Happy new year, dear readers and friends! I, for one, am happy to see 2022 go away. I look forward to the newness and hope a new year brings with it. Our first cover of 2023 is none other than the incomparable Martina McBride. She's been belting out songs since 1992 and she continues her storied career with a bright 2023. Also in this issue, we cover health and wellness in abundance. Mental toughness, TMJ, healthy skin, varicose veins, and eating well are just a few of the wellness topics we touch on. United Way is recruiting volunteers to provide free tax preparation for low- to moderate-income taxpayers as part of the Volunteer Income Tax Assistance (VITA) free tax prep program. Volunteers help individuals and families who earned $70,000 or less per household in 2022 by serving as greeters/intake specialists, tax preparers, quality reviewers and site coordinators. Many volunteers begin with no previous tax experience. IRS-training options begin in December and continue through January. Volunteers register for training based on their desired volunteer role. Study Shows Tennessee Residents Are The Third Most Obsessed With Fast Food in America The research, carried out by PriceListo, examined Google Trends data to analyze the past 12 months of Google searches for terms frequently associated with fast food. These terms were then combined to give each state a total score to discover the states with the most fast food-obsessed residents. Tennessee ranks as the third most fast food-obsessed state in the country behind Nebraska and Indiana. The study revealed that Tennessee has the fifth-highest level of searches for ‘KFC’ and the seventh-highest level for the term ‘fast food’ in the country.

Martina McBride Continues to Shine On This Year WITH A TOUR AND AN EXTENDED COUNTRY MUSIC HALL OF FAME EXHIBIT Martina McBride has been singing for as long as she can remember. With a career that spans over 30 years, she just completed 12 dates out on the road for her Joy of Christmas Tour, her 12th year of being on the road this time of year. When asked if she likes being out on the road, she says, "Sometimes. It's a balance thing. I also love being at home. I'm kind of a homebody. I try to balance out my tour where we have equal amounts of time on the road and at home. It's an interesting existence. There's that hour and a half on stage where you're connecting with the audience and it's really special. I wouldn't keep doing it if I didn't enjoy it." And it's a good thing for all of us that she does enjoy it, because she'll start 2023 with 15 more dates on The Judds: The Final Tour. The new, added dates include stops in Pennsylvania, Oklahoma, Ohio, Florida, and West Virginia. "I say a prayer of gratitude before every show. A prayer for guidance. And I do my own hair and makeup on tour so that's really my time to switch gears from every day no makeup Martina to glamour and getting ready to go on stage. I like that transition period." In addition to being a repeat Female Vocalist of the Year and a Grammy-nominated singer, Martina is a first-rate cook. She released a cookbook in 2018, Martina's Kitchen Mix: My Recipe Playlist for Real Life Cookbook." I'd love to write another cookbook. They are just a lot of work. There's a lot of writing and testing and cooking. It's being creative in a different way than making music." She continues, "I love to cook, period. It's my therapy. My place of joy is to be in the kitchen cooking. I love to cook a lot of different things from soups and salads to braised meats and things that take a long time. I've just recently, in the past year and a half, gotten into grilling a little bit. I was always intimidated by the grill for some reason, but I found it's a lot easier than I thought it was. I also have a smoker, so in the winter time, I smoke cheeses." Martina also has a soft spot for women and children's charities. She explains her global charity initiative, Team Music Is Love. "Team Music Is Love started as a fan initiative. A group of fans contacted me and asked me if they could wear one of my t-shirts to a breast cancer walk. I was like, ‘Sure!’ It started as Team Martina about 15 years ago and I thought we needed a better name. It just kind of grew from there. It's volunteer-based. We do things sometimes in the cities where we play to help the local communities. We've done everything from starting a music school for a girls shelter in Guatemala to helping fund an inner city park. We've done a lot of work with food banks. We've done diaper giveaways, baby showers for shelters. We look and see where the need is. It isn't based on one specific cause." Martina is also really proud of her Country Music Hall of Fame and Museum exhibit, Martina McBride: The Power of Her Voice. Fans can catch the exhibit through August of 2023. CHARGING INTO THE FUTURE WITH HYBRID AND ELECTRIC VEHICLES What began as changing oil at a local auto shop as a 15-year-old has transformed into a lifelong automotive career for Chip Geppi, owner of Hybrid and Electric Car Sales in Cool Springs. After 25 years of overseeing large corporate used car dealerships across the country, Geppi and his wife, Denna, are living out their dream of owning their own automotive store as they serve the Middle Tennessee community. “We are the only store in Nashville selling exclusively hybrid and electric cars,” Chip Geppi explains of the business he and his wife launched earlier this year. “We realized we could put together a store that sold used hybrid and

electric cars that [also] provided education to the market out there,” says Geppi who takes pride in not being like a traditional dealership. “Because these cars are new technology, it’s kind of scary because it’s a big shift [and people] have lots of questions, so we wanted to establish a place where you could come and ask those questions and not feel like you’re being sold.” We sat down with Chip and asked him to give us a few insights on how his dealership (and the services it provides) are helping to educate residents on the benefits of hybrid and electric cars as well as the impact these cars are having on the environment.

