture us, motivate us and be a haven of respite. If you’re like me, once the holidays are in the rear view mirror and glimpses of spring are emerging, the inclination to clean, sort, organize and purge sets in. There’s just something comforting about updating spaces. As we planned for this issue, exploring story options with local experts on home organization, decor and gardening, I found myself significantly expanding my own wish list for home renovation - much to the chagrin of my husband. The awesome thing about each of our features this month is that they are applicable to any and all of us. Wanting to update your bathroom or kitchen? We’ve got you! Learning about trends for maximizing your redecorating dollar will help you prepare to tackle that project. Thinking you need more color in your life? Our easy gardening how-to is just what you need to fill your home with blooms this spring. Closet out of control with clutter? No problem; check out the helpful hints on small steps you can take to tame the mess. Wherever you find yourself this spring, planning for indoor or outdoor projects or just dreaming for down the road, remember that the key to loving your space is surrounding yourself with things that matter to you. As you clean out that box of your kids’ art projects from elementary school, find a few you can’t bear to part with and upcycle them into a unique piece to display. Or use that box of shells from summer vacation to fill a glass container in your bathroom; you’ll remember your trip each time you enter the space. At the end of the day, after all, home really is where your heart is!

Summer Is Just Around the Corner Schedule Your Summer Camp Physical Now It’s a good idea to take your children to the pediatrician regularly, even when they no longer need annual vaccinations. A summer camp physical provides the perfect opportunity for a check-in. During this appointment, your doctor will assess your child’s growth and development. They will also ensure you’re on track with all immunizations, especially those that might need to be updated for summer camp. Camps ask for these forms so they have an understanding of attendees’ abilities and limitations. Be sure to have any forms with you when you go to your physical, since they often require a doctor’s signature. Generally, a summer camp physical includes a medical history review and physical exam. If you schedule your summer camp physical with your child’s current pediatrician, they will likely be privy to this information, but it’s still good to review any potential changes. You’ll be asked about any medical problems that run in the family and medications your child takes. (That will also be important to share with the camp nurse to administer medications as needed.) If you have any concerns about your child participating in regular camp activities, be sure to bring them up during this interview. As with any well-child visit, the physical exam will include
assessing your child’s height, weight, blood pressure, heart, lungs, and eyesight. When Should You Schedule Your Physical? As with anything important, you don’t want to leave this appointment to the last minute. However, you want it to be close enough to the start of camp that you are sharing relevant information. Therefore, if camp starts in June, plan to schedule your child’s summer camp physical for April or May. At Community Choice Pediatrics We Support Your Family Year Round Whether you are preparing for summer camp, getting ready for your kiddos to start a new sport and need a sports physical, or you’re looking for a new pediatrician, Community Choice Pediatrics is here to support your family. We believe in creating a partnership between parents and pediatricians for the well-being of your children. Schedule your appointment online to get on our schedule. We look forward to meeting your family and answering your questions. READ MORE ABOUT THIS ON OUR BLOG

Built on Solid Ground STERLING BANK CULTIVATES COMMUNITY AND RELATIONSHIPS ONE BRANCH AT A TIME
ARTICLE BY ALAN GOFORTH | PHOTOGRAPHY BY JANIE JONES Today’s consumers must keep track of a seemingly endless list of account numbers, PINs and passwords. That is why it’s so refreshing to walk into Sterling Bank and be greeted like an old friend, not a number. “We pride ourselves on being a community bank,” said Shannon Roher, president of the Country Club Plaza branch. “We are friendly to our customers and remember their names and faces. If you call Sterling Bank, you are going to get a person, not a computer or a machine.” There is a good reason Sterling Bank has a small-town feel. Headquartered in Poplar Bluff, MO, with several locations in smaller communities throughout Southeast Missouri, they sought to maintain their focus on developing personal relationships and community presence as they’ve grown into

