Out to dinner with f riends, walking off the tennis court after a match or checking out at Trader Joe’s… no matter where I am, our crazy Real Estate market seems to be the topic of conversation! And no matter who I am with, the question is always the same… “Is now the right time to list…or should I wait until the spring???” My answer? If you are thinking about selling your home, there is absolutely no better time then now. The market… and the buyers are waiting! 1. Home inventory levels are at a record low: In January we thought we had found the bottom of inventory levels with only 811 available homes for sale in Williamson County. How wrong we were! In February inventory levels dropped by another 10% with only 704 Active listings! 2. Interest rates are climbing: And higher rates means less purchasing power for buyers planning to use a mortgage. With the threat of additional rate increases throughout 2022, buyers are anxious to f ind homes NOW so that they can lock in rates. 3. Middle Tennessee continues to attract corporations and corporate headquarters: The new businesses moving to Middle Tennessee continue to bring relocating families to Williamson County. Because of our inventory shortage, families who know they need to make the move are shopping NOW so that they can be assured of f inding their new home. In many instances, buyers are making purchases that they don’t plan to move into for months. It has become a huge win for our local sellers as they are often benef itting f rom the luxury of having their homes sold, but being able to continue living in them while they do their own “house hunting”. 4. Multiple offers are everywhere: The combination of extremely low inventory, urgency around raising interest rates and relocation families shopping now… have created intense competition for those few homes that are hitting the market. It is not uncommon for new listings to receive 5, 10, 15 or even more offers in the f irst few days of being listed. 5. Offer prices have never been higher; Low supply + high demand = multiple offers with signif icant price tags attached. In February 2022, 53.2% of the homes sold in Williamson County were sold for over list price and for a whopping 25.4% more then they did in February of 2021!

The Heritage Foundation of Williamson County has entered into a contract to purchase the historic McConnell House building. Williamson County purchased the property located at 108 Bridge Street and in its place constructed a three-story brick jail that opened in 1905. By 1941 the jail was antiquated, and the neighboring Old, Old Jail was built (now known as LeHew Magid Big House). The building is on the National Register of Historic Places and has operated as the McConnell House private event venue since its acquisition by the McConnell Hospitality Group.

Join Habitat for Humanity Williamson-Maury for their 12th Annual Hammers & High Heels Gala ARTICLE BY JENNIFER BENNHOFF | PHOTOGRAPHY PROVIDED Each year, Franklin-based Habitat for Humanity Williamson-Maury (HFHWM) builds 12–14 homes with local families. “Anyone with a stable income and a need for affordable housing is welcome to apply to buy a home,” says Kim Randell, the affiliate’s chief development officer. “Home ownership provides stability and independence, and we strive to build a future for generations of families.” Future Habitat homeowners participate in a yearlong homebuyer education program. They purchase the home with an affordable mortgage and dedicate up to 280 hours of sweat equity into the build, working alongside volunteers to saw, hammer and paint, turning empty lots into inviting homesteads. One future homeowner is Linda Lemus, mother to two school-aged children. One of nine siblings raised by a single mother, Linda moved from California to Spring Hill when she was 17 and works at Walgreens in the cosmetics department. She hopes that home ownership will allow her to host family gatherings and provide a way to start a Californiainspired food business.
Linda’s home is HFHWM’s 2022 Women Build, with a goal to engage women to volunteer for 75% of the building process. “We don’t expect our volunteers to know how to work with tools,” says Randell. “We will train! Some volunteers use power tools, some paint, there is always something to do.” HFHWM sponsors one Women Build house each year and this year’s project will kick off in April. On Friday, May 13th, HFHWM is hosting its 12th Annual Hammers & High Heels Gala, presented by Fluid Pay, to raise the funds needed to build Linda’s house. “After two years of hosting virtual fundraisers, we are really excited to celebrate in person with our friends and family,” says Randell. “It’s also a great opportunity for a fun women’s night out.” The event will take place in The Factory’s Liberty Hall, with catering provided by MAFIAoZA’S, Papa C Pies, Triple Crown Bakery, wines from Empire Distributing, and dancing with the high-energy party band, ‘Burning Las Vegas.’ Joni Cole, owner of local tavern O’ Be Joyful, has her mixologist creating two signature cocktails for the event, “The Hammer” and “The Heel,” CONTINUED >

Naomi and Wynonna Judd Leave Their Mark on Country Music THE JUDDS TO BE INDUCTED INTO THE COUNTRY MUSIC HALL OF FAME

One of the most successful duos in country music history, The Judds, scored 20 Top 10 hits, including 14 number 1s, between 1984 and 1991. Mother Naomi and daughter Wynonna had an illustrious career that included five GRAMMY® Awards, nine CMA Awards and seven from the Academy of Country Music, dominating vocal duo categories through the 1980s. It’s no surprise to anyone that their contributions to country music have been recognized by the Country Music Hall of Fame in electing the duo to be inducted in the class of 2021, alongside the likes of the great Ray Charles, drummer Eddie Bayers and producer Pete Drake. Naomi says, “There are certain things in my life that have made me have a little bit of a sense of worth or approval, and this is just the ultimate pat on the back. I can’t grasp it yet. To be in the same situation as my friends Dolly and Reba...I’m just thrilled.”

