Ladies

May 2022 PUBLISHER

Sharon Duffy | sharon.duffy@citylifestyle.com EDITOR

Julie Brown Patton | julie.patton@citylifestyle.com

Our May issue is dedicated to celebrating ladies. As I reflect on the many women in my life, I'm thankful for each one and the positive impacts they've made. One of the best qualities a woman can possess is having confidence with oneself, but at the same time being able to see the beauty and talent in other women and call out greatness in them, too. Encouraging and empowering the people in our own life can be something that comes naturally to do, but the results of intentionally looking for ways to build up those in our greater community is so powerful. We all want to be seen, and when we share encouragement and consideration to those around us, barriers break down and warmth follows. In this month’s edition, we share stories of women who've made their mark in our community. In a world that thrives on competition, let’s take time to encourage each other, appreciate the goodness in everyone and lift each other up, perhaps even a stranger. I also encourage you to take time to reflect on the inspirational women in your own life and reach out to them to thank them for their impact on your life.

Luxury Real Estate Specialist

Beneficial Negotiations Are Second Nature To This Frisco-Savvy Professional ARTICLE BY JULIE BROWN PATTON | PHOTOGRAPHY BY BRANDI RICHARDS

16

O PE N H OU SE | HOM E + DE S I GN

Global Real Estate Advisor Linda Baker often quips that she grew up in a Lowe's hardware store. Given that her father was a custom home builder with whom she became an enthralled sidekick, those early years of her life clearly influenced her passion for building a real estate career. Now, as a Briggs Freeman | Sotheby's International Realty professional and a multimillion-dollar producer, Linda says she stakes her results on tenacity, trust and impeccable standards. "My clients know that I value integrity and putting their needs first," she adds. "I stay with them throughout every step of the buying and selling process." Linda says the local real estate market doesn't appear to be slowing down, even with rising interest rates. "Getting multiple offers and over-asking purchase amounts is across all price points, which is a trend that started in 2020. Some offers come with waved contingencies," she says. Prior to holding her real estate license, Linda worked for 20 years in corporate positions, holding various roles in operations, accounting, sales and legal -- all integral skills, she says, to fully evaluate real estate purchases. She works with properties of all price points in Collin, Denton, Dallas and Tarrant Counties, and the surrounding DFW areas. "I have inside knowledge of the local market, and am an expert negotiator. I work hard to secure great deals for my clients, regardless of the ups and downs of the market," Linda says. Her effort and diligence shows in that Linda was Briggs Freeman's Top Individual Agent for the North Office in both 2020 and 2021. Not all buyers are from out-of-state, she reveals, with a significant number of local buyers realizing there are advantages to selling now -- even those retiring, downsizing or upsizing, as the market continues to remain extremely strong in Frisco. "Frisco is an insanely popular place, very high on buyers' lists, due to the quality schools, entertainment, low tax rate, geographic accessibility,

sports and extra activities as the driving factors," Linda adds. Part of the area's growth is still coming from companies whose leaders are moving the businesses to Texas, particularly to business-friendly Frisco, Linda says. "And I work with plenty of people who desire to upsize because they want to have enough yard space or rooms for extended family," she adds. Additionally, Frisco leaders snagged the attention of PGA Of America leaders to relocate their headquarters there from Florida, which is adding two championship golf courses, a conference center and a resortstyle hotel to the area. No doubt, Frisco often appears at the top of national rankings for the city's safety, fast-growing local economy and other factors that contribute to it being one of Money magazine’s “best places to live.” In fact, a WalletHub study reported Frisco was the nation's top real estate market. Frisco, Denton, McKinney and Allen claimed four of the top 10 real estate markets in the country — at positions 1, 4, 5 and 7, respectively — while an additional eight North Texas suburbs placed in the top third. Frisco’s market is more competitive than most U.S. cities and outperforms other strong markets, according to Redfin, a Seattle-based real estate brokerage that analyzes the national housing market. Here’s what the brokerage reported for Frisco during presstime: • $650,000: Median home sale price • 32%: Year-over-year increase in median home sale price • 15%: Amount above listing price average home sold for • 67.1%: Percentage of homes sold above listing price • 13 days: How long average home was on market before selling Office: 972.202.5900 Cell: 214.704.0769 BriggsFreeman.com

