SPRING IS NEARLY HERE. WHAT ARE YOU LOOKING FORWARD TO AS THE SEASON CHANGES?

I think I echo the feelings of many here in Missouri when I say spring can’t come soon enough! I am certainly looking forward to some warmer weather and sunny days. My family and I love to be outdoors, from hiking, biking and spending time learning to sail with my wife. I am also looking forward to training outdoors for my newest adventure - completing my first triathlon in May! WHAT DO YOU LIKE MOST ABOUT WHERE YOU LIVE?

I feel incredibly lucky to be able to work in downtown Lee’s Summit and love the community feeling that extends from every small business that is located there. My family and I live just a few minutes away from one of the great secrets of the area, James A. Reed Wildlife Area where the trails are great to hike and I can take my kids fishing. Of course, by fishing I mean untangling fishing line, baiting hooks and telling my youngest to leave his line in the water countless times. IF MONEY WERE NO OBJECT, WHAT WOULD YOU INCORPORATE INTO YOUR HOME?

Hands down, an outdoor space that would include a pool and huge fire pit! My kids love making s’mores (the burnt ones are best!) and my wife and I would love to be the “cool” parents with a pool to hang out at all summer!

We are most looking forward to enjoying the beautiful weather that comes with spring. My wife and I enjoy going on runs around the lake. It’s our way to unwind from the day. am working on, but my latest project has hands-down been one of my favorites to date.

My sister and I had the privilege of turning an office space into to a baby’s room for someone who is very close to us. What made this project so special is that this couple has been waiting to adopt a baby for quite some time, and they were unexpectedly selected as parents just a few short weeks prior to the birth. With so much to do in such a short amount of time, they didn’t have time to decorate a nursery, so we stepped in and surprised them with one upon their return from their hospital stay. So much love was poured into every detail of this room. Not only did we want the room to be functional and reflect this couple’s style and taste, we wanted it to be a space that they could enjoy rocking their new baby girl to sleep in and could be a retreat to soak in sweet moments with her. There were so many emotions as we prepared this room for their homecoming. We felt so much joy for this couple as we knew that this was the longing of their hearts and equal excitement for this baby because she was hitting the

jackpot. There is a vulnerability to adoption until it becomes final, and at the same time

This featured home sits on a beautiful lake lot, which lent itself to some exciting changes. “The clients brought me into their home to address the project of updating most it. Their layout is on a beautiful lake lot; however, with the dark coffered ceiling and old wood and tile floors, there was much updating to be done to their forever home,” she says. “I helped walk them through different ideas, including paint and tile selections.” She says they discussed options, including how to make their built-in shelves stand out. She collaborated with her go-to contractor and painter, Danny Goldammer with Gold Standard Painting, and Frank Kent with Quality Home Concepts, to help bring the plans to life. They were able to knock out a cabinet section that really divided the room, which opened up more space for a new and much larger island. They also devised a way to make the built-in glass cabinet section more functional by taking the upper cabinets out and adding floating shelves instead. This is her client’s favorite new addition. “The client selected a very fun accent tile that we ran behind the shelves that made a neat statement,” Mosier says. “This area is no longer an awkward formal area for the client but now a functional, fun barware area.” CONTINUED >

People always ask me how we can have light colored couches, rugs, pillows, blankets, etc. with young kids and a dog, but it's actually not as hard as you think! Now, I'm not saying that things don't get dirty or we don't have spills and stains, but it is not a daily struggle at all. Design-wise my favorite elements are anything that make our home cozy– textured rugs, pillows, throws and blankets.

+ HAS MOTHERHOOD CHANGED YOUR STYLE AT ALL? IF SO, IN WHAT WAYS? Overall, I would say motherhood hasn't changed my style too much, besides dinosaurs and little figurines typically found next to a flower arrangement. Our family room ottoman opens up and holds toys, so we can open that up and play and then throw everything back in there and close it up. Sutton and Greyson's rooms and the basement are also main play areas and don't stay as "styled" as the rest of the house.

+ WHAT ARE SOME WAYS YOU MAKE A ROOM FEEL FRESH? (FOR ALL OF US GETTING THAT SPRING DECORATING ITCH.) Yes! Especially in the New Year, I have that itch to freshen up our main living spaces. It can be as simple as a new candle, rearranging my coffee table decor or changing out what's on the kitchen counter. I will say though, sometimes I feel overwhelmed deciding what to do/where to start. Enter the girls from Pink Antlers in Leawood. They now offer a styling service (Pink Antlers After Hours) to do just that: update your surfaces (books shelves, coffee tables, mantle, etc). I love that they work with pieces I already have, bring over new pieces from their shop, or personally shop for decor for me. It's amazing how having fresh eyes in your home and having them make a few simple changes can really freshen up and elevate a space. They understand my style, and I love everything in their shop, so it's a no-brainer for me to have them come over when I'm wanting to freshen things up, but I don't know where to start (or don't have the time to do it).