larger markets such as Kansas City, St. Louis and the Chicago suburb of St. Charles, IL, Sterling Bank continues to provide high-tech service with a personal touch; in each community where they establish a presence, they seek to create a space that reflects the culture and values of the area. “Regardless of where we are located, cities or small towns, we believe in the specialty of community banking,” she said. “We offer the conveniences of larger banks, of course -- the full array of products and services you would find at any national bank -- but take pride in offering personalized service. “Our customers, whom we consider friends, tell us so many things they love about Sterling: a friendly voice picking up the phone when they
call, a warm greeting when you enter our lobby that feels like home, and knowledgeable, friendly staff ready to assist the moment you need it and who know you by name.” Small-town does not mean small-time, however. Sterling Bank offers the full range of products and services that customers would expect from large regional or national banks. For example, they can access their accounts anytime, anywhere. There is never a fee for using another bank’s ATM. “Our mobile banking app is topnotch for those who like to bank on the go,” Roher said. “You also can make check deposits via your mobile device with our mobile deposit capability, which is helpful when you can’t make it to the bank during banking hours or when traveling. service for personal and business accounts. All of these remote banking options are on par with national banks but with Sterling, you also have all the direct and personal service of a local community bank.” Lending for the affordable housing industry is also a priority. “We help finance new construction and rehabilitation of quality homes, from single-family to large apartment complexes across the country for families and seniors,” she said. “A place to call home and building the community that surrounds it is central to Sterling Bank’s mission. Affordable housing is a passion of many of our employees, including the friendly faces at the Kansas City Branch.” The local branch opened at 300 Ward Parkway during the pandemic in August 2020. Because every customer is different, they were given expanded options for remote banking and enhanced safety if they preferred to bank in person. “We started opening accounts online during the pandemic for customers who didn’t feel comfortable coming in,” Roher said. “If they don’t want to come in, we find other ways to provide great service. We find the most convenient ways for customers to handle their banking needs.” Although the bank is physically located on the Plaza, its staff has strong connections to Lee’s Summit. Roher lives in Lee’s Summit, where she is a member of the Chamber of Commerce and coaches the Lee’s Summit Legends soccer club. Additionally, prior to shifting to the Plaza location, Vice President Nicole Ervin worked in the banking industry in Lee’s Summit for two decades, and LIHTC Specialist Matt Egerstrom was born, raised and still lives in Lee’s Summit.

The branch’s experienced staff also includes Customer Service Representative, Sonnie Underwood; members of the Low Income Housing Tax Credit (LIHTC) lending department: Patrick Blassie – Vice President - LIHTC Specialist, and Nichole Shippee – LIHTC Associate. With its many customer-friendly services, Sterling Bank can take care of their customers’ financial needs remotely or in person, regardless
of where they live and work, and they hope to grow relationships with clients in Lee’s Summit. “We are here to build a long-term relationship with you,” Ervin said. “We want you to keep coming back to us for all of your banking needs. It’s an experience to come bank with us. You’re not an account number; you’re a real person with real needs. We want to understand what those are and really get to know you so we can provide the service you need.”

Sleep in Heavenly Peace Creating Sweet Dreams for Jackson County Kids
26
I NSP IR E D BY | LOCA L SERVI CE S
ARTICLE BY JOHN BEAUDOIN | PHOTOGRAPHY BY WILL PATTERSON
In early 2018, Scott Foster spotted a show on Facebook that would change the lives of hundreds of kids in Jackson County. The program was ‘Returning the Favor,’ and this particular episode featured a small nonprofit called Sleep in Heavenly Peace. Before Foster knew it, he was heading to Twin Falls, Idaho for training to start his own SHP chapter. Armed with the knowledge Scott, his wife Lisa and some volunteers acquired in Idaho, they manufactured their first bed in June of 2018. 1,600 beds later the Fosters and their team continue their quest that “no kid sleeps on the floor in our town.” “Kids have little control of their situation,” Scott Foster said, adding that any child age 3-17 is eligible for a free bed if they don’t have one. “No financial requirements or red tape.” The Kansas City SHP chapter has about 200 kids on a waiting list.