Vehicles are Recycled and Reused “We rebuild batteries here, it’s one of our specialties,” says Geppi. “When you replace a battery in a hybrid, you’re not actually replacing it with a new battery, you’re replacing it with a remanufactured battery, [which uses] pieces of old batteries taken apart and reassembled to make a good one, so you’re actually throwing out less. What [many] people don’t know is that the battery in a car, only utilizes about 60% of it, so once it’s depleted out of the car and the car can’t use it anymore, that battery still has life and other uses outside of just the car.” So rather than throw out the batteries, the Geppis recycle the batteries to other companies that will reuse them in other products, which not only reduces waste, but reduces the environmental impact of other companies making new products.

Since electric vehicles run solely off batteries and hybrid vehicles use less gasoline than traditional vehicles they have a much smaller impact on the environment.

Power Grid Reduces Environmental Impact “Since you’re charging at home also, your power bill is going to go up just a little bit, but you’re going to have less of an impact on the environment since you’re drawing that power through the normal grid,” explains Geppi. Rather than the necessary supply chain logistics of fuel trucks needing to transport gasoline to gas stations across the country, charging a vehicle at home off of a normal power grid reduces the environmental impact that gas stations require.

Maylissa Ballance firmly believes God had a plan for her personally and professionally before she realized she was even part of it. “I believe that pain can serve a purpose,” says Maylissa, “and I want to encourage people not to give up when they have health issues.” Maylissa struggled with underlying health crises for years, suffering from a chronic inflammatory disease brought on by mold toxicity. She and her husband knew moving to a new environment was a necessary part of her healing journey. She had two criteria when it came to which city she’d agree to move, “It had to have a Costco and yoga!” quips Maylissa.

Settling in Franklin in 2016, Maylissa states, ”Even though I left that unhealthy environment, I never felt back to normal.” Feeling conventional doctors weren’t addressing the root cause of her illness, Maylissa left the corporate world and reconnected with her passion for health and wellness. With a background in nutrition and business at The Ohio State University, yoga instruction, and as a board-certified health coach trained in functional medicine, Maylissa studied the benefits of organic food and farming in an effort to heal herself. “I am a big believer that food is a very important part of the puzzle. Healing my body taught me the value of

using food as medicine and as a tool to help heal your body and mind.” Eager to get out of the house after the birth of her daughter, Maylissa struggled to find restaurants that had the type of foods she could eat and were child friendly. salads, acai bowls, items catering to allergies or food intolerances, as well as smoothies and cold-pressed juices. “We have people who come in because someone they love has food sensitivities or a diagnosis that requires a special diet.” Maylissa speaks from experience when she states, “We can’t control the DNA cards we’re dealt, but we can control how we play those cards.” Maylissa also created the safe, family-friendly environment she yearned for when she was out with her young daughter. The restaurant has a chalkboard wall where kids can come, be loud, and yet eat clean foods - and still feel welcome. Giving back is another important part of why Maylissa was drawn to the Clean Juice brand. We love it here and there are so many things we haven't even had the chance to do yet.” Maylissa is certain her pain served a purpose and she wants to encourage others to keep searching for answers if they are struggling. “You are not crazy. REBEKAH LYONS IS HELPING OTHERS FIND STRENGTH, MEANING AND HOPE IN ADVERSITY

Rebekah Lyons is uniquely positioned to guide you through a tumultuous time and help you find your peace-filled purpose. While truly talented, it is not because she is a best-selling author, national speaker, co-founder of a non-profit organization, co-host of a podcast (Rhythm of Life) and a retreat, or a mother of four children. It is because of the healing journey she herself has taken that enables her to offer strength and comfort when in the midst of a difficult season. Rebekah met her husband, Gabe, while attending the University of Virginia. They moved to Atlanta, where they founded a nonprofit organization. Rebekah credits the birth of their son, who was diagnosed with Down syndrome, as the catalyst for the creation of Q Ideas. “Our hearts were stirred toward things that were more important. We wanted to help others.” Rebekah and Gabe became interested in how faith interacts with culture. Q Ideas hosts Cultural Summits to help spiritual leaders navigate complex cultures and restore faith in

our communities. Rebekah and Gabe felt their calling was to serve in a new city. So they up and moved to a major cultural hub, New York. “We left the comfort of the South, our cul-de-sac life, our home and everyone we knew,” says Rebekah. They were up for the adventure, but underestimated how hard it could be in a new environment. During the first four months, Rebekah experienced panic attacks, depression and severe claustrophobia. She would go out of her way to avoid contained spaces like elevators and subways, which is challenging in New York City. “I did a lot of walking,” she jokes.“I didn’t really know what was going on. I had no name for it at the time.” In 2011, Rebekah woke up in the middle of the night with another panic attack and cried out, “Rescue me!” It was after that moment, her body felt flooded with peace. The next day, Rebekah stepped out of her apartment and saw the city in a new light. “When you are sick, you see inward. You have tunnel vision. When you are healing, you look up and out.” It was then Rebekah noticed others were struggling like her. She became one of the first voices in the church space to talk about mental health. Rebekah used her experiences to write her first book,

