At Home in Greeley

Dear Greeley,

There’s something deeply personal about making changes to your home. Over the past years, as I worked through a handful of remodel projects in my own home, it became clear how much the right people matter in the process. Using locally owned, family-run businesses like Front Range Interiors and West Point Carpet One didn’t just make the process smoother—it made it meaningful. There’s a level of care, accountability, and pride that simply feels different when the people doing the work live right here in Greeley, too.

In this issue, you’ll also get an inside look at West Point Carpet One, where owner Ty Gentry and his incredible team have built a business grounded in integrity, relationships, and showing up the right way—every single time. Their project managers’ stories remind us that great results start with trust and communication. You’ll also see some projects from Jeff Ullum and Amanda Unrein, owners of Front Range Interiors and learn how their work goes far beyond flooring. From custom showers to backsplashes and full interior transformations, their story is about craftsmanship, thoughtful design, and helping homeowners feel confident in every decision.

We also explore topics that shape life beyond our walls. From the growing interest in native grasses and smarter land stewardship, to an inspiring look at Elegant Night and the lasting impact of the Boys & Girls Clubs of Weld County, this issue highlights the people and ideas strengthening our community. And for those navigating big life decisions, you’ll enjoy meeting the agents of Austin & Austin Real Estate—a team rooted in legacy, local knowledge, and genuine care.

Thank you for welcoming Greeley Lifestyle into your home. It’s an honor to share these stories, celebrate our community, and continue supporting the people who make Greeley such a special place to live.

Warmly,

March 2026

Natalie Snead

Agent, Owner

For more than a century, Austin & Austin Real Estate has stood as a trusted name in Northern Colorado real estate. Founded in 1903 by brothers E.R. and Fred Austin, the company began by serving the region’s agricultural roots through farm and land auctions—helping shape the communities that thrive today. That legacy of integrity, adaptability, and client-first service continues under fourth-generation leadership.

Austin & Austin’s strength lies not only in its history, but in its people. With decades of combined experience, the team works collaboratively, drawing on shared knowledge and diverse expertise to deliver thoughtful, well-rounded guidance. Clients benefit from more than a single perspective—they gain the insight of a unified team committed to protecting their best interests.

As the real estate landscape evolves, Austin & Austin remains grounded in the values that built its reputation: honest counsel, personalized service, and a deep respect for Northern Colorado and the people who call it home.

These agent spotlights showcase the individuals carrying forward Austin & Austin’s century-long tradition of trusted real estate service.

Growing up around real estate, Natalie began her career in the front office at Austin & Austin before stepping into an agent role—turning a family legacy into a path uniquely her own. She sees real estate as more than a career; it’s a way to serve people during some of life’s biggest moments. Natalie genuinely loves building real relationships along the way, often making lifelong friends with the people she serves, and she values the lessons each transaction brings. She has a special place in her heart for first-time homebuyers, especially those who never believed homeownership was possible, helping them gain confidence and see that it truly is within reach.

Aside from being a family business she’s grown up with, Austin & Austin is home to a team that has become family in every sense. The agents and staff support one another wholeheartedly, and Natalie knows she can always count on them—just as they can count on her—something truly rare and hard to replace.

Natalie Snead, Agent, Owner

Brigitte Gentry

With more than two decades at Austin & Austin, Brigitte’s real estate story began early—working alongside appraisers as a teenager and quickly falling in love with homes and the rhythm of the business. Today, she brings a calm, intentionally paced approach, limiting her client load so every transaction receives full attention. With an eye for design, she often helps clients think through staging, remodeling, and layout along the way. A successful closing, for her, feels smooth and unhurried, often followed by referrals built on long-standing trust.

Dale Souther

Dale’s path into real estate grew out of an entrepreneurial mindset, starting with infill development projects and a desire to create value through land and community. The energy of the people around him—and a shared work ethic—sparked a lasting passion for the industry. Grounded in sincerity and honesty, Dale brings a straightforward approach to every transaction. With deep roots in agriculture, he connects naturally with clients from similar backgrounds, defining success as clients who feel good about their outcome and how they were represented along the way.