Approximately 60-100 volunteers gather during the bed-making process, each working a station, constructing 40 beds in a morning. His team has five builds scheduled between February and April. “Most Saturday mornings, we’re either building beds or delivering them,” he said. “They’re pretty much spoken for the second they’re built,” he said, adding that they partner with around 30 nonprofits and agencies to place beds everywhere from domestic violence shelters and refugee groups to foster/adoption and other organizations. An employee of a local utility company, Scott said he often sees firsthand the need for beds. Scott and team know that when children and teens get sleep, they can excel. “If kids don’t sleep all night, they have a hard time being successful.” He said teachers will often reach out to request beds. “They see some of these kids struggle; when it affects their behavior, they have a hard time concentrating and making friends.” Each donation from Sleep in Heavenly Peace includes a bed, new mattress, new pillow and new bedding. “When we leave, the bed is ready for that child to crawl into,” Scott

said, adding, “often times the kids are staring out the window waiting for us.” He and his team have gotten lots of hugs and seen a few tears over the years. They don’t do it alone; they have a large list of dedicated volunteers and community business partners, like Flooring and More in Lee’s Summit, which donates warehouse space to store materials and build the beds. Foster recently received a 2022 Mayor’s Character Breakfast award for ‘Cooperation.’ “They put my name on the award, but it’s not me. It’s so much bigger. We have a team of volunteers who help, along with corporate sponsors and donors. I’m a facilitator: I find the money, the materials, and the people to make it happen.” Find the local chapter online at shpbeds.org/chapter/mo-kansas-city-se.

Spring Forward
Fresh, fun and affordable ways to liven up your home decor ARTICLE BY ALICIA HOLECE K PHOTOG R APHY BY JANIE JONE S

D E C OR T R E N D S | HOM E + DE S I GN
It’s almost time to spring forward, which means more sunshine, warmer temperatures, a lot of basketball and many folks’ favorite...spring cleaning! After you have rolled up your sleeves and wiped away the winter grime, Megan Mosier with Megan Gensky Interiors has some tips on how to refresh and revive your home for 2022 based on the latest trends in home decor and design. Spring can be a welcome time to look at your home décor with fresh eyes. Mosier believes that the items you place in your home for the decoration should speak to your lifestyle, and can be an extension of your family history. Megan says, “I have a client whose husband loves to hunt, so we have incorporated antlers into their décor.” Old family pictures can be reframed for a new life or unpack your wedding album to serve as a coffee table book. Mosier says, “don’t be afraid to put out those items that have meaning to you.” If you feel inspired to try a DIY project, Megan suggests focusing on your walls for an affordable impact. A fresh coat of paint or adding wallpaper can easily update a room. The trend toward creamier, warmer neutrals is making a comeback and green is picking up speed as the new “it” color. “Sherwin Williams 2022 color of the year is Evergreen Fog, and I have already had several clients request it,” she says. Like fashion, home décor trends can fluctuate. Megan recommends using wallpaper in small rooms like a powder bath or laundry room to help make easy changes down the road. She is also an advocate of using artwork. “Artwork is sometimes overlooked. However, it can add a pop of color and overall makes your house a home because it is unique to your space.” While Mother Nature is working on gardens outside, consider extending a vase of fresh flowers to the inside for a beautiful, quick fix. For something that lasts a little longer but is still organic, dried greens are a pleasing addition to shelves, a bedside table, or your kitchen counter. Gensky shared that she is in the process of switching out light fixtures in her own home, which is an easy way to integrate trends into your space. “Mixing metals can be scary for some people, but you don’t have to use all the same color. You can introduce gold fixtures to your kitchen or entryway, even if the rest of your house has fixtures with a different finish.” CONTINUED >

We spent a lot of time in 2020 and 2021 trying to figure out how to balance the necessary multi-functional demands on our homes resulting from Covid 19 quarantines. As we move into 2022 Megan says, “the new obstacle for homeowners in this post-pandemic world is getting something that you love to arrive in a timely manner. From tile to furniture, the supply chain issues are really impacting the world of home interior design projects.” She stressed that when planning a project for this year, it is never too early to order. Take advantage of the upcoming garage sale season and de-clutter. Many of Megan’s clients are choosing clutter hiders like lockers or benches with storage. Additionally, they do not feel the need to fill every space. This can open design options, especially in the kitchen. Clean, simple spaces with a calming effect are in high demand. More than ever before, we want our homes to be streamlined and functional, yet cozy and warm.

