Buy vs. Rent After considering commercial space or an outbuilding on his property, Heatly discovered Garage Condos and was immediately impressed. He not only liked the idea of building equity, which a rental wouldn't provide, but found that purchasing a luxury work and storage space was a recent trend in bigger cities that hadn't been tapped into locally, until now. "I thought about it over a year, and looking at the market, the options and the cost involved, it all fell into place and made the most sense. Garage Condos in Edmond offers 85 luxury, climate-controlled units in various sizes, plus 24-hour surveillance, gated entry and a clubhouse.

NELSON LANDSCAPING F R O M L AW N S T O O U T D O O R D E S I G N

AFTER 25 YEARS, NELSON LANDSCAPING LIVES BY CORE VALUES, CREATES SUCCESS THROUGH GOD

16

OKC Lifestyle | March 2020

ANDY NELSON WAS 12 YEARS OLD WHEN HE STARTED HIS OWN BUSINESS. By the time he graduated high school in 2001, he had five employees, two crews and a mowing service that serviced 120 yards. Now, 25 years later, Nelson Landscaping is one of the largest outdoor design firms in Oklahoma City, specializing in design build, rehabbing existing properties, designing landscapes for new construction, retaining walls, drainage, outdoor living spaces and now swimming pools. Success may have been continuous for Nelson, but for him, the true success comes from living by a set of core values and through God. “The thing that is very important to us and is involved in everything we do from employees to design are our core values,” said Nelson. “Those values are humility, attitude, integrity, loyalty and quality. You’ll never find anyone in our company who is arrogant. We don’t allow space for that because we want to stay humble. Attitude goes hand in hand with that, and we don’t have space for griping or complaining. Integrity is self-explanatory, but loyalty in this industry is so important. Last year was a really rainy year. Our guys suffered, and we suffered. But we didn’t lose one employee through it all. We have some crew members who have been with us for 12 to 15 years. That’s saying something.” Quality is, of course, at the heart of everything Nelson Landscaping does. “Everything we put in the ground, we strive for perfection,” said Nelson. “From our projects to keeping the shop and office property clean to having quality trucks, it’s not just the end product. Every step of the way is focused on quality.”

We cover the windows of your world!

Nelson grew up east of Interstate 35 in Oklahoma City. As a spunky 10 year old, he loved cutting grass. At 12, he started Nelson Lawns as a way to save money to buy baseball cards. “My parents owned a small advertising company, and I paid them to make and put out flyers,” he said. “Yes, I had to pay them. I really appreciate that now. I ended up picking up three lawns from that.” Some days, he would push his lawnmower across the SE 33rd Street bridge over I-35 to get to his clients’ houses over a

mile away. By the time he was 15, he hired his first employee. “He was 16, which was smart because he could drive us around,” Nelson said. “We had 30 yards at that time. By time I graduated, we had 120 lawns and five employees. I was really hungry at that age, and I really enjoyed cutting lawns.” Being competitive by nature didn’t hurt either. Even as a teenager, Nelson said he always wanted to learn better ways of doing things and ways to improve.

“Today, we are a design/build firm,” he said. “We sold the mowing side of the business in 2017 to focus on designing and building.” That success wasn’t all his, however. “I feel like this company is not Andy Nelson’s company.

God put me in this role to run it. God will give it to you if you let him give through you,” Nelson said.

Because of his faith, Nelson Landscaping supports multiple Christian charities and missionary work. “It’s huge for me. If I feel compelled to give to a Christian mission, I do it. I love growing my company because that means I can give more,” he said. Nelson, along with his wife Keirsten and daughter Isabella, continue to aim for a bright future in Oklahoma City. “One of our mottos is ‘Get better every day.’ If we continue to do that, then we get closer to our goals, and we have lofty goals,” Nelson said. Nelson Landscaping has expanded its service area and staff. The team consists 3 project managers, 4 sales team members, an office manager, brand manager, a multitude of field employees, and an OSU-certified Landscape Designer. The company recently hired a manager for pool construction who has more than 15 years of experience. “We provide full-service care for your home, office or commercial property, including landscaping and landscape design,

SPRING CLEAN THOSE ALLERGIES AWAY PRO TIPS FROM THE MAIDS TO RID HOMES OF COMMON ALLERGENS

EVERY DAY WE SPEND MORE THAN 90 PERCENT OF OUR TIME INDOORS BOMBARDED BY CONTAMINANTS AND ALLERGENS, SUCH AS DUST MITES, ANIMAL DANDER, MOLD, MILDEW AND INSECT DEBRIS. Try to prevent as many allergens and contaminants as possible from causing havoc in your home by following these preventative maintenance techniques provided by The Maids of OKC. 28

OKC Lifestyle | March 2020

TIP #1 Vacuums can make all the difference. Use a vacuum with a HEPA filtration system weekly. HEPA filters can capture up to 99 percent of all dust and allergens. Don’t forget to vacuum upholstered furniture too and consider changing out carpeting for hard surface flooring, which captures fewer allergens and can be damp washed to eliminate dust and dander.

TIP #2 Clean and change your air conditioner and furnace filters according to the manufacturer’s directions. Mold thrives in cooling systems and pollen gets trapped in the filters.