“Austin & Austin’s long-standing reputation in the advertising community sets the standard. Being part of that legacy motivates me to uphold the same level of integrity, honesty, and commitment with every client I serve.”

Dale Souther,

Ted’s real estate career began out of necessity, evolving from a background in farming and livestock into a profession that’s spanned more than four decades. Mentored early on by Ernie Austin, he built his career on steady guidance, hard work, and long-term relationships. While technology has changed the industry, Ted continues to value face-to-face connection, believing nothing replaces personal contact. With deep expertise in agricultural properties—farms, ranches, and water rights— he measures success simply: satisfied clients and the privilege of continuing a multi-generational legacy.

“Austin & Austin has been part of my family’s life for generations, and I’m proud to help carry that legacy forward.”

Ethan Cozzens

Ethan’s entry into real estate grew naturally from a career in construction, where hands-on building sparked a deeper interest in the transactional side of the industry. With more than 25 years in construction and a background in construction management, he brings a trained eye to everything from custom homes to agricultural assets. Known for his calm, non-pushy approach, Ethan focuses on reducing stress during major decisions, especially for first-time buyers. To him, success means clients who feel confident in their purchase from start to finish.

“I cannot speak highly enough on the team at Austin & Austin Real Estate. They are a down to earth, professional team and is nothing but supportive and top notch. I have never felt more welcome and feel a part of the family.”

Sue Maack

Sue’s love for real estate began with a simple appreciation for homes and grew into a career rooted in long-standing relationships. For more than 27 years, she has helped clients navigate the Eaton and Greeley markets she proudly calls home, building trust that often extends far beyond a single transaction. Sue’s approach centers on truly understanding her clients’ needs, allowing her to match people with places that feel right. A successful closing, for her, is one where both buyer and seller walk away excited and ready for what’s next. Sue cherishes the Austin and Austin team because many of them have worked together for decades and always eager to help each other out.

John Moody Mike Higgins

Agent Agent

John’s connection to real estate began early through family ties to the industry, growing into a career centered on helping people navigate major decisions. With a laid-back, steady approach, he focuses on listening first and making sure clients feel informed and comfortable throughout the process. John frequently works with agricultural properties and first-time buyers, helping them move forward with clarity and confidence. A successful transaction, in his eyes, ends with happy clients at the closing table.

Mike was drawn to real estate by the opportunity to help people through one of life’s most meaningful transitions. Shaped by growing up around Higgins Hardware and years in professional basketball, he brings discipline, preparation, and a family-first mindset to every transaction. Fluent in Spanish and experienced as an investment property owner, Mike offers both personal and financial perspective. Rather than focusing on a single niche, he works with clients navigating change, measuring success by confident decisions and relationships that last.

Mike Higgins, Agent
John Moody, Agent

Wayne Howard

Agent

Wayne’s path into real estate evolved through a career shift into agricultural appraisal, farm and ranch management, and complex land negotiations—work that proved both challenging and rewarding. Guided by a clear personal mission centered on service, excellence, and integrity, he brings a principled, steady approach to every transaction. Wayne is especially connected to agricultural and rural markets, including water and mineral rights, livestock, and agri-business. Success, for him, is achieved when both buyer and seller reach their intended goals.

Tamra Heindselman

Agent

Tamra began her journey into real estate by assisting other agents with marketing, staging, and interior design on new construction, where she discovered how much she loved bringing spaces to life and helping clients envision their future homes. Her path into real estate truly began with a passion for helping people, which led her to transition into becoming a real estate agent so she could be more directly involved with clients and guide them through one of the biggest transactions of their lives. She understands the process can be time-consuming and challenging, but she loves to make it a fun, exciting adventure for every client she works with. She approaches every relationship with care and intention, listening closely to her clients’ needs and goals, and giving 100% of her time, loyalty, and dedication. She believes every client deserves exceptional service, and she won’t stop working until each one is 100% happy.