Together For Mental Health ARTICLE BY ALEXIS JACOBS

Local Counseling Professionals Provide Trauma Recovery And Emotional Wellness

20

M EN TA L WE LLBE IN G | W E LLNE S S

Dr. Lucy Underwood

For years, the discussion of mental health has been taboo. People have suffered in silence, worrying about keeping up appearances, or being judged by those around them. With a growing number of Americans experiencing mental health issues, many are working to make mental health a mainstream topic. “COVID-19 really highlighted mental health struggles people have on a day-to-day basis,” says Dr. Lucy Underwood, owner and licensed professional counselor at Underwood Counseling & Consultation, PLLC. “We, as a society, had been swinging far in one direction with the onset of the pandemic, and suddenly there is a big swing to the other side. People don't cope well with imposed change.” Mental health struggles are common, according to industry statistics. They can affect anyone regardless of age, gender, ethnicity, religion or background. Statistics from MentalHealth.gov show that in 2020, one in five American adults experienced a mental health issue, and one in six people who are less than 18 years of age experienced a major depressive episode. Suicide is a leading cause of death in the United States. It was the second leading cause of death for people ages 10-24. It accounted for the loss of more than 45,979 American lives in 2020, nearly double the number of lives lost to homicide. In the United States, since the COVID-19 pandemic and the widespread lockdown, there has been a substantial increase in the number of people struggling with substance abuse, depression, anxiety and other mental conditions. Psychologists remind that humans are built to connect with people, not to be isolated.

Today’s society has a major impact on the emergence of mental health issues. Social media and the digital world contribute to inadequacies about life or physical appearance, cyberbullying, fear of missing out (FOMO), isolation and self-absorption. Job stresses and changes in employment can prompt anxiety and depression. Life transitions, performance pressures, chronic health conditions or health diagnoses all can lead to some sort of trauma. “Trauma is any event that has a lasting negative impact on someone. These events can be anything from moving to losing a loved one to relationship issues," says Dr. Underwood. Mental health is an incredibly important part of overall health care. Just as people need to take care of their physical bodies, everyone's mental state needs care, as well. This can be achieved in many ways, such as talking to a counselor, reading books to support oneself, taking a walk, going on a vacation, meeting up with friends, or just saying no to extra activities or requests. "Self-care is giving yourself the gift of empowerment," says Dr. Underwood. "For most, we've been taking care of our mental health for years, we just didn't realize it." For those struggling, there are several things that can help mental health. Friends and loved ones can make a big difference. Mental health is a team effort and having a personal community is important. Reach out and be heard. Call and talk to a therapist. Sometimes it's easier to talk to a stranger than to someone known. Remember, change will take time; it doesn't happen overnight.

“Self-care is giving yourself the gift of empowerment. For most, we’ve been taking care of our mental health for years, we just didn’t realize it.”

Taking care of one another is often needed. Friends and family can be important influences to help someone get the treatment and services they need. If a change in thinking, feelings or behavior is observed, reach out with care and assistance. Work together to secure the services that can help. As the work to erase the stigma surrounding mental health issues is underway, Dr. Underwood says there are

three key facts that are important to remember when it comes to mental health. • Mental health is health care. • Mental health is approachable. • Healing can happen. 469.712.9134 UnderwoodCounseling.net

directions: 1. Put butter in a microwave safe bowl and microwave in 20 second increments, stirring in between, until melted. Add 1 cup brown sugar and stir until well incorporated. Lay a single layer of Texas Toast in pan, cutting pieces to fit if needed. Spoon 1 cup of egg mixture evenly over bread. Sprinkle with half of the brown sugar/cinnamon mixture. FRISCO-BASED NONPROFIT HELPS VICTIMS OF VIOLENCE BECOME VICTORIOUS

