Investing in What Matters

As spring unfolds, it’s a season of growth—both in nature and in the ways we invest in our lives and communities. This month, we’re exploring the theme of investment—not just financially, but in how we dedicate our time, energy, and resources to what matters most to us.

In this issue, we look at what it truly means to invest close to home. We explore investing in community through the impactful work of the Greensboro Science Center, highlighting how supporting local institutions strengthens education, tourism, and shared experiences for generations to come. We examine investing in real estate with Belvedere Properties. We also turn inward. Our Q&A with a local nutritionist focuses on investing in your health, reminding us that our bodies are our longest-term assets. And at Stay Forever Young Spa, we explore investing in oneself—how prioritizing skincare, confidence, and self-care can be both restorative and empowering.

Each story in this issue reflects a different kind of return on investment—community impact, financial growth, physical well-being, and personal renewal. Every intentional choice to invest, big or small, represents hope for the future and a commitment to building something better.

We hope this issue inspires you to reflect on how you can invest in the people, places, and dreams that mean the most to you.

Warm regards,

April 2026

INVESTING IN WONDER: The Greensboro Science Center

GLENN DOBROGOSZ DISCUSSES HIS VISION FOR BUILDING A SCIENTIFIC DESTINATION
ARTICLE BY KARI SMITH | PHOTOGRAPHY BY GREENSBORO SCIENCE CENTER

When Glenn Dobrogosz arrived at the Greensboro Science Center (GSC) in 2004, it was a modest institution that welcomed fewer than 100,000 guests a year—and tourism was certainly not a defining force in Greensboro. As director, he had aspirations of taking a “sleepy facility” and turning it into something bigger.

Glenn’s career had taken him to several states, serving as director of zoos and helping facilities get reaccredited. By the time he got to Greensboro, he had developed a clear leadership philosophy: Institutions thrive when guided by a master plan. And so he created a blueprint called “Science City USA,” envisioning a campus that combined an accredited zoo, aquarium, and science museum.

Now, 22 years later, the transformation is remarkable. The facility opened Animal Discovery, the aquarium, and Revolution Ridge, and it is now the only facility in North Carolina accredited by both the Association of Zoos and Aquariums (AZA) and the American Alliance of Museums (AAM), which recognizes rigorous standards in animal care, conservation, and education.

The staff has increased from 18 full-time employees to 70, supported by 150 part-time staff and more than 400 volunteers. The facility currently houses 1,500 individual animals, but that will soon jump to nearly 1,800 individual animals representing more than 250 species. The operating

budget has grown from $1.4 million to $12 million, with projections to grow to support further expansion. Attendance has climbed to as high as 635,000 annual visitors following the opening of Revolution Ridge in 2021. The next goal is to reach 750,000 annual guests—placing Greensboro among the state’s premier destinations.

Glenn thinks that’s well within reach considering the next exciting development on the horizon. Expedition Rainforest: The Greensboro Biodome and Aquatic Rehabilitation and Conservation Center (ARCC) is anticipating a grand opening in September 2027. The ARCC will expand upon the Science Center’s animal rehabilitation efforts. The Biodome will be five stories high and span the length of a football field. Guests will be able to experience complete immersion in the vibrant ecosystem of an 82-degree tropical rainforest with an open-flight aviary. The biodome will connect to an aquatic rehabilitation center where guests can observe real-time work, including endangered seahorse propagation and sea turtle rescue. There will be a new stingray touch tank, expanded animal hospital, and breeding facilities. And if that weren’t enough, the new expansion will also include new restrooms, a restaurant, gift shop, and private event space.

rebuilt. Outdoor adventure components like SkyWild are being reinvested and integrated into the rainforest experience. The facility is always pushing forward.

The ultimate vision, Glenn says, is based on the goal of teaching kids and families about opportunities in the field of science. Glenn sees that emotional impact as part of the return on investment. “We provide a space where other creatures matter,” he says. “That immersion creates conversations at the dinner table. It inspires.”

“Whether you're 2 or 92, there's something for everybody at the Greensboro Science Center.”

—Glenn Dobrogosz

Every expansion at the Science Center is deliberate. Some exhibits are refreshed, others retired. The Omnisphere Theatre is being reimagined with new programming. The meerkat habitat is being

This spring and summer, a temporary rainforest-themed exhibit will preview the biodome vision, complete with an eight-foot model and interactive giving opportunities— even allowing children to contribute coins toward construction. Tours of the project run several times a week, inviting residents to see progress firsthand.

