I just purchased a beautiful house in Kirkland with the help of Mike Moghaddas. He was extremely honest, trustworthy and a true professional. If you are looking for a very respectful, knowledgeable, and classy guy to do business with and learn from, he is the one you should go to. A superb realtor who went above and beyond to help me with decision-making as well as the purchase. He was always quick to respond to questions, phone calls and texts and made sure I clearly understood the whole process. In short, I learned the great value of what an experienced realtor brings to the table and I feel like I also made a great friend in the process. I highly recommend Mike!” -Kirkland Purchaser

LIFESTYLE LETTER
The Kids Issue
August 2022 PUBLISHER
Caitlin Agnew | caitlin.agnew@citylifestyle.com EDITOR IAL COOR DINATOR
Taylor Robinson | taylor.robinson@citylifestyle.com
As a new mom, our August Kids Issue feels much more relevant to me this year. Even though our community is kid and family friendly, those things have never been first on my radar. Admittedly, I’ve never been a “kid person” - though I often get mistaken as one. But I’m turning a corner and have started paying attention to parks, schools, family activities, day care options, an earlier bedtime – basically a whole new world of things that pop up once littles are a part of your life! Having kids also makes you pause to think about what’s most important in life. I love Scott Svenson's (Co-Founder and CEO of Mod Pizza) message from his 2022 Foster School of Business Commencement Address, “...take time to think deeply about the question: how will you measure your life?” A simple, yet hard question. And one that we can ask ourselves our entire life! For the full inspirational speech, flip to page 20. Having kids also inspires me to want to help prepare them for life challenges, and I love that the Young Entrepreneurs Academy is helping local kids do just that -while dreaming big at the same time. Check out page 18 for more info. And of course, feeding and clothing our kids is a basic priority, but why not do it in creative and stylish ways? Check out local kids clothing brand Blaze Kids for adorable clothing ideas (as well as an inspirational story behind the brand), and on page 26 local Tik Tok influencer, Winny Hayes, shares her creative and yummy recipes. Hope to see you out and about - I'll most likely have a stroller in tote!

William Turner A New Land William Turner (1940-2021) paintings are engaging with rich color drawing in the viewer. Visual references, abstract landscape, figure, or shape are merely a framework for his explorations into color and form. Starting his paintings with chaotic under-painting ultimately resonates in a collision between abstraction and representation. His paintings are rooted in shapes and figures that explode with movement of the paint. Visit the gallery August 1-31st and the reception August 13th from 6-9 pm at Ryan James Fine Arts.

Up for Rent Faced with high inflation, rising interest rates and a volatile stock market, businesses are bracing themselves for a recession, putting the brakes on consumer spending. Yet, here in the Greater Seattle Area, we are a-buzz with a steady influx of workers as recruitment by major local employers remains strong. This has promoted a buoyant housing market over the last couple of decades and a lucrative rental marketplace to boot.
Will rentals remain lucrative in our market? The answer is a resounding yes. A large percentage of residents in Seattle and its environs are renting. Thanks to the discrepancy between available inventory and huge demand, landlords can afford to charge top dollar. In fact for every rental property there are typically twenty applicants or more. Thus, if you have money to invest as part of a diversified portfolio, purchasing a rental property here presents a solid return on investment, especially if you consider year-on-year appreciation.
What’s the scoop on short term rentals? You can expect an even more substantial return on an annual net income basis. In 2020, the media speculated that with the advent of the pandemic, Airbnb and VRBO businesses would be doomed. In fact, remote working allowed the short term rental business to boom as many took advantage by operating from locations that better met their lifestyle needs. It also resulted in homeowners purchasing second properties that they turned into profitable Airbnbs. Vacation homes provide the best of both worlds; a place to escape to as well as an incredibly lucrative investment, thanks to steep nightly rates and strong demand.
Photo by James Marc Mercado via Unsplash
Should I invest in WA or elsewhere? Tourist destinations such as Arizona, Florida and Palm Springs have seen their real estate explode, primarily thanks to the second home market. However these destinations are also some of the most vulnerable to economic downturns. So, if you are going to invest in areas such as these, consider buying all cash, or with more than 30% down payment so as to weather a particularly tough recession, should that occur. Locally, long term rentals within commutable distance to major employers will always yield a strong return. In the VRBO arena specifically, luxury year-round destinations such as Suncadia, Seabrook or Lake Chelan are remarkably profitable. Meanwhile hot summers, cold winters and lower price points make Eastern Washington particularly appealing.

