Spring is upon us!

Welcome to Spring! Can you believe the first quarter is already in the rear-view mirror, and tax season is upon us? We can’t either. In fact, as I write this letter, the last remnants of the most recent skiff of snow have finally melted away as a result of recent rains and higher temperatures. In short, Spring is on the way, and by the time you are reading these words, it will most certainly be evident. Time to get the house and yard ready for outdoor entertaining!

This month, we feature the theme “Invest.” By virtue of your reading this letter, you are investing in Kirkland as a community, and we hope you find it rewarding. In learning about upcoming events in our Events Calendar and recent growth with local businesses in our Business Monthly section, you are investing your time in staying up to date on community happenings and those who serve. Attend those events, engage those businesses, and the dividends will be obvious to both of you.

We, too, have recently invested in providing you with a better overall magazine experience, and more is on the horizon. As we enter Spring and begin to look forward to the second half of the year, we’ll be introducing you to a new editor, someone you’ll see throughout Kirkland attending all the important events, and someone whose writing takes you into the story. Look further, and you’ll see us continue the beautiful photography you’ve come to expect, but even more by the talented and innovative visionaries in the area.

As for this issue, we hope you enjoy reading about the wisdom in investing in family, taking time to invest in community, and some insight into what inspires excellence in a local real estate icon. Tell us what you think! Cheers,

April 2026

The Secret to Selling in Kirkland?

“ REAL

TIME

” PRICING .

As the Real Estate market in Kirkland continues to evolve, one thing has become increasingly clear. “Real time” pricing is the way to stand out.

Yes, home preparation, pre-inspections, and upscale staging are still critical, but many brokers miss the most crucial aspect that turns a listing into a sale: the price.

Pricing your property in real time is complex and requires the attention of an experienced Real Estate Broker with a proven strategy. Not simply relying on neighborhood comps, or quarterly market reports- real time pricing focuses on a magnitude of variables including interest rates, government policies, buyer sentiments, and the most current market conditions.

Premier strategy and success continue to set Team Vincent apart. Our commitment to providing a full-service Real Estate Broker experience allows us to secure compelling offers even in a saturated market. Your lifelong Real Estate goals are our top priority.

STATEMENT IN STRUCTURE AND STYLE

VISION, PRECISION, AND QUIET BOLDNESS

In a market where luxury can sometimes feel predictable, true distinction is rare. One newly completed residence stands apart, not because it is louder or larger, but because it is intentional. At the center of that intention is Max Rombakh, the number one real estate agent in Kirkland, whose role in this project extended far beyond representation.

PHOTOGRAPHY BY MATTHEW GALLANT OF CLARITY NW PHOTOGRAPHY

The land has been in Skylar Jewett’s family since the 1970s. A third generation developer, Skylar grew up watching property evolve with care. Over time, portions of the original parcel were subdivided and sold, leaving two

final lots. This home represents one of them, a legacy piece. Rather than pursue a predictable build, Skylar chose to create something meaningful and lasting.

Recognizing that luxury construction was not his primary specialty, Skylar made a deliberate decision. If this home was going to be exceptional, it required the right guidance. That is when he called Max.

Max’s strength extends well beyond sales. He listens carefully, understands the expectations of the luxury market, and knows which professionals can transform vision into reality. For this project, he became the connector, assembling a five-party collaboration that included architect Phil McCullough of McCullough Architects, luxury builder Mirikeen Homes, and interior designer Jennifer Kowalski of 6 Walls Interior Design, alongside Skylar and himself.

Early design meetings set the tone. Phil sketched while a team member built a live 3D model in real time, allowing ideas to evolve organically. The architectural direction leaned toward mid-century modern with subtle Japanese wabi-sabi influence. The result balances clean lines with warmth and natural texture.

Every exceptional home has a defining element. Here, it is the suspended fireplace sourced from France. Discovered by Max in a Scandinavian design publication, the piece had no local distributors. The team secured the only installer capable of importing and fitting it. It is the first of its kind in Washington. They often joke that the home was built around it, and in many ways that is true. When deciding where to make a bold statement, this was it.