Chuck Bowles

Agent, Owner, Managing Broker

With a background in sales and a lifelong connection to Northern Colorado, Chuck brings a people-first approach to every real estate transaction. His passion for real estate grew from a desire to help clients turn their dreams into reality—especially when purchasing their first home. Known for his low-pressure style, Chuck focuses on answering questions thoroughly, making clients feel comfortable, and being available whenever they need guidance. He specializes in residential real estate throughout Greeley, working with everyone from first-time buyers to multi-generation homeowners. As part of the family-oriented team at Austin & Austin Real Estate, Chuck values collaboration and shared support, always striving for transactions where every party walks away happy and confident.

Native Grasses Outperform the Rest

& TEAM | PHOTOGRAPHY BY SHAWN

PAWNEE BUTTES SEED INC.

Native grasses are getting more attention these days, and for good reason. As water becomes more limited and land management costs continue to rise, many landowners are looking for options that make sense long-term. Native grasses offer a solution that’s practical, resilient, and well suited to local conditions.

Spring is the perfect time to start planning a native grass stand. In most areas, warm-season native grasses are best planted in late spring or early summer, once the soil has warmed up. Cool-season natives can be planted earlier in the spring or even dormant-seeded in the fall. Paying attention to timing helps give young seedlings the best possible start.

A major advantage of native grasses is how efficiently they handle water. Because these plants evolved in local climates, they’re naturally adapted to survive on normal rainfall. Native grasses develop deep, extensive root systems that allow them to pull moisture from well below the soil surface. Once established, they typically require little to no supplemental irrigation.

That deep rooting also makes native grasses more resilient during dry years. While shallow-rooted grasses may struggle or thin out, native stands often stay productive and stable. Over time, this can mean real savings on water costs and less stress during drought conditions.

Maintenance is another area where native grasses shine. They generally require fewer fertilizer applications

and are less prone to insect and disease issues than many non-native species. While weed control is important during the first year or two, established native grass stands tend to hold their own, reducing long-term maintenance needs.

Beyond the practical benefits, native grasses contribute to healthier land overall. Their roots help reduce erosion, improve soil structure, and increase organic matter. Native grass areas also provide valuable habitat for wildlife and pollinators, adding another layer of benefit that goes beyond simple ground cover.

It’s important to remember that native grasses don’t provide instant results. Establishment takes patience, and the first year can be slow. But for those willing to invest the time upfront, the payoff is a long-lived, low-input planting that can last for decades.

As spring approaches, native grasses are worth considering for anyone looking to save water, reduce maintenance, and build healthier landscapes. In many cases, the best solutions are the ones nature has already figured out.

Where Greeley Gathers

ELEGANT NIGHT

HONORING A LEGACY OF LEADERSHIP

For more than six decades, the Boys & Girls Clubs of Weld County has helped shape the future of local youth through after-school hours, trusted mentors, and places where young people feel seen and supported.

Founded in 1964 as a single clubhouse behind a tire shop just north of downtown Greeley, the organization has grown into six locations across Weld and Morgan counties, serving nearly 1,000 youth during the school year and more than 1,000 each summer. On any given day, hundreds of young people walk through Club doors for academic support, leadership development, arts programming, athletics, and consistent relationships with adults who show up for them day after day.

At the heart of that work is a clear focus. The Boys & Girls Clubs of Weld County provides comprehensive after-school and summer programming centered on academic success, health and well-being, character and leadership, and life and workforce readiness. As Chief Executive Officer Dave Dixon explains, “When young people thrive, our entire community is stronger.”

Each year, that impact comes into focus during Elegant Night, the Club’s signature gala and one of Weld County’s longest-running nonprofit events. Now in its 44th year, Elegant Night brings together more than 350 community members for an evening that blends celebration with purpose. The formal affair features a curated dinner, a silent auction, and powerful moments that highlight the resilience, leadership, and potential of Club members, including hearing directly from the organization’s Youth of the Year.

