SELLING YOUR HOUSE? CONSIDER THE POWER OF PERCEPTION

Staging and Engaging ARTICLE BY COURTNEY ADAMS | PHOTOGRAPHY PROVIDED BY ONYX REAL ESTATE

“

“ 8 6% of bu ye rs c a n b e t t e r v i s u a l i z e t h e i r f ut u re h o m e w h e n t h e h ou s e i s s t a ge d .”

One would be forgiven for assuming that staging is an unnecessary part of the selling process. After all, buyers can discern ‘good bones’ when they see them. However, the data tells a surprisingly different story. A recent survey conducted by the National Association of Realtors (NAR) indicated that an overwhelming 86% of buyers can better visualize their future home when the house is staged. The positive impact of staging often results in homes selling quicker and according to the Real Estate Staging Association, earning a 5% to 15% return on investment. Therefore, staging a house should no longer be thought of as a nice, but superfluous step in the selling process; staging just might be a pre-requisite to a swift and successful close of escrow. Local firm and marketing powerhouse, Onyx Real Estate, is acutely aware of the impact of image and perception. Mela Fratarcangeli, co-founder of Onyx, owned two fine art galleries prior to her venture into real estate. Consequently, she has an eye for aesthetics, and with that comes exquisite taste and killer instincts. Coupled with a background in investment and financial services, and co-founder Darya Ghomeshi’s expertise in lending, Onyx Real Estate offers both sellers and buyers a world-class experience. Staging is so consequential in Onyx’s estimation, that it’s baked into their strategy for clients who are selling their home. And that includes more than just ‘styling’ the house. Cosmetic improvements are made as well, to ensure that the entire ‘package’ is market-ready. While staging is something that Onyx takes care of in-house, it’s just the beginning of their marketing approach. Onyx knows how to take the power of staging to the next level by utilizing technology and social media to optimize results for clients. Even if one is not quite convinced that staging is a necessity – or not ready to sell, or just exploring the possibility – here are some tips worth pondering.

• Declutter: Remove excess furniture and clutter. This allows potential buyers to see the space and imagine their belongings in it. • Clean and Repair: A clean and well-maintained home is more appealing to buyers. Make sure everything is in working order and fix any visible issues. Clean carpets, windows, and surfaces thoroughly. • Depersonalize: Minimize personal items such as family photos and unique decor. This helps potential buyers see the home as a blank canvas for their own style. • Neutralize Colors: Consider repainting bold or personalized wall colors with neutral tones. Neutral colors create a blank slate and make rooms appear larger. • Maximize Natural Light: Open curtains and blinds to let in natural light. Well-lit spaces feel more inviting and spacious. • Prioritize: If you only have the resources to stage one room, make it the living room. It is often ranked as the room where staging makes the most significant impact to buyers. • Furniture Arrangement: Arrange furniture to create open pathways and make rooms feel larger. Position furniture to highlight the flow of the space. • Highlight Key Features: Showcase the best features of each room. If you have a fireplace, architectural details, or a beautiful view, make sure they are emphasized. • Add Mirrors: Mirrors can create the illusion of more space and reflect light, making rooms feel brighter and larger. • Update Decor: Consider updating small decor elements, like throw pillows, bedding, or towels, to create a cohesive and modern look. • Create Lifestyle Spaces: Help buyers envision how they would use different spaces in the home. For example, turn a spare room into a home office or a guest bedroom. CONTINUED >

• Make Necessary Repairs: Address any minor repairs or maintenance issues. This can include leaky faucets, replacing burned out bulbs, and repairing minor damages. • Smell Matters: A pleasant scent can make a big difference. Consider baking cookies, using air fresheners, or lighting subtly scented candles before a showing. • Professional Photography: High-quality photos are crucial for online listings. Consider hiring a professional photographer to capture the best features of your home. • Open Spaces: Ensure that all rooms are easily accessible, and there are clear pathways. Avoid overcrowding rooms.

