On December 29, 2022, President Biden signed the Setting Every Community Up for Retirement Enhancement 2.0 Act (SECURE 2.0 Act) The previous SECURE Act in 2020 made several changes to retirement planning: · It increased the required beginning date (RBD) for required minimum distributions (RMDs) from individual retirement accounts from 70 ½ to 72 years of age. · It eliminated the age restriction for contributions to qualified retirement accounts. · It required that most designated beneficiaries withdraw the entire balance of an inherited retirement account within 10 years of the account owner’s death.

The SECURE Act provided a few exceptions to the mandatory 10-year withdrawal rule with a list of eligible designated beneficiaries: · Spouses · Beneficiaries who are not more than 10 years younger than the account owner · The account owner’s children who have not reached the age of majority · Disabled individuals and chronically ill individuals

The SECURE 2.0 Act made quite a few enhancements to clarify the original legislation. Several of the key enhancements are summarized below: · It raises the age for RMDs to 73 in 2023 and 75 by 2033. · Higher catch-up contributions are allowed for participants over 50 ($7,500 in 2023). · Early distributions are permitted for long-term care contracts without penalty. · Qualified charities can be named as remainder beneficiaries after the death of a disabled or chronically ill beneficiary without disqualifying the trust as a see-through trust. · Plan sponsors may match contributions made on student loan repayments on the same vesting schedule as elective deferrals, effective 2024. · 529 plans maintained for at least 15 years may be rolled over into a Roth IRA with a $35,000 lifetime limit, effective 2024.

Without prompt and proper planning around the new laws, the 10-year withdrawal rule could significantly increase the tax bill for nonspouse beneficiaries. Prior to the SECURE Act, beneficiaries of inherited retirement accounts could take distributions over their life expectancy (i.e., “stretch”). Under both the SECURE Act and SECURE 2.0 Act, the shorter time frame for taking distributions will likely accelerate the income tax due and may cause the beneficiaries to be bumped into a higher income tax bracket, receiving less of the funds in the retirement account than originally anticipated. Because of this monumental change in the way inherited retirement accounts are treated, it is crucial that you plan accordingly. There are several strategies to keep an eye on tax consequences and asset protection needs: · Revocable Living Trusts · Standalone Retirement Trusts · Charitable Remainder Trusts · Irrevocable Life Insurance Trusts · Multi-Generational Spray Trusts · Special Needs or Supplemental Needs Trusts

Proper estate planning can provide you with peace of mind during your life and ensure your retirement assets are passed on to your loved ones in the most efficient and protected manner.

Q: CAN YOU SHARE SPECIFIC MOTIVATIONS YOUR CLIENTS HAVE MENTIONED FOR INVESTING IN FLORIDA REAL ESTATE? Paula: Many of my clients are excited about the idea of owning a second home and typically it’s one of three things that motivates them. For some, the idea of having the luxury of a “home away from home” any time they want it offers huge appeal. My clients that have crazy, busy and high-stress lives or careers love the flexibility a second home offers; spur-of-themoment travel where they can hop onto a plane without even needing an overnight bag. For others, the motivation is to own a second home as an investment. This group of clients love the idea of purchasing a vacation home to use when they want/can, while also having the ability to rent it out to others to help offset the costs or in some instances create passive income. Over the last several years, the clients of mine that have purchased for this purpose have been thrilled with not only the income they have been able to earn, but also with the property

appreciation. Several have seen appreciation in excess of $500,000 - $1 million in just three years time. The third motivation I often see for purchasing a second home is retirement planning. My clients who are beginning to plan for that “next chapter” love the idea of being able to buy now and take their time renovating and decorating the home while they wind down to retirement. This approach gives my clients the opportunity to spend part of the time in their new neighborhood getting to meet people, learn the area and transition comfortably into their new community.

Q: ARE THERE PARTICULAR CITIES OR REGIONS IN FLORIDA THAT SEEM MORE ATTRACTIVE FOR INVESTMENT, CURRENTLY? Paula: When considering a second home from an investment property perspective, the 30A, Miramar Beach and Destin areas are hands down the number one choice. These beach communities are ranked amongst the nations top Air BNB and VRBO destinations and because of that, the area has infrastructure in place that makes owning and managing a rental property very easy. Nashville to 30A is a quick 45-minute direct flight or only 6.5 hours by car. It is easy to see why 30A is such a popular place for second home purchases.