“The purpose of Elegant Night has always been to celebrate the collective impact made possible by our staff, supporters, and community,” says Dixon. “It’s a moment to reflect on what’s possible when people come together around young people who need us most.”

The evening also honors individuals whose dedication has helped shape the organization’s success.

This year’s Champions of Youth, Ellie and Lorri Duran, embody that legacy.

Over the years, their involvement with the Boys & Girls Clubs of Weld County has taken many forms, including sustained financial support, long-term board service, leadership during key moments of growth, and hands-on involvement in fundraising efforts. Lorri and Ellie both served eight years on the board of directors, during which time Lorri also chaired the board for two years, returning later for an additional three-year term. Together, Ellie and Lorri also supported the development of the Club’s Teen Center through donated services from their company, Duran Excavating.

But it’s the way they showed up consistently and collaboratively that left a lasting impression.

Board member Marc Shirazi remembers his first Elegant Night as a defining moment.

“When I first joined the board, it was Elegant Night season, our biggest fundraiser of the year,” Shirazi recalls. “I’ll never forget the energy Lorri brought to that event. She had spent months gathering donations and hand-building silent auction baskets, all while making everyone around her feel involved.”

Those efforts weren’t just about presentation. Lorri’s leadership helped maximize the value of the silent auction in a fiscally responsible way, while creating a process that invited others in rather than placing the burden on any one person. Ellie, alongside her, supported the work with the same steady commitment, reinforcing a shared approach rooted in generosity, teamwork, and follow-through.

“Lorri and Ellie have truly set the tone for what it means to be champions of youth,” Shirazi adds. “They support their community, they lead with intention, and they make the work better for everyone involved.”

As Weld County continues to grow, so does the need for organizations that can meet young people where they are and help prepare them for what comes next. In response, the Boys & Girls Clubs of Weld County continues to evolve its programming, including the introduction of its Future Ready initiative, which places a focused emphasis on career exploration, workforce skills, and real-world readiness.

At the same time, a new generation of leaders is beginning to step into involvement earlier by serving on boards, volunteering time, and continuing family traditions of engagement. It’s a natural progression built on the example set by those who came before.

Elegant Night celebrates that continuity. It honors the people who helped build something lasting while quietly pointing toward what’s possible when leadership, generosity, and belief in young people come together year after year.

For Ellie and Lorri Duran, that impact is already woven into the future of Weld County.

“LORRI AND ELLIE HAVE TRULY SET THE TONE FOR WHAT IT MEANS TO BE CHAMPIONS OF YOUTH, THEY SUPPORT THEIR COMMUNITY, THEY LEAD WITH INTENTION, AND THEY MAKE THE WORK BETTER FOR EVERYONE INVOLVED.”

A FOUNDATION BUILT ON INTEGRITY

Meet The Owner and Project Managers Behind West Point Carpet One’s Trusted Approach To Home Projects

PHOTOGRAPHY BY BLUE
PHOTOGRAPHY BY AUDREY ROYBAL

For nearly three decades, West Point Carpet One has been a steady presence in Northern Colorado homes. Its reputation hasn’t been built through flashy advertising or quick turnover, but through consistency, trust, and showing up the same way every time. For owner Ty Gentry, that philosophy has guided the business from the very beginning. Born and raised in Greeley, Ty grew up watching his dad build West Point Carpet One with honesty and care at the center of every decision. When Ty stepped into the business himself, he followed that lead. “Integrity is the biggest thing for us,” he says. “We do what we say we’re going to do. We don’t hide anything. We’re transparent, and we handle things the right way.”