• Storage Solutions: Showcase the storage potential by organizing closets and cabinets. Buyers appreciate ample storage space. • Curb appeal: First impressions matter. Painting your front door, adding new hardware, plants, bark, or adding fresh seasonal color will make a home sing. While these small steps can make impactful differences, it can be overwhelming to know where to begin. Consider consulting with the professionals at Onyx Real Estate, where they can facilitate a seamless seller’s experience by providing a signature blend of aesthetic expertise and marketing savvy.

Lavender Bath Salt Blend what you need 16 ounces Bokek Dead Sea Salt 20 drops lavender essential oil

what you do In a mixing bowl, add drops of the essential oil to the bath salt and mix well; store in a glass jar. Add 1/3 to 1/2 cup of the scented salts to a bath for a relaxing experience. SeaSalt.com

From-Scratch Pasta

what you need

Yield: 1 pound

2 cups all-purpose flour, plus more for dusting 4 large eggs

what you do 1. Mound the flour in the center of a work surface with a well in the middle. Crack the eggs into the well and beat with a fork until smooth, then work flour into eggs with the fork. Use a bench scraper to work in the rest of the flour a little at a time. When the flour is incorporated, form the dough with your hands into a rounded mass for kneading. Lightly dust your workspace with flour and knead dough about 10 minutes, until smooth and elastic. Cover dough with a bowl or plastic wrap and rest 1 1/2 hours, or chill overnight. 2. To roll by hand, flour a clean work surface. Vigorously roll dough to a very thin circle and roll constantly with even pressure as it stretches for several minutes until as thin as possible, almost translucent. 3. To cut by hand, lightly fold sheets one at a time into thirds and cut to desired thickness. Recipe from MarthaStewart.com.

LI V ING the dream

FOUNDER OF DREAM CATCHERS JONATHAN REIS TAKES CENTER STAGE

ARTICLE BY COURTNEY ADAMS PHOTOGRAPHY BY KIMBERLEE BROOKE & CO

Anybody who has participated in musical theater knows how powerful and gratifying it can feel to express yourself. Now imagine if those with intellectual and developmental disabilities (IDDs), were afforded the same opportunity in a space that felt encouraging, supportive, and safe. Thanks to Dream Catchers, a local non-profit organization, this ‘dream’ has become a reality.

22

LOCA L LIM E LIGH T | EDUCAT ION

CEO Jonathan Reis came up with the idea of a theater program for persons with disabilities as his senior project while studying at college. After school, he built upon his experience in Recreation Therapy and classical theater. Therefore, it was a natural progression to form Dream Catchers. Though the theater program is at the heart of the organization, Dream Catchers is more than just performing arts. The Independence Day Program is geared toward helping IDDs individuals develop skills for future employment and/or living on their own; assists them in learning independence skills while fostering an environment where they can form positive social connections. “Our program is filled with such magic and love," says Jonathan. "We welcome you to come and let us share our dream with you.” Jonathan also has his sights set on ‘the Dream Home.’ This would be a space for IDDs individuals to live semi-independently. Here he envisions a safe haven for individuals to work, build connections, and thrive. To help make this dream a reality, or to find a way to benefit the lives of these inspiring young adults, visit dreamcatchersedh.org. The success of Dream Catchers has also called for a larger facility in the Business Park. Boasting over 5,000 square feet, it will include a kitchen for cooking classes, a game room, and a stage for their beloved productions. They will also have classrooms for

“Our program is filled with such magic and love.” reading, speech, arts and crafts, and music. They need donations of guitars, drums, gaming tables (foosball/ pool), conference table/chairs, folding tables/chairs, cabinets, and a practice stage. Call Jonathan at 206-473-0278 for ways to donate. Jonathan at their new facility

HOW TO MAKE

DIY GOLD LEAF JEWELRY DISHES These cute and colorful dishes work perfectly to organize and display your jewelry, keys, or you name it! And you know what? They’re so easy to make!