WOMEN

ARTICLE BY JULIE BROWN PATTON

26

FAM ILY CA R E | LOCAL SERVI CE S

Turning other people's panic-stricken, crying moments into hopeful smiles is what Deborah Williams lives for. As founder of Women Empowering Women Foundation, a Frisco-based nonprofit whose supporters assist families affected by domestic violence with resource information to find safe transitional housing, this inclusion-focused special education teacher knew early in her career she wanted to make a difference in the lives of those facing sudden homelessness and despair. It all started when Deborah was asked to be a guest speaker to outline how to become a positive influence for women who were in domestic violence situations. "It's been a long, hard road since 1999, but also an exhilarating journey," reflects Deborah. "I believe we all have a purpose in mind and my purpose is to empower women who need assistance in a violent situation or just need someone to be a positive influence." Part of WEW's vision also is to strengthen families through training, workshops and resources to build new lives free from violence. Deborah says they typically partner with Hopes Door New Beginning Center regarding emergency shelter and emotional counseling. WEW volunteers also gather and supply gift bags with health care, hygiene and beauty products, along with inspirational messages, to women in need at domestic violence shelters. "Too many of our local women flee domestic abuse, and are sleeping in their cars, without money, and there are not enough shelters. Or, shelters are simply full too much of the time. We'd like to raise enough monies to fund our own shelter," Deborah says, indicating that she's even personally paid for housing some victims in hotels for a couple of days until further assistance can be secured. To support WEW efforts, Deborah says donating funds is always helpful, due to the temporary shelter typically needed. She says she's currently working with a real estate agent who is searching for a building to specifically help victims in Frisco, McKinney and Plano. No domestic violence shelters exist in Collin County, she adds. "There are women who are scared to leave abusive situations because there's nowhere else to go. We pledge to assist, encourage and inspire our downtrodden and less fortunate." WEW also needs product donations to fill the support bags, such as hair care options, gift cards, cosmetics and personal care items, including deodorant, lotion, body wash, toothbrushes and feminine products. "I really hope more of our young women see the signs of empowerment by being with the right group of women," concludes Deborah. Note This Upcoming Event Supporting Self-Employement: WEW, along with The National Home-Based Business Association, is scheduled to present 'Duval’s Side Business Start Up' Luncheon & Seminar For Women on May 7 from 10 a.m. to 2 p.m. at The Academy Of Black Arts And Theater in Dallas. Discover 175-plus side businesses that can be started with less than $100.

‘Brightness’ Studio Art Evolution From School Building In Iran To Fulfilling Dream In United States ARTICLE BY JULIE BROWN PATTON

Mixed media artist Zahra Jahanyfard launched Zahra Studio (translation: brightness) 24 years ago. However, this childhood dream started during the early 1980s in Iran/Persia. Now, Zahra teaches art classes from her Friscobased home gallery for all aged students -- kindergarten through retirees -- who want to learn drawing, sculpting and painting. "During COVID, people asked me if I would come to their backyards or homes to help them with art. It's where we all started feeling safe," she recalls. "So, I helped students channel cozy creativity into their own unique artworks." In 2007, Zahra and her family moved to the United States. After relocating to Frisco in 2017,

Liz Watkins launched Refresh Frisco during May 2019.

Nonprofit Provides Local Youths With Vital Hygiene Products, Desperately Needs Donations Proper hygiene is important for children's health and self-esteem. At Refresh Frisco, the mission is to ensure that every child in the local community has access to personal hygiene items, such as tooth paste, deordorant, shampoo, soap, shaving cream, personal care products, sunscreen, lip balm and hand sanitizer. "We can only accomplish this mission with the help of our community," says Elizabeth Watkins, founder and president of the nonprofit, who says donations go toward supplying a quarterly Refresh Pack of hygiene items to 1,400 children in need within the Frisco Independent School District. "So many kids need these items, every time we finish a distribution, we get wiped out. Donations have been low, since the pandemic, and we're having to buy many of the supplies," Liz says. Liz, a Frisco resident, launched Refresh Frisco during May 2019, after seeing the need through her years of parent volunteer work at schools. She says she's always been inspired by Dr. Martin Luther King Jr. comment: “Life’s most persistent and urgent question is, ‘What are you doing for others?’”

The group also receives grants and donations from community partners and other organizations, such as The Rotary Club of Frisco, NCL-Frisco Chapter, Lions Heart teen leaders and school-based teams, as well as local people, such as Rx Smile Frisco Orthodontics, scout troops and Frisco firefighters.