That mindset carries into every client relationship. While there are plenty of flooring and home project companies across Northern Colorado, Ty believes what truly sets West Point apart is the way relationships are formed. Clients are treated like people first, not transactions, and the team works hard to make the experience feel approachable and comfortable. Remodels and home projects can be stressful, and the West Point team understands that pressure. By keeping communication open, maintaining a positive attitude, and drawing from firsthand experience, they help guide clients through the process with confidence. “Everybody here has done a remodel in their own home,” Ty says. “We know the highs and the lows, and our goal is to make sure people are happy by the end, no matter what.”

Looking ahead, Ty is energized by Greeley’s continued growth and the role West Point Carpet One plays within it. He sees West Greeley and the surrounding communities becoming a hub for Northern Colorado, fueled by steady development, strong infrastructure, and a deep sense of local pride. For Ty, being part of that momentum is personal. It’s about investing in the same community that raised him, supported his family, and allowed his business to grow alongside the city. At the heart of it all is his team. Ty speaks with unmistakable pride about the project managers who represent West Point every day. He looks for integrity, knowledge, and attitude, and he believes those qualities shape every client experience. “I see my work family more than my personal family,” he says. “To have a group of people who genuinely care about each other, care about our clients, and care about this community makes me incredibly proud of what we’ve built.”

Eric Fogg

For Eric Fogg, confidence comes from experience, honesty, and an understanding of how personal home projects can feel. He knows that even exciting updates can bring stress, and his goal is always to make clients feel comfortable and at ease throughout the process. By keeping communication open and expectations clear, Eric helps remove uncertainty so clients can focus on the outcome instead of the pressure.

While seeing a project come together is always rewarding, Eric says the real measure of success comes later. When clients return for additional projects or refer friends and family, it confirms that the experience mattered. Those repeat relationships are what he values most, and they speak to the trust built along the way.

Eric also credits the culture at West Point Carpet One for making his work especially fulfilling. He’s quick to point out that not everyone truly enjoys coming to work, and he considers himself fortunate to be part of a team where the owner genuinely cares about employees as people. That sense of teamwork and mutual support shapes how projects are handled and creates an environment where everyone works toward the same goal.

Mitchell Miner

Mitchell Miner approaches every project with a calm, thoughtful presence rooted in listening first. Clients often feel at ease working with him because he creates a judgment-free space where they’re never rushed or pressured. By leading with transparency and consistency, Mitchell builds trust early and makes sure clients always know what to expect.

What Mitchell enjoys most is being part of the entire process, from the earliest stages to final turnover. He compares it to watching a car being built, where each detailed component comes together to create something complete. Being involved from start to finish allows him to ensure every piece aligns, both visually and functionally.

At West Point Carpet One, Mitchell values the independence he’s given as a project manager. That trust allows him to operate efficiently, stay focused, and deliver his best work for clients. The freedom to manage projects with intention and care is a key reason he finds fulfillment in his role and continues to take pride in the results.

Christen Ruth

Cam Gentry

Cam Gentry brings a thoughtful, hands-on approach to every project, grounded in communication and follow-through. He takes time to listen closely to what clients want, explains options clearly, and stays responsive throughout the process. Even early in his sales career, Cam is committed to making sure each client feels informed, supported, and confident in their decisions.

What Cam finds most rewarding is helping simplify what can feel like an overwhelming process. Flooring projects come with countless choices, and he enjoys guiding clients through those decisions in a way that feels manageable. From the first consultation to installation day, his focus is on creating a smooth experience and ensuring no one feels lost along the way.

Cam credits the experienced team at West Point Carpet One for helping him grow quickly. The willingness of coworkers to share knowledge and lend support creates a positive, collaborative environment. For Cam, that culture reinforces the shared goal of delivering quality work and exceptional service on every project.

Christen Ruth sees her role as both guide and advocate. Clients working with her can expect a clear, organized approach supported by strong communication and attention to detail. She believes transparency is essential, making sure clients always know where they are in the process and that their vision is being honored. Her goal is to make even complex projects feel manageable and enjoyable.