Q: WHAT TYPE OF PROPERTIES ARE YOUR CLIENTS PREFERRING (CONDOS VS SINGLE FAMILY), AND HOW HAVE RISING INSURANCE RATES AFFECTED THESE DECISIONS? Paula: A buyer’s motivation behind the purchase often determines whether they opt for a condo or a home. Clients with busy and hectic lifestyles looking for an easy place for spur-of-the-moment trips and quick getaways often prefer a condominium or even a resort community. These properties provide buyers with an amenity-rich environment (golf, tennis, swimming, dining) and are very low maintenance as everything is taken care of for you. Buyers who are investment-motivated will look for those properties that provide for the highest rate of return. “Heads in beds” is the catchphrase for investors and translated it means “How many people can their property sleep?” Heads in beds is

important because ultimately it determines the rental rate that an owner can charge. For those buyers motivated to purchase as part of a long-term plan… the decision really comes down to what they envision their ‘next chapter’ to look like. If these buyers see themselves in a lifestyle community where most of their days will be spent locally playing golf, tennis, boating and enjoying puttering around the house gardening or doing home improvement, they may decide that a home is right for them. Regardless of which type of residence a buyer chooses, the cost of insuring a property has definitely become more of a struggle as the insurance costs continue to rise. Properties with roofs older than 15 years may require a new roof to even be eligible for insurance. In the case of a single family home, the owner bears the cost of that roof. In a condo, the insurance is generally limited to a contents policy since most condos either reserve for roof replacement or levy special assessments. But keep in mind, the cost still ultimately falls on the owner as they are tasked with paying the HOA reserve fees and the special assessments.

It’s important to keep in mind that every investment buyer is different. Some buyers seek a passive income stream, some seek a way to offset earnings to help mitigate income tax and some look for a longer term investment product. Ultimately it’s critical to understand the buyer’s goal so that you can help them choose the best situations. Despite the fact that 30A is a highly desired vacation destination that has shown huge real estate appreciation in the past few years, we have actually seen higher rates of return in both Miramar Beach and Destin.

Q: CAN YOU EXPLAIN ANY FINANCING OPTIONS OR INVESTMENT STRATEGIES FOR SECOND HOMES THAT VARY FROM PRIMARY RESIDENCE DECISIONS? Trevor: There are two different types of strategies for non-primary residence homes.

Second homes have lower down payment options, vs investment properties. Investment property loans allow you to use the projected rental income to offset the future payment and can help in qualification. There are special types of loans out there for rental properties. The most popular one right now is a DSCR (debt service coverage ratio), and you have no traditional income verifications. You have the property and the rental income (either short-term or long-term rental income) appraised. If the property is deemed to have sufficient net operating income (rents) then you get the loan. Actress Danica McKellar is perhaps best known for her role as Winnie Cooper in the hit ABC-TV series The Wonder Years, but McKellar has now made a home for herself on the Great American Family (GAF) network. McKellar left Hallmark Channel not long after Hallmark’s former CEO Bill Abbott left to start Great American Family in 2020. McKellar had been a a holiday movie queen and a veteran of the network since 2015. McKellar says of the move, “It didn’t really

