I can always count on two things on Mother’s Day: my girls getting me Reese’s Cups as a gift—they know they are my favorite—and then eating them all before I get one. For Sandra Valencia, real estate was never just about property. It was always about people.
Today, the Monmouth County agent with Christie’s International Real Estate is known for helping buyers and sellers navigate one of life’s most important decisions. But her path to the Jersey Shore, and the career she has built there, was anything but conventional.
Valencia spent years working in financial services and investment banking before transitioning into real estate. Her corporate career took her through major financial institutions and global markets, giving her a strong foundation in strategy, negotiation and finance. But when family circumstances changed, her priorities shifted.
When her father became ill, Valencia made the difficult decision to step away from Wall Street and return to New Jersey to help care for him. What began as a temporary leave became a turning point.
“I had a demanding job in investment banking, but family comes first,” Valencia says. “My values have always been centered around God and family, and I knew I had to be there for my father.”
During that time, she began reflecting on what she truly wanted for the next chapter of her life.
The answer was something she had always quietly loved: real estate.
A NATURAL CONNECTOR
Valencia says she has always had a talent for connecting people, whether introducing friends, helping colleagues find opportunities or matching clients with homes that fit their lifestyles.
“I’ve always been a connector,” she says. “I’ve connected people with jobs, relationships, friendships and opportunities. Real estate felt like a natural extension of that.”
That philosophy continues to guide how she approaches her business today.

Rather than focusing strictly on transactions, Valencia prioritizes relationships. She spends time getting to know clients, understanding their routines and lifestyle goals, and helping them identify the type of home and community that will truly work for them.
“I’m not a transaction agent. I’m a relationship agent,” she says. “Buying or selling a home is one of the most stressful times in someone’s life, and I enjoy helping people navigate that transition.”
Her background in finance also gives her clients an additional layer of guidance.
“A happy client is what matters most,” she says. “I want them to feel confident about their decision, not just the day they close, but years later.”
CHOOSING THE JERSEY SHORE
Long Branch ultimately became home.
“I always say that I’m a ‘city girl’ turned ‘beach girl.’ I love the energy of the city, but I also love the peace of the ocean,” she says.
From the waterfront neighborhoods of Sea Bright and Rumson to inland towns like Red Bank and Freehold, Valencia says each area offers its own personality and lifestyle.

Valencia officially relocated to Monmouth County four years ago, although she had been working in the region since 2020.
The move was intentional.
After overcoming serious health challenges, including a cancer diagnosis, she reevaluated how she wanted to live her life.
“I realized I wanted to live by the beach,” she says. “It’s my peace. It’s my zen.”

“There are so many beautiful towns here,” she says. “Each one has a different vibe and energy.”
HELPING OTHERS START THEIR NEXT CHAPTER
Valencia works with a wide range of clients, from firsttime buyers and renters to luxury waterfront homeowners and investors.
“I work with clients with different budgets,” she says. “If someone needs help finding a rental or buying their first home, I’m going to help them.”

Demand for homes along the Jersey Shore continues to grow, particularly among buyers relocating from North Jersey and New York City.
“I’m seeing more people interested in making the same move I made,” she says. “They want that balance of proximity to the city but the lifestyle of the shore.”
A COMMUNITY-FIRST APPROACH
Beyond real estate, Valencia is deeply involved in the local business community.
She founded and currently serves as president of LeTip of Long Branch & Fort Monmouth, helping entrepreneurs and small business owners build connections and grow their businesses.
She is also involved with the Greater Long Branch Chamber of Commerce and the Eastern Monmouth Chamber of Commerce.
“I love seeing people grow their businesses,” she says. “Watching someone go from an idea to a thriving company is incredibly rewarding.”