For inspiration on ways to spruce up your home, there are many options. Megan suggests checking out Instagram or Pinterest, but she is also a fan of looking at other forms of media to generate ideas. She says, “I love watching movies and zeroing in on the design aspects. Cruella, Father of the Bride, The Intern, The Devil Wears Prada are some of my favorites and the design is so good!” For more information on services provided, visitmegangenskyinteriors.com

FARMING YI L A EL OR DS L F
TIPS AND TRICKS FOR ALL WHO GARDEN
FULFILLMENT
ARTICLE BY JOHN BEAUDOIN

Angela Turner was deep into ‘Gilmore Girls’ when her husband, Carl, asked her a poignant question; “What is the last thing you really enjoyed doing?” See, after 15 years in the music promotion business in Nashville, Angela had gotten out of that business and moved back into Lee’s Summit, but she just didn’t have a new mission to tackle. Not yet. “I went to Carl and said, ‘I want to flower farm.’” Angela began studying flower farming with Erin Benzakein of Floret Flowers, one of the nation’s leading ‘farmer-florists,’ a term used to describe those who specialize in both growing and designing with seasonal flowers. From her six-figure salary back to $9.50 an hour at a local horticulture business, Angela’s journey began anew, and in 2018, Bel Fiore Farm and Floral was born. Bel Fiore (pronounced BELL - FEE - OAR - EE) operates out of the Gardens at Unity Village, with Angela’s main growing area a quarter-acre. Using intensive and sustainable farming methods, they are able to grow commercially cut flowers in a small area which supplies their weekly bouquet offerings and subscriptions during their growing season of April to October, along with weddings and events. Now enjoying a burgeoning business and entering her fifth growing season, Angela says Bel Fiore’s new goal is lofty but achievable; they want their own land. “I want to have the ability to invest in perennials,” she said, adding her desire to have a barn and studio for events. Currently, her walk-in cooler is at a third location. As her career has moved full-tilt to flower farming, Angela has a few ‘do’s’ and ‘don’ts’ for those of us wanting to start our own flower or vegetable garden; good bugs vs. bad bugs and keeping a journal are chief among her suggestions. Do: Be intentional. “Always start small and know at the very beginning where you want your garden to be,” she said. “A lot of our local garden centers carry cut-flower varieties. If you’re starting a vegetable garden, don’t think you have to grow all the things. You can say, ‘I’m going to grow just three varieties of tomatoes, a few peppers, a squash, and tomatillos, mix in a few herbs and flowers for pollinators.’” Don’t: Go crazy on tomatoes. “You don’t need 12 tomato plants. You’ll have so much fruit you won’t know what to do with it all.” Do: Take notes. “I use my planner and write notes every single day about what is going on in the garden: what the weather is like, the first bug or first bloom, reminding myself that we watered or fertilized and look back at those notes.” Don’t: Fret about the weather. “Focus on good soil health, adding compost, not over-tilling, pitch-forking, plants that encourage beneficial insects.” Do: Know the first frost day. “Here in Lee’s Summit, it’s around April 18.”

And good bugs/bad bugs are key. Angela says plant natives like coneflower, milkweed or grasses, and fennel or dill will encourage butterflies, ladybugs, assassin bugs (just don’t handle them!), and praying mantis, the latter especially beneficial as it will eat the potato beetles and squash bugs. Don’t: Over clean at the end of the season. Angela says some leaves behind in the garden are healthy and provide a habitat for the good bugs. “When you create the conditions to have good bugs, they will help you get rid of the bad bugs quicker.” “It’s continual learning. I still make mistakes like overwatering or underwatering something. I am still killing things. It is such a learning process. You have to give yourself grace and be in love with the process. If you are struggling in life, go plant a garden.”

