Author Wendy Wunder said, “The magic thing about home is that it feels good to leave, and it feels even better to come back.” As we thought about home - we wanted to highlight what makes it special to our readers. That of course includes the food and drinks, the aesthetic and design, but most importantly - the people. Thinking back on this issue, we thought all about what makes us love our home the most. Many memories of dinner around the table followed by board games come to mind. We think of watching our favorite show together after a long day. We smile when we think of kids and grandkids asleep upstairs. Having our home full of voices, laughter, and love is our favorite. We feel like the lucky ones as we got to learn more about the businesses and individuals that comprise this city and hope the small lens into their lives and work brings people in this community together. With the uncertainty of the residential housing market, how will the Luxury/Lake be affected in the coming year? The Lake Murray Lifestyle team turned to Brent Downing, owner of The Downing Group at Keller Williams Realty, for answers. “Mortgage rates remain high while inventory continues to be tight,” he verifies. “We see that a large portion of the Luxury/Lake Murray market is cash buyers so the interest rates don’t directly affect the health of this market, however, it does keep some buyers on the sidelines due to the overall economic uncertainty out there,” Downing replied. “Inventory, the amount of homes available for sale, still remains very tight, so that is a plus for homeowners in this category who want to sell their home.” This low inventory is keeping prices up without significant declines but it is taking longer to sell these properties with many of the buyers who do need a mortgage waiting out the rate decline.” “So far we’ve not seen price pressure in our market that would cause equity levels to drop, and I personally don’t see a huge decline in prices like we saw in 2008-11 here in the Columbia area.

Depending on which poll you believe, South Carolina is either the second or third highest state for people to move to in the country. I’m seeing no appreciable change in that dynamic,” says Brent. Rather than a V-shaped or W-shaped housing market recovery, Brent says he subscribes to the U-shaped economic recovery. “At this point, there’s nothing to recover from in our local housing market. It’s extremely strong from a seller’s perspective,” he adds. After working in the Lake Murray region since 2009, and owning property there himself, Brent says he feels he’s “seen it all.” “When people decide to buy on Lake Murray, they start out wanting a score of 10 in every category: view, home layout, price, schools, decor, distance from Columbia and several others. What they find is there’s no home out there that will score a 10 in more than a few categories, so there are compromises that will need to be made. Generally speaking, I find, after budget, that schools/location is usually the starting point, then how the home fits the bill, layout, size, is it updated, etc, wins over the view,” says Brent. “That’s totally a generalization, however, I do find it rare that someone will buy a project house on what most would consider would be a prime lot.,” he adds. Brent assures that his team always puts clients’ best interests first. “Our clients trust us. All of the home improvement shows have helped it regain traction in the market. Many people don’t know that shiplap has been around for over 100 years. It is amazing when people come to us with a renovation project and they find shiplap behind drywall and want to match other rooms. I refer to shiplap as khakis and a blue blazer. You don’t wear it every day, but it truly never goes out of style. Whether it’s a whole home, new construction, outdoor kitchen, man cave, she-shed, or a simple accent wall, shiplap is a great choice!
LAKE MURRAY LIFESTYLE: WHY SHOULD READERS CHOOSE YOUR BUSINESS FOR THEIR UPCOMING PROJECTS? TOM: Spring is here! It is renovation time! We enjoy sitting down with clients who come in with a vision and help them make their dream a reality. We love sharing our knowledge and
experience to help them make the best choice for their project. Price is another driver. With the volume that we move, we are typically ½ to 2/3 less expensive than traditional retail or box stores. We carry a full line of what we call factory seconds. (Material that is off grade at the mill). These products fall into that grade for knots, holes, or splits that can easily be cut out. All wood projects should account for about 5% of waste. On the factory seconds, we recommend 10 to 15% waste. The savings on the material far outweigh the loss in material. We also carry high grade material as well. But we love the knots and mixed grain that bring character to any project.
LAKE MURRAY LIFESTYLE: DO YOU OFFER ANY SPECIALTY PRODUCTS THAT YOU WOULD LIKE OUR READERS TO KNOW ABOUT? TOM: We have beautiful heart pine flooring! We stock newly harvested heart pine as well as reclaimed antique. We have shipped that product literally all over the country right out of downtown Cayce! I know that people think real solid lumber is too expensive. But we are proud of the fact that

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.
TA K I N G T H E C O U N T E R M AT E R I A L U P THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.
HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen. CONTINUED >

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen.

From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.
I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.

With over 200 victims identified in South Carolina in 2021 and at least that many in 2022, human trafficking is a very real problem. Leaving “the life” is harder than you might think. Victims are targeted, manipulated, brainwashed, and convinced that this is what they have to do to pay back what they owe to their trafficker. Lighthouse for Life does not primarily deal with people who have been kidnapped and physically forced into trafficking. Most typically do not even realize that they are victims. When a victim is able to exit ‘the life’ of human trafficking, they have a multitude of obstacles they have to overcome. Some examples include; housing and food, intensive physical and emotional health needs, legal support with child custody, criminal record expungement, or acquiring missing documents, education gaps, life skills support, transportation, career support, tattoo/branding removal, and more. The Survivor Support Program walks alongside survivors of human trafficking, helping to support and empower them through their restoration process. Lighthouse for Life has short-term care and long-term care. Short-term care provides a caring and supportive place for victims to feel safe. Survivors and families are connected with trusted direct referrals who can best meet their individualized human trafficking needs. Long-term care includes one-to-one support through individualized care plans for each survivor. There is also a 12-week support group utilizing the “Ending the Game” curriculum, to help survivors re-establish healthy relationships. In addition, Lighthouse for Life provides direct assistance with various needs (such as clothing/food, counseling, education, legal needs, tattoo removal, etc.), and transitional housing.

The Harbor (Under Construction) The Harbor will become the ‘hub’ of their Survivor Support program and will also serve as a drop-in and referral center for survivors of human trafficking. It may not look like much now, but from the first time they saw it, they knew that this building was the perfect place to house and grow their non-residential support for survivors. Along with housing short-term and longterm care services, it will provide: • A centralized location for survivors to feel supported and meet their needs by bringing community members to them at that location rather than asking survivors to travel all around town. • Simple drinks and snacks • A shower and laundry services • A resource library and computers to accommodate applications, research, etc. Stay tuned for the transformation and grand opening coming in 2023!
