ETHAN & GUS OUTLINE THE LIABILITY STRATEGIES AND RISK STRUCTURES ESSENTIAL FOR SAFEGUARDING SUBSTANTIAL WEALTH AND GENERATIONAL LEGACY.

April is a month of renewal — a season that naturally invites us to reflect, reset, and realign our priorities. It feels fitting that this month, we turn our focus toward something that shapes every aspect of our future: investment.
When most people hear the word “investment,” they think of portfolios, real estate, or financial markets. But true investment goes deeper than numbers on a statement. It’s about how we choose to allocate our time, our energy, our resources, and our attention.

This month, we’re highlighting what it truly means to invest in our community, our homes, and our long-term life plans. We’re featuring leaders and experts who are helping protect wealth, build stability, and create opportunity — because protecting what you build is just as important as building it.
Investment also means preservation. Protecting the assets you’ve worked hard to acquire. Safeguarding your home, your business, your family, and your legacy. Being proactive rather than reactive. Making decisions today that create freedom tomorrow.
In the Gold Coast and surrounding affluent neighborhoods, we are surrounded by ambition, excellence, and vision. This issue is designed to reflect that mindset — bringing you relevant insights, forward-thinking strategies, and trusted partners who understand the importance of protecting and growing what matters most.
Whether you’re investing in real estate, strengthening your financial foundation, enhancing your property, or building long-term security, we hope this issue delivers tangible value to your investment profile.
Thank you for being part of this community. Thank you for supporting local businesses, local leadership, and the shared vision of growth.
Here’s to building wisely, protecting intentionally, and investing with purpose.

An exclusive Q&A with City Lifestyle

ARTICLE BY ANGELA BROOCKERD

From championship trophies to global humanitarian impact, Tim Tebow’s journey has defied every standard playbook. In an exclusive conversation for the Share the Lifestyle podcast, Tebow pulls back the curtain on the moments that truly defined him, from a humbling middle school church retreat to the life-altering shift of fatherhood. This isn’t just a look back at a career; it’s an invitation into the heart of a man driven by purpose. Read the highlights below, then join us for the full, unfiltered experience by scanning the QR code at the end.

Q: WE ALL KNOW YOUR ACCOMPLISHMENTS ON THE FOOTBALL FIELD, BUT TELL US ABOUT THE CURL CONTEST.
A: I was competing for my future high school team (my brother’s team), and I pushed myself way past what was smart. I ended up collapsing and needing medical attention. But what stayed with me wasn’t the pain, it was the lesson. Would I be willing to do something that others aren’t? For much of my life, I strived to bring my best for a game, but I hope that I can say at the end of my life I was willing to do that for things that actually matter.
Q: YOU’VE ACHIEVED SO MUCH IN SPORTS. WHAT WOULD YOU SAY IS YOUR GREATEST ACCOMPLISHMENT NOW?
A: Becoming a dad. Nothing compares. From the moment I knew my wife was pregnant, I felt a new depth of love for our child, but when you bring your baby home, the responsibility hits you like nothing else. Suddenly, everything you see, every decision you make, you’re asking, “Is this corner too sharp? What happens if she reaches that drawer?” It changes how you see the world and how you see other people.
Q: YOU’VE SPOKEN OPENLY ABOUT DISAPPOINTMENT, ESPECIALLY AROUND FOOTBALL. HOW DID THAT SEASON OF LIFE SHAPE YOU?
A: I talked a lot about that very thing in my book Shaken . We all go through moments where our faith in our abilities and purpose feels rattled, but I believe it’s often in those storms when God can show us who we could become.
Q: YOU TALK A LOT ABOUT COMPARISON CULTURE. WHY DO YOU BELIEVE COMPARISON HAS BECOME SUCH A TRAP TODAY?
A: Because we’re comparing our real, everyday lives to someone else’s highlight reel. Social media shows people’s “best day,” often filtered and staged, and then we measure our reality against that. There’s a reason filters are so popular—it’s not real. We end up scrolling through images that don’t tell the full story, and without realizing it, comparison starts to steal our joy and our gratitude.
“We’re comparing our real, everyday lives to someone else’s highlight reel... comparison starts to steal our joy.”
Q: YOUR FOUNDATION FOCUSES ON THE “MOST VULNERABLE.” WHERE DID THAT CALLING BEGIN?
A: When I was 15, I met a boy in the Philippines who was treated as a throwaway because he was born with physical differences. That moment changed me. I realized God was calling me to pursue a different kind of MVP, not “Most Valuable Player,” but “Most Vulnerable People.”
Q: FINALLY, WHAT’S ONE THING PEOPLE MIGHT BE SURPRISED TO KNOW ABOUT YOU?
A: I have some weird coffee habits, which include protein powder, collagen, and cream all mixed together. I love golf dates with my wife. And every night, I bring snacks to bed to share with our dogs. It brings me more joy than it probably should.
This conversation barely scratches the surface. Tim goes deeper into the moments that rattled him, the joys of fatherhood, and one story he has never shared publicly until now. Scan the QR code for the full, exclusive City Lifestyle interview on Share the Lifestyle Podcast.