+ WHAT ARE A FEW PIECES WE CAN ADD TO A ROOM NOW FOR A QUICK UPDATE? A new candle or adding plants and fresh flowers is my favorite way to make a quick update. Those things always catch my eye and make me happy when I walk into a room. Also, updating the pictures in your frames is something I don't do nearly enough, but I love it when I do. I also love a fresh stack of coffee table books. They add height and depth to your coffee table while keeping simple, clean lines. 34

AS OWNERS OF BELLA PATINA, NICK AND MEGAN ALLEN HAVE ALWAYS BEEN DRAWN TO OLD HOMES AND VINTAGE ITEMS. Not surprisingly, their home was originally built in 1898, and it and has been one of their biggest projects to date. “We have always enjoyed bringing old things back to life,” Megan says. The couple purchased their three-story, 3,200-square-foot home three years ago and then began their renovation. Although the home was gutted and updated about 30 years ago, numerous cosmetic variables in the home didn’t suit their style. The kitchen was essentially unusable. Old carpet covered well-protected original hardwood floors. The sunroom had insulation showing. “The character was there, but we had to dig for it once we purchased the home,” Megan says. That digging involved removing layers of flooring to find original tile and hardwood floors that were in remarkably good shape considering their age. “When you are working with an old house, you never know what you are going to come across,” Nick says. During the previous renovation, many walls had been knocked out, creating a more open floor plan. Nick and Megan say that if the home had been in its original floor plan, they would have felt compelled to keep that intact. (Many homes from this time period have a CONTINUED >

more boxed-off layout.) Because the floor plan had already been opened, they had more freedom to design the home to their liking. “It gave us a blank canvas to work with,” Megan says. Even so, they still gutted the kitchen, converted the butler staircase into a walk-in pantry, updated the bathrooms, widened the wall from the kitchen to the dining room and completely renovated the sunroom. The choice of décor in the home, including the white walls, is a reflection of Nick and Megan’s style. “We upsized from a small apartment, and to conceptualize and decorate color schemes didn’t seem possible at the time,” Nick says. “But now I am so glad we chose white. As we add pieces into our home it highlights them and makes them stand out. We are a tad minimalist when it comes to decor simply because we buy things slowly, picking items that have the character and vibe we really want.” For example, the newly created walk-in pantry is covered with a wooden door on a barn slider. The door came from an old high school and simply says, “Supply Closet.” “We try to create a mixture of modern, primitive, salvage and rustic to marry all of the styles and time periods we love,” Nick says. Megan’s favorite spots in the home are the kitchen—which was completely customized while still taking into account the original time period of the home—and the windowsill with a bench in the stairwell. This windowsill has become a cozy nook in the home for relaxing. Their young children enjoy playing in the sunroom off the kitchen, allowing Nick and Megan to cook and do other chores while still being able to see the kids. Nick says he enjoys their large dining room, and his brother even built their table. With the updated kitchen, Nick and Megan have enjoyed having friends over for meals. The wrap-around porch is another favorite of the family. They also painted the outside of their home during the renovation. Overall, Nick emphasizes the need for patience when doing a home renovation, taking into account that it typically takes much longer than anticipated and often requires flexible living arrangements during the renovation. (They stayed with family for part of the renovation and then lived on the second story of the home while the first story was being completed.) “If you can hold out, it’s worth it when you are living in history,” Megan says. THE GOAL FOR THIS NURSERY WAS TO INFUSE THE VINTAGE SAFARI THEME WITHOUT MAKING IT FEEL TOO MUCH LIKE A TYPICAL THEMED KIDS SPACE. The textural and moody finishes incorporate a sophisticated element yet still have a fun, youthful feel to the space. The inspiration for this room came from a photo of the homeowner's aunt pictured with an elephant. It gave the kickoff point for the safari theme while still introducing a family element. A favorite piece of the room is the gunmetal spotlight floor lamp. It provides an amazing sculptural element to the space while integrating another material with the metal. The space was grounded with tall wainscoting painted in a charcoal gray with textural grasscloth wallpaper above, giving a dramatic base for the finishes to work around.