Young Entrepreneurs Academy
A PROGRAM TEACHING KIDS HOW TO TURN IDEAS INTO REALITY
The Young Entrepreneurs Academy curriculum helps students turn their big ideas into reality by helping create a business plan, prototype, pitch to investors, and finally launch their business. The program is open to applicants from all over the Eastside, and for the last 9 years, 156 Eastside students from 6th – 12th grade have completed this one-of-a-kind, entrepreneurial education class. Business leaders volunteer as speakers, mentors, and judges for the programs. The students have started businesses that range from piezo electric flooring, to schools, to animal shaped sugar cubes, to lighter brighter backpacks, to a social enterprise created to help farmers in India. Currently the Bellevue Chamber hosts the program, and the Bellevue YEA! Chapter has had three students finish in the top 3 at the Saunder’s Competition, which takes place in Rochester NY amongst tough competition from 50 YEA! chapters around the country. Andrew Change and Anisha Vaish, both Eastside YEA! alum, share their businesses with Kirkland Lifestyle.
In 5th grade, I read in the news that senior citizens would sometimes surrender their pets due to financial limitations. Having been an owner of two dogs, I found this heartbreaking and decided to found ComPETnionship. ComPETnionship helps senior citizens care for their pet companions. We provide pet food and personalized notes to the pet owners. We strive to provide encouragement in these difficult times, when one-to-one connection can be challenging for senior citizens. 2022 FOSTER SCHOOL OF BUSINESS COMMENCEMENT ADDRESS ARTICLE BY HEIJA NUNN
BY SCOTT SVENSON, CO-FOUNDER AND CEO OF MOD PIZZA
Kirkland Lifestyle is proud to share this abridged version of the 2022 UW Foster School of Business Commencement Address by Eastside resident Scott Svenson, Co-Founder and CEO of MOD Pizza. “When Dean Hodge invited me, I thought “What in the world do I have to offer this incredible group of graduates?” So, I did what I always do when I am lost… I asked my wife Ally. We are incredibly lucky to have four young men: Tristan, Dillon, Caspian and Jasper. Ally’s advice to me was to share what I would want our boys to know. When I graduated from college in 1988 I had two thoughts. I thought I would live forever, and two, how the hell am I going to repay my student loans? I chose to move to NY City and take a job on Wall St. After a few years, I was asked to move to London which turned into an 11 year, life-changing adventure. The first thing I did after landing in London was to go to work convincing Ally, my best friend and high school sweetheart, to join me. That easily rates as the best decision I have made since I graduated. Once Ally arrived, she immediately went to work identifying all the things that London was missing. At the top of the list was a Starbucks style coffee experience. The overall standard of coffee was dire. We weren’t looking to start a company, it just had to be done. So we quit our jobs and set about creating Seattle Coffee Company. It was a
20
O UR TOWN | ED U CATION
magical 3 year period, during which, we built 80 stores and became the largest gourmet coffee brand outside of North America. We had a simple mantra; failure wasn’t an option. To be clear – we “failed” all the time – we were young and inexperienced and made all types of mistakes. But failure and giving up, simply wasn’t an option. We ultimately sold the business to Starbucks. About this time, I decided to go back to school. One evening, a professor shared his experience watching brilliant students leave business school and become captains of industry. Time and again, as they returned to campus for their reunions, he found far too many of them were deeply unhappy. He observed that instead of investing time to clarify what was truly important to them, they jumped into the game, anxious to get ahead. He shared that people who are driven to ‘win the race, often over-invest in their careers, which provides plenty of short-term gratification, but often results in an underinvestment in family and relationships. Graduates, my question to you today is the same my professor challenged me with: As the CEO of your life, what is your plan? How will you measure your life? When Ally and I moved back to Seattle we had put little thought into that question. We were fortunate though, life provided us with a pause from the race.

