Home & Design Issue There's No Place Like Home! There's no place like home, there's no place like home...If only we could click our heel…right? I couldn’t resist the Wizard of Oz reference which ties into our Lawrence City Lifestyle "Home" issue theme. In this issue we are all about the home. Home. It is meant to be a place of retreat, rest, love, and a shelter from the outside world - a place where you can let your guard down and just be. Some homes feel just like that, and some can be filled with conflict and strife. It is never too late to change the climate of our homes. In a world that can be cruel, let the home be a place where we build each other up. Make a continual effort to teach with love, correct with love and express love every day. Take time to enjoy all the small moments with our family instead of getting caught up in all the daily tasks that can steal our attention away. Be intentional about being truly present when spending time with our families instead of dividing our attention with technology or to-do lists. Although we usually aren’t perfect at accomplishing these things, it is a worthwhile goal to strive for every day. March is our Home and Design issue. Creating a home that you want to spend all of your time in isn’t easy. The memories that are made within the walls of our homes are what last, regardless if your home has the latest trends or if it hasn’t been updated in years. While it is fun to look at beautiful homes and dream about renovations, we all know that the love we share in our homes is truly what matters most. From our home to yours, we wish you love, peace and happiness.

“I try to provide a really good customer experience,” he said. EcoFresh Power Wash uses environmentally-friendly products to do their cleaning. Because they don’t use harsh chemicals, it’s safe for kids, pets, and lawns. “We do the job right,” he said. “We use the best products available, and offer guarantees on multiple services.” CONTINUED >

“It’s hard to find good customer service. We’re a pressure washing business, but we consider ourselves a customer service business first.” When Nic Luttman started his power washing business, EcoFresh Power Wash, in June of 2021, he knew he wanted to work for himself and he wanted to run his business on morals, a strong work ethic, and create a good company culture. EcoFresh Power Wash is an exterior cleaning company that specializes in house washing, concrete cleaning, wood staining, and more. “I didn’t know a lot about running a business in the beginning, so I took 6-8 months to learn. I researched, joined Facebook groups, and talked to as many people as I could,” he said.

Luttman believes good communication is the key to good customer service. One of the most common residential jobs they handle is deck and fence staining and surface restoration. “I like to lead with education because wood staining is a process. There are multiple steps that must be taken to clean wood properly and moisture levels must be right, so weather can be a factor,” Luttman said. Depending on the size of the job and the weather, wood staining projects can take several days or a week or more. “We use a 3-step

We let the soap and chemicals do the hard work, not the water pressure.” Power washing can cause a lot of damage if done improperly. “These machines are powerful,” Luttman shared. “They’ll tear up screens, cause oxidation on vinyl siding, and damage many other surfaces. You don’t want someone inexperienced power washing your house.”

process to ensure the wood gets properly cleaned. Then, we use an environmentally friendly oil-based stain that doesn’t just coat the wood, but penetrates to offer protection for several years,” he explained. Depending on what stain customers choose, they offer up to a three-year guarantee on all wood staining. “Once I explain the process, my customers understand why it might take a bit longer,” Luttman said.”But they know they are getting a quality job with quality products and they appreciate that difference. Communication is critical to customer satisfaction.” Speaking of being at the mercy of the weather, you may wonder if power washing is a seasonal job. Luttman said he can power wash in temperatures as low as 25 degrees Fahrenheit. Because half of his business is commercial, he schedules out much of his commercial work in the winter months. “We have to work around the weather,” he said, “but commercial customers aren’t as worried about that as our residential customers.” Luttman landed a contract with KU Athletics and cleans the football stadium and other areas. “We clean the stadium once a year, and with six people it takes about two weeks,” he laughed. Luttman grew up in Meriden, KS near Lake Perry. He attended Jefferson West High School. In 2017, he met Jordan and they recently bought the house he grew up in. They welcomed a son, Weston, in 2021 who is now 15 months old. “I love this area,” he said. “It’s got that small town feel, but it’s close to both Topeka and Lawrence. I can serve both towns and never have to drive more than 20 or 30 minutes either way.” In his free time, he likes to hunt waterfowl and fish and enjoys cooking on his Blackstone grill and smoking meat. “I love cooking!” he said. “I wanted to go to culinary school, but for now, I just enjoy hosting people.” Today, EcoFresh Power Wash serves both Topeka and Lawrence. “If I keep building my reputation, I hope to add three or four fulltime employees and expand my area of service in 2023.”