"Freefall to Fly: A Breathtaking Journey Toward a Life of Meaning," as a resource to help others heal. Two other books followed: "You Are Free: Be Who You Already Are" and "Rhythms of Renewal: Trading Stress and Anxiety for a Life of Peace and Purpose." Although they were now enjoying New York life, in 2014, Rebekah and Gabe felt it was time to move on. They fell in love with Franklin after hosting a Cultural Summit in Nashville and have been here ever since. You can look forward to Rebekah's fourth book, "Building A Resilient Life" coming in May. Northern California is home to many stunning lodging options, but nothing as rare as The Stanford Inn by the Sea. Jeff and Joan Stanford own and operate the 4-star resort overlooking Mendocino Bay. 42 years ago when they bought the property, it was just a motel with the furniture bolted to the floors. Eventually, they were able to double their square footage and own the land all the way down to the ocean. They’re honored to be the only luxury vegan resort in North America and strive to reduce their carbon footprint with their sustainable programs. Being a vegan resort was not Jeff’s original intention. In 1985, when he was being cooked chicken for dinner, something changed within him that made him realize he could never hurt a chicken. His family followed his lead. He extensively studied the science of nutrition and how what you put in your body matters. Rather than traditional landscaping, they decided to build a certified organic vegetable garden that provides the produce for their fine dining restaurant, Ravens. The successful biointensive gardening technique they used was based on a book by John Jeavons, who they eventually partnered with to teach it to farmers around the globe. Guests are able to experience fresh cuisine all day that they won’t believe is plant-based. Everything is made-to-order and they don’t fry anything or add oil to bring up the richness. Jeff says, “We can add nut cheese to our evening enchilada, but you don’t need it since there’s so much flavor in what we do.” To complement the meal, order from the thoughtfully curated vegan wine list by their Director of Wine, Brendan McGuigan. The majority of the wines come from vineyards in the region and are free from any harmful chemicals. The Sea Palm & Root Vegetable Strudel is one of the most popular items on the menu, a recipe that hasn’t changed for 22 years, and has been featured on television and internationally. Jeff says, “We make a umi plum raspberry sauce and true wasabi to go with it, but we keep it mild and serve it with stir-braised vegetables. I like how we’re able to present locally harvested sea palm. It turns out that sea vegetables are some of the best things for humans to eat.” In the morning, savor a homemade scone or the Portobello Benedict. Guests will love the variety of activities and spa treatments offered at the wellness center. They can take gardening and yoga classes or one of Joan’s therapeutic art classes. Jeff exclaims, “They get an hour and a half to play with art and come out looking radiant!”

Bikes are available to ride into the historic town or redwood outrigger canoes will take visitors up the Big River. Jeff says, “This is one of the last undeveloped estuaries along the coast of California or anywhere else.” When the winter rain arrives, guests can make their way to the greenhouse and enjoy the sauna or take a dip in the heated saltwater pool. The serenity of the area leaves a lasting impression. Matt Gelfand has carved a career path that’s both wide and deep, having made his mark on Wall Street, as a first responder, as a teacher and as a coach. And along the way, he’s made a point of trying to find better ways to do things that make life safer and more livable. “I’ve always tried to do two things in my life,” says Gelfand, a self-proclaimed serial entrepreneur. “One is to be a productive and a contributing partner in the communities where I’ve lived and worked. The second is to look at things and ask, ‘How can it be better?’” Over the years he has been able to launch successful business ventures by combining his entrepreneurial spirit with his desire to make things better.

More than two decades ago, while serving as a volunteer firefighter on Long Island, he developed the Ground Retractable Automobile Barrier (GRAB). Originally designed with railroad crossings in mind, GRAB later was tweaked for security applications. “If you visit large retail centers or public venues you’ll notice fixed obstacles, called bollards, positioned near the entrances,” says Gelfand. “They’re designed to prevent people from driving vehicles into public areas. But the impact from colliding into a bollard can be devastating. So we developed a system that was more like driving a vehicle into a baseball glove that ‘catches’ you, that is designed to stop vehicles of different sizes and is reusable after impact.” Gelfand formed a new company, Universal Safety Response (USR), to market and sell GRAB and the system quickly became popular with military installations looking to fortify their perimeter security. In 2004, its first year of operation, USR posted $2 million in sales. The next year, Gelfand and his wife, Laura, relocated to Franklin, bringing USR along with them. By 2009, USR was among the Inc.500 fastest-growing companies with $40 million in sales and nearly 400 employees. Later that year, Gelfand sold the business to Smith & Wesson and it remains in operation in Franklin today. His latest endeavor is TopPT, a physical therapy company based in Cool Springs. Neither Gelfand nor his business partner, Steve DeGolia, have experience as physical therapy providers. But they’ve both been physical therapy clients and encountered CONTINUED >

