Neighbors helping neighbors. I was writing this letter while I was waiting to grab coffee with Andrea Maddock. She and her husband, Chris, own Brighton Electric, and Andrea is also a top real estate agent for Janet McAfee. She asked me about the topic. "The theme is the HOME issue," I said. "And what strikes me is how deeply and fully the people and businesses in the home service industry care about their clients' homes." "It's like neighbors helping neighbors in our community," she stated. "That's EXACTLY what it is," I exclaimed. "Brilliant. Thank you for summarizing that for me." I don't know what your current home situation is or what your past home service experience has been, but I do know this - every single business and person associated with this magazine cares about your home as much as you do. They just do. Tell me if I'm wrong, but in this case, I don't think I am. I'm blown away by every home service provider's commitment to quality and exceeding your expectations. It's because they are your neighbors. They are active in your communities. They are on boards and committees of your schools, churches, non-profits, and local organizations. They care about you and your home because you are a part of their hometown. They want the best for this community, which translates to serving you in the best way. I feel like there is a Bruce Springsteen or Matt Jordan (Don't know who Matt is? You should. Look him up.) song in here somewhere. At the very least, I can hear Bob McGrath singing, "People in your neighborhood." (Don't know who Bob is? Yes, you do. Look him up.) Kirkwood, Webster Groves, Glendale, Warson Woods, Des Peres, Oakland - the thing that makes calling these places home so special is that we know our neighbors - and it's striking how much they care.

But when it comes to beginning those projects, it’s important to find experts who can help with where to start, what to consider, and how to achieve your vision. Local home industry leaders share their insights and expertise on what’s trending, what’s a wise investment, and what everyone should know.

WHAT ARE THE HOME TRENDS FOR 2023? Teri Nicely - Red Key Realty Families want more versatility in their homes. They want rooms for home offices, a place for kids to play, and entertainment space outside. Homeowners are looking for an outdoor space that is usable for kids as well as adults. Mary Nigh - Red Key Realty Homeowners need extra space. Young families need extra space for everything that comes with having small kids. Other families are looking for main-floor master suites and second suites to accommodate aging parents.

Trisha McConkey - Associated Bank People are spending more on their homes, whether that is remodeling or building new. They are spending more to live more comfortably in their home longer. Home additions and reconfigurations are necessary as the family unit expands, be it because their family is growing or they are preparing to take care of their parents one day. Indoor/outdoor living has never been more popular. People want to open their inside space to the outside and have both areas used separately and together. Lee Cagle - Shack Shine People are using their entire homes, including their backyards, as intended. We’re seeing more outdoor covered patios with bars and built-in grills. Brad Burns - Meramec Pools and Spas People have reassessed their values. They realize they want to spend more time with their family at home. Families are looking for large 16’ x 35’ pools if they have the land and some extra capital. At some point, who hasn’t wanted a pool in their backyard?

WHERE IS A WISE PLACE TO INVEST IN YOUR HOME? Trisha: In terms of improving your home, pools are carrying their highest value historically because they are in such demand. Homeowners with smaller yards are investing in swim spas. Kitchens and baths still yield the highest rate of return from an appraisal standpoint. And you have to consider market demand. If you have a house


divided into six rooms, you may need to remove a wall or open up a doorway to match the market demand. I talk with my clients about what to consider when they measure their rate of return. Is this your forever home, and do you want to have your home reflect the way you like to live? Or is this a home you plan to sell at some point? With interest rates up, people may hesitate to change their current mortgage situation; however, they should also consider other factors. For example, if you are building or buying a new home, the rate may be higher than what you have now, but the return on the investment of the home you are buying is higher than your current home. If you are considering a loan to remodel your existing home, your interest rate on your current first mortgage may be very low, while the interest rate on equity funds may be one of the highest. If you blend those two rates together, it would still be higher than taking out a new mortgage at current rates. Your home is your most significant investment. You should enjoy it. Lawson: Finished basements that were once large entertainment rooms are now divided into home offices, home gyms, extra bedrooms, and bathrooms. CONTINUED >

WHAT IS THE ONE THING YOU WISH PEOPLE KNEW ABOUT HOME RENOVATION? Lawson: Homeowners are often hesitant to take on home renovation projects because they don’t know where to start. As professionals who do this every day, we can walk owners through the process to answer all the unknowns and help generate a project plan that creates a path forward. Lee: Schedule your contractors on different days. I’ve been on projects where remodelers were sawing wood while we were trying to clean the windows. Or the painter is painting the frames of the window, and we are trying to clean the gutters. Try to follow an order or have a plan. We want to be the last guys there.

