I’m writing this letter from our City Lifestyle national conference in Kansas City, and I can’t help but feel a touch of homesickness just thinking about home. When I moved to the valley to attend UNLV in 2004, I never imagined how deeply this place would shape me. I thought I’d be here for four years and then move on wherever life took me. Yet, 20 years later, I’ve spent my entire adult life in a place that has truly become home.

Things have changed in countless ways over the years with lots of back and forth for my husband’s professor and golf coach career, seasons of growth, and moments of uncertainty. But through it all, one thing has remained constant: This city is home.
That’s why I’m especially excited to bring you this home-themed issue, one that celebrates the people, places, and stories that make our community feel like home for all of us. These are the moments of connection, familiarity, and pride that remind us why where we live is so special.
In this issue, we visit a hometown staple on Water Street at the Pass Casino, sit down with Dr. Harpreet Tsui who is bringing the hometown healthcare feel back to her primary care practice, celebrate our community giving back with a home for a veteran in need, and chat with local housing experts Alex Mavros and Jason Hill who help others find their place here in Henderson.

Buying a home is often seen as one of life’s hallmark accomplishments, but the home buying process can seem daunting, even impossible, for those pursuing their dream home. Luckily, local realtor Alex Mavros and mortgage advisor Jason Hill have the experience and passion for helping anyone no matter where they are on the journey.
Alex, Las Vegas born-and-raised, knows the city and its surrounding areas well, but there’s one area he feels pride in knowing even better: his clients. “The most important thing to me is my clients,” he stated, including understanding their unique needs and wants throughout the entire process. “The client is first and foremost.”
It is this mindset that has catapulted Alex to the top 2% of agents in the industry, an achievement marked by hard work and something, he noted, far greater to clients: availability. “If they call me, if they text me, whatever the situation may be, I always want to make sure that I’m there to put their mind at ease,” he said. “If my phone rings, I do my best to answer it. In their mind [the issue] could be huge, and for them, it’s the matter at hand.”
Working with Alex and LIFE Realty District means working with an agent who truly wants to know you. This includes open discussions with clients about what they are looking for in a home and the things they want to avoid. Together, “as we build their criteria, I send houses to them and let them work their magic with the ones they like,” he explained, adding that the ideal range is four to seven with most going with their first choice.
His goal? “I don’t ever want buyer’s remorse. I don’t ever want to talk somebody into buying a home. I don’t ever want them to be like, ‘man, you got me so excited, Alex, and now, all of a sudden, I get my first mortgage payment, and now I’m not happy with it.’”
Trust, Alex said, makes all the difference. “One hundred percent work with people you trust.” From clients to plumbers and painters, “I’ve been very blessed to have a strong team around me; people that I can trust [to take care of clients], whether it’s getting the home ready to sell or ready for closing,” Alex reiterated.
“You’re not just paying me to help you buy or sell a home. You’re paying me to be that trusted professional that has gone through all the experiences.”
When it comes to financing your ideal home, it helps to have a knowledgeable professional with the experience of ensuring their clients are not only content but confident in their decision to own a home. Jason Hill has been in the mortgage industry for 23 years, educating and empowering buyers as they navigate a fluid market and currently serves as a loan officer with Modern Lending.
His best advice for financing with a lender: Make the connection early and be transparent, and expect your advisor to do the same. “The mortgage process can feel intimidating because many buyers don’t fully understand what lenders are actually evaluating when they decide whether someone qualifies for financing,” Jason explained.
Starting the conversation early presents both Jason and his clients with a full picture of where things stand and which direction to take. “The right advisor will take the time to explain the process, ask thoughtful questions, and clearly communicate why certain recommendations are being made.” Borrowers should also be asking questions to get to know their potential advisor, putting themselves in a position of control and making sure there is trust between them.
“That conversation,” he added, “can quickly determine whether a buyer is ready to move forward now or if there’s a clear roadmap of steps to take first, such as improving credit, adjusting debt, or planning savings.”
Jason cautioned that while it is “absolutely important” to stay informed on current interest rates and the general outlook of the market, it’s more beneficial for buyers to assess their own financial health and readiness. “Trying to time the market perfectly is extremely difficult,” he said. “Rates move daily based on factors that buyers can’t control, such as inflation data, economic reports, and global events.” For this reason, he added, “I encourage buyers not to let interest rates alone dictate when they purchase.”
While no one can predict the future, Jason is encouraged by current trends. “Most signs point toward a more balanced market compared to the extremes buyers experienced in recent years,” referencing stabilizing inflation, solid lending guidelines, and expectations for more predictable rates.
Still, he said, “a home is both a financial investment and a personal one, so the right decision is usually about long-term fit, not short-term market noise.”