Angela’s Pro Tips! 1. Start small. A 4 ft x 10-12 ft area is an ample space to get started. You want a full sunny spot for most vegetables and flowers. 2. Soil is everything. Don't skip or skimp on this step. Get a soil test and discuss the results with a Missouri Extension agent who will help guide you on what your soil needs 3. Add quality compost and fertilizer as recommended. My top pick is Cotton Burr Compost sold at local garden centers or for bulk delivery KC Composting in Belton. For fertilizer, I recommend the Espoma brand. 4. Put together a wish list of things you'd like to grow and then research those plants. What are each plant's needs? What pests do they battle? Are there disease-resistant varieties?
5. Visit your local garden center in early April to talk with a plant expert about your plans and to help narrow your list. I recommend starting with 2 to 3 varieties of tomatoes, peppers, squash, basil, thyme, rosemary, and then interplanting things that will attract good bugs and pollinators like marigolds, zinnias. Square Foot Gardening is a great way to approach your space. 6. With your area prepped and ready to go, head to your local garden center and pick out plant starts and easy to sow seeds like zinnias and sunflowers. 7. Water in well. Plants need water and nutrients to get a good start. Get a rain gauge so that you don't assume that rain dropped enough moisture that the plants need to thrive. At our farm we want plants to get 1-2" a week of water. Always water at the base
of your plants. That will help ward off fungal diseases and get the water to the place it needs to go. 8. While plants are young, install your plant supports like stakes or cages to aid in growing. There is nothing worse than trying to tie up a tomato plant that has flopped over. 9. Take notes on your phone or in a notebook so you can look back on them next year and make improvements. 10. Most importantly - enjoy the journey! Find them online at belfiorefarm.com/.

Owner, Christine Fee
CREATIVE COLLABORATION YIELDS HIGH LEVELS OF SATISFACTION FOR HOMEOWNERS
ARTICLE BY LAURA MAXWELL PHOTOGRAPHY BY JANIE JONES
The team at Inspired Closets excels at taking their clients’ vision from concept to reality, breathing new life into outdated spaces and helping homeowners maximize the beauty and efficiency of their home, large or small. For a recent Lake Lotawana client, Inspired Closets co-owner Christine Fee helped shift an unsightly laundry room and adjacent ‘catchall’ area into a multi-purpose space homeowner Lisa Gunderson says is now her favorite room in the house. “The designers at Inspired Closets helped us transform a dark, inefficient and unattractive utility room into a beautiful, functional showpiece. The design and placement of the cabinetry maximized much needed storage and created an appealing visual from any view. There were surprises too, such as the tabletop above the washer/dryer which created a large, bright, ergonomic bonus workspace. The customization options gave us the opportunity to integrate our own needs; such as added lighting, recyclable storage, a charging station, and the ability to blend the design to complement the interiors in the rest of the house,” said Gunderson. This Lake Lotawana renovation followed the general process Fee uses with all of her clients’ projects. “First, we have to take inventory of what the client has and what they want to accomplish. There are multiple solutions to address any issue the client may be facing. Then we explore various configurations until we land on the best strategy.” “With the Gunderson home being only 1600 square feet total, it was important to maximize every square inch. Everything is behind something, so we created a shelf for all electronics and included scoop drawers. Everything is in one space, plugged in together.” Fee loves that challenge of designing, organizing and visioning with customers, and says “our business

objective is to provide high quality custom organizational designs for customers. Inspired by you, designed and created by us.” With this personal approach, it’s easy to see why customers like Gunderson exit the process loving their newly renovated spaces. With home trends constantly shifting, it’s important for Fee and her team to stay up to date on new options. When asked about trends she’s seeing, Fee said “drawers in the master closet are hot right now. Putting all your clothes in that space allows for fully getting ready in the closet. Lighting also continues to be a huge element for renovations, with multiple options for up lighting, under lighting, and motion activated lighting. Whether you’ve lived in your home two years or twenty, Inspired Closets can help you reimagine and reinvigorate any living space. As the name implies, Inspired Closets is known for its closet renovation services, but Fee says that, especially since the pandemic, they are seeing clients want to update pantries, laundry rooms, home offices and even garage spaces. Says Fee, “We’ve started seeing folks want Murphy beds in office spaces to maximize the utility of space; they are home more, so they are much more aware of their spaces and how they’d like to use them. They want things to be organized. They need to have custom designed space in order to achieve that goal.” When considering a remodeling project, having a timeline is helpful. Fee says a typical project takes approximately two months from start to finish, design to installation, and in most cases the installation itself takes only a day or two. It’s the relationship building and problem solving that is most meaningful for Fee. “Our typical customer has tried everything to make their space functional and attractive, but they’re still frustrated. Buying a bunch of retail pieces doesn’t automatically accomplish their organizational goals. We partner with the client, conducting a five-step process to help identify the best strategies for accomplishing their goals,” she says. A woman-owned, veteran-owned company, Inspired Closets KC launched in November 2018 and is one of 44 national dealerships. For more information, visit inspiredclosets.com/locations/kansas-city/