Teri: People are choosing luxury vinyl flooring over hardwood floors. Mary: And many people are upgrading their staircases. Staircases make a huge first impression. Lawson: I’m currently remodeling a staircase that involves removing the outdated carpet and replacing it with oak treads and wood risers. We opened the wall and installed an open railing to show off the stairs. Lee: We receive many phone calls from homeowners who say they are having their home listing pictures taken and need their exterior and windows washed. Or, they are staging their home and want the entire outside pressure washed. Creating a clean curb appeal sets the tone for the whole house.

Brad: Exterior projects aren’t as invasive as people think they are. People think we will tear up their whole yard, which is not necessarily the case. We have tools and equipment that protect the yards. And we are incredibly efficient. We can have your newly reimagined backyard ready with a fiberglass pool, stamped concrete, and accent border completed in six weeks - not six months. Trisha: With Associated Bank, you can secure a remodel loan and only remodel the exterior, including a pool. Most people have never built or remodeled a home and need help figuring out where to start. My partnerships are with the builders and the realtors who direct their clients to me. My conversation starts with discovering what a homeowner needs. I can then convey how their loan will work to get them what they need, and often, we help deliver more. The biggest thing I wish people knew is that homeowners can structure a loan off of the home’s future value, not the current value, based on the improvements they will make to the property. Choosing the right lender is essential. A lender that works with your contractor is critical to keeping a project moving forward. If the disbursement process is messy because your lender isn’t on the site with your contractor, work will stop


and the project will take longer and cost more. Call experts and ask questions. Really delve into asking questions. Teri: We are all experienced, and we network with each other so we can share all of our knowledge. We want your home to be something you love. When you love your home, you are more productive and perform better in life. Lee: You feel better when your house is clean. It affects your mindset. Brad: It’s your staycation. Find your dream home without leaving the one you’re in. Mary: We are still getting multiple offers, and people are still paying over list. Date the rate, marry the house. There is no reason to wait to make an improvement. Life is short, and our best investment is time with our family in a place that feels like home. What to Expect W H AT T O E X P E C T W H E N YO U A R E EXPECTING A HOME REMODEL

Take a deep breath. This will be a journey, but you'll have something beautiful and new when it's over. While this may be your first, professionals like Cindy and Joe Roeser have been delivering incredible design projects for generations. Here's their list of what to expect when you're expecting to remodel your home.

1. ARCHITECTURAL DRAWINGS: Save money from the start. Most designbuild firms have an architect they work with or do the drawings in-house, which saves money. If you hire an architect, select your remodeler before beginning design work. Architects are creative, but they may design beyond the budget.

2. BUDGET: Most remodelers want to help you get the most from your budget. Trusting your remodeler is vital. If you are willing to welcome a company to enter your life for months, you must be able to share your thoughts and feelings with them. Honest conversations, especially about budget, are essential to a successful project.

3. DESIGN: Everyone loves a beautiful design. Your project may be stunning, but if it isn't functional for kids or a busy lifestyle (floating shelves may be beautiful but not practical for the way you

live), that designer might not be the right fit for you. Check their portfolios, visit a job site or a finished project and get to know their process. Remember, most professionals only share their ideas with a financial commitment.

4. HGTV: We all LOVE HGTV and the unbelievable spaces they create. "Unbelievable" is the keyword. Television programs are designed to entertain. Camera technology can make things appear more beautiful than they really are. Think not well-built, not high-quality. And they completed those projects for how much? We are friends with remodelers from all across the country and Canada, and we share the same truth - none of us could ever come close to completing those projects on those budgets. Keep your remodel in perspective.

5. PRICES: Remodeling prices are not coming down. When lumber prices skyrocketed, building pricing increased across the board. While lumber pricing has come down, other areas of building continue to be affected. Builders have absorbed price increases in everything from gas to dumpsters. Labor shortages cause delays and longer lead times. The lack of trade workers is expected to decline, so you may not want to put off what you would like to remodel now. CONTINUED >

6. FUTURE TECHNOLOGY: The future of designing around technology will most definitely be built around a "Technology Hub" in your home. Automation isn't the future - it's now. Everything from blinds, appliances, lights, and thermostats has built-in automation. Talk with a technology expert about what can be remodeled now to make a future transaction into technology less invasive.

7. FUTURE PROJECTS: Share your big-picture plans. If a remodeler knows what you want to complete someday, they can help you prioritize so that down the line, you are not ripping out something you just did three years ago. Phasing projects out is a wonderful way to create the home of your dreams. One project at a time, and before you know it- ten years have gone by, and you are living the dream!

8. CURRENT ENVIRONMENT: Be patient. Delays are happening due to high demand, un-skilled workers, and poor-quality products or finishes.