A fresh spring take on tuna, perfect for Mother’s Day entertaining

When I was a kid, tuna meant one thing: a can mixed with mayonnaise, maybe some diced onion and celery, served between slices of white bread. It was simple, nostalgic and, in hindsight, surprisingly satisfying.
The tuna salad sandwich, an American staple since the late 19th century, still holds its place in many households. But today, canned tuna has largely been eclipsed by fresh tuna, prized for its rich flavor, meaty texture and versatility.
Tuna is also one of the most consumed fish in the world. It is high in protein, low in fat and rich in omega-3 fatty acids. Its clean flavor and firm texture make it equally suited for raw preparations and high-heat cooking, where it develops a caramelized crust while staying tender inside.
Here are two ways to prepare it: fresh and refined, yet approachable.
TUNA TARTARE
Ingredients:
• 1 lb sushi-grade tuna, finely chopped
• 2 tbsp olive oil
• 1 tsp chives
• Zest of ½ lemon
• Zest of ½ lime
• Salt and pepper, to taste
• Seaweed salad (store-bought)
Method:
Chill a mixing bowl for 10 minutes. Add tuna and gently fold in remaining ingredients, except salt and pepper. Season to taste. Keep refrigerated until ready to serve, up to 30 minutes.
AVOCADO MOUSSE
Ingredients:
• 2 avocados
• ½ jalapeño, diced
• 1 tbsp lemon juice
• ¼ cup red onion, diced
• ½ tsp cilantro, finely chopped
• Salt and pepper, to taste
Method:
Blend all ingredients until smooth and airy. Refrigerate until serving.
PONZU SAUCE
Ingredients:
• 3 tbsp soy sauce
• 1 tbsp rice vinegar
• 1 tbsp lemon juice
• 1 tbsp lime juice
• 1 tsp mirin
• ½ tsp grated ginger
• ½ tsp honey or sugar
Method:
Whisk until combined. Chill until ready to use.
Assembly:
Divide tartare into four portions and shape into rounds. Place on plates, top with avocado mousse and a small amount of seaweed salad. Spoon ponzu around the plate.
GRILLED TUNA AND SHRIMP GRILLED SHRIMP
Tuna’s steak-like texture also makes it a natural substitute in a lighter take on surf and turf, paired here with grilled shrimp.
TUNA STEAK
Ingredients:
• 3 tbsp soy sauce
• 2 tbsp olive oil
• 1 tbsp toasted sesame oil
• 1 tbsp lemon juice
• 1 tbsp rice vinegar
• 1 tbsp honey or brown sugar
• 2 garlic cloves, minced
• 1 tsp fresh ginger, minced
• 1 tsp red pepper flakes
• 1 tsp black pepper
• Zest of 1 lemon
Method:
Whisk marinade ingredients. Coat tuna steaks and marinate for 30 minutes. Grill over medium-high heat for 3 to 4 minutes per side for medium-rare.

Ingredients:
• 1½ lbs large shrimp, peeled and deveined
• 3 tbsp olive oil
• 2 tbsp lemon juice
• 1 tbsp lime juice
• 3 garlic cloves, minced
• 1 tsp smoked paprika
• ½ tsp coriander
• ½ tsp red pepper flakes
• 1 tsp kosher salt
• ½ tsp black pepper
• 2 tbsp parsley, chopped
Method:
Whisk marinade ingredients. Toss shrimp to coat and marinate for 10 to 15 minutes. Grill over high heat for 1½ to 2 minutes per side, until just cooked.
To Serve:
Place a shrimp skewer over each tuna steak and finish with fresh parsley.
Next-Day Tip:
Leftover tuna can be sliced thin for a sashimi-style dish or added to a Niçoise salad. Shrimp works well in a light citrus salad or served in avocado halves.