For Glenn, that transparency reinforces connection. The Science Center isn’t just a campus— it’s part of Greensboro’s civic identity.

After more than two decades, Glenn has helped transform a struggling facility into a regional destination. Yet he frames the achievement not as expansion for its own sake, but as sustained investment in curiosity, conservation, and community pride—and that may be the most meaningful return of all.

The Greensboro Science Center is located at 4301 Lawndale Drive and is open daily from 9 a.m. to 5 p.m. Learn more at www.greensboroscience.org.

EMBRACING A PARTNERSHIP WITH YOUR BODY

Wellness isn’t about restricting — it’s really about giving. Giving to yourself and to your body in a way that allows them both to thrive. The cool part? The things that give to your body naturally give to your mind, your hormones, your earth, your relationships, and so on — it’s all beautifully interconnected in that way.

Work in partnership with your body. Listen to it, support it, give to it, forgive it — and I promise it’ll give back. Repeat after me: I love myself as the most important and committed partner I will ever have

Eat your greens, cook at home, choose local produce and quality meats, don’t be scared of healthy fats — but also support local farmers, move in a way that makes your body and mind feel good, prioritize times of mindfulness and stillness, fuel your body in a way that is sustainable for both you and the planet, practice gratitude and empathy, give yourself grace when you lose routine, don’t try to make changes overnight, ditch the guilt, and always always be kind to yourself.

Confidence Starts at the Surface

At Stay Forever Young Spa, Denise Garner builds customized skincare plans designed for lasting results

When our skin is healthy, we tend to carry ourselves differently. We look vibrant. We project more confidence. And we might enter a room with less worry about breakouts, sunspots, or fine lines. Our skin is a tangible reminder that how we care for ourselves matters. Investing in our skin is an investment in our appearance, but also in our confidence, health, and how we present ourselves to the world.

This is where expert care makes all the difference, and few know that better than Denise Garner, esthetician and owner of Stay Forever Young Spa. Denise has been in the skincare industry for years. When attending UNCG for psychology, she unexpectedly discovered her passion during a summer esthetics course. Denise later joined a world-renowned dermatologist’s practice, where she was quickly immersed in advanced medical skincare. She received training in chemical peels, laser technology, acne treatment, age-spot correction, and resurfacing. The experience accelerated her growth and sharpened her expertise, particularly with mole and skin tag removal, acne treatment, laser resurfacing, microneedling, and highly customized facials.

After seven years, she branched out on her own to continue offering advanced procedures. Eventually, Stay Forever Young Spa took shape and as word spread, so did her reputation. Clients began calling her “Denise the Skincare Queen.” Her staff now includes three other women, licensed medical estheticians and a nurse practitioner who can safely offer Botox and fillers.

What sets Denise and Stay Forever Young Spa apart isn’t just the technology used—it’s the philosophy behind it. “People want quick fixes,” she explains, “but I take the time to prepare the skin before I treat it.”

The process begins with a consultation, often starting with a phone conversation followed by a comprehensive in-person analysis. She studies the skin carefully, evaluates texture and barrier health, and asks about lifestyle, hormones, hydration, stress levels, and goals.

“There are no surprises with me,” she says. “We do a cost analysis, we design a plan, and we start intentionally.”

As the body’s largest organ, the skin reveals what’s happening internally— hormone shifts, stress, dehydration, inflammation. Her approach emphasizes long-term payoff over instant gratification. Professional guidance in someone’s 20s and 30s can prevent more intensive interventions later. “If you start early and take care of your skin,” she notes, “you don’t have the same problems down the road.”

At Stay Forever Young Spa, skincare plans are often structured in threeto four-week intervals. Treatment packages include products from

Denise’s proprietary line that’s formulated by a biochemist. Her skincare line continues to expand, and she now offers a whole new line of products for face and body.

For Denise, “staying forever young” isn’t about erasing time. It’s about how you feel when you look in the mirror.

In a culture that often chases trends, Denise’s approach feels refreshingly grounded. She studies, prepares, customizes, and builds sustainable results—the very definition of a smart investment.

Because in the end, the best investment you can make is in yourself.