similar experiences. “We found that most people liked their therapist, but they hated the experience,” says Gelfand. “From sitting in the waiting room to sharing your therapist with several other patients in a hectic environment, it wasn’t created with the patient in mind. We wanted to create an environment where you could love the experience.” At TopPT, there is no waiting room. When patients arrive, they’re greeted by their therapist who remains with them through the entirety of the visit. In addition to the latest equipment, TopPT features lots of natural light and a refresh recovery room that’s more of a lounge or theater. “The entire TopPT experience is more akin to a spa,” says Gelfand. “It’s common sense. If you come in and your therapist is dedicated solely to you, you’re going to have a better experience and, potentially, better outcomes.” When away from TopPT, Gelfand can be found around town with Laura, who is a teacher at Brentwood Academy, and their sons Connor and Christopher who are BA students. “Like a lot of other dads, I’m an Uber driver,” he says. Artist Meghan Aileen designed the NunaVeda Greenhouse for her property in Franklin. The project started in March 2022 and finished that August and is now available to rent for photoshoots and events.

1. HOW DID YOUR VISION FOR THE GREENHOUSE COME TO LIFE? Meghan: I wanted to create a space that illustrates that we are all part of the ecosystem around us and we need nature to survive. I call it a greenhouse because I think that helps people understand what it is at first glance, but I designed it in the style of a nature chapel. I hired Daniel Kohavi from Nashville Glass House to custom-build it for me and he executed it beautifully. I started collecting plants months before and while building it. Once I started putting the plants in the space, it was a lot of figuring out how to mix style and function. I am learning how to pick plants that can survive over 100 degrees as well as freezing temperatures. The addition of dried grasses and flowers helps to fill the space in the winter and create a more boho feel.

2. WHAT ARE SOME OF YOUR FAVORITE ELEMENTS IN THE SPACE? Meghan: The antique stained glass windows on the front are from an old Church in Massachusetts. A wonderful local stained glass artist named Paul Nagy came to fix the pieces that broke during shipping. The Monastery door was a perfect feature for the back wall. I found it locally and the guy I bought it from said it was from a Monastery in Wisconsin and was 150-160 years old. My mom grew up in New Orleans and my grandma had a courtyard outside her shotgun-style house in the city. The courtyard was full of plants, a kumquat tree, the original wooden outhouse and a little ice cream table and chairs just like the one I have in my greenhouse. When I saw the set, I immediately knew I wanted to honor my mom and grandmother in this way. The feel of the greenhouse, especially in the humid southern summer, reminds me of time spent at her house in New Orleans as a child, so it is very nostalgic for me.

3. WHICH EVENTS ARE YOU MOST EXCITED TO HOST THIS YEAR? Meghan: I love the idea of intimate dinners, small weddings, and record release parties. We are in such a great location that I think art classes and therapeutic potting days would be wonderful for the community. I just hosted my first art exhibit in there and it was incredible to see nature and art come together. Nunaveda.com

If you think that you have TMJ, you are not alone. More than 75% of females and 25% of males in the U.S. suffer from the condition and even more do now, especially because of the stress in the aftermath of Covid 19. But while stress can certainly exacerbate a TMJ condition, the real root cause may not be what you think.

TMD - Temporomandibular Joint Dysfunction - or more commonly known as TMJ, is a condition that involves breakdown of the disc within the joint and/or the bones that allow us to chew, swallow, and smile. Degenerative Joint Disease is a more accurate terminology, since degeneration is what happens to the cartilage, membranes, and boney structures. Along with the damage to the joint structures, the teeth can both suffer and be part of the root cause, if the bite is not in balance. Just like three legs of a stool have to be in balance for the stool to be useful, the three legs of a balanced chewing system are the joint (TMJ), the bite (occlusion), and cervical neck structure. All three must be in balance for the system to work properly.

