As we thought about home - we wanted to highlight what makes it unique to our readers. That includes the aesthetics and design, but most importantly - the people and memories created. Our home will be changing in 2023. Both our kids, Mia and Ava, will be off to college this fall. Mia will transfer from a local college, and Ava will be off to Plattsburgh to play college hockey. It will be different, but the memories of watching them grow up and sharing some of those memories with you will help keep it special and always be here when they come back. Having our home and lives in Grosse Pointe is a unique and special opportunity we cherish and don’t take for granted. In this issue, we learn what is trending in home design with renowned and award-winning licensed designer Dana Vagnetti-Cardenas. Dana shares the latest design trends from her Grosse Pointe Farms showroom and offers advice from small and simple design elements to a full-blown remodel or addition. We explore 714 Grand Marais. Built in 1925 and renovated in 2015, the mansion is a testament to the grandeur of Grosse Pointe. Although a 12,000-square-foot waterfront oasis, it still maintains a warm and cozy feel. "When you live in a space that's orderly, you tend to conduct your day in the same way," she says. "What you wake up in, go to sleep in and what you spend your quality home time surrounded by really does affect your mental health and energy levels, and a lot of it is subconscious. Color, scale, space, air, and light affect how productive you may or may not be." With over 20 years of experience, Dana provides interior and exterior design services to residential, commercial, and hospitality clients and can handle everything from a simple paint consultation to a full-blown new build or an addition. She ensures that all her designs are functional, beautiful, and up-to-date. Although gray tones have been popular for a while, that may be changing. "I feel like things are warming up and turning a little bit more holistic and natural," she says. "Even in very contemporary designs, we're seeing a lot of live edge and rough sawn wood furniture and accessories and even chiseled edge countertops." Dana says fun kitchen cabinet hardware, faucets, and light fixtures also mimic animals in the wild, so you'll now find deer and elk antlers in these designs. "Animal print is always in, but now it's more about the texture and not just the print or pattern itself," she says. "I think we're going to see a lot of textures and warmth, bringing the outdoors in more than ever before." Here, she gives some simple tips on making the rooms in your home happy and inspirational.

KITCHEN: Add a pendant light over the sink. Above most sinks is a small can light, but adding a pretty pendant is like adding a little piece of jewelry to an outfit. Switching up your cabinet hardware is also an easy, relatively inexpensive change that can give your cabinets a different look. And always incorporate some live greenery on your countertop. LIVING ROOM/ FAMILY ROOM: It's important to be cozy, so I advise clients to add accents like fluffy blankets that can be rolled up in a basket for easy accessibility. Leaving them out and visible gives that warm fuzzy feeling we all need at home. Choose things in your favorite color, regardless of whether it matches the rest of the room. It's also very important to have the ability to dim your lights or have a candle nearby to create that soft, soothing lighting. PRIMARY BEDROOM: Many people love to have fans over their beds, but most are bulky. Replace it with a fandelier - it's a chandelier and a fan melded into one. They're quite beautiful, and whether you want a glamorous one with crystals or something more rustic, there are options for everybody. It's a cool and functional way to dress up your bedroom. Think about doing accent wallpaper and incorporating an ornate or odd mirror somewhere in the space as well. It can give your room that special sparkle. HOME OFFICE: Bring those things you value in your "real" office into your home office. If you like coffee or tea, set up a beverage station with a Keurig or something along those lines. If you miss the snacks, keep a snack drawer, so it feels more like a place away from home. Having everything right at your fingertips is key so that you aren't headed to the kitchen, which can be a distraction from your workday.

You have to be licensed to be an interior designer; otherwise, anybody can be a decorator. Why hire a professional? Somebody who knows what they’re doing is going to cut your searching time dramatically. Using an interior designer is also a huge money saver because they have the knowledge to specify the proper products, sizes and scales. Dana manages and designs all projects; she doesn’t just come up with the design package but also follows them through to completion if desired by her clients. The initial design consultation is the key time when she gets to know her clients and where she wraps her years of experience around a design plan that caters to what they like and need.

