H E A LT H Y H O M E , H E A LT H Y F I N A N C E S AVOIDING FINANCIAL MISTAKES TO PRESERVE PEACE OF MIND
Jonathan Walker manages the Gallatin office of Paul Winkler, Inc.
EACH YEAR AS SPRING APPROACHES, MANY PEOPLE REVIEW THEIR PERSONAL FINANCIAL SITUATIONS AS PART OF THEIR INCOME TAX PREPARATION PROCESS. No such review would be complete without an assessment of the value of their homes, which for most people, represents their largest asset. While real estate ownership can certainly enhance personal portfolios, it also has the potential to create financial
What advice would you give to prospective homebuyers? “First and foremost, be patient. Don’t fall in love with a particular house. You have to be able to walk away from it; otherwise you are at the seller’s mercy, and you will likely overpay. Remember that purchasing a home is a transaction, just like buying gas for your car. You have to be able to separate your emotions from the transaction.”
problems. Mistakes made during the acquisition, management and disposition of real property can have a serious impact upon personal net worth. To gain a better understanding of today’s real estate considerations, Hendersonville Lifestyle sat down with Certified Financial Planner Jonathan Walker, a longtime investment adviser who manages the Paul Winkler, Inc. office in Gallatin.

“Second, remember to negotiate. Many people think that because the Hendersonville area has become such a seller’s market that they cannot bargain with the seller. If a seller will not negotiate on the price or other conditions, be prepared to walk away from the transaction if you are not comfortable.”

What are some considerations in downsizing to a smaller home? “When evaluating downsizing, clients should first develop a list of reasons why they are considering this option. For example, maintenance costs, change in marital status or empty nesting may all be valid reasons for downscaling. Major financial and lifestyle decisions need to be made on a rational, non-emotional basis. Numbers rarely change, but how we feel about them does.”
What are some considerations regarding rental properties? “As a rule, I am not a fan of rental properties as investments. Most people are not landlords by design.”
“Take the emotions out of play. A lot of people who have raised children or taken care of parents in a home tend to have a lot of memories attached to the house, and they may be reluctant to sell, even when it is the right thing to do. They need to remember that their memories are part of them, not part of the house.”
“Consider why you want to get into rental property. Are there valid reasons, or have you just been watching too much HGTV?”

IN THE 67 YEARS SINCE THE FIRST MODEL ROLLED
introducing t h e 2 02 0 corvette s t i n g r ay
OFF A GM ASSEMBLY LINE, THE CHEVROLET CORVETTE STINGRAY HAS BECOME THE EMBODIMENT OF THE CLASSIC AMERICAN SPORTS CAR. It has been the “dream car” for many an automotive enthusiast, with performance meeting or exceeding foreign manufactured vehicles costing many times its price. From 1953 through 2019, there were seven different generations of the Corvette, known as C1 through C7. Each of those generations was evolutionary in design and introduced new performance and safety technologies which later became standard on other vehicles. However, during 2019, GM announced the development of the eighth generation of Corvette that represents a

radical departure from the past. For the first time, the C8 Stingray would abandon its traditional front engine mount in favor of an all-new mid-engine design. While the new design caused a good deal of discussion among sports car fans, it didn’t take very long before venerable Motor Trend magazine named the 2020 Corvette Stingray the 2020 Car of the Year. Hendersonville Lifestyle got a sneak preview of the new

Buick-GMC of Nashville on Jan. 29. A large crowd of curious car fans attended the all-day event in order to get to see and touch the new Stingray in person. They also had the opportunity to discuss the details and options of the new Stingray with a certified GM specialist, as well as to place custom orders for delivery over the next four to six weeks. GM made the decision to depart from the traditional front-engine chassis design for a couple of reasons. First and foremost, Corvette designers realized that they were rapidly reaching the performance limits of the front-engine configuration. By moving to a mid-chassis design, engineers were able to shift engine weight toward the rear axle, resulting in dramatically improved rear-end traction, faster acceleration and improved braking. Next, GM wanted the new Corvette to be more than just an American sports car. Most of its higher priced competitors, such as the Ferrari 488, the Audi R8 and the Lamborghini Huracán, have been using mid-engine design for many years. In order to gain additional penetration into foreign markets, GM had no choice but to move to a rear-engine configuration. Despite all of the technical and performance upgrades, the base Corvette Stingray coupe (1LT) is priced at $59,995, with the convertible model starting at $67,495. Two additional configurations, 2LT and 3LT, are also available in both coupe and convertible body styles, starting at $67,295 and $71,945, respectively.