The fireplace became the architectural anchor, sculptural, floating, and unmistakably bold.

Still, the true strength of the residence lies in its livability. Max worked closely on the floor plan, drawing from the thousands of homes he has toured throughout his career. The layout feels natural and intuitive. Nearly every bedroom includes an ensuite bath. Spaces flow without friction. The home functions as beautifully as it looks.

The primary suite elevates the experience even further. A skylit corridor leads to a bath wrapped in hand-fluted, green marble tile, threaded with subtle gold veining. It is both dramatic and serene, leaving a lasting impression on nearly everyone who enters.

A ten-foot glass pivot door creates a striking arrival. Dramatic roof lines, steel and wood custom shelving, and a central staircase positioned to frame glimpses of Lake Washington. Two multi-slide doors open the living areas to the outdoors, creating seamless flow for both daily life and entertaining.

CONTINUED

The process was not without complexity, updated floor area ratio regulations required adjustments, ultimately leading to the addition of a basement. What first appeared to be a limitation ultimately strengthened the design. Mechanical systems were relocated below, a recreation room was added, and the main living spaces became quieter and more refined.

For Skylar, the project demonstrates his ability to navigate regulatory and architectural challenges at a high level, with the thoughtful

execution of a long-held vision. For Max, it reinforces something equally important. His ability to listen carefully, assemble the right team, and guide a vision into something tangible is what sets him apart.

The result is a residence defined by intention, craftsmanship, and presence. It reflects those priorities with clarity and confidence, thoughtfully connected and beautifully executed. Composed and elevated in every detail, it is a home that is both distinctive and unlikely to be replicated.

Gluten-Free Granola

A wholesome, simple treat that will make your home smell heavenly

This Gluten-Free Granola recipe will fill your home with an amazing fragrance of toasted oats, pecans, and vanilla and is sure to please even the pickiest breakfast guests.

The best part of making homemade granola is knowing exactly what's in it, how long it's been stored, and you can feel good about indulging in something wholesome and delicious. Also, it's one of the best ways to leverage pantry ingredients that need to be used up. The last handful of cashews or a scant tablespoon of sesame seeds? Toss them in the bowl! Coming up with a variety of textures and flavors is part of the fun. Find the full recipe including notes on flavor combination ideas at thehostnotes.com/gluten-free-granola

Ingredients:

• 2 1/2 cups Gluten-free oats

• 1 cup Raw, unsalted pecans

• 3/4 cup Unsweetened coconut flakes

• 1/2 cup Raw, sliced or slivered almonds

• 1/2 cup Pepitas or shelled pumpkin seeds

• 1/3 cup Real maple syrup

• 1/3 cup Avocado oil

• 1/8 cup Brown sugar

• 1 Tablespoon Vanilla or almond extract

• 1/2 teaspoon Kosher salt

Instructions:

1. Add all ingredients – gluten-free oats, nuts, coconut flakes, seeds, maple syrup, avocado oil, brown sugar, vanilla extract, and kosher salt – to your large mixing bowl. You can add a favorite warming spice here if you like – cinnamon or cardamom are both delightful! Stir until well combined.

2. Pre-heat your oven to 300F. Line two large baking sheets with parchment paper.

3. Using your spatula, evenly distribute the GlutenFree Granola mixture onto each parchment-lined baking sheet. Try to create one, even layer to help with even baking.

4. Place both racks in the upper half of the oven. Bake for 15 minutes, then remove the baking sheets from the oven, gently stir the granola mixture, smooth into an even layer once again, and return to the oven. Repeat this step 2 additional times (bake for 15 minutes, stir, return to oven), for a total of 45 minutes OR until the oats have started to brown and the pecans have darkened. If you notice some of the pecans getting darker than you’d like, use a spoon to remove them during one of your baking cycles. Set aside to add back into the mix once cooled.

5. Allow the granola to cool for 15 minutes prior to sampling. The full crunchy texture will reveal itself once the granola has completely cooled.

6. Once cooled, use clean hands to break the pecans into smaller pieces, or leave whole if you like. Taste and add more kosher salt to your liking. Then, add to clean jars or sealable plastic bags and store in the pantry for up to 4 weeks or in the freezer for up to 3 months. Enjoy!

