Welcome to the Home Issue! Weather-wise, March is probably the most unpredictable month of the year. It's the transition month from winter to spring. The North winds can prevail right into April, but the sun's getting stronger and subtropical airflows are trying to push into our region, resulting in some occasionally strange and extreme weather. Still, it's the month when spring officially starts and the time when our minds turn to thoughts of renewal, often for our homes, yards and gardens. That's why March is our Home Issue. This month we have several stories related to house and home. We visited with Stacy Britnell, owner of Curated House at 2400 Main St. Stacy offers an eclectic and unique collection of home decor, garden goods, apparel and accessories in the store she opened in 2020 inside the first floor of the former Ward Tavern, which is owned by the Historical Society of Glastonbury. And speaking of the Historical Society, we have a story this month about the nonprofit group's Welles-Shipman-Ward House on Main Street, one of the oldest homes in Glastonbury. The HSG has maintained the classic Colonial home, its gardens and its outbuildings, since 1962. We checked in with two local realtors, Dana Flanagan of Sotheby's International Realty, and Kadji Anderson of Berkshire Hathaway Home Services, to get their take on what the local real estate market will be like this year. “Out with the old” is the idea behind the locally family-owned and operated junk removal company, Junk Bear. Owner Rob Paradis began the business in 2019, working evenings, weekends and lunch hours with his mid-size Toyota Tacoma and a small utility trailer to clear out junk and clutter for area family and friends. The company’s home-improvement focus during the past several years allowed Rob to leave his corporate job as an operations manager. His small, part-time business, based in Southington, has now grown into a full-time operation servicing five mid-state and northwestern counties. The

When you visit the new home of Relax The Back store at 973 Farmington Ave., you might never want to leave. The store’s congenial owner, manager, or sales staff will cajole you into sitting in one of their many medical-grade massage chairs and you might think this will be like one of those chairs at the nail salon that you sit in while you’re getting your pedicure. But they are vastly different, and once you sink into one you’ll never want to leave. “People come here in pain and leave with an amazing sense of rejuvenation,” says Doug Faggiani, the store’s owner. Relax The Back sells medical-grade massage and zero-gravity chairs, along with ergonomically-designed bedding and office furniture. Their chairs are designed to take all pressure off the spine, allowing it to relax into its natural curve and relieve stress. “Zero gravity chairs position your body in neutral posture to make you feel weightless, stressfree and energized. They work by helping your body relieve pain and pressure by putting you in a neutral spinal alignment,” says Betty Hogan, manager of Relax The Back. The chairs can alleviate a wide-range of medical maladies that people spend thousands of dollars trying to cure, she added,

such as sciatica pain, plantar fasciitis, back pain, and migraine headaches, to name a few. The chairs improve posture, blood circulation and pressure, eases muscle pains by relaxing your muscles, and reduces physical and mental stress. At the same time, they provide professional-level massage through a series of electronic air movements, all while you’re in the zero gravity position. One of their chairs, which Jah John, the store’s sales manager, refers to as “The Chair Doctor,” has an electronic monitoring system that scans the body, determines greatest points of stress, and targets them for massage while displaying its progress on a computer monitor attached to the chair. “Anyone who sits in one of our chairs understands the value of decreasing stress on your body and eliminating pain that you have,” Doug says. “The wellness aspect of our products is tremendous.” Doug knows first-hand about those benefits. His son has cerebral palsy and uses a wheelchair. Doug for years has researched ways to help him alleviate body aches and pains. Then Doug was in a car accident that left him with a spinal cord injury and debilitating pain. He walked into a Relax The Back store in Irvine,

California a few years ago, sat in one of their zero gravity chairs, “and from then on I was pain free.” The experience led him to meet with the CEO of Relax The Back to learn more about the products and then he bought the local franchise on Farmington Avenue in 2017. The pandemic brought an economic downturn, but it also increased real estate values. Fueled by low interest rates and a move toward working from home, millions of people began buying homes, creating double-digit increases in property values and shrinking inventories. So what will 2023 bring, now that inflation is easing and interest rates are dropping? Locally, those forces haven’t brought much change in prices or demand, local experts say. In Glastonbury, the trend of homes selling quickly and for above asking continues, says Kadji Anderson, a Realtor with Berkshire Hathaway Home Services. That’s because inventory is low and Glastonbury remains a popular option for families. “I see a favorable 2023 for real estate locally. We’re going to see more homes coming on the market, and I don’t see price decreases happening, not in our market specifically. “The drivers of a hot local real estate market are: We are an excellent community, we rank No. 4 in the state in terms of our schools, we have recreational programs for residents

at all age levels, we have lots of parks and camps for kids and we have lots of programs for seniors too, along with senior living areas and health care centers, which are highly valued by people who want to age in place here.” While home prices nationally are leveling off and even dropping, Kadji says that’s not happening yet here, in part because real estate in Connecticut was undervalued prior to the pandemic. In addition, Connecticut remains a popular place to live for people who work in cities. “In the Northeast our home prices are much more sustainable because we’re still having folks from Boston and New York urban areas coming into the suburbs. In 2022 we saw a lot of movement of buyers from those cities into Connecticut, especially into Fairfield County. Now folks from those areas are realizing they can work anywhere and are looking at communities like Glastonbury.” Dana Flanagan, a Realtor with Sotheby’s International Realty in Connecticut, Vermont and Florida, and president of International Real Estate at Wall Street Luxury, says the market is calmer this year than at the height of Covid and last year, but that demand and sales prices remain high.