feel like a big change. It just felt like following Bill. The biggest difference is that I now have a multi-picture deal where I’m also a very involved producer, so that makes it a much different experience. I’m much more hands on and it’s not just a title. McKellar says, “It is such a charming, sweet movie filled with joy and love and romance. There’s something really special between me and my co-star Damon Runyan. He’s just one of these really deep actors. I couldn’t be more thrilled with this movie. And as executive producer, I got to watch all these different takes of the scenes and I was so struck by how special they were.” A Royal Date For Christmas is one of the 21 (and counting) original new films for Great American Family’s Great American Christmas (the network’s signature franchise), which returned in October with new holiday movie premieres every Saturday and Sunday and 24/7 Christmas movies through the end of the year. A Royal Date For Christmas premiered on November 25 and will run throughout the month of December on GAF. McKellar, her husband Scott and son Draco made the move to Tennessee last year. “We love it here so much. I lived in California my entire life. It was just time. As soon as we were able to go, we left. We were ready for nature. We were ready for more beauty trees and horses, lush and beautiful. If you’re looking in the distance, it’s just mountains and hills and beauty. I didn’t realize you could love where you live so much. Don’t get me wrong. I love New York, I love Los Angeles, I love cities, but I love them in smaller doses now. I like to visit. Coming back to a peaceful, idyllic scenery is such a luxury and so wonderful.” While McKellar is loving her new life in Tennessee and continues to entertain as an actress, she is equally celebrated for her contributions to math education for young minds. Sara Hardenbergh grew up in a little town about an hour away from Birmingham, Alabama, and she and her family would often drive there to buy cookies. These were not just any cookies. These were Cookie Fix cookies, baked fresh every day and filled with all kinds of sweet and fun extras. “I remember the first time we went in - just the smell alone got us hooked,” she says. “We would have to wait in line, which sometimes was outside of the store.” It was worth the wait, though. When she and her husband, David, moved to Berry Farms in Franklin two years ago, Sara was walking around town and knew there was one thing missing - a Cookie Fix. “Downtown Franklin is so beautiful, sweet and family oriented. Cookie Fix was created out of love and caring for and sharing its cookies with others, and I knew everyone here would absolutely love them too. Plus, I didn’t want to live in a place that didn’t have a Cookie Fix.” They were able to connect with Amy Jason, who founded Cookie Fix in 2016, and she, too, absolutely fell in love with Franklin and felt that it

would be a perfect location for its second franchise. In October, Sara and David opened their own store. “We have a quaint little location - it’s beautiful, it’s bright, it’s open, and the smell, of course, is amazing,” says Sara. Even before it opened, passersby would stare in the window and open the door to ask when they were opening. They would also get phone calls and emails every day from people saying they heard how good the cookies are and how excited they were for the opening. Cookies are baked fresh all day long, so chances are good that someone walking in will get a warm delicious cookie right out of the oven. “Our cookies are crispy on the outside and thick and gooey on the inside, and we only use fresh premium ingredients, so it’s always a fresh cookie coming straight to your mouth.” There are a total of 80 different cookies and the store has 13 flavors available every day, including its popular Milk Chocolate Chip and its healthy Peanut Butter Cookie, which Sara calls “phenomenal.” Her personal favorite is Salted Dark Chocolate Caramel.

Sara is so happy the store was able to open before the holiday season since the cookies also make great gifts. “We like to say we are Santa’s favorite cookie, and we have holiday mixes so kids can make their own cookies for Santa.” There are many special holiday cookies coming right out of the oven. “We have every Christmas cookie imaginable, such as peppermint, sugar cookies, ginger molasses, and Santa’s Bag, which has Christmas sprinkles, marshmallows and lots of fun ingredients,” she says. If you attended Franklin’s downtown tree lighting, you likely experienced the spirit of Christmas when songwriter and recording artist Matthew West performed his latest song, “Because of Bethlehem.” “I’m excited to share this new song for the holidays,” Matthew says. The lyrics were inspired by Max Lucado’s book of the same name. “I wanted to write a

song to surprise my friend Max with words that share his book’s message of hope, peace and joy.” This was Matthew’s fifth year hosting the tree lighting in Public Square, an occasion that draws thousands of people. “I gotta say, it’s the highlight of my year. Franklin is the most magical place at Christmastime and my family loves it.” Matthew and his wife, Emily,

live in Franklin with their teenage daughters, Lulu and Delaney, and Matthew’s parents. “A few years ago I was onstage during the tree lighting and I thought, ‘I wish the fans of my music who live around the country could experience Franklin.’ So we had an idea to invite a group of fans to spend a weekend ringing in the Christmas season ‘Franklin style.’” This year, the weekend of December 1–3 was chosen for the second annual “Come Home for Christmas” celebration, where fans from around the country experienced the holidays in the down-home Franklin way. “I love that instead of one concert when I come to their city, we get to hang out with 300 people for the weekend,” Matthew explains. Festivities include a Christmas dinner with the West family, the tree lighting, a meet-and-greet and worship time. “I also do a songwriting round, we have book signings, and we do a lot of taping for the Matthew West podcast,” he says. Guests get to enjoy a concert at Belmont University’s Fisher Center, where Matthew sings holiday classics and his original tune, “Come Home For Christmas,” a song he wrote especially for his visiting fans. Lyrics include the phrase, “Follow the sound of laughter and song, leading you back to the place where you always belong.” “I wanted to create a welcoming theme song for our unique Nashville event,” he says. The song was also used as a soundtrack for the Great American Family Network’s 2022 Christmas movie season. Tickets for next year’s Come Home For Christmas weekend will be on sale through Matthew’s website. His 30 number-one hits, bestselling books and his grassroots ministry, “PopWe,” are the fruits of his