Fueling Your Future

Lauren Mardeusz, RD, LDN, and owner of Salt + Honey Nutrition, shares how everyday food choices compound into lifelong wellness

Why should we think of nutrition as a long-term investment?

Nutrition influences nearly every system in the body. The food choices we make consistently over time shape inflammation levels, blood sugar regulation, nutrient stores, and gut health. These are foundational processes that determine how we feel in the present and how we function decades from now.

What can we focus on now that can pay off decades later?

One: Learn how to build balanced meals that include protein, fiberrich carbohydrates, and healthy fats. This pattern supports blood sugar stability, muscle preservation, and long-term metabolic health.

Two: Protect muscle mass. Muscle plays a major role in blood sugar regulation, bone health, and functional independence as we age. Adequate protein intake and strength training matter far earlier than most people realize.

Three: Support bone health with adequate calcium, vitamin D, and overall nourishment in early adulthood; this pays dividends later, especially for women.

What are some immediate changes people notice when they start fueling their bodies properly?

Most people notice steadier energy, fewer afternoon crashes, improved concentration, and better sleep quality. Many also experience more stable moods and less preoccupation with food.

What is the single habit you would prioritize first?

First, stop following fad diets that promise results without evidence. Next, prioritize building a balanced breakfast that includes protein and fiber. The first meal of the day often sets the tone for blood sugar, hunger cues, and energy levels.

Any advice for someone beginning their nutrition journey?

Start small and think in terms of addition rather than restriction. Adding a vegetable to dinner, including protein at breakfast, or planning one balanced meal per day are meaningful steps. Consistency matters more than intensity. Nutrition is not a short-term project. It is a relationship with your body that evolves over time.

Building Wealth, One Property at a Time

With second-generation leadership, Belvedere Properties helps clients manage, protect, and grow their real estate investments

Running a family business was always a conversation in Tyler Nosek’s household growing up. Born in Maryland and raised in Greensboro since he was six years old, Tyler is now the second generation at Belvedere Properties. His mother, Cathy, started the business and has well over 30 years of experience in real estate and property management. Tyler officially joined the business in 2020, just as COVID was reshaping the housing landscape. He earned his real estate license, jumped right in, and began preparing for second-generation leadership.

Tyler laughs when asked what roles he holds within Belvedere. “Janitor, property manager, broker in charge.” No day is typical. Mornings begin with emails and phone calls to owners, contractors, and residents. Afternoons might include property inspections or showings. Evenings are spent recapping the day and preparing for tomorrow.

Belvedere is a trusted resource specializing in residential and commercial property management, overseeing everything from one-bedroom apartments to five-bedroom executive homes across the greater Triad area. Their clients range from seasoned investors to “accidental” landlords—homeowners who moved but chose to retain a property and convert it into a rental.

The Noseks know that in the world of investing, few assets carry the staying power of real estate. Markets rise and fall, interest rates fluctuate, and trends shift— but a well-managed property can generate income, build equity, and create opportunity for decades.

“A long-term investment is something that’s consistently earning money,” Tyler explains. “As long as it’s producing income and building equity, it’s working.”

For investors, rental property can sound passive. In reality, it requires constant oversight: screening tenants, drafting leases, compiling market rent analyses, completing repairs, fielding emergency calls, and facilitating annual inspections.

“We take the stress away from the owner and put it on our heads,” Tyler says. “That’s why they hire us.”

For many clients, the goal isn’t flipping or short-term gains. It’s stability; it’s income that grows and equity that compounds. A property that quietly works while they focus on careers or retirement.

His mother’s decades of experience managing properties, people, and long-term growth have shaped his leadership. For the Noseks, the goal is not just succession, but stewardship.

Belvedere’s team includes Tyler, his mother, and five additional staff members, supported by a network of trusted contractors. The firm remains intentionally local—serving only the greater Triad area. This allows them to maintain direct oversight and quick decision-making.

Unlike larger firms whose ownership may be based in other states, Belvedere operates with on-the-ground awareness of market conditions, rental trends, and neighborhood dynamics.

“We treat the properties we manage as if we’d want to live there,” Tyler says. “Owners get paid on time. Homes are kept in good condition. We’re just a phone call away.”