A Conversation with Mortgage Expert Alexis Varga

ARTICLE BY DEANNA RADULESCU
PHOTOGRAPHY BY ANNETTE PATKO
Homeownership has long been considered one of the most powerful vehicles for building wealth — yet for many, the mortgage process can feel overwhelming, intimidating, and filled with misconceptions.

For Alexis Varga, mortgage lending isn’t just a profession — it’s a mission rooted in access, education, and empowerment.
With years of experience and hundreds of five-star reviews, Alexis has built her reputation on one simple principle: everyone deserves a fair opportunity to achieve homeownership.
Alexis entered the mortgage industry immediately after college, seeking a career where hard work would directly translate into results.
“I wanted the ability to work as hard as I wanted to and see the outcome of that effort,” she shares.
But ambition alone didn’t shape her path. Raised in a community that valued leadership and mutual support, Alexis developed a natural instinct to guide and advocate for others. That mindset has become the foundation of her success — especially for clients who may feel overlooked by traditional lenders.
One of the biggest misconceptions Alexis encounters? The belief that buyers need flawless credit or a 20% down payment to qualify for a mortgage.
“In reality, we can work with credit scores as low as 500, and many programs allow 3% to 5% down,” she explains.
For many prospective homeowners, this knowledge alone changes everything.
Rather than turning clients away, Alexis focuses on solutions. She takes time to educate borrowers — sometimes meeting multiple times — to ensure they understand how mortgage structures work, how interest impacts long-term wealth, and how strategic decisions today can shape financial freedom tomorrow.
Her approach transforms what often feels transactional into something empowering.
In today’s fluctuating rate environment, strategy matters more than ever.
“Homeownership isn’t about having perfect credit — it’s about having the right strategy and the right guidance.”

Alexis encourages clients to look beyond the standard 30-year mortgage.
“Switching to a 20- or 25-year term can save tens, even hundreds of thousands of dollars over the life of the loan,” she notes.
For investors, she highlights sophisticated tools such as:
• The BRRRR Strategy (Buy, Rehab, Rent, Refinance, Repeat)
• DSCR Loans, which qualify borrowers based on rental income rather than personal income
These innovative approaches allow investors to scale portfolios intelligently and efficiently — particularly in competitive urban markets like Chicago.
Perhaps most telling is the story Alexis shares about a veteran who had been denied by multiple lenders. With her expertise in VA financing, she was able to secure approval and guide him into homeownership.
It’s a reminder that sometimes the difference between a “no” and a “yes” is simply working with the right professional.
With more than 500 positive reviews, Alexis has built a career not just on numbers — but on trust.
For Alexis, a mortgage is more than a loan — it’s a catalyst for long-term financial awareness.
“Going through the mortgage process often changes how clients think about budgeting, credit, and long-term planning,” she says.
She believes education is the cornerstone of financial empowerment. Whether advising first-time buyers, seasoned investors, or self-employed professionals, her goal is the same: clarity, confidence, and smart wealth-building decisions.
As Chicago’s luxury and investment markets continue to evolve, professionals like Alexis are helping redefine what’s possible in real estate finance.
Her message to aspiring professionals entering the industry?
“Don’t get discouraged. Success takes time — but persistence and integrity always win.”
For Gold Coast residents and investors seeking a trusted partner in mortgage lending, Alexis offers more than financing. She offers strategy, advocacy, and a path toward financial growth.
Because with the right guidance, homeownership isn’t just attainable — it’s transformational.