steps to do:

supplies you’ll need: • • • • • • •

Wooden bowls, trays, etc. Gold leaf (or metallic gold paint) Gentle Gold leaf brush Mod podge (or gold leaf adhesive) Acrylic paint Paint brushes Painters tape (optional)

• Grab a wooden bowl, some acrylic paint, and a brush. • Hand paint some paint on one section of the bowl. • Let the first coat dry and paint another two to three coats of paint until you’re happy with the result. • Let the paint fully dry. • I wanted my gold leaf paper to overlap the paint for a layered look, so I took a paint brush and painted some Mod Podge in an overlapping pattern. • Once the Mod Podge gets tacky, use your hand to apply the gold leaf and accompanying wax sheet. • Push the gold leaf onto the tacky glue, then remove the top layer of paper. • Use your fingers to gently push the gold leaf onto the glue a little further. • Next, use the golf leaf brush to smooth over the whole area and gently wipe away any excess gold leaf. Pay extra attention to the edges. • Next, smooth the gold leaf section as much as possible, but don’t worry about any imperfections. The organic look of the gold leaf being imperfect gives the piece character. • Next, work your way to the outer edge. • Once the gold leaf is perfected, gently brush over the leaf with some Mod Podge to seal it to the bowl. • Let it completely dry and enjoy!

ARTICLE BY SUE G. COLLINS

Reservations For Two Dreamy destinations for couples looking to get away.

Finding a life partner just might be easier than finding someone you can travel with. Pace, patience and priorities all matter when organizing itineraries, straddling time zones and navigating new places. Do you like languid mornings with room service, wide sandy beaches and white-glove service? Or, do you prefer watching the sunrise in hiking boots, launching into eye-opening excursions and digging to find that hidden gem of a restaurant that serves local food to locals? When the stars align, both partners have an affinity for generally the same kind of vacation, or are willing to compromise. Enjoying travel with your mate is the icing on the (wedding) cake. Here are a few ideas for fabulously romantic getaways. Bon Voyage!

Traveling can be as stressful as it is sublime. Exhausting as it is inspiring. Traveling as a couple requires additional planning and communication with a healthy dose of patience. Much like marriage! But, waking up in a faraway place, exploring unknown terrain together and leaving your routine and all its trappings behind can be therapeutic. You both can take on new roles and release tired habits.

1

Write new vows over lunch or take a random nap because you can.

2

Share planning and talk about your goals for the trip. Do you want to completely unplug or will one of you need excellent wifi to call into a few meetings?

3

If you’re parents, consider setting boundaries for texting and phone calls so you can put the phone away and immerse in one another. Let the kids know you will be checking your phone at a certain time each day (and stick to that). Let the grandparents or caregivers handle the day to day drama.

4

Take turns charting a course for the day. On day one, you check museum opening times, get the timed tickets and find a nearby spot for a healthy lunch. On day two, you sit back and let your partner call the Uber and source out the perfect shopping district, walking distance to a park. Enjoy the ride, either way.

Privacy and so much blue water. Bora Bora, French Polynesia At the Four Seasons Bora Bora, bucket list overwater bungalows line a glassy lagoon, inviting early-morning swims off your own private dock with a bright breakfast table set on your patio overlooking Mount Otemanu. The morning air is like silk, with a lithe breeze promising more of the same. Later, meander down the shady paths of the resort to the Te Mahana Spa. With breathtaking lagoon and Pacific Ocean views from twin infinity pools, the treatment begins with local juices and fruit, a foot massage, and then continues with rebalancing rituals starring indigenous ingredients like skin-smoothing, Tahitian-black-pearl powder and detoxifying algae sourced from the ocean. A full body scrub, massage, and hour-long soak in a coconut bath will leave you thankful and grounded. You can connect with the underwater world by snorkeling with a resident marine biologist and leave a legacy by grafting coral to repopulate the sun bleached lagoon. Dinners at the Four Seasons Bora Bora offer the ultimate date night experience, and a private moonlit swim is the perfect nightcap.