"When we moved to Nashville in the late 70s, still struggling to make ends meet and dressing Wy and Ashley in thrift store dresses, I could've never imagined the success we achieved as The Judds. I am beyond thrilled and humbled for this incredible recognition. There's no greater pinnacle in country music than the Country Music Hall of Fame," Naomi shared.
Wynonna adds, “This moment takes me back to 1983 when Mom and I first started. We would get in the car and visit multiple radio stations a day. It kind of feels like I’ve hit the lottery. It is so surreal. John Lennon always said that he just wanted to be remembered, and now we’re truly part of history, or I should say HERstory. What an honor.” Naomi continues, “There was a genre of us that came up around exactly the same time. We were heralded as the real face of country music. One of the things I remember reading was a review of our first album that said ‘we were like crystal water flowing down a creek.’ I was so encouraged. I mean we had started singing on a rural mountaintop in Kentucky. We didn’t have a TV or a telephone or neighbors. We started singing together for homemade entertainment.” Naomi had financed the family’s move to Nashville by renting her restored 1957 Chevrolet — the same she’d drive from California to Tennessee — for use in “More American Graffiti” and by securing roles for her and Wynonna in the film. They made the move in 1979, and Naomi took a job as a nurse at Williamson County Medical Center. In early 1980, she and a 15-year-old Wynonna began appearing in the early mornings on WSM-TV’s “The Ralph Emery Show.” Emery dubbed them

the “Soap Sisters” after Naomi told him she made her own lye soap. Their break came via a chance encounter with Nashville producer Brent Maher, whose teenage daughter — a schoolmate of Wynonna’s — was injured in a car accident. Maher had seen the Soap Sisters’ television performances and recognized Naomi, one of his daughter’s nurses. When Maher’s daughter was discharged from the hospital, Naomi gave Maher a tape she and Wynonna had made on a portable tape recorder in their kitchen. Maher began working with the two singers and, following a live audition in the offices of RCA Records’ Nashville office, they secured a recording deal with RCA Records/Curb Records. The rest is history. The ladies in the Judd family have lived in the Franklin/Leiper’s Fork area since around 1989. Naomi discloses, “When I was growing up in little Ashland, KY, I lived in a neighborhood where the houses were pretty close together and I was in everybody’s homes and I knew everybody. Through the decades, I wasn’t able to recreate that. But when I found Franklin, it felt like a community. Ashley lives up the hill from us on a farm. Wy is right over the hill behind me on a farm. While in college at Tennessee State University, Franklin native Keeda Haynes started dating a man who would change the course of her life. “He asked if I would accept packages of cell phones and pagers for his company,” she says. “It turned out that none of the packages contained cell phones or pagers.” Keeda, along with 28 others, was indicted on various marijuana and conspiracy drug charges. “Everyone pled guilty except for me,” she says. “I chose to go to trial and exercise my constitutional right.”

WHAT WAS THE OUTCOME? I was acquitted of six charges, but was found guilty of aiding and abetting a conspiracy to distribute 100 to 400 kilograms of marijuana, which carried a mandatory minimum of five years in federal prison. Although I had no prior criminal history, instead of receiving the minimum, I was sentenced to seven years. Upon appeal, I was re-sentenced to five and released from prison in December of 2006. I was determined to change the system. WHAT WERE YOUR NEXT STEPS? I went to law school and became a practicing attorney in 2012. I worked at the public defender’s office for six-and-a-half years and came to realize there was an intersectionality of the criminal legal system with so many other issues, like lack of housing and lack of meaningful employment. I didn’t feel as if there was anyone in Congress addressing these issues, so I decided to run for Congress and received 40% of the vote. Today, I work on a national level with The Sentencing Project, and with Free Hearts, a local grassroots nonprofit. I’m also a member of Delta Sigma Theta and am one of the co-chairs on its social action committee. WHY DID YOU WRITE BENDING THE ARC: MY JOURNEY FROM PRISON TO POLITICS? I want to encourage people to have conversations about what’s happening in our world. I want them to think about how they can change things. Everyone loves a red carpet - the outfits, the glitz, the glamour, the jewelry! What most do not know is how much preparation goes into a red carpet and that it is more than just shopping. The prep for an award show starts weeks before, first starting with doing research. Yes, you read that right, research. I like to research past red carpets for the specific show to get an idea of the dress code as well as make sure there isn’t any outfit repeating. After that, I consult with my client to get an idea of what type of look they are going for, what they feel best in, and what they do not feel best in. Next, I reach out to any brands myself and/or ones the client has relationships with to see if they would be interested in partnering for the event. It gives the brand great press and content, and we get to choose from special pieces. From there the fun part begins -- the shopping! I shop online and in-person to begin prepping for a fitting. You want to ensure that you have a variety of options, colors, and styles for a fitting to cover all of your bases. When shopping, you have to think of every situation from what will the weather be like down to the possibilities of the colors the carpet will be. It is some heavy lifting - shopping and then lugging multiple pieces of clothing, shoes, and jewelry back to the car. I also loop in my tailor to ensure they can be there for the fitting for any alterations that are needed. During the fitting, I already have an idea of what I call my “hero” looks, the looks I think would be best. However, I let the client shop the rack first so they can pick out their favorites. From there, we try on, take photos, and do any