TIP #3 Avoid those old-fashioned feather dusters, which are great for doing one thing – stirring up dust and allergens and putting them into the air you breathe. Dust regularly with a damp microfiber cloth. Wipe walls and mini-blinds with a damp cloth and vacuum draperies, window sills, baseboards and ledges often.

The Maids of OKC provides superior customer service and a premium clean for every customer. It's also the cleaning service of choice for Mr. Clean! Visit www.maids.com or call 405-400-0600,

Stange Law Firm, PC - In a divorce, courts require parties to identify all marital assets and debts. The exact way in which this takes place can vary. However, most courts require parties to disclose their assets and debts in financial statements early in the case. Discovery usually takes place to various degrees in a divorce as well. There could be interrogatories and requests for production propounded related to marital assets and debt. Depositions often take place. The lawyers may also issue subpoenas. However, some parties may, unfortunately, decide to hide marital assets in a divorce. They might hide assets with the illicit motive that if the court does not discover them, they will get to retain it. This leads many to wonder how they can find and identify hidden assets that are out there. The facts can vary in every case, but below are some common ways: 1.

2.

Bank records can sometimes identify hidden assets. Bank statements can show money coming in and being paid from various sources that do not add up, including cash deposits and withdrawals. They can also show evidence of hidden bank accounts where one is transferring or depositing money. Tax returns can be useful in many cases in locating hidden assets. Many of the schedules that are part of the tax returns can identify the existence of assets that were not disclosed.

3.

4.

5. 6.

Social media is becoming more prominent in locating hidden assets. Parties may post photos of assets like boats, vacation properties or jewelry. They also might make posts about these hidden assets. Electronic evidence such as email and text message evidence might be revealing. Parties might have emails where they get monthly statements that involve the hidden assets. They also might have electronic evidence on their devices regarding the purchase itself, including purchase agreements, sales information and statements relating to what they still owe on a note. Private investigators can sometimes help to locate hidden assets. They might be able to take photos and videos of properties, vehicles, boats and other hidden assets. Credit card statements can often be invaluable. Credit cards are sometimes the way they purchase these assets. Their spouse might not even know the credit card exists. When one has credit card debt their spouse does not know about, or other obligations, this can be problematic. When a party has hidden debt their spouse did not know about, this can be upsetting.

In the end, parties should be above-board and honest about their marital assets and debt. If the family court judge discovers that a party is being dishonest, this can be very damaging to their

credibility. It can also result in a court setting aside a completed divorce to deal with the hidden assets. Stange Law Firm, PC limits their practice to family law matters including divorce, child custody, child support, paternity, guardianship, adoption, mediation, collaborative law and other domestic relation matters. Stange Law Firm, PC gives clients 24/7 access to their case through a secured online case tracker found on the website. They also give their clients their cell phone numbers. DOS AND DON'TS OF PROPERTY INVESTING ESQUIRE REAL ESTATE SHEDS LIGHT ON 'INVESTING' IN REAL ESTATE

EVERYONE SEEMS TO BE IN ON THE DIY/HOUSE FLIP TREND, WITH NEW ‘INVESTORS’ SHOWING UP EVERY DAY. Most of them get in too deep before they realize how much they really don’t know.

DO GET YOUR FINANCES IN ORDER. Financing is the main component of any real estate transaction. Ensure that you have a good credit score, read all about the different options for financing a rental

DO YOUR RESEARCH! What areas are renting, and for how much? What are the current market trends for residential and multi-family properties? Most of the time, beginner investors fail because they’ve bought a rental property in a hurry and didn’t spend enough time doing basic due diligence. Ryan Forman-Smith, founder of Esquire Real Estate, brings invaluable market insight and real property experience from his years as an attorney. Here are his “dos and don’ts of property investing. 36

property, and find out the best places to acquire a loan. You will need a clear understanding of your income, cash flow, and expenses to best understand if property investment is right for you. If purchasing an investment property would immediately (or in a short amount of time) force you and your family into financial hardship, it’s not going to turn around anytime soon.

RETURN ON YOUR INVESTMENT Your appropriate return depends entirely on you. Most new investors come in with dreams of returns in the 15-20% range, which for the

Often, properties with this high of a return

exist in the low income/government assistance realm, which isn’t a problem if you’ve properly prepared yourself. The more a property needs in terms of updates, repairs, or remodels to bring it to a rentable standard, the more you will need to spend to get it there, which affects your bottom line. Remember, don’t forget to plan for emergencies and for any unexpected expenses that

may pop up, and NEVER EVER buy a property without title insurance.

DON’T BUY A SECOND PROPERTY UNTIL THE FIRST IS MAKING YOU MONEY. This doesn’t mean the first property has paid itself off, simply that it is putting money into your pocket regularly. Remember, it’s great while it’s occupied, but it quickly becomes a liability once your tenants vacate. Quick turn arounds and good marketing will keep your properties occupied and you in the positive cash flow. Once you’re comfortable with your first property, you then may begin to search for another.

DON’T BE AFRAID TO ASK FOR HELP. You can’t learn everything in a day, a week, or a month. There is a lot of information out there, and it can be daunting when you’re taking your first steps. A qualified real estate broker can help you navigate the depths of real estate investing, but make sure you find one that has experience with rental properties and real estate investments. Like with anything else, there are people who have become specialized within this area of real estate, bringing you valuable experience and expertise that other agents won’t have. Evaluating a property as an investment takes a different approach than finding someone a