INTENTIONAL, TIMELESS, AND SUSTAINABLE

ELISA YIP DISCUSSES HER KNITWEAR BRAND AND THE IDEALS THAT SHAPE HER BUSINESS AND DESIGN CHOICES

Born and raised in New York City, Elisa Yip had been in the fashion world for over 20 years before launching Sskein (pronounced skan) in 2020. “I left Nordstrom during Covid and this was the perfect opportunity to finally create my own brand,” she says. Yip runs the company from Bellevue now, and has built up a devoted clientele who purchase Sskein for timeless, high-quality knitwear that is crafted from natural fibers and easy to pair with other pieces in one’s closet. Investing in clothing that is durable, beautiful, and won’t go out of style makes getting dressed each morning a pleasure.

Yip positioned her company firmly in the “slow fashion” lane, and says, “I’ve seen the good and the bad in fashion. If I’m going to put more clothing out there, it needs to be intentional and have a reason to exist.” Choosing alpaca fiber as one of her main materials was just such an intentional choice. Warmer than cashmere, with hollow fibers that trap heat, alpaca is a sustainable material in multiple ways: The animals have soft hooves that don’t cause soil erosion

in the way that sheep do, it’s naturally anti-microbial so resists odor and doesn’t require frequent washing, and it lasts much longer than other knitwear textiles. Sskein contracts with a fair-wage factory in Peru, which employs mostly single moms and teaches them the skills to manufacture the garments. In the service of longevity, each Sskein piece comes with extra yarn wrapped around the hang tag, so if a repair is needed, a perfect match is available. Sskein works with FXRY, a local alteration and knitwear mending shop, to help extend the life of its clothing. When a customer is ready to retire a Sskein product, another partner called Givebackify makes it easy for her to send in the item, and receive an incentive for doing so, thus keeping it out of the landfill. “There are always new ways to make the world a little bit better,” says Yip, “I love to see Sskein available for resale too, for customers who buy second-hand luxury clothing.”

This Page: Photo credit by Jessica Garcia

Sskein’s customers are often women from their 30’s-60’s, with established careers and/or families. They value elegance and versatility in their wardrobes, and appreciate that the brand’s fit remains the same with every release, so it’s easy to add to their collections. Yip says, “I’m designing for the modern woman, women with evolving careers and lives. Style is all about self-expression - when I’m designing knitwear, I have to love it, and I think about how I would wear it. When I design a capsule collection, it’s not just about the products, it’s about the practice; the ritual and the lifestyle.”

Word of mouth, influencers, and stylists across the country help Sskein continue to develop its clientele. Yip hosts eight to ten pop-up shops in the last few months of each year (refer to the “Events” page of Sskein.co for information), and offers personal styling online. In addition, the line is offered from the Nordstrom website and app, allowing new customers to be introduced to Sskein products. Yip educates her own teenage daughter about the value of buying less and buying better quality, and plans to continue using intentionality as her north star for design.

Redefining MVP: TIM TEBOW’S LIFE BEYOND FOOTBALL

An exclusive Q&A with City Lifestyle

PHOTOGRAPHY PROVIDED

From championship trophies to global humanitarian impact, Tim Tebow’s journey has defied every standard playbook. In an exclusive conversation for the Share the Lifestyle podcast, Tebow pulls back the curtain on the moments that truly defined him, from a humbling middle school church retreat to the life-altering shift of fatherhood. This isn’t just a look back at a career; it’s an invitation into the heart of a man driven by purpose. Read the highlights below, then join us for the full, unfiltered experience by scanning the QR code at the end.

Q: WE ALL KNOW YOUR ACCOMPLISHMENTS ON THE FOOTBALL FIELD, BUT TELL US ABOUT THE CURL CONTEST.

A: I was competing for my future high school team (my brother’s team), and I pushed myself way past what was smart. I ended up collapsing and needing medical attention. But what stayed with me wasn’t the pain, it was the lesson. Would I be willing to do something that others aren’t? For much of my life, I strived to bring my best for a game, but I hope that I can say at the end of my life I was willing to do that for things that actually matter.