Patients often ask, “My jaw used to pop, but that actually went away. So, I’m fine, right?” I hear that a lot, but actually the answer is, ‘No, your condition may actually be worsening.’ Sure, we gauge the health of our knee and hip joints by lack of pain and if we can still play a mean game of pickle ball. And while we may notice that we're a little more sore when we get out of bed in the morning, we often don’t notice some of the subtleties of changes in our posture, or how our important ligaments and tendons are getting too tight. That is, until, all of a sudden, we experience an injury doing normal things around the house. The same is true of degeneration of the TMJ jaw joint. We may be able to chew all the foods that we love or we may not be aware of grinding our teeth during sleep, but then all of a sudden we break a tooth or start waking up with headaches. These are all things that we may chalk up to getting older, but they are all symptoms of the jaw joint and the chewing system wearing out and no longer functioning properly. Many people look to their dentist to keep their teeth healthy and to help avoid cavities. Most people understand tooth decay and gum disease. But we now know that occlusal disease, problems with the bite and chewing system are just as important to diagnosed and treat as any other disruption in the health of the mouth. “So how do I get my TMJ treated?” First, you need to understand that popping and clicking or the inability to open wide enough to bite into a sub sandwich are not normal. This system was made to operate in a wide range of openings and consistencies of food. Next, a proper diagnosis of the condition is imperative. That consists of a comprehensive examination and imaging performed by a qualified dentist with specialized training. Most dentists take check-up xrays and a panorama to see two-dimensional images of the areas of the teeth and jaws. But proper diagnosis of a TMJ problem must include a 3D image of the area. Dentists treating TMJ often use other more advanced technology, such as digital photography and smile design, digital impressions and onsite digital printing. Treatment consists of therapies that range from an orthotic mouthpiece, or Clear aligner (Invisalign) treatment to change the bite, to rebuilding the bite. Something new is coming to downtown Franklin and according to Stable Reserve managing director Allison Weatherman “It all started with the building.” Located at 412 Main Street, Stable Reserve was named after the original use of the building as Franklin’s horse stable at the turn of the 20th century. Allison, along with managing partners, Cam and Beth Goodwin and Hunter Yeager, have their sights set on opening Stable Reserve in spring 2023. Originally dubbed “an ornament to Main Street,” the 1890 building is steeped in history, which the Franklin natives are keen on preserving. Remodeling tells the stories of past occupants; parts of the historic building were insulated with old newspapers dating back to the 1920s when the building was home to Franklin’s Review-Appeal. Buried underneath layers of vinyl and 1970s parquet flooring, 2” walnut floors from 100 years ago stand preserved. The six original horse stalls are still intact and a custom walnut bar is being built through the stalls to highlight the history of the building. When presented with the opportunity to create something special in their hometown, the group agreed it had to be something that would make Franklin locals proud and become a memorable place to share with visitors. “We wanted a place that transitions well from day to night for the community, and the idea of letting people relax and unplug throughout the day and into the evening excited us,” says Hunter. They landed on the perfect concept: a southern brew bar and distillery. The group is combining three different experiences in one space guaranteeing something for everybody.

STABLE RESERVE Partnering with locally-owned Narrow Gate Coffee Co., guests can enjoy an espresso, drip coffee, single origin pourover coffee while also enjoying a fabulous

view of Main Street. The laid-back atmosphere is conducive to sit, sip and stay or for small meetings and as an informal touch base space. Continues Allison, “We saw a need for this. Wouldn't it be great to be able to sit in really comfy chairs and not be crowded or rushed and just be able to talk?” The space will also be available for hosting seated dinners, holiday parties, VIP events and more. The group looks forward to hosting songwriter's nights and other events for the public. A high-end retail shop offering luxury gifts including leather goods, custom pottery and glassware, cocktail mixes, books, and exclusive local and homemade home accessories will round out the space.

STABLE RESERVE DISTILLERY AND STABLE RESERVE SPIRITS Located just down the street on Columbia Avenue, Stable Reserve Distillery is proud to be the first distillery in Franklin city limits since the prohibition era. Stable Reserve Distillery will produce Stable Reserve Spirits that are “totally unique to where we are, who we are and what we are looking to bring to everybody,” including bourbon, vodka, gin and liqueurs. For example, their “super sippable” botanical-based gin is crafted using local growers and producers. “It has lemon verbena, chamomile, and is easy on the juniper. People who don’t like gin, will love this gin!,” gushes Allison.

Christina Depascale describes herself as an “empath healer, aesthetician and a true skin guru,” having studied organic chemistry for years and earning many certifications. Raised in Europe and Rumson, New Jersey, she honed her craft working side-by-side with makeup magnate Laura Mercier for more than 16 years, treating the princesses of Georgia and Turkey and many other celebrities. Last month, Christina opened Schëal Organics in downtown Franklin where skin treatments are based on individual skin issues, rather than a rigid menu of services. She is a big believer in technology and often combines many different systems in one treatment. Christina formulates her own custom skin care line of products onsite. Additionally, she has a philosophy of “giving back” with a special emphasis on helping women who have experienced domestic violence. We sat down with Christina to learn more about her and why she is so passionate about helping others.