Heather Vena carries forward Murphy’s Tavern’s storied spirit while building community and honoring Prohibition-era roots.
In Rumson, some places hold more than a menu or a barstool. They hold history. Murphy’s Tavern is one of those places.
Tucked along Ward Lane near the Navesink River, the unassuming basement tavern traces its roots back to the Prohibition era. When the 18th Amendment outlawed the sale of alcohol in 1919, the convenient location near a discreet cove made the space an ideal hideaway for rum-runners and smugglers. What began as a quiet refuge for working locals quickly became an open secret across Rumson and neighboring towns.
More than a century later, the spirit of that original speakeasy still lingers.
Today, Murphy’s is stewarded by Heather Vena and her partner Robb McMahon, who continue the tradition of welcoming locals, friends and newcomers into the small but storied space. In its more than 100-year history, Murphy’s has had only five sets of owners, with Vena and McMahon now in their 21st year running the tavern.
“This place has so much character and history,” Vena shares. “We feel a responsibility to keep that spirit alive.”
Murphy’s has seen many proprietors through the decades, but one of the most beloved was Mary Murphy, whose name still hangs above the door. For longtime patrons, memories of Mary remain woven into the fabric of the tavern. Stories that began at Murphy’s are still retold across town.
For Vena, preserving that legacy means wearing many hats. On any given day she might be behind the bar pouring drinks, managing the books, organizing events or making a quick Costco run for supplies.
“It’s definitely not a nine-to-five,” she says with a laugh. “I’m marketing, bartending, accounting and cooking. Whatever needs to get done.”
Murphy’s opens its doors at 4 p.m. and often stays open until 2 a.m., making it one of the few late-night destinations in the area.
“We always saw Murphy’s as more of a destination,” Vena notes. “A lot of places around here close early, but people still want somewhere to go, somewhere to gather.”
Despite the long hours, the tavern remains deeply community-driven. Vena notes one of the most rewarding parts of owning Murphy’s is the simple act of bringing people together.

“People work hard all week. When they choose to spend their time here, it means something,” she emphasizes. “There are a lot of places they could go.”
Behind the scenes, Vena credits two irreplaceable team members who help keep Murphy’s running smoothly. Longtime employees Cleo and Katie are fixtures at the tavern and beloved by regulars.
“Cleo and Katie run the place like it’s their own,” Vena shares. “They’re a joy to work with and such an important part of what makes Murphy’s feel like home.” Cleo also oversees the tavern’s social media, helping bring Murphy’s personality and community spirit online.
In addition to regular service, Murphy’s also offers catering for private events, with much of the preparation done in-house.
Recently, Vena has also introduced a new initiative designed to bring even more energy to the neighborhood: Murphy’s Market.
Running every Sunday through May, the market transforms the tavern into a lively “Sip & Shop” experience featuring rotating local vendors selling everything from handmade goods and jewelry to baked treats and art. The event offers drink specials, including $5 mimosas and $10 hot buttered rum, while guests browse the curated selection of small businesses.
“I clear out the tables and shuffleboard so we can make room for the vendors,” Vena says. “It’s a fun way to support local makers and bring people together.”
The market began as a creative solution after Sundays became the slowest day following the pandemic. What started as an experiment quickly turned into a popular community gathering.
It’s exactly the kind of grassroots energy that has allowed Murphy’s to endure for generations.
Even behind the bar, Vena approaches the details with care. Ask her about pouring a Guinness and she’ll tell you there’s a right way to do it.

“You tilt the glass and slowly raise it until it’s about three-quarters full, let it settle and then top it off,” she explains. “People who order Guinness understand that it takes a minute.”
That patience mirrors the rhythm of Murphy’s itself, a place where stories unfold slowly, friendships are built over time and history is respected rather than rushed.
For Vena, Murphy’s is more than just a business. It’s a labor of love and a living piece of Rumson’s past.
“This place has been here through so many generations,” she smiles. “It’s really special to be part of that story.”
And as long as the lights are on and the bar is open, the spirit of the old speakeasy will continue, one conversation, one pint and one story at a time.

Q: WHAT WAS THE BIGGEST RISK YOU EVER TOOK WITH THE BRAND?
A: Designing my own collection. It’s easy to point at items on a website and say I love these. But to create something from scratch, put your name on it, and wait to see if people connect with it — that’s terrifying. I had an incredible partner in Splendid, and women loved the pieces. It was the biggest risk and the biggest accomplishment.
Q: HOW HAS INFLUENCER MARKETING CHANGED SINCE YOU STARTED?
A: When I started, brands didn’t know whether to take it seriously. Now it’s a legitimate line item in their marketing budgets — sometimes bigger than TV. Because what we’ve built is trust. People trust a real recommendation from someone they follow far more than a commercial. There’s no question about it now.
Q: YOU’RE A MOM OF THREE RUNNING A FULL BRAND. WHAT DOES YOUR DAY ACTUALLY LOOK LIKE?
A: I try to get up at five and not hit snooze — that first hour before the house wakes up is the most productive, most peaceful hour of my day. Then it’s all hands on deck with the kids and school drop-off. After that I work — planning content, connecting with my team, editing. After pickup, the day shifts completely and it’s all about them. I’ve learned to protect both halves fiercely, because both matter.