Christen finds the greatest reward in seeing a space fully transformed. Being involved from initial planning through the final walkthrough allows her to ensure every decision aligns with the client’s lifestyle and goals. Watching clients experience their completed space for the first time is a moment she never takes lightly.

The team culture at West Point Carpet One plays a major role in why Christen enjoys her work. She values the collaboration, trust, and shared commitment to doing things the right way. From project managers to installation crews, everyone works together with the same focus: delivering quality results and an exceptional client experience.

Kevin Brumley

With nearly five decades in the floor covering industry, Kevin Brumley brings a level of experience few can match. After spending 37 years installing every type of flooring, from carpet to hardwood and everything in between, he transitioned into project management with a deep understanding of how projects work from the ground up. That background allows him to confidently handle challenges that arise during installation.

For Kevin, the most rewarding part of his work is seeing the relief and satisfaction on a client’s face once a project is complete. He understands that home projects are major investments and can bring anxiety if not handled carefully. His experience helps guide clients through the process with confidence and clarity.

Kevin describes West Point Carpet One as feeling more like a family than a workplace. He credits Ty’s leadership for putting employee wellbeing first, which in turn inspires the team to perform at a high level. That sense of care carries through to the clients and the quality of work delivered.

STARTING from the Floor

Jeff Ullum’s path into the design and renovation world began years ago when he purchased the company and began shaping it into what it is today—a trusted resource for homeowners looking to improve not just their floors, but the way their spaces function and feel. A true expert in flooring, Jeff brings deep knowledge of materials, installation, and long-term performance, helping clients make informed decisions that fit both their lifestyle and their home.

While flooring remains the foundation of their work, Jeff and Amanda Ullum offer much more. Their projects often extend into full interior updates, including tile, custom showers, backsplashes, and other design-driven improvements that transform spaces from the ground up. HOUSEPLANTSThe Perfect Roommate

AN INDOOR GARDEN SANCTUARY

There are many science-based benefits to having houseplants in the home and office environment.

The ubiquitous houseplant has long been a cautious curiosity for many. Comments such as “I don’t have a green thumb,” or “I can’t keep anything alive,” have echoed through the rooms and hallways of almost every home in America. Well, it’s time to dispel all the mistruths about whether houseplants are beneficial and to lay the foundation for a little oasis of green happiness in the corner of every home!

By the way, you don’t really need a green thumb as there are plenty of hard-to-kill houseplants that can survive any level of neglect! And remember not only do houseplants look pretty, they also decrease stress and anxiety, increase happiness, and bring a sense of joy and relaxation to every room.

Houseplants make us feel better about ourselves in many ways because they allow us to care for them and we reap the rewards of that love. No one is alone when you have a houseplant, as they are our forever listeners. Yes, some people actually do talk with their houseplants all day long! There are

many science-based benefits to having houseplants in the home and office environment. Aside from reducing indoor air pollutants and increasing humidity in the home, house plants have been shown to reduce mental fatigue, accelerate the healing process, as well as improve productivity and focus.

Pothos, spider plants, lady palms, yucca, and succulents are so pretty and easy to grow. It is no wonder that we have seen a revival of indoor gardening trends.  Instagram is teeming with photos of incredible indoor “living green” vignettes that show us all how clever we can be when decorating with house plants! All you really need is to a pick a place in the home that has the best light and pick your plants.

Think outside of the box when it comes to decorating with houseplants. Look for underused spaces. Use mixed and matched pots of different sizes and shapes. Turn a shelf into a plant display. Go vertical with some hanging plants or an antique ladder. You can even group some of your favorite plants together into a single large decorative pot.

Signature large plant displays anchor the most well-designed rooms in America and it’s all there for us to look at, learn from, and bring into our own home. Whether combined into a single large decorative pot or clustered together in a corner, always remember the key to any house plant décor is to have a thriller, a tall plant usually with a strong color and form; filler plants that literally will fill the pot covering all the soil; and a spiller plant that trails over the edge of the pot. Try any combination of your favorite plants or a tried and true combination of a fiddle-leaf fig, a prayer plant, and a string of pearls.