In Chicago’s iconic Gold Coast, investment means more than real estate appreciation or financial growth. It means stewardship. It means preservation. And above all, it means people.
In a recent conversation with Melissa Rickey, President, and Sandy Benen, First Vice President, of the Gold Coast Neighbors Association (GCNA), one message became clear: a thriving neighborhood is built on intentional community engagement.
“When we talk about investment,” Melissa explains, “we’re talking about long-term commitment.”
For the Gold Coast, that commitment includes maintaining safety, enhancing livability, and preserving the historic character that makes the neighborhood one of Chicago’s most distinguished addresses.
Sandy echoes this sentiment, noting that strong neighborhoods protect property values while cultivating meaningful social connections. Stability is not accidental — it is cultivated through collaboration, communication, and consistent involvement from those who call the Gold Coast home.
An active neighborhood association plays a pivotal role in maintaining both charm and economic strength. GCNA works closely with city leadership and legislators to advocate for responsible development, thoughtful zoning, and opportunities for local businesses to flourish.
By balancing progress with preservation, the association ensures that growth enhances — rather than erodes — the neighborhood’s unique identity.
The result? A community that remains desirable not only for today’s residents but for generations to come. In a market where luxury and legacy intersect, this level of stewardship becomes invaluable.
Community investment is equally about experience.
From supporting local businesses to maintaining beautiful public spaces, GCNA fosters an environment where residents feel both proud and connected. Events at Goudy Park — from storytelling gatherings to seasonal celebrations — create opportunities for neighbors to engage beyond the walls of their residences.
These shared experiences strengthen the social fabric that defines the Gold Coast and reinforce the sense of belonging that distinguishes this neighborhood from any other in the city.
Safety remains a cornerstone of GCNA’s initiatives.
Perhaps the most powerful element of GCNA’s work is its collaborative spirit. By partnering with local aldermen, city agencies, residents, and business owners, the association amplifies its impact and ensures that resources are directed where they matter most.
This unified approach allows the Gold Coast to remain both vibrant and resilient — even amid urban challenges and evolving development pressures.
While the neighborhood continues to thrive, challenges remain: balancing development pressures with historic preservation, maintaining consistent safety standards, and encouraging sustained resident engagement.
“Strong neighborhoods are built through intentional investment, active engagement, and residents committed to preserving the Gold Coast’s legacy.”
Through collaboration with local law enforcement and the implementation of a privately funded safety patrol during peak seasons, the association provides residents with an additional layer of security and peace of mind. Clean-up initiatives, park improvements, and educational programs further reinforce the association’s proactive approach to stewardship.
As Melissa notes, “Strong neighborhoods don’t happen by accident.” They are built by residents who are willing to engage, advocate, and invest their time as intentionally as they invest their resources.
Yet both Melissa and Sandy remain optimistic.
A healthy investment in the Gold Coast, they believe, is defined by a safe, connected community, well-maintained public spaces, thriving local businesses, and residents who feel empowered to shape their environment.
Whether you live in the Gold Coast, own property here, or simply value its legacy, participation matters.
Through membership, event attendance, volunteering, or advocacy support, residents and associates alike can contribute to preserving one of Chicago’s most treasured neighborhoods.
Because the future of the Gold Coast isn’t determined solely by buildings or balance sheets — it’s shaped by the people who care enough to invest in it.
And together, that investment ensures the Gold Coast remains not only iconic — but enduring.