Q: WHAT WOULD YOU TELL SOMEONE WHO WANTS TO BUILD SOMETHING OF THEIR OWN BUT KEEPS WAITING?
A: Don’t wait. Don’t wait for the perfect camera, the right strategy, or enough followers. We find every excuse to stay comfortable. Just start, be consistent, and be authentically yourself. The right people will find you — and they’ll stay.

MEET THE MOM BEHIND ASBURY PARK MOM WALK + SOCIAL

What began as a casual walk between friends has grown into a supportive community of moms across the Jersey Shore. In this Q&A, Corrin Marrazzo, founder of Asbury Park Mom Walk + Social, shares how the group began and why building connections for local moms matters.
WHAT ORIGINALLY INSPIRED YOU TO START ASBURY PARK MOM WALK + SOCIAL?
I love building community and creating a space for people who might need one. The few mom friends I had locally would occasionally meet up to walk, just talking, venting and catching up. It felt like therapy. It was also a chance to get out of the house, move our bodies and both give and receive support.
If someone’s baby was melting down, or we needed to stop early or turn around, we did. It was a safe space with zero pressure. I started to feel like there had to be other moms nearby who would benefit from our walks, and I was excited by the opportunity to make more friendships along the way.
WHEN YOU HOSTED THE FIRST WALK, WHAT DID THAT LOOK LIKE? DID YOU THINK IT WOULD GROW AS QUICKLY AS IT HAS?
At first, I thought it would just be me and the friend I regularly walk with. Then another mom joined us with her baby. Soon someone brought a friend, then another, and eventually moms who had seen our posts on Instagram started showing up.

How Corrin Marrazzo turned casual stroller walks into a growing Jersey Shore community where local moms connect, support one another and build lasting friendships.
Now we even have a few women without children who join us for the walks. I’ve really tried to create a space where anyone feels welcome. It has been incredible to watch the group grow, especially the relationships forming within it.
We have brand-new moms, moms with multiple children and even dog moms. Being able to share stories, experiences and resources in a way that feels judgment-free and supportive has been really special.
WHEN
WAS YOUR FIRST WALK?
Our first walk was in April 2025. We would meet in the parking lot at North Beach in Asbury Park, walk to Offshore for coffee and then continue toward Bradley Beach. Some women would meet us at the coffee shop, while others would join along the route.
That flexibility was part of what made it work. If you were running late or could not stay for the entire walk, you could simply join wherever it worked for you. Over time, we started seeing many of the same familiar faces each week. One regular walker even dubbed us “The Mom Squad.”
THE GROUP HAS GROWN BEYOND WALKING INTO SOCIAL EVENTS AND CLOTHING EXCHANGES. IS THERE ANYTHING ELSE YOU HOPE TO DO WITH THE GROUP?
I absolutely love the event and social side of it. It’s wonderful to have outings where we can bring our babies, but there’s also something special about getting out of the house kid-free and spending time with other moms.
I plan to continue hosting monthly evening events that offer an easy, low-pressure night out. Whether it’s clothing exchanges, happy hours or inviting wellness professionals such as yoga instructors or massage therapists for group activities, I want to keep creating opportunities for connection.
I try to make these events as simple and accessible as possible. I know how hard it can be to leave the house or coordinate childcare, so anything that makes life feel a little less stressful and a little smoother is exactly what I’m hoping to create.