“I don’t necessarily see the prices coming down in our market yet, it’s certainly not as crazy as it was a year ago, but because inventory is so low we’re still seeing multiple offers on properties.” Inventory is tight, she added, because prospective sellers who might want to cash out the equity in their homes are also concerned about buying in a tight market. “Where we’re seeing people who are winning in this market are those who have another home they already own, maybe even in another state, and they can sell their property here in a high-demand market and cash out that equity. If you have a good property and it shows well you’ll likely still get over the asking price and it will sell quickly. They’ll get a good return right now on their investment.” She says local real estate agents are waiting to see if the spring will bring an opening up of the real estate market and an expansion of inventory with more homes coming on the market. “I think that will happen as interest rates level off and I do think they’re starting to level off now.”

If you’ve ever visited Stacy Britnell’s lifestyle and home goods shop, Curated House, several words most likely came to mind as you perused the shop. Unique. Stylish. Timeless. These words certainly entered my mind when I stopped in to visit with Stacy and talk about the store, which she opened in 2020 at 2400 Main St. The shop recently rebranded as Curated House. Located on the ground floor of the historic Welles Shipman Tavern, Curated House feels like part gallery and part home and decor shop. It’s the kind of space that engenders meandering from room to room, finding lovely and unexpected items along the way. But this isn’t one of those “don’t-touch” kind of boutiques. While the gallery-like feeling is intentional, everything inside the shop, from apparel to vintage and new home furnishings, is appealing and approachable. The warm, inviting vibe is a reflection of Stacy’s aesthetic philosophy when it comes to home decor, interior spaces and personal style. “I believe people should embrace whatever brings them joy. It’s why I never pursue trends or promote trends with my customers. I love unique things, whether they’re new or vintage. Everything doesn’t have to match, you can have some fun with curated pieces.” And boy, what fun she has! From the quirky (like the set of rust-colored, iron horse heads just inside the front door) to the chic (such as the modern-cut, all-season women’s vests), Stacy’s curations are eclectic, diverse, unique and personal. Curated House contains vintage and new furniture, from upholstered chairs to a large, mid-century modern chest of drawers. Her shop carries books, wall art, candles, men and women’s clothing and accessories, including jewelry and clutches. There are garden pots and urns (“I’m going to be carrying a lot more things

for the garden this spring.”) hats, wicker bags, as well as richly colored cocktail napkins and kitchen towels featuring sumptuous designs. “I love things with animal prints, especially equestrian themed, along with natural elements,” she says. She also offers some small scale services for homeowners called refresh and style, she encourages customers to bring in a picture of a shelving unit, fireplace mantle, corner of a room that needs a little tlc and she will proceed helping them figure out how to develop their own curated style for spaces in their homes. “It’s really been such a fun experience, helping people find what brings them joy.” Formerly known as 2400 Main, Stacy recently unveiled a new brand campaign for the shop, including the new Curated House name and logo. Even before you tour the Welles-ShipmanWard House Museum you can get a good sense of its deep history. The home, which dates to pre-Revolutionary times, is set along a stretch of South Main Street, just a few hundred feet north of South Glastonbury Center, an area steeped in local history and architecture. From its huge double-door front entry that faces Main Street to the outbuildings that surround it, the Welles-Shipman-Ward house is a classic center chimney Colonial that, along with several outbuildings and barns, exudes the essence of 18th century charm. The house is named after a succession of Glastonbury families that built and lived in the 2560-square-foot house at 972 South The outbuildings at the WellesShipman-Ward House

Main St. It was constructed in 1755 by the shipbuilder, Col. Thomas Welles for his son, John Welles and John’s wife, Jerusha Edwards Welles. The family owned the property until 1789, when business losses forced them to sell it to two creditors, Stephen Shipman, Jr. and Nathaniel Talcott, Jr. “Shipman eventually bought the entire property and added neoclassical, Federal-style features. His family owned the house for over a century. In 1925, it was purchased by Berdena Hart Ward, who restored the home and gave it to the Historical Society (of Glastonbury) in 1962,” according to Historicbuildingsct.com. The society has a 99-year lease from the town on the property. After years of care and upgrades by the society the house and property have become one of the main exhibit and event spaces owned by the nonprofit group. The Connecticut River Valley mansion is often open in the spring, summer and fall for

historical tours - given by docents in period garb - as well as for special events. The 10 rooms in the house have antique furnishings and the home features one of the largest known original period fireplaces in the state. Other historic properties HSG owns include The Museum on the Green building, at 1944 Main St., and the Welles Chapman Tavern at 2400 Main St., which houses the offices of the Connecticut River Valley Chamber of Commerce and The Curated House shop. A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone. When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TAKING THE COUNTER MATERIAL UP THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WARMING UP THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

CONTRAST, CONTRAST, CONTRAST! From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art.
