Keeping Up With the Homes's Our Home Issue is always so much fun for me. The only thing is, I end up wanting to re-do my entire house, room by room, as I see our amazing articles come to life. The new colors! The new patterns! Furniture! It's all sensory overload for me. But I crave it. I'll let you in on a little secret... I love to mix things up! Right after Covid hit and I was stuck at home, like many other folks, I got a bug to paint. I had wanted the walls around my fireplace to be a feature color, got out to Sherwin Williams and chose a dark, charcoal gray (almost black). My husband was at work and as soon as our caregiver for Abby, Kelly, got here I asked, "Wanna help me paint that wall?" "Sure!", she said. I love her. So I ran out to the garage, grabbed my big paint bin with everything in it, charged Kelly with taking everything down off of the mantle and we got to work taping and cutting in the corners, then rolled the open spaces. In two hours we were finished and I ended up with exactly what I wanted. I think it looks so pretty next to that wheat color on the rest of the room. It really makes it seem warmer and gives it more character. The year before that was my front door. Took it from a butter-yellow color to a dark, Colonial blue. I absolutely LOVE pulling in my drive and seeing my front door! Who would have known that just changing my paint color would make me so happy every day? It really does. AT HOME IN PEACHTREE CITY PROFESSIONAL DESIGN SERVICES CAN HELP MAKE A "NEW TO YOU" HOUSE A HOME. Transferees Eric and Melissa Nettleton made some bold moves when it came to their relocation from Iowa to Peachtree City in 2020. For starters, they placed a contract on their home in The Gates neighborhood having only seen it via Facetime with their Realtor. Then, they decided to take a leap and hire a designer to help make their new house a home. A home that they could enjoy immediately, and for years to come.

At their previous homes, the Nettleton’s design approach had been similar to what many folks do – a slow, undefined decorating process. What they discovered with each of their prior transfers, was that they were transforming their homes at the end of their ownership to prepare and stage them for sale. This time, they wanted to flip the script so that they might get to enjoy the fruits of their labors. Eric and Melissa both have busy careers and are

parenting their son, Julian, who turns five in April. They love to entertain and have quite a nice collection of wine and whiskey. They’ve even named their golf cart Whiskey Business. It’s the color of bourbon with tan accents resembling a hearty beer froth. Palmer Kay Design worked with the couple first, to design a cabinetry addition to accommodate a wine refrigerator, and then to create a mix of old and new furnishings to bring the home together. The most challenging part of the project for the design team was finding harmony in the use of color. Eric wanted bold, bright splashes of color, while Melissa preferred subdued neutrals. After interviewing the couple, it became clear that

the only two colors agreeable to both were blue and green. Their favorite part of the process was the design presentation where they worked through “great options” and began to realize just how nice their home would feel. Their favorite design element quickly became the combined keeping room/coffee nook just off the kitchen, where they spend a lot of time together as a family. The Nettletons are enjoying the southern weather and making new friends! Whether it’s Eric and the guys sampling whiskey on the stone patio, or Melissa whipping up delicious appetizers to serve with wine, they enjoy hosting families with the kids running around the backyard. They love it all. They’ve also become

frequent patrons of local favorite restaurants like The Beirut, Highland Bakery, and Curious Pig. Their favorite drive around the area is south on Peachtree Parkway to Robinson Road to Redwine. It eventually ends at the entrance to their neighborhood. They find it relaxing and beautiful, and Eric has even suggested it to potential newcomers as a great representation of what it feels like to live in and around Peachtree City. The rush to place an offer and the restless wait to hear if it was accepted. While the process may feel overwhelming, the end result is pure joy. We talk with four local agents who give us the inside scoop on what’s happening today in the Fayette County housing market.