“AND FINALLY, WHEN I GRADUATED, I THOUGHT I WOULD LIVE FOREVER. I NOW KNOW I WON’T. REFLECTING ON THE REALITY NOW PROVIDES ME WITH INCREDIBLE MOTIVATION. LIFE IS PRECIOUS, SO DON’T WASTE IT.”
We used this time to think deeply about how we would spend the rest of our lives. We asked ourselves when had we felt the most content, joyful and happy? For Ally and me, the moments that stood out most revolved around people, and the experiences we shared. Professionally, the most gratifying memories were all connected to when we had made a positive impact in someone’s life. We decided that was a feeling worth pursuing. Our search for meaning in our journey and the growing challenges we face in society, collided during the Great Recession of 2008 and 2009. So Ally and I decided it was a perfect time to start a new way of enjoying pizza that we called MOD. People seriously questioned our judgment. Two beliefs have always guided MOD. First, everyone deserves an equal opportunity to pursue their dreams. Second, companies can and should play a role in leveling the playing field. We didn’t know exactly how our purpose of serving people would come to life until Ally and I met Kory. We were in the early days when he applied for a job. He had multiple felonies, and had just been released from his 3rd trip to prison. In the brief periods between his time behind bars, he found it impossible to find a job. What we learned about Kory, and so many others in his position, is he just needed someone to believe in him, to give him a chance. At MOD, he finally found a place that accepted him, a place he felt he belonged. We paid attention to Kory… and he truly astonished us. Within a year, he was promoted to General Manager of one of our stores. I’ll never forget sitting with him as our head of operations offered him the job. This big, tough dude just broke down and started bawling. We told Kory we needed to talk about his compensation – with his new role, he would be getting a raise. Kory raised his hand to stop us, and said, “It doesn’t matter. You have given me something that money can’t buy. You trust me, and I won’t let you down.” As we grew,
22
O UR TOWN | ED U CATION
Kory brought in others who had spent time in prison. They flourished as well. We have learned your past may describe you, but it doesn’t need to define you. Today, over 40% of our 10,000+ Squad members are enjoying a fresh start at MOD. So, what have we learned over the past 34 years that I wish I understood when I was graduating? First, the most important decision you will ever make is who you choose to share the journey with – so choose wisely. Second, practice gratitude. People often assume that if they are successful, they will be happy, which will then lead to gratitude. Research confirms this is totally backwards. Third, channel the profound wisdom of the modern-day philosopher Ted Lasso. Always strive to be curious, not judgmental. Fourth, the quality of your life and how you experience your journey is not a matter of luck; it’s a decision that you control. You don’t control what happens to you, but no one can take away your ability to control how you respond. And in that decision lies your fate. And finally, when I graduated, I thought I would live forever. I now know I won’t. Reflecting on the reality now provides me with incredible motivation. Life is precious, so don’t waste it. Graduates, take time to think deeply about the question: How will you measure your life? Answering this question is not an event. It is about starting a conversation with yourself that will last a lifetime. Borrowing from the poet Mary Oliver; Graduates “Tell me, what is it you plan to do with your one wild and precious life?” As you answer, remember you are part of a broader community, a community that needs you now more than ever. So as part of your journey, please include a commitment to serving others. If you do, I am confident it will make you happy… Congratulations to the Class of 2022!”