“In most traditional practices, you’re lucky to get 10 or 15 minutes,” Dr. Tsui explains. “Doctors are typing, watching the clock, and trying to meet insurance requirements. Here, patients know they have the time and space to talk about their health and their life in general”.
That extra time allows Dr. Tsui to understand far more than just lab values or symptoms. She looks at the whole picture, physical health, mental health, lifestyle, relationships, and even loneliness, which she sees often among older patients. “Health is not just numbers on a page,” she says. “It’s about how people are really living.”
This relationship-based approach has proven especially meaningful in a city like Las Vegas, where many residents are transplants, retirees, or business owners who travel frequently. “People need a doctor they can trust,” Dr. Tsui says. “Someone who knows them, who can explain why they’re taking certain medications, and who can advocate for them if they end up needing care elsewhere.”
Dr. Tsui doesn’t just meet patients in her office, she also meets them where they are. She offers home visits for patients with mobility challenges or those recently discharged from the hospital. “If it’s easier for me to go to them, then that’s what I’ll do,” she says. “That’s part of taking care of people.”
Her passion for this style of medicine began early. As a child, Dr. Tsui set up pretend clinics for her dolls and was deeply influenced by her own family doctors, who treated her like family. One moment that stayed with her: After a car accident at age 18, her doctor insisted she come in immediately, even though he was busy. “That level of care and concern stuck with me,” she says, “I wanted to be that doctor.”

A CONVERSATION WITH JOE DESIMONE, THE OWNER-OPERATOR
BEHIND HENDERSON’S HOMETOWN FAVORITE

On Water Street, where Henderson’s past and future intersect, The Pass Casino has become a lively gathering place for locals and visitors alike. Since reopening in 2021, the property has undergone a thoughtful revival under longtime Henderson developer and owner-operator Joe DeSimone, who describes the vision as “old-time charm meets modern-day vision.”
In this Q&A, Joe reflects on how The Pass became part of his portfolio, why Water Street continues to flourish, and what keeps this hometown favorite feeling like home.
Henderson City Lifestyle:
Joe, first tell us a little about you. How did you come to become part of The Pass?
Joe DeSimone:
The City of Henderson was kind enough to make the introduction to the people at Boyd. We had inquired about the property many times before, but during COVID, since it was shut down, we were finally in a good negotiating position to buy it. We bought it with the intention of opening it and keeping it as a prime asset for us.
Henderson City Lifestyle:
You acquired the property during a challenging time. What made you want to move forward with reopening it?
Joe DeSimone:
It was tired. It hadn’t been invested in. The restaurant was closed, one of the bars was closed, the kitchen had to be replaced and there was just a lot to do. We did it all in about 60 days and opened in March of 2021. We knew we were going to open it, and that was favorable with the city and with Water Street in general.

Henderson City Lifestyle:
People often describe The Pass Casino as a “hometown” favorite. What do you think creates that feeling?
Joe DeSimone:
It starts with hospitality and comfort. It’s in a convenient location, easy in and easy out, with plenty of parking. Inside, it’s in really good condition and it’s been updated very well. We have Ristorante Italiano, Emelia’s Café (lovingly named after his daughter), and a lounge with music four nights a week. We also have two large bars, entertainment, and a venue that hosts events. It’s welcoming, and it feels local because it is.
Henderson City Lifestyle:
The Pass also complements your other Henderson property, Railroad Pass. How do the two work together?
Joe DeSimone:
A lot of guests enjoy both locations and take advantage of our different offerings, whether it’s dining, entertainment, or staying at The Atwell, which I built next to The Pass. They’re close enough to feel connected, but each has its own experience.
Henderson City Lifestyle:
Tell us about The Atwell Suites at the Pass. Many Henderson residents see it as a major part of Water Street’s new energy.
Joe DeSimone:
The Atwell opened in November 2024. It was built on what used to be the surface parking lot of The Pass. It’s a boutique hotel, about 90 rooms with a pool and a large recreational area, and it has great access to parking, which matters on Water Street. It’s also an IHG product, and it’s only the fourth Atwell built in the country. It’s been very popular, especially our Wine on Water Wine Bar which is part of the property.
Henderson City Lifestyle:
Water Street has changed quickly in recent years. What role do you feel The Pass has played in the revitalization?
Joe DeSimone:
This jump-started it. The city has done a good job in redevelopment, and they’ve been supportive. But it’s important to emphasize that private investment on Water Street has been significant. With The Atwell and improvements at The Pass, it’s about a $45 million investment.


We contribute back to the city. We pay room taxes, we’re active in the neighborhood, and we support things on Water Street.
Henderson City Lifestyle:
You’ve mentioned other Water Street businesses. How important is that synergy?
Joe DeSimone:
It’s critical. The relationships are critical. When you have a cluster of strong businesses, restaurants, breweries, live music venues, it creates a destination. People come down to recreate. They try one place, then walk and discover another. It’s a lively location, and the more success everyone has, the more demand there is for Water Street.
Henderson City Lifestyle:
What do you hear most from locals who visit The Pass?
Joe DeSimone:
They enjoy the entertainment, they appreciate the staff, and they like the comfort level. Our team members have been pretty consistent since we opened, so they know the customers. That relationship matters. It’s part of why people feel comfortable here.

Henderson City Lifestyle:
What’s next for the Pass in 2026?
Joe DeSimone:
We’re going to continue improving operations and making sure we’re putting our best foot forward. You never get a second chance to make a good first impression. We’re restating Emilia’s Café menu, continuing to strengthen the entertainment, and focusing on customer appreciation and awareness of what people want so when someone comes for the first time, or comes back after a while, they feel welcomed and valued.