Karen is not only an Accredited Buyer’s Representative and Seller Representative Specialist with Harry Norman Realtors, she is also president of the Women’s Council of Realtors. She enjoys listening to her clients’ needs, educating them about the area, and negotiating for the perfect property that suits their lifestyle. “I love what I do,” she said. Karen notes that the average list price for homes in Fayette County increased by $100,000 last year. She points to the rapid growth in Coweta County as having an impact on our local market. Particularly the area south of Hwy. 16 in Senoia and Turin. “When I started you could buy a home in Senoia under $300,000. That’s not happening anymore,” she said. Low inventory and cash buyers are driving prices. “Our market’s been flooded with investors and relocations from the Northeast and West Coast,” she said, adding that it’s hard to buy anything under $450,000 now. “To them, this is still affordable housing. They just have a different perspective.” She doesn’t see the bubble bursting any time soon, even though interest rates are likely to rise, and believes it’s still a good time to buy.

For 15 years, Tonya Jones has been a part of the real estate business. She was born and raised in Fayette County, giving her not only professional expertise but personal knowledge as well. “This is home,” Jones states. “I LOVE my community!” It’s no secret that the housing market has presented unique challenges. Jones has experienced a shortage of housing, combined with the high demand for homes. Through her customized marketing strategies for sellers, she’s able to work hard for these clients. Through the pre-listing consultations to the staging and a detailed timeline, her clients can trust the process. “I try to meet them where they are,” Jones explains. “Each client and transaction are different. I try to understand the person, their personality and the situation and put myself in their shoes.” Jones has seen firsthand that the limited inventory is driving the prices of homes up in our market, making it difficult for buyers. She’s hoping for that to stabilize near the fourth quarter of 2022. If there’s one thing Jones stands by, it’s her clients. “This is not a transaction for me but rather a relationship.”

According to Kim, to be a successful realtor right now takes patience, perseverance, a little creativity, and some luck. “What we’re seeing over the course of this last year, is a lot of the same type of buyer looking for houses. When you have multiple offers, everybody’s offer looks the same so as a listing agent you have to vet everyone very carefully. Also, in each price range, instead of 10 people looking at 50 listings, there are more like 20 people looking at 5 listings! It can be a challenge.” Her other challenge presents when Kim is the buyer’s agent. There are multiple offers on any given day for any given home... how do you separate yourself from the pack? “Standing out - being the red umbrella in a sea of gray, that’s something I think we do really well at the Kim Ross Team. There is only so much you can do and so many terms inside of a contract so that’s where the creativity comes in.” Early on last year, Kim had a lot of investors but that has died down a bit. For the last year, the majority of her buyers are retirees moving here from other states. Kim adds, “The film industry here is also affecting the real estate market and they are looking for a place to raise their family close to the production studio. Since Fayette County is such a nice place to raise a family, they’re coming.”

While The Bloom Closet is located in Fayetteville, foster families will drive across the state to take advantage of this invaluable resource. When foster children enter The Bloom Closet, they have a personal, boutique-like shopping experience and leave with what they need. Bloom’s leadership is excited that the addition of a 21-foot Morgon Olson walk-in truck has increased the organization’s capacity to reach more foster kids. The Bloom Closet Express is a custom-designed truck that transforms into a pop-up boutique with all the free resources of The Bloom Closet. The Express travels to foster children in underserved communities across Georgia, outside of The Bloom Closet’s immediate reach. The Bloom Closet Express recently took their first overnight trip to both Baxley and Macon, where they served a total of sixty children between a group home and a residential treatment facility. “We have learned that it is more difficult for group homes to get out and shop for the children. Sometimes there are upwards of twenty children in one home. Accessibility is impactful.” The Hive is the organization’s volunteer and donation center, and also serves as the training center for foster families. Training is specialized so foster families are equipped with the skills and information they need to handle the different issues that children in foster care typically face. Everything - which is approximately 1,500 bags of donated items per month - makes its way to The Bloom Closet and The Bloom Closet Express, through the loving hands of dedicated volunteers. Bloom is incredibly grateful to the individuals, volunteer groups, civic groups, and churches that dedicate time at The Hive. Becky acknowledges how good Fayette County has been to the organization’s success in realizing its mission. “It’s amazing how the right people all show up at the right time with the right stuff. This is orchestrated every single day, and I don’t have anything to do with it. It’s been a steady stream of the right people.” Becky has been in her role since 2004 and believes that the next phase of success for Bloom may include opportunities for satellite locations and connecting with other organizations and communities like Fayette, that may want to wrap their arms around The Bloom Closet program. Bloom our Youth relies on in-kind and financial donations to help meet the needs of displaced children and youth. INTERIOR DESIGN: WHAT'S IN FOR '22?