THEN AND NOW THE UNOFFICIAL PUGET SOUND HOLIDAY, SEAFAIR, CELEBRATES ITS 72ND YEAR
Since 1950, Seafair has been known as an iconic Pacific Northwest tradition. The first Seafair featured parades, boat races, amateur athletic events, royalty, and a number of community festivals. It all began as a plan to celebrate Seattle’s centennial in 1951-52, but ultimately was designed to attract tourists and showcase marine events in keeping with Seattle’s boast as the “boating capital of the world.” That first Seafair was deemed a success and today Seafair continues to be the largest boating event, air show, and festival all rolled into one. To be enjoyed by boat or on land, fans love the Boeing Seafair Air Show featuring the U.S. Navy Blue Angels, and cheering on the Miss HomeStreet racing at over 220 MPH in the HomeStreet Bank Cup. This years Seafair Weekend Festival falls on August 5-7, and is the culmination of the summer-long Seafair Celebration. For tickets or more information visit seafair.org.

Family Meals Made Easy SOCIAL MEDIA INFLUENCER, WINNY HAYES, SHARES FAMILY-FRIENDLY RECIPES
With an estimated 276,000 followers on Instagram, 1.5 million followers on TikTok and 974,000 subscribers on YouTube, busy mom of two, Winny Hayes, has reached social media influencer status. Her fun and approachable videos and images feature colorful, easy-to-make dinners and lunches that she feeds her family, and they receive hundreds of thousands of regular views. “I have two kids, ages 8 and 9, who were born 11 months apart,” Hayes says. “My son was a great eater until he was about 18 months old and then he became very picky. I was freaking out trying to find solutions, so I’d do different things like take his food to the park and experiment with packing Bento boxes because then the food didn’t touch. So, it started from there.” As time went on, Hayes packed more creative lunches for her husband and growing children. She focused on imaginative but easy-to-make recipes, including dinners that could be repurposed for delicious lunches the next day. Her specialty is healthy, colorful and vibrant meals that kids actually want to eat. She’s all about being efficient and saving time without sacrificing flavor. “I never realized my passion until I started doing this, but honestly, I love cooking, packing lunches and helping fellow busy parents,” she shares.

Kid's Lunch With Chicken Orzo Soup
Winny’s Kid-Friendly Lunch Tips • Make an extra portion of dinner for lunches the next day. • Invest in a good thermos for kids’ lunch boxes. Consider if your child will have time or the ability to re-heat something if they want a hot lunch. • Don’t overwhelm them with new tastes and flavors—it can take multiple times for them to try new foods. • Include a small treat in each lunch.

Rotisserie Chicken Orzo Soup Ingredients: • 1 tablespoon butter • 1/2 cup each, diced celery, carrots and onion • 1/2 cup orzo • 4 cups broth • 2 cups shredded rotisserie chicken • 1 teaspoon fresh thyme • 2 bay leaves • Fresh parsley • Seasonings: • 3/4 teaspoon salt • 1/2 teaspoon each black pepper, granulated onion, ground ginger, ground turmeric and garlic
Directions: • In a pot over medium heat, melt butter and add diced celery, carrots and onion. Add a pinch of salt and stir. Cook for about 5 minutes. • Add the orzo and mix it in with the veggies, let this cook for 2 minutes. • Add the seasonings and stir. After about a minute, add the broth, shredded rotisserie chicken, thyme and bay leaves. Stir and let it come to a boil. Reduce heat to low and cook for 8 minutes. Sprinkle parsley and enjoy.