nonstop work ethic “Sometimes I feel like Santa in one of my favorite movies, ‘Elf,’” he says. “When one project ends, I’m already working on the next one. Now it’s time to start preparations for next Christmas!’” Matthew is known as one of the most prolific songwriters in the business. “I’m a storyteller at heart and some of the greatest stories are told through music,” he says. His storytelling has garnered multiple Dove Awards, American Music, Billboard and K-Love awards, Grammy and Emmy nominations, and more. In October, he was honored with ASCAP’s Golden Note Award, presented to artists who have achieved extraordinary career milestones. The second album, Your Glory, is his first Gospel worship record. “When you listen to an entire album you hear what the artist has to say beyond one three-minute song,” he says. “I also want listeners to realize that each of our lives is telling a story, and we can make the most of the one story we get to tell.”

In early 2024, his seventh book will be released. It’s a daily companion that encourages readers to practice gratitude and remember how God has shown up in their lives. “Sometimes we live as though it’s ‘My story, my glory,’” Matthew says. “I’ve chased fame in some regard and I can be fooled into thinking, ‘I’m here for me.’ But we all have a greater purpose, and it’s not fame. How many times do we watch as famous people reach the top of the ladder only to feel that something is missing? Live reindeer, miles of light displays and delicious gourmet treats are just a few of the magical Christmas offerings for visitors to Santa Claus, Indiana. About two and a half hours north of Nashville, the town has loads of unique shopping, vibrant local restaurants and family-friendly activities such as cookie decorating. “The holiday season in a town called Santa Claus is pretty spectacular!,” shares Melissa Arnold, Executive Director of the Spencer County Visitors Bureau. Wintertime festivities begin the first weekend in December with the Santa Claus Christmas Celebration, followed the next weekend by the Santa Claus Christmas Parade as well as an arts and crafts show. “There is a lot you can see and do at no charge,” Arnold continues, such as seeing the reindeer and writing a letter to Santa. “Santa and his elves respond to every letter. We also do a wonderful chestnut roasting on Saturdays, just like the song, and learn about that longstanding American tradition.” Among the paid activities are a special Christmas dinner with Santa at his lodge and the Land of Lights, a 1.2mile driving journey that tells the story of Rudolph the Red-Nosed Reindeer in giant, brilliant LED light displays with storyboards. “It’s a really neat event to get you in the spirit for the holidays,” Arnold adds. Additional entertainment includes musical concerts, Storytime with Mrs. Claus, food trucks and the Festival of Lights, a nine-mile residential Christmas lights tour through a gated community that is open to the public on select Saturdays in December. “It is magical when we get a blanket of snow,” says Arnold, who reminds everyone to dress warmly.

Visitors can enjoy a museum dedicated to the history of the town. According to local legend, the town’s name dates back to the 1800s, when it was called Santa Fe. But when the residents applied for an official post office, they were denied because there was another Santa Fe, Indiana. Many other names were suggested but nothing seemed to fit. On Christmas Eve the townspeople gathered for church in a log cabin. Suddenly a gust of wind blew open the doors of the church and the children shrieked excitedly, “Santa Claus is here!” The townspeople took this as a sign and agreed that Santa Fe would become known as Santa Claus. Another bright spot in the area’s history is that Abraham Lincoln spent his formative years in Spencer County. The story of young Abe’s early life in Indiana is revisited at the popular Lincoln Boyhood National Memorial. Among the numerous shopping options are Santa’s Candy Castle for homemade confections and gourmet hot chocolate, the giant Santa Claus Christmas Store for ornaments and decorations, and the can’t-miss Santa’s Toy store. Santa Claus is close enough for a day trip from Nashville. For tourists choosing to spend the night, overnight accommodations include Santa’s Lodge or the Sun Outdoors Lake Rudolph with cottages, RV parking and tent sites. One of Santa Claus’ most famous attractions, Holiday World amusement park, is closed during the winter months. But tourists can take advantage of another wintertime option—Paoli Peaks ski resort, about an hour from Santa Claus. Or head east to Louisville, home of the Louisville Slugger Museum, world-famous horse racing and the Bourbon Trail. SantaClausInd.org