Q: YOU’VE ACHIEVED SO MUCH IN SPORTS. WHAT WOULD YOU SAY IS YOUR GREATEST ACCOMPLISHMENT NOW?

A: Becoming a dad. Nothing compares. From the moment I knew my wife was pregnant, I felt a new depth of love for our child, but when you bring your baby home, the responsibility hits you like nothing else. Suddenly, everything you see, every decision you make, you’re asking, “Is this corner too sharp? What happens if she reaches that drawer?” It changes how you see the world and how you see other people.

Q: YOU’VE SPOKEN OPENLY ABOUT DISAPPOINTMENT, ESPECIALLY AROUND FOOTBALL. HOW DID THAT SEASON OF LIFE SHAPE YOU?

A: I talked a lot about that very thing in my book Shaken . We all go through moments where our faith in our abilities and purpose feels rattled, but I believe it’s often in those storms when God can show us who we could become.

Q: YOU TALK A LOT ABOUT COMPARISON CULTURE. WHY DO YOU BELIEVE COMPARISON HAS BECOME SUCH A TRAP TODAY?

A: Because we’re comparing our real, everyday lives to someone else’s highlight reel. Social media shows people’s “best day,” often filtered and staged, and then we measure our reality against that. There’s a reason filters are so popular—it’s not real. We end up scrolling through images that don’t tell the full story, and without realizing it, comparison starts to steal our joy and our gratitude.

“We’re comparing our real, everyday lives to someone else’s highlight reel... comparison starts to steal our joy.”

Q: YOUR FOUNDATION FOCUSES ON THE “MOST VULNERABLE.” WHERE DID THAT CALLING BEGIN?

A: When I was 15, I met a boy in the Philippines who was treated as a throwaway because he was born with physical differences. That moment changed me. I realized God was calling me to pursue a different kind of MVP, not “Most Valuable Player,” but “Most Vulnerable People.”

Q: FINALLY, WHAT’S ONE THING PEOPLE MIGHT BE SURPRISED TO KNOW ABOUT YOU?

A: I have some weird coffee habits, which include protein powder, collagen, and cream all mixed together. I love golf dates with my wife. And every night, I bring snacks to bed to share with our dogs. It brings me more joy than it probably should.

This conversation barely scratches the surface. Tim goes deeper into the moments that rattled him, the joys of fatherhood, and one story he has never shared publicly until now. Scan the QR code for the full, exclusive City Lifestyle interview on Share the Lifestyle Podcast.

FOUR SIMPLE WAYS TO INVEST IN YOUR MORNING AND START YOUR DAY OFF ON THE RIGHT FOOT

habits morning for success

One of the best ways to invest in yourself is by creating a consistent and intentional morning routine. No matter how unpredictable or chaotic the rest of your day may become, starting your morning with self-care and purpose sets a positive tone that stays with you throughout the day.  Once you develop a morning routine that truly resonates with you, you’ll look forward to it every night, knowing it will set the foundation for a productive and fulfilling day.

If you’re ready to elevate your mornings, here are some meaningful ways to invest in your routine and start each day on the right foot.

Be Your Own Barista:

One of life’s simplest pleasures is savoring a homemade coffee each morning. While skipping the drivethru may be tough at first, brewing your own allows you to appreciate the process—and chances are, you’ll end up preferring your own perfect cup of joe.

Get Your Steps In:

An hour-long gym session before work may not be realistic, but a quick morning walk is. Use this time to clear your mind, enjoy nature, and listen to your favorite podcast or artist—an easy way to start your day feeling relaxed.

Enjoy Some Breakfast:

Breakfast is the most important meal of the day, yet often the most overlooked. Setting your alarm just minutes earlier to prepare a fresh, nutritious meal can transform your morning, fueling your body and mind for a more energized and productive day.

Read A Book:

Starting your day with a book is far more calming than scrolling through social media. Reading in the morning helps ease you into the day, providing a peaceful and mindful escape that sets a positive, focused tone for what’s ahead.