From a young age, Holly Garber has been steeped in the real estate and construction industry. For three generations in Lawrence alone, her family has been building homes and helping people buy and sell property. It only made sense that when she turned 18, she entered a business she’d known her whole life within a few years, she took an entrepreneurial leap,and started her own boutique real estate brokerage, American Dream Realty, shortly becoming a licensed broker thereafter. Over 20 years later, her locally-owned small business has become one of the best performing agencies in the area, covering

Kansas and Missouri. She is regularly named amongst the top agents in the region, has been named to The Best of Lawrence every year for several years running, and was even recognized by her peers recently as Lawrence Board of Realtors Salesperson of the Year. “I was inspired by all the business owners and entrepreneurs in my family,” Garber said. “many of whom were women, all of whom gave me the courage and inspiration to start my own venture.” Today, Garber’s female-owned company covers several counties in Eastern Kansas and also Kansas City, Missouri. I use my 20+ years of experience in realty, construction, and design combined with a hands-on approach to ensure maximum impact.” When asked what some of the biggest mistakes sellers make are, Garber said it’s getting distracted by their own, often costly, honey-do lists (new windows, high-efficiency heating and cooling, pricey appliances, custom features). “Sellers sometimes feel they have to do everything on their ‘honey-do’ before they can list their home. That is absolutely not true,” she said. “Usually we only have to do a few simple cosmetic things to get your home on the market. My goal is make sure every dollar my clients put into a home before selling it will result in added value, and a positive return on the investment. You won’t often see a return with expensive items or custom work.” Garber suggests talking to your Realtor before making any big decisions or purchases, so everyone stays on the same page as preparation for selling the home commences. Garber firmly believes that staging your home will help you make the most money and sell it faster. For many buyers, the decision is as emotional as it is financial. “We want to take the buyer on an emotional journey. The goal is to make them feel connected to the home, to create moments that resonate with them” she said. “We want

Good staging means having a curated light touch that leaves a heavy imprint on the mind of prospective buyers” Here are some of Garber’s best staging tips:

7 STAGING TIPS FROM THE PROFESSIONALS 1. Maximize Your Lighting - Make sure all bulbs are in and working including hallways, basements, and closets. Make sure all of the lights match. Garber recommends buying all the same color and tone of bulbs (60W warm). This subtle change will evoke a sense of comfort and peace. Adding lamps is almost always a good idea too. Place one on either side of a couch and one on either side of the beds. 2. Windows Are Very Valuable - Light is powerful. Open all of your curtains and blinds. Replace heavy light-blocking curtains with sheers. The more light you can let in, the better. 3. Clean Your Home - This includes windows, light fixtures, baseboards, even pantries. Make everything look inviting and new. 4. Make Every Space Count - Pay attention to patios, decks, and unfinished basements. Set them up as living spaces that will enable prospective buyers to envision themselves spending time there. 5. Replace Personal Wall Collections with Large Focal Points - Collections and collages are for looking at the individual pieces within them. In listing photos, the camera reads the room, not the details. Large statement pieces keep the focus on the entire space so your listing photos are more appealing, ultimately drawing the viewer in.

6. Color Matters - A fresh coat of neutral tone paint will do wonders for updating your home. Garber recommends Sherwin Williams Agreeable Gray. “It goes great with both wood and white trim,” she said. “White on white is another current trend, and so is sage,” she shared. She recommends Sherwin Williams Egret White with alabasters and creams and Sherwin Williams Clary Sage for cabinets and kitchens. 7. Update Your Hardware - One of the fastest and easiest ways to update your home is by changing the hardware. Black and gold are both in vogue in the Midwest. She also suggests updating one or two of your most noticeable light fixtures - usually the foyer and the dining room. Garber stresses that homeowners don’t have to stage their home to list with her. “This is for people who want to maximize their equity or their timeline,” she said. “We sell houses ‘as is’ too, because every seller has different circumstances and priorities, and we will always work with that in mind. But staging is included in our fee, so most homeowners are happy to take advantage of our resources and experience.” Over the last 20+ years in business in Lawrence and Greater Kansas City, Holly has sold several hundred homes, and helped thousands of buyers and sellers… everyone from first-time home buyers to sellers departing from their 4th or 5th home. The Wonder of Wildflowers BRING NATURE AND LIFE TO YOUR YARD THIS SPRING

Wildflowers are indeed one of nature’s gifts to us. They provide artwork on natural landscapes just as paint provides artwork on canvas. Not only do they bestow beauty, color and wonderful scents into our lives, but flowers also have numerous benefits for our world at large. Butterflies, bees, hummingbirds and other wildlife rely on the nectar of blooms for their very survival, and when it comes to pollination, our survival as well. And, what would life be without the sweetness and flavor of honey? We also reap the joy of watching these wonderful creatures flit around our yards.