Chinese Chicken Salad Ingredients: • 2 cups of greens (a combination of napa cabbage, slaw mix and romaine) • 1/4 cup shredded carrots • 1/4 red bell pepper, sliced • 2 tablespoons green onion, sliced • 1/4 cup wonton strips • 5 oz. shredded rotisserie chicken • 4 oz. mandarin orange • Dressing • 1 tablespoon soy sauce • 2 tablespoons vinegar • 1 teaspoon hoisin sauce • 2 teaspoons sesame oil • 1/2 teaspoon sugar • 1 teaspoon freshly grated ginger
Directions: • Combine the dressing ingredients in a mason jar and shake. • Combine the salad ingredients, pour desired amount of dressing and toss. • If you are taking this to work in a lunch container, separate the mandarin orange, wonton strips and dressing.
More helpful tips: • If your kids don’t like their food touching, use Bento boxes to separate items. • Keep it simple: Make sure that children don’t have to put together their lunch (for example, don’t include build-your-own tacos).

Owner of Blaze Kids, Tonie Sexauer, with daughter Hastings
Philanthropy in Kids Fashion LOCALLY OWNED CLOTHING BRAND, BLAZE KIDS, CREATES COMMUNITY IMPACT WITH STYLE
PHOTOGRAPHY BY KYLA WITH TONIE CHRISTINE PHOTOGRAPHY
Ever had a SUPER crazy idea that came through your mind and then quickly passed out the other side? Well, at first, that’s all that Blaze Kids was to founder Tonie Sexauer. But as an entrepreneur at heart, Tonie decided to figure out her crazy idea. “I set my mind to learning about all things design, technical specifications, and manufacturing and before I even knew many of the answers, I was pitching the idea to my “board” - aka my husband and two kids!” said Tonie. Ultimately, Blaze Kids was born out of the desire to make stylish everyday kids clothing, while also creating an opportunity to make a huge impact, for their Eastside community and beyond. Blaze Kids brings customers into the “fold” of the business by doing quarterly giving campaigns where customers can choose who to make a small donation to by what hits home with them.

“My love for business and seeing how it can impact so many lives is easily what inspired me to start Blaze Kids, and for that reason I hope to watch it grow exponentially!” — TONIE SEX AUER
“Looking around I see so many small needs from people right within our own community. I so desperately want to just send money or do SOMETHING. But I want to give more sustainably than just emptying my own bank account,” said Tonie. Thus, she decided to start doing mini giving campaigns on her social channels to allow people to nominate a family going through something hard, and customers could band together quickly (24 hour campaign) with either a purchase or small donation to give to that family. “My love for business and seeing how it can impact so many lives is easily what inspired me to start Blaze Kids, and for that reason I hope to watch it grow exponentially!” said Tonie. And it’s easy for customers to get involved when the clothes are so adorable. “It was important to create something that was great quality, mix and matchable, and something that kids would actually like to wear!” said Tonie. Currently she’s most excited about the vintage inspired denim line expected to release early spring 2023.

From cut off shorts to straight leg denim, that can be coupled with their whole stone and acid washed line - it’s truly style, comfort, and the perfect everyday items. As Tonie is in the thick of growing Blaze Kids, Kirkland Lifestyle asked her to share her favorite entrepreneurial advice: “Journal it ALLLL out. There are always down days, where you really think “I might as well cut my losses and move on” - those are the days I would tell you to sit down, open your journal and write. Write out your fears, your doubts and then after ONE page of that, STOP. Turn the page and write out what you are THANKFUL for in your business. Where you have seen growth, look at where you started and write down all the things you know NOW that you didn’t know just a couple months ago. I’m impatient... but when I sit down and journal, or even look back on old journal entries, I see that the place I am in right now is what I was LONGING for just a few months prior.” For more info or to purchase go to blaze kidswear.com

“A significant part of aging is due to the decline in our hormone levels as you get older. Optimizing hormones to youthful levels can make you feel better, younger and delay many age-related health issues. We can’t stop the physiological process, but we can control how we age.” At the Age Management Center at PRO Medical, patients begin with comprehensive testing and lab work to analyze all health factors including vitamin deficiencies, stress, health disease risk, and more. These results guide a customized healthy aging treatment plan which incorporates lifestyle modification, advanced nutritional supplementation, and hormone optimization.