For those in their 30s or 40s considering real estate as a path to building wealth, Tyler offers pragmatic advice: Start with what you can afford. Define your goals. Understand your budget—not just for purchase price, but for improvements and ongoing maintenance.

“Real estate investing exists at every price point,” Tyler says.

Market conditions shift. Tyler notes that rents have stabilized—no longer skyrocketing, but not declining either. The market is cooling, but steady. Investors must remain adaptable and responsive to seasonal and economic shifts.

Through it all, success remains clearly defined. For clients, it means maximizing income and building longterm wealth through property ownership. For Tyler, it means growing Belvedere, supporting staff, expanding his own rental portfolio, and continuing the foundation his mother built.

“It’s exciting, stressful, and fun,” he admits.

Redefining MVP: TIM TEBOW’S LIFE BEYOND FOOTBALL

An exclusive Q&A with City Lifestyle

PHOTOGRAPHY PROVIDED

From championship trophies to global humanitarian impact, Tim Tebow’s journey has defied every standard playbook. In an exclusive conversation for the Share the Lifestyle podcast, Tebow pulls back the curtain on the moments that truly defined him, from a humbling middle school church retreat to the life-altering shift of fatherhood. This isn’t just a look back at a career; it’s an invitation into the heart of a man driven by purpose. Read the highlights below, then join us for the full, unfiltered experience by scanning the QR code at the end.

Q: WE ALL KNOW YOUR ACCOMPLISHMENTS ON THE FOOTBALL FIELD, BUT TELL US ABOUT THE CURL CONTEST.

A: I was competing for my future high school team (my brother’s team), and I pushed myself way past what was smart. I ended up collapsing and needing medical attention. But what stayed with me wasn’t the pain, it was the lesson. Would I be willing to do something that others aren’t? For much of my life, I strived to bring my best for a game, but I hope that I can say at the end of my life I was willing to do that for things that actually matter.

Q: YOU’VE ACHIEVED SO MUCH IN SPORTS. WHAT WOULD YOU SAY IS YOUR GREATEST ACCOMPLISHMENT NOW?

A: Becoming a dad. Nothing compares. From the moment I knew my wife was pregnant, I felt a new depth of love for our child, but when you bring your baby home, the responsibility hits you like nothing else. Suddenly, everything you see, every decision you make, you’re asking, “Is this corner too sharp? What happens if she reaches that drawer?” It changes how you see the world and how you see other people.

Q: YOU’VE SPOKEN OPENLY ABOUT DISAPPOINTMENT, ESPECIALLY AROUND FOOTBALL. HOW DID THAT SEASON OF LIFE SHAPE YOU?

A: I talked a lot about that very thing in my book Shaken . We all go through moments where our faith in our abilities and purpose feels rattled, but I believe it’s often in those storms when God can show us who we could become.

Q: YOU TALK A LOT ABOUT COMPARISON CULTURE. WHY DO YOU BELIEVE COMPARISON HAS BECOME SUCH A TRAP TODAY?

A: Because we’re comparing our real, everyday lives to someone else’s highlight reel. Social media shows people’s “best day,” often filtered and staged, and then we measure our reality against that. There’s a reason filters are so popular—it’s not real. We end up scrolling through images that don’t tell the full story, and without realizing it, comparison starts to steal our joy and our gratitude.

“We’re comparing our real, everyday lives to someone else’s highlight reel... comparison starts to steal our joy.”

Q: YOUR FOUNDATION FOCUSES ON THE “MOST VULNERABLE.” WHERE DID THAT CALLING BEGIN?

A: When I was 15, I met a boy in the Philippines who was treated as a throwaway because he was born with physical differences. That moment changed me. I realized God was calling me to pursue a different kind of MVP, not “Most Valuable Player,” but “Most Vulnerable People.”

Q: FINALLY, WHAT’S ONE THING PEOPLE MIGHT BE SURPRISED TO KNOW ABOUT YOU?

A: I have some weird coffee habits, which include protein powder, collagen, and cream all mixed together. I love golf dates with my wife. And every night, I bring snacks to bed to share with our dogs. It brings me more joy than it probably should.

This conversation barely scratches the surface. Tim goes deeper into the moments that rattled him, the joys of fatherhood, and one story he has never shared publicly until now. Scan the QR code for the full, exclusive City Lifestyle interview on Share the Lifestyle Podcast.