In the world of affluence, wealth is not built by income alone — it is structured, protected, and optimized with intention.
For Fabiola Núñez, MBA, strategic wealth management begins where advanced tax planning and disciplined investment strategy intersect. With more than 21 years of experience in accounting and tax optimization, she advises high-income earners, entrepreneurs, and affluent families who understand that true financial sophistication lies not just in performance — but in preservation.
“Making a strong return is important,” Fabiola explains. “But what truly matters is how much of that return you’re able to keep.”
Tax laws evolve constantly, sometimes even mid-year. Investors who focus solely on portfolio performance often overlook how taxation quietly erodes long-term gains. Without careful planning, even exceptional returns can be diluted by avoidable liabilities.
Fabiola integrates tax efficiency into every investment conversation, ensuring wealth accumulation and wealth preservation

work in tandem. By proactively adjusting strategies in response to legislative shifts, she positions her clients ahead of the curve rather than reacting after the fact.
In elevated wealth strategy, awareness is leverage.
One of the most overlooked advantages available to affluent individuals is tax diversification.
Fabiola advises clients to allocate assets thoughtfully across taxable, tax-deferred, and tax-advantaged “buckets.” This layered approach provides flexibility not only for today’s growth but for future distributions — allowing families to control timing, exposure, and long-term impact.
For business owners and executives, the opportunity extends even further.
“Download your full expense report,” she advises. “Let’s analyze it line by line.”
Wealth isn’t just about what you earn — it’s about what you keep. Strategic tax planning is the difference.

Many entrepreneurs unintentionally miss deductions or fail to structure expenses properly. Through detailed review and strategic organization, overlooked inefficiencies become opportunities for meaningful savings.
When approached strategically, accounting becomes a vehicle for expansion — not simply compliance.
For affluent families, retirement and estate planning require more than basic preparation — they require precision.
Without intentional structuring, heirs may inherit unnecessary tax burdens that diminish a lifetime of disciplined investing. Fabiola works closely with clients to align retirement income strategies, estate structures, and beneficiary designations with current tax realities.
The objective is simple: ensure assets transition smoothly, efficiently, and in alignment with family goals.
She also highlights the importance of educational savings vehicles — an area many families underestimate. Strategic contributions over time can significantly reduce future financial strain while preserving liquidity for other investment opportunities.

“TRUE FINANCIAL LUXURY ISN’T MEASURED BY INCOME ALONE — IT’S DEFINED BY HOW STRATEGICALLY AND INTELLIGENTLY YOU PRESERVE IT.”
Legacy, when properly planned, becomes protected rather than exposed.
Economic volatility underscores the importance of balance. Fabiola frequently incorporates conservative financial instruments, including insurance-backed products, into broader
wealth strategies to provide stability alongside growth. For clients approaching retirement or safeguarding accumulated assets, this equilibrium offers both confidence and opportunity.
In uncertain markets, preservation becomes power.
FINANCIAL CONFIDENCE AS THE ULTIMATE LUXURY
For Fabiola, financial freedom transcends numbers.
“It’s when your money works for you strategically and consistently,” she says. “That’s when you gain the freedom to choose how you live, how you invest your time, and how you support the people you care about.”
A passionate advocate for financial literacy — particularly for women — she believes confidence begins with clarity. By simplifying complex strategies and encouraging collaborative dialogue, she ensures clients feel informed rather than overwhelmed.
For readers serious about refining their financial architecture, Fabiola offers direct advice:
Have a meaningful conversation with your CPA or financial advisor. Look beyond returns. Examine the structure.
Because in the realm of sophisticated wealth, earning more is only part of the equation.
Preserving intelligently is what defines true financial luxury.