Remember, you are paying to remodel your home into your dream home - it should be perfect. Be pleased if your contractor demands quality that expresses their workmanship and your hard-earned money.

9. COMPARING BIDS: Deciding on a contractor is difficult, but don't decide solely on price. Ask questions about allowances, builder-grade products, and electrical and HVAC challenges. Contractors can only see what is inside the wall once it's opened. Put aside some money for unanticipated expenses. We track our change orders, and 98% are due to electric issues. Document when your questions were asked and addressed, and get everything in writing. Email is great for that.

10. CHANGE ORDERS/CODES: Nobody likes them, but they happen. Make sure your remodeler has a change order policy- ask what it is and how change orders are addressed. Have it in writing, have a cost associated with it, and make sure you have the right to approve it or decline it. Municipality codes change constantly. Cities are starting to enforce codes that have yet to be dealt with. Those can be a big surprise which result in considerable costs passed on to the homeowner. Code issues are never negotiable. Are you hesitant to have a cocktail party or invite your boss over for dinner? Do you want to elevate your home to “Adult” status? Local interior designer Allison Williams believes everyone should live in a home that feels intentional and brings them joy and peace. Here are her favorite tips for elevating your home’s design.

Color Color is the first thing people notice, so you want to ensure the same color flows through your home. Neutral colors are tricky because of the undertones, so saturated colors are easier to work with. Still trying to decide what color to choose? Pulling color from artwork or a rug can be a great way to select a color. Blue and green are my personal favorites.

Mix Metals Mixing metals throughout your house makes your house more interesting. Try shiny chrome and matte black for a modern look or brushed nickel and gold for a more timeless, traditional look.

Little Changes Many times homeowners can’t see the potential of their own space. Little changes like new pillows, a new rug, updating art, or changing the paint color can make a huge difference.

Inspiration Point I encourage people to purchase meaningful art. Use the art as a jumping-off point to set the color and style for your home. Don’t decorate in a vacuum; everything needs to relate.

Scale People tend to choose furniture and rugs that are too small for the space. You want to ensure that the front legs of the chairs are touching the rug, and in most cases, the curtains need to go to the ceiling.

Add Antiques Mixing antiques with new items give your room a collected look. Use items that have meaning, such as your grandmother’s treasured mahogany dresser. Facebook Marketplace is an excellent resource for wood pieces to warm up a cool-toned room or paint an old piece with fun color that ties in with the rest of your house.

Lighting Layered lighting is the key to making a room feel warmer and more welcoming. It’s important to have different sources of lighting - ambient lighting, task light, and overhead lighting work together to elevate a space. Ambient lighting includes table lamps, floor lamps and sconces, and these create atmosphere in a space. Working with the architecture of your home and your personal treasures can make your home look and feel amazing. The key is pulling it all together and elevating your space to its full potential.

Irish Eyes Are Smiling This cake is my go-to chocolate cake recipe.

Irish Eyes will smile when they see this cake with Guinness and homemade cream.

IRISH CREAM

To lighten, use half and half instead of heavy cream. Add more espresso or cocoa powder to change the flavor profile.

INGREDIENTS

CHOCOLATE GUINNESS CAKE WITH

• 1/4 cup heavy cream • 1/4 cup Irish Cream • green food dye, optional

DIRECTIONS

• 1 cup heavy cream • 1 tsp instant coffee or espresso • 1/2 teaspoon unsweetened cocoa powder • 1 cup Irish whiskey • 1 teaspoon vanilla extract • 14 oz can sweetened condensed milk

DIRECTIONS • Put a tablespoon of the cream in a bowl and add the espresso and cocoa powder. Mix until both powders dissolve. • Add the rest of the cream, while gently whisking. • Add whiskey, vanilla, condensed milk, and blend. • Pour mixture into a bottle with a top, and refrigerate for up to two months.

FOR THE TOPPING:

• For cake: heat oven to 350 degrees. Prepare two 9-inch cake pans. In large saucepan, combine Guinness and butter. Place over medium-low heat until butter melts, remove from heat. Add cocoa and superfine sugar, and blend. • In a small bowl, combine sour cream, eggs, and vanilla; mix well. Add to Guinness mixture. Add flour and baking soda, and whisk again until smooth. Pour into a buttered pan, and bake until risen and firm, 30 - 35 minutes. • For the topping: mix confectioners' sugar to break up lumps. Add cream cheese and blend until smooth. Add Irish cream & heavy cream, and mix until smooth.

• 1 ¼ cups confectioners' sugar • 8 ounces cream cheese at room temperature

A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone. When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TAKING THE COUNTER MATERIAL UP THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WARMING UP THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

CONTRAST, CONTRAST, CONTRAST! From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.