WHAT IS THE ORIGIN OF THE NAME SCHËAL? (PRONOUNCED “SHEE AL”) Christina: Schëal is named in honor of my mother. It was her last name and means “she heals”- so it fits perfectly. Unfortunately, my mother suffered domestic violence and it is a big part of why I formed LOVE -Love Overcomes Violence Everywhere. Long-time residents and newcomers alike now have a new way to see Franklin: climb aboard the brand-new Franklin Hop for a journey through the city’s history. In a partnership between Grayline and Visit Franklin, the Franklin Hop debuts as a 90-minute guided tour with the option to hop on and off at each stop. The entire tour is packed with trivia, information and backstories uncovering decades of history, all narrated by a professional guide. The adventure begins at the Franklin Visitor Center located near Main Street and Fourth Avenue, where the adorable blue trolley waits to welcome its passengers. On a nice day, grab a

seat toward the back for an open-air experience, though the front is weatherproof if preferred. After departing, the trolley routes through the iconic Franklin square and toward the Factory – the first opportunity to hop off and explore. Living in the South has many benefits, as Mickey Shrader, owner of Environmental Protective Solutions (EPS), can attest. He’s a native of Columbia, graduated from Columbia Academy and Lipscomb University, and raised three kids in Columbia with his wife, Becky. Southern weather also brings challenges. A humid climate leads to mold, or as Mickey says, “Microbial growth. That’s the term that doesn’t freak people out.” Mickey worked on the claims side of the insurance business for 20 years. “I got tired of the corporate gig and looked at alternative careers.” He had seen enough mold damage to realize homeowners

needed help managing it, so, 15 years ago, he started doing mold remediation. “I get a lot of satisfaction from helping people,” he says. “We’re there to fix the issue you have, to give you your house back.” EPS eradicates mold and water damage in crawl spaces and basements, and Mickey educates owners and realtors about protecting the biggest financial investment most people make, their home. What are the most unusual things he’s found while inspecting crawl spaces? Mickey thinks for a moment. “Well, one house had 17 skunks living under it, and another family had a man living in their crawl space and didn’t know it.”

“A lot of the mold I find is in newer construction,” he says. “Engineered construction products contain more glue, and glue is easily attacked by mold.”

WHY ENCAPSULATE YOUR CRAWL SPACE? • The average crawl space is 1500 – 2000 square feet. Mickey explains that 40% of the air in our homes comes from the crawl space.

• Mold damages the wood in joists and subfloors, causes wood floors to buckle, brings dust into the home and affects air quality.

• We live in a humid climate, ideal for microbial growth (mold).

• Encapsulating a crawl space creates a closed environment and stops outside air, dust and critters from coming in.

When Olin and Leigh Funderburk moved to Franklin in 2005 and founded Stoney Creek Farm, it was just an empty piece of property. Today, it’s a community treasure offering all kinds of fun and educational outdoor activities. “We didn't actually open to the public until 2010,” says Leigh. “Olin built everything we have on the property.” Both of their families were in the agriculture business, so growing up they learned a lot about farm life. “We just always loved that life,” says Olin. “It's hard, but very rewarding.” After leaving their corporate and construction careers, they decided to get back into farming. “We feel like we were brought to this farm because God put us here,” says Leigh. “We're people of faith and we just feel like this is our mission in life. That's what drew us to jumping off the corporate ladder and touching the community like we do.” There are many activities for both adults and children to enjoy. The farm has pick-your-own blueberries, blackberries, flowers and herbs. “People can put their own floral bouquets together, and they can take the herbs and make their own meals with them.” The couple also rents out garden plots for those living in places where they can’t have their own gardens. “We also coach them during the season to help them learn how to do it properly,” says Leigh. Various types of classes focusing on self-sufficiency and sustainable living are offered all year round. “Olin does a couple of classes. One is on how to grow your own blackberries. We also give participants