Grander But Still Grounded In Southern Tradition FORK OF THE SOUTH IS RELOCATING AND YOU WON’T BELIEVE WHAT’S IN STORE

Stefanie Gorman, a southern hospitality specialist, gift curator, and owner of the successful Fork of the South, is taking her shop to a new location and a whole new level. Fork of the South opened on August 31, 2019, after Stef’s husband, Steve, suggested that Stef start her own general store. At the time, Stef had a booth at Bleu 32 Vintage Marketplace in Columbia. Now alongside Steve, Stef is making the vision for the expanded space a reality. The new 7,000-square-foot location in the Factory at Franklin will hold a 40-seat restaurant called Mamaw, after Stef’s grandmother Townsend, and serve breakfast, brunch and lunch. “I only knew Mamaw for eight years but she still significantly influenced my life,” Stef says. “I guess you could say she gave me my sparkle.” The restaurant will serve traditional southern food based on Mamaw’s recipes. There will also be a southern boutique-style coffee nook and the Milkshake Bar is expanding to include homemade ice cream (including dairyfree options) with clean and where possible, locally made ingredients at the micro creamery. Stef plans to ask customers to suggest flavors and she will highlight one as the flavor of the week. If that wasn’t enticing enough, Stef also will have a Southern take on an afternoon tea service. Guests will pick out the tea cup they like best from the cupboard and sit down at their designated table for a tea with Southern treats. Franklin Lifestyle readers are encouraged to bring Stef floral tea cups to add to the selection. The retail footprint will also be larger with more unique gifts and include a section for infants and more items for men. One thing that will remain constant is the support of makers, women and veteran-owned small businesses. More than 80 percent of the goods currently sold at the store are maker, not mass commercially produced.“When things get overwhelming, my husband reminds me of the six makers we helped during the pandemic and that keeps me going,” Stef says. “I want to help support the next generation of entrepreneurs.” The new space will champion even more makers. At the end of the day, guests can unwind with a candy martini based on nostalgic candy flavors the store is known for selling. “It will be a great place for folks to gather,” Stef says. “I am most excited about the store being in what was the former sanctuary of Journey Church (now located in Brentwood). That means a lot to me because I try to live my life the way the Lord wants me to live it,” Stef says. “I am also excited about our large outdoor patio space.” Whether it’s shopping for a thoughtful gift, eating, drinking, or even sipping, there will be something special for everyone at Fork of the South’s new larger location. Jeremy Tolley worked his way up to the top of the corporate ladder, only to find that his true calling was down to earth. He spent 20 years as a corporate human resources officer, including 14 years with Towne Park, an industry leader in parking services. There he rose from a regional employment manager in Nashville to Vice President of Talent at the Annapolis, Maryland headquarters. In terms of recognition and such, it was a great and rewarding career. But it came up short in the areas of personal fulfillment and gratification. “Towne Park was a great experience as we grew the company from 300 employees to 8,000, but it was extremely stressful staffing that big of a company,” says Tolley. “I just needed time away.” So the native of Atwood in rural Carroll County returned to his home state of Tennessee in 2014 for a year-long sabbatical. He purchased an 8.5-acre parcel of land near Leiper’s Fork where he could plant and raise crops, something he had enjoyed since he was a youngster. “I have been growing food since I was about 8 years old,” says Tolley. “My earliest childhood memories are of a big garden in rural Tennessee. I guess I was a bit of an oddball. Most kids were playing sports, but I always had my hands in the dirt.” As he had planned, Tolley returned to work in 2015, this time as Chief People Officer at Brentwood-based CareHere. He continued tending to his small farm on weekends and whenever time permitted. And it was during this time that he began selling his produce, because the quarter-acre of his