fit adjustments. After the tailor completes the alterations, I steam the outfit, pack up the shoes, necessary undergarments, and accessories to bring to the client the day of the show. I will get them ready, make any final adjustments, and send them on their way for their red carpet moment! Some of my go to spots for shopping in Franklin include Citizen for street wear and sneakers, Franklin Road Apparel for brands you won’t find in the mall, and Johnnie Q for unique jewelry and cufflinks. It’s that time of year when you’re ready to open a few windows so that the mild spring air can freshen your home. Unless your windows refuse to budge. What happened to them over the winter? The answer might not be obvious. Those sticky windows could be the result of your house settling. It could be an indication that your home’s foundation needs to be repaired. “When that happens, people become concerned about the structural integrity of their home and the potential for costly repairs,” says Chris Smith, owner of United Structural Systems (USS). “But there’s no reason to panic. “What we find is that customers are relieved to find out that they won’t need repairs that are as extensive as they thought they would be,” says Smith. “Our project managers are rewarded based upon customer satisfaction, not the value of the job. We might be a specialty contractor but we see ourselves as a problem-solving company. Our goal is to provide peace of mind.” USS does this by educating customers about what their home needs. Instead of telling them what’s wrong with their house and what it will take to repair, they explain how it happened and how the issue can be solved. “We don’t ask for money until the customer is satisfied,” says Smith. “That’s how confident we are in what we’re doing and how financially stable we are. We know that we’ll get the job done and meet the expectations of that homeowner.” As a hands-on owner, Smith leads a team that has been repairing basements, foundations and crawlspaces throughout Middle Tennessee since he and his father, Mike, co-founded USS in 1994. In fact, Smith says he was “born with a shovel in my hands.” He followed his dad to job sites in and around his hometown of New Albany, Indiana. Later, he moved to Nashville to attend Trevecca Nazarene University but his college experience did not include graduation. Hatch Show Print Tour Is Something To Be Seen
Have you ever wondered how Printers Alley got its name? In 1870, Nashville was 5th in the nation as a printing center, cranking out bibles, sheet music, and school materials. The proximity to the Cumberland River made the simple work of getting supplies in and shipping completed works out easy. In 1879, brothers Charles and Herbert Hatch founded what is now called Hatch Show Print. Offering “part history, part how-to, wholly inspiring” behind-the-scenes tours of the working museum, and one of the oldest letterpress print shops in the United States, it is clear why over 100,000 visitors take this fun and interesting tour annually. Hatch Show Print still creates posters the same way they were produced over a century ago using one of their 10 presses, including a 1900 steam-powered press re-outfitted to use electricity. Using its extensive archive of vintage wood type and carved wood and linoleum blocks, Hatch Show Print creates 500-600 designs and prints roughly 250,000 posters annually. The iconic look of a Hatch Show Print starts with the signature full justification format. Carved dingbats (think 19th-century clipart) are added to help with justification. Made from wood or linoleum, many of the original Hatch carvings are still in use and can be seen lining the