Plant You r Kitchen Garden

A quick guide for simple ideas to start off your backyard kitchen garden. With endless health and medicinal benefits, combined with the beauty and enjoyment to be found, gardening is endlessly rewarding.

GETTING STARTED

• Plant your vegetable options right into your beds with flowers, the pollinators (bees, butterflies and more) are attracted to the beautiful flowers and your veggies will easily and abundantly go-to-fruit, living harmoniously in one bed.

• Every garden needs a rain gauge - you’ll be surprised at how fun it is to check. There is nothing like rain water for your garden. (This is optional, but definitely fun).

• Get your family involved. It’s never too late!

• Just go for it, our local climate can be weird and often extreme but don’t let it stop you- the most success and fun I’ve had was just going for it. Experiment and see what you love and what works best for you!

• In most cases, when watering, don’t water the petals and leaves, (especially when they’re in direct sunlight) try to water straight to the soil. All they need is water, nutrients and light to thrive! (and maybe a little love helps too!)

• Don’t forget herbs: Lavender, Mint, Lemon Verbena, Oregano, Basil, Cilantro, Parsley and more. Don’t be afraid to skip the spice rack and grab your seasoning from the garden.

BACKYARD GARDENS OFFER FRESH VEGGIES AND FOOD FOR YOUR SOUL

What to Plant

Whether starting from seed or seedlings, you can’t go wrong with these options. Start with foods you know you like to eat.

TOMATOES:

They’re delicious, money-saving, good for eating fresh and for preserving. Tomatoes come in endless colors, shapes and sizes. Plant them in a sunny location with well-drained soil, ideally in full sun, and ensure they receive consistent moisture, supporting them with cages or stakes as they grow.

EGGPLANT:

Eggplant is a short season vegetable and a relative of peppers, potatoes, tomatoes and tobacco. It thrives in heat and full sun and can be deliciously made into baba ganoush and many other delicious dishes.

OKRA:

Okra loves our hot summers and full sun. Don’t wait too long to pick your okra, ideally harvesting them when they are 2 to 4 inches long. Can be eaten raw on a salad or best served deep fried. (The flower that turns into the okra itself is uniquely beautiful as well!)

PEPPERS:

Like tomatoes, peppers have many purposes and variations. Plant them in a sunny location with well-drained soil after the last frost, spacing them 18 inches apart, and provide consistent watering while ensuring the soil doesn’t become waterlogged.

Flowers Bring Pollinators

Flowers bring joy to all five of our senses, but they also bring pollinators to our garden in order to ensure your backyard kitchen will produce lots of fresh fruits and vegetables. Not to mention they also contain health and even medicinal properties.

HIBISCUS:

Make sure your hibiscus plants, whether tropical or hardy, get at least 6 hours of sun per day in order to achieve optimum blooming. Hibiscus flowers can be made into a delicious tea that can be served hot or ice cold (and is a good source of Vitamin C). With over 200 varieties of hibiscus world wide, their blooms only last a day or two! Stunning in all shapes, sizes and colors.

MARIGOLDS:

To the surprise of most people, marigold flowers are edible. Whether used fresh, dried, or infused into various beverages, Marigolds have a multitude of uses in the kitchen. An added benefit of planting these bright and low maintenance flowers next to tomatoes– they help keep pests away from devouring your tomatoes while also encouraging pollinators.

ZINNIAS: PLUMBAGO:

These bright, colorful garden gems have many benefits beyond their beauty and ease of care. Along with attracting pollinators, and being low maintenance they also have medicinal properties. Zinnias have antibacterial and anti-inflammatory properties, they’re rich in antioxidants, and the natural compounds in zinnias can help calm irritated skin and reduce redness.

Plumbago is thought to have many health benefits, such as its anti-ulcer, anti-oxidant, and anti-cancer properties, resulting from its principal chemical components, which are concentrated in the roots, leaves, and stems of plants. This attractive light purple flowering plant thrives in the sun, and has moderate watering needs. Trim and prune to suit your own preferences of growth and it’s a welcome, abundantly beautiful member of any garden.