property that was dedicated to crops was yielding so much. It was not intended to be a bustling enterprise, just something to do. He sold some. Saved some for his family. And he gave some away. And the word got out. As Tolley recalls, “The moment things changed was when someone knocked on the door one Saturday morning and said, ‘I heard you’re selling vegetables.’ This was before buying online was a thing. So we setup a website for people to order and pickup veggies.” This went on for several years until 2020 rolled around and people all over the country began seriously reevaluating what they wanted most out of life. Tolley was one of those people and the thought of becoming a full-time micro farmer was awfully appealing.“But there was absolutely a sense of fear,” he says. “My career was invested in human resources, and I worked like crazy to get there. So there were those thoughts of ‘What if this fails?’ It held me back until one day I just had to get over that hurdle. Seeing how other people were making decisions to do something else, and the success stories that followed, encouraged me to do the same.” And with that hurdle cleared, Red Thread Farm was born. The name comes from an ancient Chinese proverb that says, “An invisible red thread connects those destined to meet, regardless of time, place, or circumstance. Tolley says that leaving the corporate world for a down-to-earth job has “been a great decision. It’s a lot of work. Physical work. But it’s like running any business. There are more hours here than at a stressful

corporate job. But I’m outside, hands in the soil and growing food. The community loves it and it’s a blessing for so many people who are looking for good, organic food.” Tolley adds that he puts in about 10-12 hours on most days. About a third of those hours are spent growing food, the rest is spent running the business and serving customers. December is a slow season for growing and a little more laid back, but Tolley says there’s still plenty of produce, including a salad mix and fresh herbs. But it won’t be long until January when seed orders are placed so that early-season crops can enter their grow rooms by the first of February. RedThreadFarm.com

When it comes to home design, it can be easy to prioritize things like the kitchen, bedroom, or outdoor space. But let’s be honest we spend a tremendous amount of time in the bathroom at home, and it’s necessary to give it a design touch worthy of its importance. Whether looking to spruce up your space before hosting guests for the holidays or making home design a resolution for the new year, the team at DesignCraft Kitchen & Bath, a Brentwood-based design group that originated in Tampa, is here to share tips, tricks, and trends for bathroom design as we look ahead to 2024. “Right now, we are seeing a lot of clients converting their deck mounted tubs to freestanding tubs or eliminating the tub completely and enlarging the shower, where sometimes the tub becomes part of the shower,” Tracy Urso, DesignCraft Kitchen & Bath CFO, says. “Bathrooms are becoming that showpiece in a home.” If you’re looking for ways to spruce up your space sans sledgehammer, consider making a few minor updates – things like upgrading flooring, cabinets, fixtures, or countertops – for cosmetic improvements that make a big difference.

“Many times, if the footprint works, then plumbing doesn’t need to be moved and walls and ceiling height can be left as-is,” Tracy adds. “This eliminates some of the time it takes to renovate and offers a less expensive transformation. We are happy to service minor and major renovations. We don’t shy away from an inexpensive project.” While these less complicated tweaks can certainly make a splash, sometimes your vision calls for a bigger job. Tracy recommends knocking out all planned upgrades in one fell swoop, incorporating things like new cabinets, counters, mirrors, paint, plumbing fixtures, and gutting and replacing things like the shower or bathtub into one major project. Opting to do renovations in stages is more costly, time consuming, and can result in delays, and Tracy cautions against serving as your own project manager. Hiring an all-inclusive contractor allows you to save time and avoid the headache of managing the project yourself. Doing your own scheduling and ordering your own materials can cause delays, and your contractor cannot be responsible for work you hire someone else to do or materials that you provide.

“Don’t expect things to go with no hiccups. There are always challenges in every remodel,” Tracy shares. “Try to relax and not to stress out. The end result is well worth the disruption in your life.” Tracy’s passion for home design began in high school, where she dreamed of going into architecture. She went to college to study interior design, but in her early professional years, her degree was mostly put to use in her own home or lending her expertise to friends and family. “I met the team of DesignCraft back in 2018 and began helping them part time with some financial work,” Tracy shares. “I quickly moved into more operational services assisting the field team with project management, purchasing, and quality control. According to his daughter, Katita McCullough, Lewis McLemore has always been a people person. Katita proudly describes her father as someone who has never met a stranger and is always bright, happy and has a positive attitude. His enthusiasm for social interactions, his selfless dedication to helping others, and his willingness to drive people when the need arises have earned Lewis the nickname “Mr. Uber.” With roots deeply planted in Franklin, Mr. Lewis was determined to continue making a positive impact, even in retirement. Following the passing of his wife, his profound love for children and people led him to become the school crossing guard in the Westhaven community. This role suited him perfectly, benefiting not only the children but their families as well.