60’ long by 15’ high back wall of the print shop. The raised images are inked and hand-fed individually onto the press. Multiple color posters require a new and separate carving for each color pass. Part of the beauty of a Hatch Show Print is that each print is authentic, slightly different, and custom-designed with the designer also being the printer. They create large format advertising for musicians, entertainers, businesses, and organizations. Each day something new comes off the presses. Celene Aubrey, Print shop manager and Director of Hatch Show Print, is excited that the “Future [of Hatch Show Print] as a historic print shop is secure” as it is now part of the County Music Hall of Fame and Museum. Celene continues “The relationship between the two of us, we tell such a fun, interesting story from so many different vantage points of music in Nashville - and it’s not just country music. We reflect what is going on across the whole broad spectrum of life.” The tour hosts are engaging and fun, history is shared in a relatable way, and tour participants get to print a Hatch Show Print to take home. Coming from a family of doctors (nine in fact!), Dr. Mary Lynn Moran didn’t have to think long and hard about her career. “[Medicine was] so much a part of what I grew up with, there was no real other choice for me. It was always what I wanted to do.” She was admitted to an accelerated six-year pre-med/medical school program at the University of Michigan, in Ann Arbor, and received her MD degree from the University of Michigan Medical School. As a psychiatrist’s daughter and somebody who is very empathic, Dr. Moran knew her focus was going to be facial surgery. She started out in Ear, Nose, and Throat, and then once in it, decided that she really enjoyed the reconstructive and the cosmetic side. She completed five years of head and neck surgery training in Boston at the Tufts and Boston University combined program. She then completed an additional fellowship in facial plastic and reconstructive surgery training. Today she is Tennessee’s only female double board-certified Facial Plastic and Reconstructive surgeon (Certified by the American Board of Facial Plastic and Reconstructive Surgery and the American Board of Otolaryngology). This double board certification provided Dr. Moran with a much more extensive and intensive education training experience on the face - “taking the face apart and putting it back together, both the functional and the cosmetic part.” Three decades later, Dr. Moran is still excited and invigorated by the science and challenge of plastic surgery. “Every day, content comes through that I read because there is always new and exciting stuff. You would not be in the field if you did not find it fascinating.” Her practice encompasses a broad range of both surgical and non-surgical face and neck cosmetic procedures and reconstructive surgeries including eyelid surgery, facelifts, neck lift, brow lift, rhinoplasty, and revision rhinoplasty. She is also a nationally renowned expert in Botox and filler injections. “I love the face, eyes, revision rhinoplasty, and rhinoplasty. I love the transformation you get with a facelift. I love doing facial fillers. I do a lot of Botox, I love it all.” Above all, Dr. Moran provides a caring,

Dr. Moran’s approach to any procedure is to educate her clients, find concerns, explain the underlying causes and discuss potential solutions. Using specialized 2D and 3D computer imaging Dr. Moran is able to show her clients the projected outcome of the procedure. “Imaging is helpful. It is almost like they are watching me do surgery. I can show them - this is my aesthetic. This is how I see this looking better.” Possessing an intimate understanding of facial contours, proportions, and movement, her patients emerge with results that are natural and nuanced - and never overdone. In 2019, Dr. Moran became the first female president of the American Academy of Facial Plastic and Reconstructive Surgery (A AFPRS). She is

also a senior adviser to the A AFPRS’ FACE TO FACE program, a humanitarian program that provides complimentary facial reconstruction surgical procedures to children with facial deformities who do not have access to doctors with the same kind of education and training as doctors in the United States. She has made three trips to Vietnam and helped to establish their facial plastic surgery and training practices. In the U.S., FACE TO FACE provides life-changing surgeries to domestic violence survivors, veterans, and active-duty military members who were injured while serving in the United States Armed Forces. Additionally, Dr. Moran is a senior advisor for The American Board of Facial Plastic and Reconstructive Surgery (ABFPRS) which is the certifying body for plastic surgeons. “I have been involved
for about 20 years in certifying people to make sure they can call themselves board-certified.” If the above was not enough to keep Dr. Moran busy, she is passionate about mentoring the next generation of women plastic surgeons. “When I was training, I was one of the very few women in my field. I am really excited for the women that are in this area…we all support each other and I love the empowerment I see now. More and more women are coming up and they are incredibly savvy, sophisticated, and talented.” Dr. Moran believes “Every surgeon is an artist. MEET YOUR NEIGHBOR: CLINT AKINS
Fresh off a cruise, Julious “Clint” Akins is excited to head back to work and continue doing what he loves to do - creating, baking, and decorating desserts at Puffy Muffin. Having celebrated his 20-year anniversary with Puffy Muffin this past month, Clint is living proof that there are no obstacles that cannot be overcome. Born hearing, Clint became deaf at a very young age. He remembers fondly watching and learning from his grandmother, Rosetta Nevils, as she baked and decorated desserts for her family, church, and friends. Although she succumbed to cancer when Clint was only 10-years-old, sharing time in the kitchen together set Clint up for his life’s work. Long removed from his childhood home on West Main Street in Franklin, and now a proud Franklin homeowner himself, Clint enjoys his work at Puffy Muffin and baking for private clients as well. Traditional cheesecakes, creme brulee, tarts, elaborate designs, or understated elegance, Clint masterfully does it all. Many of his cakes are decorated using real flowers and incorporating unique flavor combinations. When Clint is not baking, he enjoys playing softball with the Metro Nashville Softball Association, traveling, and has even appeared in an episode of “Nashville.” Clint, who came out several years ago, is proud of who he is and that his hard work, determination, and skills have led to the successes he now enjoys. And to think, it all started in a kitchen on West Main Street with the love of a grandmother.