blackberry canes from our proven stock to grow in their own backyards.” Leigh runs classes on the preservation of food through canning and dehydration. “We also do classes on kombucha, which is a healthy tea, on sourdough bread making, and on herbs for your medicine cabinet.” They also offer kids’ classes and camps. “Cori Williams teaches our kids’ classes which revolve around nature, sustainable living and self-sufficiency,” she says. “She just finished ‘The Magic of Mushrooms.’” There are also homeschool enrichment programs. “We have a covered pavilion, but the classroom is outside,” says Leigh. “Students do creek walks and learn about creek critters and all sorts of wildlife. We have wild turkeys, deer, and more across the property. We also have goats and chickens, so they learn about those too.” Stoney Creek Farm is available for small events such as birthday parties, family reunions and corporate retreats in its open-air pavilion. “These are all limited to no more than 50 people,” she says. “We don't want huge events because we like to personally touch our community.” Cori is also on hand to help with arts and crafts and decorations. Olin and Leigh have a blended family of three grown children, Lin, Landry, and Allison, and they also have a four-year-old farm dog named Harley. He's a half-Shih Tzu and half-dachshund rescue dog. Middle Tennessee Vascular Associates According to the American Heart Association, approximately 23% of adults in the U.S. have varicose veins, defined as twisted, swollen veins that are visible just under the skin. Varicose veins most commonly affect the veins in our legs, particularly in the calves and thighs, but can also develop in other parts of the body. Radiofrequency ablation is a minimally invasive treatment for varicose veins. This 20-30-minute procedure utilizes heat generated by a radiofrequency catheter to close malfunctioning veins, rerouting blood into healthier veins. Sclerotherapy is a quick and pain-free way to treat varicose and spider veins, which involves injecting a solution directly into the veins. This solution causes the veins to scar, forcing blood to be rerouted to healthier veins. The collapsed vein is reabsorbed into surrounding tissue and eventually fades. Ambulatory phlebectomy involves individual removal of varicose veins through very tiny skin incisions, typically performed on large clusters of varicose veins with minimal recovery time. Because only very small 1-2mm incisions are needed, an excellent cosmetic result can be accomplished with minimal pain and discomfort. Says Dr. Derek de Grijs, a surgeon with Middle Tennessee Vascular Associates, “The treatment of varicose and spider veins is something people tend to put off for many years for a variety of reasons. She shows up in your living room every morning with her cheerful and vivacious weather forecasts - a pleasant start to any morning. And getting to know more about Meaghan Thomas only makes you like her more than you already do. A self-proclaimed 'Georgia Peach' with Tennessee roots, her role on Nashville’s News WKRN Channel 2 is her dream job, and always has been. A trip to Huntsville’s Space Camp in middle school literally set her on the trajectory to the meteorologist we know, and love, today. Calling it “the best experience,” Meaghen was soon doing the coveted school announcements, serving as vice president of her class in high school and leading pep rallies. Essentially, she was living on a stage, conquering any iota of fear performing in front of a public audience might cause. In 2012, Meaghan got dual degrees at The University of Alabama in Geography and Communication with specialties in climatology and broadcast journalism. She then set her sights on Mississippi State

for a Master of Science in Geoscience focusing on broadcast meteorology. In 2014, Meaghan was offered weekends in Birmingham and after three quick years, she was on to mornings. When Nashville came calling in 2020, “It was the easiest yes!,” she says. What many may not know is that Meaghan wears hearing aids, and how she came to find out she needed them was a bit of a journey. It was almost natural for her not to hear. She has hereditary nerve damage with severe and profound hearing loss in both ears. Discovered when she was being fit for an earpiece used in the studio and on-air, the expense of hearing aids is so high that Meaghan was able to only afford one. Obviously, wearing only one isn’t ideal. But through vocational rehab, proving she needed them for her job, Meaghen was being fit for her first pair at 26 years old. Meaghen was shocked and grateful when the staff said to her, “We are going to take care it.”

Her world opened up. People with hearing issues don’t know what they can’t hear - Meaghan heard her car blinker, air conditioning, and crickets. Now a brand ambassador for Signia Pure Charge&Go AX aids, Meaghan can answer any questions and explains how incredibly well-designed they are, even auto-dimming when the aids themselves realize the environment is loud. Meaghan’s journey inspired her to create her non-profit, The Heart of Hearing. This non-profit focuses on 20–45-yearold young professionals and takes the burden whether it be financially, or connecting them with providers and raising awareness. In November 2021, Meaghan published the children's book “Heart of Hearing” with 100% of the proceeds going back to her organization. New Year Resolutions The New Year is a great time to take inventory, set goals, and take charge of your life. But if you’re like most, making resolutions is much easier than keeping them. Rather than focus on the idea of a new beginning, which can lead to disappointment at the first slip, keep in mind that self-improvement is an ongoing endeavor. Setbacks are not failures; they bring wisdom and insight for future success.

Before making a split decision on this year's resolutions, make a list of goals and changes you'd like to make. Then review your list, and cross off any you don't feel genuinely devoted to. Maybe you want to resolve to spend more time with your family, quit smoking, or lose weight. You're more likely to succeed if you feel a strong personal commitment rather than 'I should.'

One reason people don't keep resolutions they make is the resolutions are often made to silence the pestering of a loved one. If you decide to quit smoking to get your husband off your back, you're less likely to succeed. If you choose to quit smoking to feel healthier and be able to enjoy physical activity without being winded, you're more likely to experience success. Choose one or perhaps two of the resolutions on your list that you feel most committed to. Then choose one or two you feel confident you can do with ease. These last couple can be used as positive reinforcement for the more challenging first choices. Next, make a clear plan for adhering to your resolutions. Put each resolution in writing, and write down the steps to achieve them. Let's say your resolution requires a routine or schedule such as an exercise routine, a new diet, or steps toward completing your education. Create a goal chart, a detailed plan, and a checklist to track your progress. Also, post notes in strategic places such as the refrigerator, bathroom mirror, or steering wheel as reminders of your resolutions with tips on how to overcome temptation. Make sure your family understands the importance of your resolutions. Family support and their positive reinforcement can be most helpful. If your resolution is something your family has been