For many years, Mr. Lewis has been diligent in keeping the school children of Westhaven safe. So it came as a profound shock when he was noticeably absent early one September morning. The community learned Mr. Lewis suffered a stroke, leaving both the children and their parents missing his warm presence. While ensuring the children’s safety was his primary responsibility, his daily display of love and thoughtfulness for the kids and parents was something more. Six-year-old Grace Uecker shares, “Mr. Lewis is sweet and he makes sure we don’t get crashed into by cars. He always hugged me when I crossed the street.” Underscoring the positive influence Mr. Lewis has on the community, parent Heather Pereyra explains, ”Your day isn’t complete until you see him. He is always so encouraging with a ‘You got this’ or ‘Good to see you’. Even parents who don’t have kids in the school anymore still go to the crosswalk to visit Mr. Lewis.” Fourth-grade student, Tennyson Uecker also shares similar sentiments. “Mr. Lewis has a great attitude - always smiling, laughing, and having a good time. Mr. Lewis made us laugh too!“ In return, parents and children expressed their appreciation by decorating the crosswalk each year with heartfelt chalked messages for Mr. Lewis’ birthday. They also hosted birthday parties in their homes for him. Mr. Lewis isn’t just a crossing guard, he is family. He refers to the school children as his “kids,” and the community considers him its “grandfather.” Currently, Mr. Lewis is in the process of recuperating. Adjusting during this period of limited mobility and not being able to extend his helping

hand to others poses a considerable challenge. But Mr. Lewis is still continuing to bring people together. The Westhaven community family has grown to embrace Mr. Lewis’ family including his three children, five grandchildren, and six great-grandchildren. “The continued prayers and visits truly lift his spirits,” says Katita. What now brings a smile to Mr. Lewis’s face are the cards, videos, and visits from his beloved Westhaven kids and parents. Elise Uecker summed it up beautifully, saying, “He truly is a gift to others around him and is very much missed each day.” Reflecting on his impact, Westhaven parent Derick Uecker adds, “If you have met Mr. Lewis, you have met true love. He possesses an incredible heart for all of us and a passion for our children that I’ve NEVER seen before. We have been so lucky.” “Mr. Lewis told me ‘Save my corner. I’m coming back!’” states Heather. “Even in the pouring rain, Mr. Lewis has been a shining light.” The community now hopes that the rainy days are behind him and that Mr. Lewis will fully recover and return to keeping his Westhaven family safe.

As the holiday season approaches, families across the country are preparing for special gatherings, traditions, and moments of togetherness. However, for most military families, the holiday season can remind us just how precious time spent with loved ones can be. With most military loved ones missing out on the holidays, these families can attest to just how precious time spent with loved ones truly is. Among the sea of Nashville military parents is local Franklin real estate agent Ruth Picha, who is no stranger to the gaps of loneliness that military service can bring. Eagerly awaiting the return of her son, Sam, who is a 25-year-old deep sea diver in the Navy, Ruth shares the highs and lows that many families may experience during what is said to be the most wonderful time of the year. Gleaming with pride as she shares about Sam’s service in places such as Qatar, Jordan, Bahrain, Ukraine, Australia, and Cuba, Ruth shares her excitement to have him home for this holiday season, something that has not happened since 2019. “I can’t wait to have Sam home for the holidays,” she said, as her eyes sparkled with anticipation. “The first thing he wants is a home-cooked meal, so he will definitely get that.”

Sam chimed into the conversation sharing, “I’ve missed my mom’s cooking and all those family traditions. From the stuffing to the evergreen candles, it’s the little things that make the holidays at home feel special.” “We have family flying in to visit, and we plan to go to a Preds game and attend a Keith Urban concert. Of course, we’ll hit Broadway for live music – it’s something Sam loves,” says Ruth. As for the holiday feasts, Ruth reminds us that even a meal shared can turn back the time of traditions passed down. “We’re going to prepare a traditional Thanksgiving meal since Sam has to leave just before Christmas, as well as have our traditional family Christmas dinner, prime rib. Those meals bring back so many memories of past holidays.” One holiday tradition they eagerly plan to kickstart together is decorating the house for Christmas. Ruth fondly recalls, “Decorating the house for Christmas is the first thing I will have us doing together. We’ve been doing it since he was a child. Not to mention, his height (6’5”) really comes in handy when it comes to those hard-to-reach places.” CONTINUED >