There are many easy ways to encourage and assist in the pollination process. Creating a garden of wildflowers is as simple as clearing a patch of dirt and planting seeds. Depending on what plant species are common to your area and the time of year you’re planting, the choices will vary. Just do a little research online or at the library. Some have fun names like Bird’s Foot Violet, Breadroot Scurf-pea, Kiss Me Quick, and Berlandier’s Goosefoot. When it comes to butterflies, it’s also important to provide host plants for the larvae, such as milkweed, parsley and dill. After all, before the beauty of the butterfly comes the plain old caterpillar. Also, be sure to avoid pesticides at all costs. It doesn’t take much to attract these colorful critters and add some life to our surroundings. You will also be doing them a favor by providing a sanctuary where they can get the nutrients and the shelter they need to flourish. A wildflower garden is a joyous place for these insects and the humans that get to observe them. Replacing grass with wildflowers is also beneficial to the environment. It cuts down on the use of lawn mowers, and also shaves off the time it takes to maintain your yard. It saves money on gas for the mower as well. It’s a win-win all around. Another benefit of having beautiful flowers right outside your door is the ability to cut them and bring nature indoors. These lovely bouquets and arrangements can add splashes of color, wonderful scents and pieces of art to every room. So, get ready to plant!

Lauren Lane Culinarian is sharing a few of her go-to brunch recipes perfect for entertaining. Setting the stage for your guests makes the experience that much sweeter. LeAnn Parker is sharing two fun DIY crafts to personalize your table.

Strawberry Bruschetta I N G R E D IE N T S • • • • • • • • •

1 pound strawberries, washed and sliced 1 tablespoon sugar 1 tablespoon olive oil Kosher salt 1 loaf Italian or French bread, cut into 12 slices 1 cup goat or mascarpone cheese, room temperature 2 teaspoons fresh thyme, basil or mint leaves Good balsamic or balsamic glaze Salt and ground pepper to taste

INSTRUCTIONS 1. Combine strawberries and sugar in a small bowl and set aside. 2. Brush bread with olive oil and a sprinkle of kosher salt. 3. Position the oven rack a few inches below the broiler and preheat broiler. Align bread slices on a baking sheet. Broil the first side until golden brown, about 1 minute, then flip bread slices to the opposite side and broil opposite sides until golden brown. 4. Spread cheese on toasted bread. Add a pinch of black pepper, salt, and herbs to the strawberry mixture. Spoon the strawberry mixture over the cheese-topped bruschetta. Garnish with additional herbs. Drizzle lightly with balsamic vinegar. Substitute peaches for strawberries in the summer.

INSTRUCTIONS Dressing 1. In a small bowl, whisk together the lemon juice, olive oil, 1 teaspoon salt, and 1/2 teaspoon pepper, and honey. Salad 1. Place the lettuce in a separate bowl and toss it with enough vinaigrette to just moisten it. 2. Put the lettuce on a serving platter or bowl and arrange the rest of the ingredients on top. 3. Drizzle with additional vinaigrette, if desired, and sprinkle with salt and pepper. Add spring peas, artichokes, sliced avocado, or cucumbers as an option. CONTINUED >

Spring Quiche INGREDIENTS • 7 large eggs, lightly beaten • 1 1/4 cups light cream • 1 tablespoon chopped fresh herbs like parsley or thyme • 1/4 teaspoon ground nutmeg • 1/4 teaspoon kosher salt • 1/4 teaspoon fresh cracked pepper • 3/4 cup grated gruyere or white cheddar cheese • 1/4 cup grated parmigiano-reggiano

INSTRUCTIONS 1. Preheat the oven to 350 degrees. 2. Transfer the dough to a 9-inch pie plate and press it into shape. Crimp the edges if desired. 3. Place a sheet of parchment paper or foil into the pie shell and fill it with pie weights, uncooked rice, or dried beans. Bake until the edges are very lightly golden, about 25 minutes. Remove the pie crust but keep the oven on. If the edges start getting too brown, cover with a pie cover or foil. 4. In a large bowl, combine the eggs, cream, herbs, nutmeg, salt, and pepper in a large bowl and lightly whisk. 5. Sprinkle half of the gruyere or cheddar and parmigiano-reggiano on the crust, followed by the veggies, and then the remaining cheese. Pour the egg mixture over the top and bake until set, about 35 minutes.