No matter how you look at it, houseplants improve our lives in many ways. Indoor gardens provide us an alternative way to commune with nature and to reconnect with the living world. We all benefit from the additional life that houseplants bring into our homes. In this crazy world of ours, wouldn’t be it nice to return home to your own personal indoor greenspace?

Happy gardening!

MID-CENTURY WARMTH, REIMAGINED

There’s a certain moment when a house stops feeling new and starts feeling like home. It isn’t marked by square footage or finishes alone. It is something quieter, more emotional. In this home, designer Kate Manz set out to do exactly that: give a newly built home a heartbeat and a soul.

Rather than treating the house as one sweeping statement, she approached each room as its own story, layered with meaning, memory, and texture. The result is a home that feels collected, personal, and deeply lived-in.

“Tackling each space and room as its own story and concept is how to make a new space feel personal,” Manz explains. “But bringing it all together cohesively is always the challenge.”

Her solution? Warmth, intention, and a strong belief in the power of people. In new builds it can take years for a home to shed its newness. For this project, the goal was to fast-track that sense of belonging by layering in pieces with history and heart. Vintage market finds, local artists, and meaningful objects play a starring role throughout the home.

“My love for design goes hand in hand with the people and stories that bring it to life,” she says. “I absolutely love seeing the evolution from concept to completion and all the elements and people that help bring those ideas to reality.”

That philosophy becomes especially important in the home’s expansive open-concept living area, where scale could easily overpower intimacy.

DESIGN TAKEAWAY:

In large rooms, architectural details like niches, built-ins, or material changes can create visual rhythm while giving meaningful objects a true home.

THE OPEN CONCEPT, REIMAGINED

The main living space is defined by bringing the outside in with sweeping outdoor views and generous proportions. Rather than fighting that openness, embrace it.

“The big open concept room really highlights the expansive outdoor views,” she says, “but making intimate spaces within that open room was really important.”

A layered niche wall, created in collaboration with the interior architect Nick Flower, brings both structure and softness to the room. It introduces texture, depth, and a place for unique objects and family heirlooms to live, turning negative space into a personal gallery.

POWDER BATH: SMALL ROOM, BOLD SPIRIT

If there’s one place Manz encourages clients to take risks, it’s the powder room. Here, she leaned into terracotta earth tones, layering textures and tile sizes for visual interest and warmth. Patterned and solid tiles work together, while textured wall coverings and a sculptural stone sink elevate the space from functional to delightful.

DESIGN TAKEAWAY:

Small spaces are ideal for experimentation. Mix patterns, finishes, and textures within a tight color family to create depth without overwhelm.

LOUNGE: A STUDY IN CALM AND DEPTH

Designed as a counterpoint to the openness of the main living area, the lounge is a cocoon, both peaceful, layered, and deeply versatile. It’s a place for reading, movie nights and slow mornings.

Rich tones and varied textures do the heavy lifting here, creating depth without heaviness. Soft lighting and custom upholstery make the room feel both intentional and effortless.

DESIGN TAKEAWAY:

When a room serves many purposes, let texture and tone create cohesion. A restrained palette with varied finishes keeps the space flexible and serene.

ENTRYWAY: A WARM WELCOME

The entryway sets the tone with a simple but powerful goal: Welcome to my home.

Natural stone underfoot grounds the space, while a soft vintage rug and living greenery immediately soften the experience. Art with personal meaning invites guests to linger rather than rush through.

MATERIALS:

Luca split stone pavers, Vintage Turkish rug, Plants, Virginia Sin Wall hook

DESIGN TAKEAWAY:

An entryway doesn’t need to be loud to be memorable. Combine tactile materials with one or two meaningful elements to create an instant emotional connection.

At its core, this home is a reminder that design isn’t about perfection, but rather it’s about feeling. By treating each room as its own narrative while weaving in warmth, history, and human connection, a space was created that already feels loved.