Ruth shares with genuine warmth that the most exciting part of Sam’s time at home is that she just gets to be in the same room as her son again. “For me, what I enjoy is simply having him around, making meals for him. I just love looking over and seeing him sitting on the couch watching TV, watching him love on the pups, or just sitting at the kitchen island chatting with his sister and my husband. The little things that we take for granted, I just really try to soak up while he’s home. It’s also great to have all of his friends come around and listen to them reminisce about high school.” Tradition runs deep in the military blood and service members do whatever they can to make the season bright. While it is never the same as being home for the holidays, being around those who share the same experience as them is said to be helpful for most. Discussing family traditions that the Pichas have managed to keep alive while Sam has been away, he explained, “When I’m gone, it’s just not the same. We just try to keep the day low-key and do normal activities like going to the gym. So that is what my friends and I do.” As for starting new traditions with friends while away, Sam laughed and said, “I’m not sure about starting new traditions, but I always bring my mom’s stuffing to our holiday gatherings. It’s a must-have, and my crew loves it. I have not been home for the holidays since 2019, so I’m looking forward to Thanksgiving through December 5th, when we’ll celebrate Christmas while I’m home. But I look forward to my mom’s cooking – it’s just not the same when I’m away,” Sam lovingly shares. Having never truly left Nashville behind him, Sam’s room is set up with local Franklin and Nashville gifts and memoirs. This sentimental setup is proof that no matter where a military loved one may be in the world, they will always value those small reminders that make even the most unfamiliar places feel like home. The Picha family’s story is a testament to the resilience and love that all military families share. As they prepare to welcome Sam home for the holiday season, their traditions, special moments, and the simple joy of having their loved one close by will fill their hearts with warmth and love. The Picha family, like many other military families, understands the value of togetherness during the holidays, cherishing the memories that they can make together, and holding onto their enduring traditions. May we always remember that there is no place like home for the holidays.

Tips for creating the perfect board: • Start with the larger items first and build around those. If you are using jars on the board, place those first. • Be sure to have enough to fill the space. It is best to overfill so that the board doesn’t look sparse. Stack, stack and stack some more. • Use a variety of colors and textures when choosing the foods you want to use. Pick cheese with color and patterns, fruits and veggies that come in a variety of textures and colors and a protein that can make a statement. • Be sure to place similar colors in away from each other to help give symmetry.

When Brent Brinkmeier was finishing his college degree, he started working out and got hooked. He then decided fitness was the path he wanted to follow. “I got my personal training certification in 2002 and have been practicing ever since,” he says. For many years, Brent worked in just about every facet of the fitness industry, including big box gyms, in-home training and online training. He came to discover his passion was strictly for one-on-one training. So eight years ago, he opened On The Brink Fitness in Spring Hill. Last June, he began offering clients FIT 3D, an overall body scanner that creates a 3D model of their bodies. “They get to see themselves in crisp, clear, three dimensions, and they can rotate the image so they can see, say, how their upper

back is looking,” says Brent. “It does all of their basic measurements down to about a hundredth of an inch. The machine will also estimate their body composition, which is the percentage of body fat versus lean body mass.” It also shows how someone stands. “For example, if someone is putting more weight on their right front foot versus their left back foot, this imbalance can indicate an issue we can address in training. FIT 3D also helps estimate basal metabolic rate, which is how many calories your body burns in a 24-hour period by doing nothing.” Once Brent gathers all this data, he puts it together to develop a plan for each client. “That’s where my experience comes in,” he says. “We then focus on conditioning and working out for health benefits. Weight loss comes along with that, but it’s not our main focus.” There are no contracts and clients come in at least twice a week usually for 60 minutes at a time. They range from a 13-year-old working out for the first time to top high school athletes and all the way up to a 95-year-old woman with a hip replacement.“One of my absolute favorite moments was when a woman in her late 60s, about a year after training with me, came in and was just bubbling with excitement that she was able to load a 40-pound bag of dog food into her car, which she hadn’t been able to do before,” he says. Another one of Brent’s passions is doing martial arts with his 12-year-old son, Tristen. The two of them, along with wife and mom Casey, who owns Therapeutic Hands Massage right next door to his studio, also love to play board games. “We have quite a collection,” he says.
