Real Estate Trends for 2022

IT’S STILL A SELLER’S MARKET, BUT IT’S SHOWING SIGNS OF STABILIZING THIS YEAR

The past two years have seen a rollercoaster of changes in the housing market nationally and here in Connecticut. Shrinking inventories of homes for sale meant multiple offers, bidding wars, sight-unseen property purchases and spiraling price increases in the residential real estate market throughout 2021. Home buying surged as New Yorkers fled to Connecticut to escape Covid lockdowns in tiny city apartments. Homeowners in Connecticut who suddenly found themselves working from home or home-schooling their kids sought out bigger houses. Experts had hoped for stabilization in real estate by early 2022, but the spread of a new Covid variant and supply chain issues everywhere have kept Connecticut’s available inventory of homes on the market to a two-month supply. Typically, a six-month supply is the norm in a healthy and balanced residential real estate market. We spoke with two local Realtors to get their take on what this year might bring in real estate sales.

In terms of the real estate market, 2022 is off to a great start! Many sellers are trying to get ahead of the competition and are preparing their properties for the market much sooner than in previous years. Those that have recently listed their properties for sale have received multiple offers and are already under contract. Buyer demand is still high and while interest rates are on the uptick, that doesn’t appear to be holding buyers back. Buyers continue to show strength when making offers by waiving inspections, appraisal contingencies, or coming to the table with cash. Home prices have stabilized, and it’s important that sellers understand this so they can maximize their return when selling and not appear overpriced to a buyer or a buyers agent, therefore diminishing their opportunity for a bidding war.

The real estate market has continued to be aggressive with multiple bids on more updated homes, whereas older homes with fewer updates tend to sit on the market a bit longer. Prices are not increasing, they seem to be remaining stable from last year. I feel interest rates will rise back into the 4 percent range. If this happens there will be a large fall off of lower price-ranged buyers because many of them will no longer qualify for the same amount of mortgage and will find the inventory of available homes disappointing to choose from. Thus begins the slow down of the market. If the lower end home sales start to trickle I think about a third of the buyers in the market are under $300,000. A mortgage rate increase of more than 1 percent will reduce their home spending budget by about $40,000. For example, if they can afford to spend $200,000 on a home at our current low interest rates, at a higher rate of about 4 percent their ability to buy will be more like $160,000. But the inventory of homes at that price point is not only hard to find, it also will likely be a “handyman special,” a home that will need a good deal of rehab. Bank-owned homes have re-entered the market. They represented about 10 percent of our market share pre-Covid and they are slowly re-entering our territory again. This will help buyers that can afford to buy and remodel a home. Overall, we will likely be very busy still in 2022 as we are still dealing with low inventory in the housing market. I think towards the fall of 2022, we’ll begin to see a change and more stability in the market, allowing buyers to successfully become homeowners.

Looking for a home refresh this spring? Probably one of the best ways to freshen up your home’s look, both inside and out, is new paint. A good, quality paint job can take a home, a room, or even your old kitchen cabinets, from drab to fab. Besides making you feel better about your home, painting your house, both inside and out, is one of the simplest and least expensive ways to increase the overall value of your home. If you’re looking to sell your home, a good exterior paint job tells potential buyers you’ve taken good care of your property, says Elcilon DeFreitas, owner of Elcilon Painting. Inside, new paint can prevent damage to your house and lift your overall mood. Elcilon painting, which prides itself on its professionalism, including leaving your home clean when work crews complete their job, does exterior and interior painting throughout Connecticut, Massachusetts and New York. “We do a lot of work in Glastonbury as well,” Elcilon says. Paint color choices have exploded in recent years with virtually every color in the spectrum available to choose from. And the quality of paint has also improved. Most paints are now made with low or zero VOCs (Volatile Organic Compounds), which don’t release chemical gasses into your home or limit such emissions. And it’s not just walls that you can refresh with paint, Elcilon says. Many people now are opting to have their cabinets professionally painted instead of opting for the more costly and disruptive process of replacing them during kitchen renovations. “It can cost tens of thousands of dollars to replace cabinets, so painting them, especially for people who have beautifully made, quality cabinets, can be a lot more affordable. Nowadays most people want whites or grays, but some people opt for blue or light blue cabinets.” Besides walls and cabinets, other popular interior paint projects include white-washing or painting brick fireplaces and painting staircase systems. Color trends for 2022 include longtime favorites, such as neutral grays and taupes, but also earthy mauves, greens, clay and sunflower yellow, colors intended to evoke the sense of serenity and the outdoors. Benjamin Moore’s COTY (color of the year) for 2022, is called October Mist, a sage green intended to feel fresh, timeless and coordinate with earth tones.

NELSON HOME INTERIORS The pandemic has forced us to reevaluate what’s important and we’ve been spending a lot of time inside. So, what’s next? Right now, it’s all about comfort, coziness, and warmth. We’re encouraging clients to embrace chocolate browns and caramel colors for their interiors. Warmer colors are welcoming and push-back on the over-saturation of gray tones that have been a standard in interiors in recent years. Drenched-in-nature colors help us feel “grounded” and the darker and moodier, the better! All white interiors and the decadeslong farmhouse trend are due for an update. Another shift we’re seeing is rounded, soft, silhouettes and furniture that imbues the comfort and relaxation we so desperately need in our homes. Taking care of your roof is important to your home’s overall maintenance

Probably the most important home maintenance, and one we probably think the least about, is the roof on our home. It’s kind of an “out-of-sight, out-of-mind” situation. It sits over our heads and quietly does its job of protecting us from the elements. But keeping your roof in tip-top shape is critical, says Manny Tenecota, owner of MJT Roofing. “Missing or damaged roof shingles can lead to a number of serious problems. FEAST This slow-cooker recipe for corned beef and cabbage is easy, delicious and stress free!

CROCK POT CORNED BEEF & CABBAGE Ingredients: • 1, 3-4 pound corned beef • 1 head of green cabbage • 6 large yellow or white potatoes, quartered • 8 large carrots, peeled and halved • 2 large onions, sliced • Pickling or corned beef spices - one bay leaf, tablespoon of yellow mustard seeds, two teaspoons coriander seeds, a teaspoon of fennel seeds, ten allspice berries, ten peppercorns, two whole cloves. Place corned beef in the pot and add enough water to cover it. Cut onions into large slices and add to the pot along with the spices. Cover, set on low for 6 hours. Once the meat is nearly fork tender, add the carrots and potatoes to the pot. Cook about another hour and add the cabbage. Cook another half hour or until all the vegetables are done. Put the vegetables into a large bowl and put the beef on a wooden cutting board to slice. Reserve some of the liquid in the pot to serve over the meal.