REDEFINING POWER, POISE, AND PERFORMANCE IN CHICAGO’S MOST PRESTIGIOUS NEIGHBORHOOD
In a city where excellence is a lifestyle and standards are unapologetically high, Brazilian Jiu-Jitsu has emerged as the ultimate power move for women who expect more — from their workouts, their circles, and themselves. From lakefront high-rises to Chicago’s most exclusive studios, stepping onto the mat is becoming the smartest addition to a curated life.
There is nothing more refined than self-possession. Brazilian Jiu-Jitsu (BJJ) is a sophisticated self-defense system built on leverage and strategy, allowing smaller individuals to neutralize larger opponents. Training offers more than technique — it delivers the calm confidence of knowing you can protect yourself anywhere.
Forget fleeting fitness trends. BJJ builds long, lean muscle through intelligent, functional movement. Each session engages the core, glutes, shoulders, and back in fluid sequences that sculpt strength without bulk.
Brazilian Jiu-Jitsu is chess at high intensity. It sharpens focus, patience, and decision-making under pressure — skills that translate seamlessly from the mat to the boardroom.
Modern academies attract entrepreneurs, physicians, creatives, and executives. In a city like Chicago, where networks matter, the mat becomes a powerful and unexpected connector.
After an hour of focused sparring, inbox anxiety fades. You leave grounded, clear, and re-centered — carrying composure back into every aspect of your day.
CONFIDENCE THAT CANNOT BE PURCHASED
Designer handbags make a statement. Earned skill makes an entrance. Progressing in BJJ builds an internal assurance no luxury good can replicate.
Brazilian Jiu-Jitsu is not merely a sport. It is a study in discipline, composure, and cultivated strength. For the woman who values resilience as much as refinement, the mat may be the most exclusive club she joins this year.

In conversations about wealth, growth often commands the spotlight — portfolio returns, real estate acquisitions, business expansion, and capital appreciation. Yet sophisticated financial strategy extends well beyond accumulation. Protection is what ultimately sustains wealth.
According to Ethan Jaeger, Founder of Six Corners Insurance Agency, and lead advisor Gus Raith, asset protection should be viewed as a core pillar of financial planning — not a secondary expense. Without a comprehensive protection strategy, even the most carefully structured investment portfolio carries unnecessary risk.
As net worth increases, so does exposure. High-value residences, custom renovations, luxury vehicles, investment properties, household staff, and business ownership all elevate lifestyle — but they also elevate liability. Many affluent individuals unknowingly remain underinsured because policy limits fail to keep pace with inflation, rising construction costs, and appreciating asset values. Coverage that felt adequate just a few years ago may no longer reflect today’s replacement realities.
“One uninsured event can undo decades of wealth building,” Raith explains. A serious auto accident, a liability claim involving a rental property, or an unexpected lawsuit can quickly exceed standard policy limits. For high-net-worth families, the financial impact of a single uncovered event can be substantial — and avoidable.
Umbrella coverage remains one of the most cost-efficient tools available. For individuals with assets exceeding $500,000, a $1 million (or greater) umbrella policy provides essential liability protection beyond primary home and auto policies. In affluent communities — where visibility, asset ownership, and litigation risk intersect — this additional safeguard becomes critical.
Entrepreneurs face even greater complexity. Without proper separation between business and personal liability, personal wealth may become exposed to business-related claims. In elevated wealth strategy, growth creates opportunity. Protection preserves legacy.

“Your home isn’t just where you live — it’s one of the largest assets on your personal balance sheet.”

1. Conduct Annual Coverage Reviews
Confirm that replacement costs reflect current market construction pricing and property upgrades.
2. Maintain Adequate Umbrella Coverage
Consider at least $1 million in umbrella protection as net worth grows.
3. Insure Secondary & Rental Properties Properly Vacant or income-producing homes require specialized policies.
4. Separate Business and Personal Risk
Ensure appropriate liability structures and coverage protect personal assets from business exposure.
5. Prioritize Coverage Over Cost
Premium savings can create dangerous gaps. Comprehensive protection safeguards long-term wealth.
Protection is not an expense — it is a strategic investment in financial stability.
“As wealth grows, so does exposure — and protection must evolve just as intentionally as your portfolio.”

“You don’t truly have an investment strategy without a protection strategy. Growth is only half the equation.”