Diy Glass Etching Etching glass is a simple and beautiful way to personalize a tablescape.

SUPPLIES • Glass Etching Cream (read label for safety guidelines) • Etching Stencil • Foam Brush or Craft Paint Brush • Rubbing Alcohol • Glassware

INSTRUCTIONS 1. To create, prep glass by wiping the surface clean with rubbing alcohol. 2. Once dry, place stencil on glass and brush etching cream over the area to be etched. 3. Let sit for 10 minutes and rinse thoroughly with water to remove cream.

INSTRUCTIONS 1. Fill the vase with floral foam and soak in water. 2. Insert one wooden skewer into the stem of each artichoke. 3. To arrange, first insert skewered artichokes into the floral foam. 4. Home-styling magazines, websites, and programs show coffee tables as the beautiful focal point of a room. In reality, they can often become the catch-all for all kinds of not-so-stylish items—remote controls, mail, snacks, toys, hair ties, and nail clippers. How can you make a coffee table both striking and practical? “Coffee tables are sometimes the center of our home and where we receive guests,” says Summer Wedermyer, owner of Arch and Gable Home Design. “They should be personal and meaningful, if not also useful.” Wedermyer has owned Arch and Gable since 2019. She graduated from the University of Kansas Art and Design School with a degree in interior design. She worked in various aspects of home design, renovation, and the construction industry for fifteen years. Her passion is restoring old homes by honoring their character while incorporating modern conveniences.

For styling a coffee table, Wedermyer offers these guidelines to get started: 1. Begin with the shape of your table. She says, “Use square objects on round tables and oval or round objects on square or rectangular tables.” 2. Keep it at an odd number of items or groupings. 3. Balance visual weight with actual weight. For example, if the table is light colored choose darker-colored items. If it’s glass or metal, pick wood, pottery, or natural fibers. Add a balance of tall and short pieces. 4. “The entire top of the table doesn’t have to be covered, “she says.” I generally consider one-third coverage to create the visual tension required for appealing arrangement.” Wedermyer also has a list of don’ts: • Don’t use items that make it difficult to see around. • Don’t use irreplaceable pieces, which can make people uncomfortable. • Don’t display grooming items. You might be surprised I have to say this, but no nail clippers, toothpicks, or Q-tips.

When choosing actual items to display on a coffee table, Wedermyer recommends showcasing your interests, hobbies, and favorite things to make the look personal and meaningful. These items could be memorabilia from past vacations and events or pieces from your unique collections. She also suggests adding an interesting container or lidded box to hold useful items such as matches for candles, dog brushes, notepads, pencils, thank you cards, stamps, and snacks. Books are perhaps the most popular display items. Stack two or three from large to small, and leave one open to a favorite page if there’s room. However, these don’t have to be expensive coffee table books. Pick ones that fit your interests and are likely available in your bookcase. The custom-made photograph books of weddings, vacations, and family celebrations are also lovely to display and make great conversation starters. Most of these are budget-friendly suggestions since you already own the items. Garage sales are also great places to find display items on the cheap. Wedermyer notes, “Don’t have a big budget? closets, attics, and basements! Look for small-ish items not bigger than twelve to fifteen inches tall or wide.” Then you can fill the remaining space with plants or items from a home décor store. Wedermyer suggests including a tray or shallow bowl to ground your items. She also recommends mixing textures for visual interest and incorporating ceramic and unglazed pottery, a trend for 2023. Need something in a hurry? “Grab a tray, three books, a large glass or ceramic container, branches from your yard, and a candle, and you’ve just created a designer look,”

Wedermyer says. “My go-to is a simple look. Take a big low bowl, either pottery or wood bowls also work well, and then fill it with all the same thing. in Kitchen Design A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone.

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TA K I N G T H E C O U N T E R M AT E R I A L U P THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen. CONTINUED >

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen.

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.

From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens.