What do homeowners want to update most these days? Great question! The primary bedrooms seem to be really popular right now for people. I’ve done a lot of these and that seems to be the main room that people are looking at updating. Most clients want a full-on refresh all the way down to their bedding. They may have one piece of furniture in the room they want to hang on to, but on the whole, most are changing everything. The bed itself, dressers, paint color or wallpaper, pillows and furnishings. Is wallpaper trending right now? Oh, I love wallpaper! I wouldn’t say it’s trending… I try not to get into the trendy things. I like to stick with timeless design plans but it’s such a fun way to add color or pattern or texture to a space and some clients let me play with that fun feature. When I have those clients that really give me free rein with texture and color and extra features, I get really excited! What is popular now in kitchens and baths? I would say, the earth-color tones are showing up on cabinets both in kitchens and bathrooms. Some are choosing bold colors, but the soft earthy greens, like Sherwin Williams Evergreen Fog, are really popular right now. It’s a color that really connects with nature. Or even the perimeter cabinets are earthy green and the island is stained wood. I’m starting to see a lot of that. Stained cabinetry is starting to make a little come back and it’s really pretty! The tones of the stain are getting a little deeper and richer in color.

Let’s look at more paint colors for walls, what else do you like to see? We are still seeing a lot of white on walls but maybe a warmer white. Sherwin Williams Greek Villa or Alabaster are two great options for the main color through a home. But, if you’re painting a powder room or a laundry room, options like Sherwin Williams, Urbane Bronze, is very warm, moody, rich color that’s really fun and pairs well with brass and glass fixtures which make a great combination. Even a fun blue for a powder or laundry room is amazing. There are so many options!

What types of countertops are you seeing now? We use a lot of quartz and people love it for a few reasons. 1.) It’s man-made and not as porous as natural stone so it’s less maintenance and 2.) There are lots of options for color and look, and 3.) It can be less expensive than natural stone. The price point is pretty friendly on the pocket. You can get a really nice quartz even if you’re trying to be budget-conscious. We still see a fair amount of marble being used in bathrooms but it’s easier to care for in there. I personally wouldn’t put marble in a kitchen but some people are ok with that.

For one group of Peachtree City plant lovers, Facebook is a virtual backyard fence where they meet to pass along and swap plants, exchange gardening advice, and share photos of their favorite flora. Marsha Charles, the administrator of the Peachtree City Plant Swap, started the Facebook group last year after noticing how quickly people snatched free plants posted on other local pages. “It feels good that so many plants and flowers are being shared with others who want them instead of going to waste,” she said. Marsha’s first pass-along was a spider plant. “She has just started producing babies of her own and it’s so exciting,” she said. Another group member who enjoys sharing spider plant babies with the group is Athena Frederick. “I love connecting with other plant moms because we are the only ones who understand each other,” she said. Plant swapper Mary Luap remembers when a kind person swapped a philodendron Micans cutting with her, which she now shares with others. “I absolutely fell in love with its dark, velvety leaves,” she said. She appreciates that the group is an invaluable resource for finding the best local plant stores, swaps, and master gardener sales. She also appreciates that swapping is budget-friendly. “As a young family with a budget and three kids, swapping is a helpful way to build my garden without breaking the bank.” Half the fun of plant swapping is the hunt. Mary is now looking for deer-proof, shade-loving, pollinator-friendly native plants. Group member Eileen Bradish-Willett enjoys growing minimum-care plants—black-eyed Susan’s, butterfly bush, and iris. Many Plant Swap members are transplants themselves, unfamiliar with this growing region. “I have learned that you can transplant most of the year here,” Marsha said, “…our climate is so mild we have a more forgiving window than other locations. I have found it interesting to learn which plants do well and which ones just don’t work. I love that we have such a melting pot community. It also helps with the diversity of the plants that people are familiar with.”