WHAT DO YOU HEAR MOST OFTEN FROM MOMS WHO JOIN THE GROUP?
Many moms say they enjoy having something to look forward to at the end of the week and that they’ve loved getting to know other moms in the area. It has also been helpful to build a network where moms can share resources, whether that’s doctor recommendations, lactation consultants, daycare suggestions or even advice on sleep training.
HOW DO YOU THINK ASBURY PARK MOM WALK + SOCIAL HELPS MOMS FEEL CONNECTED?
It’s incredibly helpful to have other moms in the same phase of life to talk to and lean on during a time that can sometimes feel lonely. Hearing other stories and experiences reminds you that you’re doing okay and that you’re not alone.
IF A MOM IS NERVOUS ABOUT ATTENDING HER FIRST WALK, WHAT WOULD YOU WANT HER TO KNOW?
One of the biggest worries for new moms is the anxiety that their baby might cry or need something during the walk. I want moms to know that we’re all just happy to be there and that it’s a safe space for whatever you need.
If your baby cries the entire walk, which mine has, that’s completely fine. If you need to stop, turn around or have someone help push your stroller while you hold your baby, we’re all there to support each other.
HOW HAS RUNNING THIS GROUP FIT INTO YOUR LIFE AS A FULL-TIME REALTOR AND MOM?
As a full-time realtor many of my clients are moving to communities where they don’t know anyone. If I can help build a connection and make someone feel more at home in a new place, I will. We all benefit from feeling connected, especially in person and especially during a time that can feel lonely.
This group has also been an outlet for me. It’s something I needed. I moved to Monmouth County after


living in Philadelphia, where I had a large network of friends. Moving here was new, and I didn’t have the same support system. Having my son at home with me full time while also working full time can be stressful and chaotic. Having this group to lean on and something to look forward to each week has been incredible.

LIVING WITH ENDOMETRIOSIS
Asbury Park musician Pam Flores opens up about living with a chronic condition that affects 1 in 10 women

Endometriosis is a chronic and often misunderstood condition that affects millions of people worldwide. It occurs when tissue similar to the lining of the uterus grows outside the uterus, most commonly in the pelvic area. It can also affect other organs, including the bowels, bladder and even the lungs. This misplaced tissue can cause significant pain,
gastrointestinal distress, frequent or urgent urination, decreased sexual wellness, bloating and heavy or irregular periods, among other complications.
Although endometriosis affects an estimated 1 in 10 women globally, it frequently goes undiagnosed or misdiagnosed for years. Many people first experience symptoms in their teens or early adulthood

but are not formally diagnosed until their 20s or 30s. While treatments such as medication, surgery or a combination of both can help manage symptoms, there is currently no cure.
Delayed diagnoses and limited treatment options mean many people endure years of pain, which can significantly affect quality of life.
“I first heard about endometriosis when I was barely a teenager,” says Pam Flores, an Asbury Park resident and musician. “From my very first period, I experienced intense pain. At 13, I was put on birth control to try to help manage the symptoms, but unfortunately it didn’t do much. For years, I was simply told to take painkillers to deal with the pain. I wasn’t officially diagnosed until about three years ago when I had laparoscopic surgery.”
Endometriosis is widely considered one of the most painful gynecological conditions, yet treatment often focuses primarily on managing symptoms rather than stopping the disease entirely.
“I kept being told there is no cure, that not much can be done and that having endometriosis is very common,” Flores shares. “I drink the teas, use heating pads and take the painkillers, but I’m still in pain for about two weeks of every month.”
The tea Flores refers to is raspberry leaf tea. Some people also turn to chamomile, peppermint or ginger tea, which some say can provide comfort during high-pain days.
Despite the daily challenges of living with endometriosis, Flores tries to maintain a positive outlook and find small moments of relief when possible.
“Endometriosis is one of those chronic health issues where you really have no idea someone has it,” Flores explains. “People around me often don’t know whether I’m in pain, and I hide it well because I have no choice. Most of us don’t. If I can stand, that’s a huge accomplishment. If I’m in pain for only one week, I consider that a win. I take the wins where I can.”
She adds that connecting with others who understand the condition has helped her cope.
“I talk with friends who can relate, try to inform loved ones who are curious and, most importantly, continue to advocate for myself, even when it’s exhausting.”