nagging you about, ask for their encouragement. But explain that pressure and pestering, particularly during setbacks, could undermine your resolve. Determine how each family member can help you to achieve your goal perhaps by taking on additional household chores or through affirmations of your continued success. Adjust your environment to enable success. If eating healthier is your goal, don’t fill the cupboards with junk food for other family members. Find healthy snacks they’re willing to substitute. If you’re trying to quit smoking, avoid people, places, and things that remind or tempt you, at least until you have it well under control. Don’t go it alone. If you have a friend with a similar resolution, make a pact. Work together to create a plan, and then make a point to check in with each other regularly for encouragement, praise, and support. If you resolve to get more exercise, do it together. Having a commitment and someone to accompany you will go a long way in helping you succeed. Finally, reward yourself, not just once you’ve achieved your goal, but periodically for your success so far. Small, periodic rewards can be motivation enough to keep you strong when you’re ready to throw in the towel. Remember, whatever New Year resolutions you choose, success awaits you if you resolve never to give up trying.

KOTOR, MONTENEGRO "My favorite vacation was an 11-day Mediterranean cruise in 2016. Due to political unrest in Turkey, our cruise itinerary was changed and we ported in Kotor, Montenegro. I didn't expect to go there and I was so pleasantly surprised. The view pulling into the port was spectacular. We were surrounded by mountains and oceans similar to the Norwegian fjords. Its location on the Adriatic Sea makes it like the Caribbean for Europeans. NIKKŌ, JAPAN "Our visit to Nikkō, Japan in January 2020 stands out as one of the best places I have visited (and luckily we returned home safely right before COVID affected the country). In Nikkō, we visited the Tōshō-gū Shrine; the final resting place of Tokugawa Ieyasu, the founder and first shogun of the Tokugawa Shogunate Tōshō-gū. One standout memory was the Crying Dragon painted on the ceiling in Honjido Hall. We attempted to create an echo in the hall but failed each time unless we stood directly underneath the dragon’s mouth. It was truly amazing! We enjoyed meeting others in our tour group including couples from Australia and South Korea. The town itself was very laid-back and we were fortunate to see so many unique sights up close including mountain rams. With the concert being our only planned event, we went to Walmart, purchased some inexpensive fishing poles and followed the fish downstream. Chop six ounces of semisweet chocolate, then transfer it and the butter to a pot; heat on low. Stir chocolate and butter until smooth. Whisk two eggs and two yolks with a pinch of salt, then add 1/4 cup of sugar and mix in a stand mixer until it has a light yellow color and becomes thicker in texture. Fold in the chocolate. Add flour

and mix in. Transfer the batter to buttered and floured ramekins. Bake at 450°F for six to eight minutes. Baking time will depend on the size of the ramekins you use. Let them sit for a minute before transferring them to a dessert plate. Sift with powdered sugar and add fruit or whipped cream. ASK TH E EXPERT REMODELER EDITION WITH BRYAN SEBRING Q: My husband and I are considering having our outdated kitchen remodeled. After talking with some friends, who have had some bad experiences with contractors, we are kind of anxious when it comes to picking out a reputable company. What can we do to increase the likelihood of finding a contractor that we trust and will do a great job? A: I totally understand where you are coming from. A lot can happen while strangers are in your home and you put a lot of trust into the remodeler you choose to hire. I have gotten this question quite a bit, so I have come up with an easy way to remember what to look for and questions to ask to help you find the right fit when it comes to hiring your contractor. Look to the five p’s:

Ask lots of questions and trust your gut. How easy is it to talk with them? Do they answer your questions with confidence? What’s their communication like? Are they patient with all your questions or do they seem to get impatient with your questions? The answers to the question above will help you to see if the contractor is a potential good fit for you and your project.

I would suggest beginning your research online. Dig deep and look for any bad reviews or negative feedback. If there ARE negative reviews, take a look at how the company responded to the review. Also be aware of any contractors where you can’t find any reviews at all. Look for photos and visual proof of some finished projects and follow up by getting names of real customers and go see the completed projects.

Process: When you hire a contractor that is organized and has a system in place, it can save you a considerable amount of time and money. Do they have a system or process in place for projects like yours? Will they help with ideas and design? Who will be responsible for any permits that are required? What is the dispute resolution process if a conflict does arise?

P o r t fo l i o : One of the most ideal ways to evaluate and find the right contractor for your project is to take a look at some of their past work. It can also give you more peace of mind if they have taken on projects that are similar to yours. The quantity of completed projects in their portfolio will reflect their level of experience, while also being sure to focus on the quality of past projects is important too.

Price: This is the most common area where making the wrong choice could potentially cost you a lot of money. Focus on the value of the services that are being provided, over which contractor has the cheapest price. When all is said and done, you get what you pay for and you want a beautiful completed project that you can be proud to show off to your family and friends!