Paint the office a color that wouldn't typically be found in the rest of the house. So something outside the color palette so that you feel like you're in this space separate from your home when you're in there. POWDER ROOM: For a cute little bathroom, wallpaper is trendy. Something I'm doing more often is botanical prints. And not just an accent wall, but the entire thing. Adding a fun light fixture can also really transform the look of the space. Something I do that makes a powder

room a more exciting place to be is hanging a quirky but pretty piece of artwork. Linda Quint, a Realtor® with Century 21 Market – Tech Realtors, enjoys introducing buyers to Grosse Pointe. "It's a wonderful, safe, and friendly place," she says. "Downtown, with all its sports, concerts, nightlife and shopping, is less than 10 minutes away," she says. "But, it's also far enough away that it's tranquil and relaxed. It's the best of both worlds." Linda should know; she not only works in Grosse Pointe but also lives there. There are many gorgeous homes to be found here, including one she represents on Grand Marais St. on Lake St. Clair. This waterfront oasis, with over 12,000 square feet, boasts an impressive five bedrooms and 10 bathrooms but still manages to be cozy and warm. "For such a big house, it's really comfortable and family oriented," says Linda. "With many big houses, you often feel like you're in a sterile building, not a home." Although it was originally built in 1925, it has all the modern amenities buyers seek, thanks to a complete renovation in 2015. Even with all the changes, the home still maintains

the charm of the original design by famed architect Robert O. Derrick. Its beautiful stained glass windows were preserved, although the rooms they are in now have different uses. "Its grand parlor with vaulted ceilings used to be the music room, so at the top of every window is a stained glass harp," says Linda. "The room that was used as a library is now part of a bathroom, so there's a stained glass window showing a book." During the renovation, the house more than doubled in size. "The original kitchen was very small because back then, the woman of the house wasn't in the kitchen," she says. "She had people cooking for her." Today, the large gourmet kitchen has granite counters and custom cabinetry, a turbo chef oven, a stove that heats water in minutes while keeping the stovetop cool, and two dishwashers. The walk-in pantry is vast with plenty of storage. "I feel like you could have a small store in there," says Linda, laughing. The house initially only had four small bathrooms. "Now it has 10 bathrooms with an unbelievable en suite CONTINUED >

spa-like master bathroom," she says. "The tub has a waterfall, where the water fills up and then runs over the top, goes back to the bottom where it gets heated and comes back up again." The bedroom itself boasts a lovely fireplace which makes the space extra special. It's also an excellent house for entertaining. The finished basement with its theater room is a fun spot for family and friends to watch movies, and outside, a resort-like pool and outdoor kitchen are surrounded by lush landscaping. It's a place where people can gather, take a dip, and enjoy some delicious fare. There's also an observation deck on the roof for an even bigger thrill. "I don't think anybody else in Grosse Pointe has that," says Linda. "It's up three stories and you could have 15 people up there. And what a view!" The home also offers a family room downstairs and another one upstairs. If a couple wants to host a party on the lower level, the kids will still have a comfortable place to hang out. "The people who own it now had a party there with a couple of hundred people and it was not crowded at all - there was room to spread out," says Linda. Something else the house provides, which is often in demand these days, is an open-concept floor plan. "It has one big room with the kitchen, the family room, and a little game room all combined in one, so the family can be together," she says. "It also has a big table in the main room if you want to have a formal dinner, which I don't think people have much anymore. People are getting less formal all the time - they're more into comfort. But, at the same time, they still like luxury." CONTINUED >

Q. HOW DO YOU KNOW IF YOU HAVE FOUNDATION PROBLEMS? A. Every home has a different situation with its own solution. All homeowners want the fastest and least expensive solution. Things to look for would be step cracks in bricks or separation of caulking between brick and siding next to doors or windows. Other signs would be door or windows sticking, cracks in drywall/plaster, unlevel floors, and bowing walls. Water Damage: Efflorescence on walls (white flaking), water stains and mildew smells are also signs.

Q. WHAT IS THE FASTEST AND EASIEST SOLUTION? A. Call a foundation repair company. Foundation repair companies offer services for all types of foundations, including basement foundations, crawlspaces, and concrete slabs. A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone. When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TAKING THE COUNTER MATERIAL UP THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WARMING UP THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

CONTRAST, CONTRAST, CONTRAST! From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.

4 Tips to keep you and your home cool

Keep your blinds closed, especially on north and west-facing windows.

A. It is generally a good idea to consider doing some basic maintenance on your air conditioning and heating system at the beginning of every season. You should prepare your home HVAC system for the spring/summer season around April to May.

Q. WHAT USUALLY NEEDS TO BE DONE?

Adjust ceiling fans to rotate counter-clockwise in the summer to push air straight down to help create a cooling effect.

A. When getting ready to start your air conditioner for the first time of the season, you need to prep your system and ensure that everything is in working condition before turning it on. Without properly preparing your system, you could find yourself with high utility bills and an underpowered unit or, even worse, one that overworks itself and then fails. Some things that need to be completed are washing the condenser coil, flushing condensate lines, checking refrigerant levels, tightening all electrical connections, and replacing filters.

Q. HOW OFTEN SHOULD WE HAVE AN INSPECTION? A. You should have you’re A/C Inspected in the Spring and Your Furnace in the Fall.
