The Annual Gentlemen's Issue Hello Eden Prairie Lifestyle Readers, Last year I asked my editor to analyze the calendar and determine the manliest of all the months. Ever the hard worker, he spent countless billable hours studying the Farmers’ Almanac, astrological charts and various other records which he claims are only available at Canterbury Park. But I finally got the answer I was looking for: June. In this issue we are proud to feature Flying Dutchman Spirits, whose libations are second to none and handcrafted right here in Eden Prairie. Their speakeasy-inspired cocktail room makes the perfect destination for any date, friendly outing or private event. We are just as proud to feature Sergeant Shortbread, whose delicious baked goods will make you wonder if you’ve ever actually eaten cookies before. My editor assures me that both of these local businesses’ products were essential to his exhaustive research, and he expense accounted accordingly. World explorers cherish fond memories of the places they have visited – many of which include liquor. For what is liquor, after all, if not a distillation of the very civilization which created it? The founders of Flying Dutchman Spirits share this sentiment. Like their ancestors who darted across uncharted seas on fluyt ships in search of exotic spices, they love nothing more than taking wing to faraway lands where they can enjoy outstanding spirits. Today they offer that same cosmopolitan experience to anyone who would join them at their cozy cocktail room in Eden Prairie. But if you would rather have any of Flying Dutchman’s seven libations from one of the hundreds of Twin Cities liquor stores, bars or restaurants which carry them – or take home a cocktail kit, so you can concoct lovely restoratives at your leisure – then owners Brandon Thornton, Marc Tullemans and manager Mackenzie Yurich certainly encourage you to do so. “We started out with a fair deal of brewing experience, and I studied chemical engineering in college,” said Brandon. “A distiller essentially makes beer. They just make it out of very weird things, like agave and corn, and they then take extra steps to enhance its potency. Once we had perfected the science of distillation, all we had left to do was master its art. “We handcraft all of our liquors right here in our distillery. Our high-accuracy Hungarianmade Hagyo still gives us total control over each small batch’s character. We source our ingredients locally whenever possible, but to keep our liquors faithful to their countries of origin we also import. Our agave is grown in Jalisco, Mexico, and the sugarcane we use to make rum is shipped in from Columbia.” My passion for authentic journalism is nearly as great as my thirst for liquor, so with my arm thoroughly untwisted I visited Flying Dutchman Spirits in person. I am accustomed to drinking industrial-grade solvents with Cyrillic warnings printed on their labels. My palate was not prepared for such exquisite liquors. Flying Dutchman’s popular Mediterráneo Gin is fashioned in the Spanish tradition. Its

indescribable interplay of olive, thyme, basil, rosemary and citrus performed the muiñeira on my tongue. Their Nas-drovia Vodka, brought to life from a mash of Peruvian potato and Minnesotan corn, tastes bright and clean without the faintest hint of sterility. Their Frontera Norte Blue Agave balances hints of pepper, chocolate and fruit on a nearly imperceptible puff of smoke, and their Sailor’s Rantsoen Rum goes down smooth as a furrow in the glassy Caribbean Sea. I feared to taste more lest I’d forget how to pilot a Jetta. Marc sensed I was in ideal condition for a tour of the cocktail room. “Two things set Flying Dutchman Spirits apart from other craft distilleries,” said Marc in the same Dutch accent spice traders once carried across the world. “The first is our commitment to creating authentic and internationally

inspired spirits. The second is our sizable 4,400 square foot facility and cocktail room which you see before you. Our recent remodel created an intimate setting with comfortable seating for groups of all sizes next to the industrial chic manufacturing area.” Marc motioned to the distillery itself, dominated by a triple-peaked still with a porthole to heaven in its center. “That is where the magic happens,” Marc continued, “but our patrons add plenty of magic on their own in our lounge, which has a lively speakeasy vibe. Here our guests can enjoy over 50 different seasonal farm-totable cocktails mixed with our craft spirits, freshly squeezed juices and homegrown garnishes. We host live music on Fridays and Saturdays, as well as trivia nights every Wednesday. Hungry guests can purchase Heggies Pizza, popcorn by The Mad Popper

and Nothing Bundt Cakes. And with spacious seating for 100 guests, the Flying Dutchman makes a marvelous destination for any social occasion, private party or corporate event. “We had to watch our gathering space sit empty for far too long during the pandemic. Thankfully our gracious community kept us afloat during that time by purchasing our cocktail kits to enjoy at home. We prepare these with 375 ml bottles of liquor, the same fine ingredients we keep at our bar, and simple instructions. Sergeant Shortbread Matt Rosen served in the U.S. Army for nearly one quarter of a century. That certainly entitled him to name his cookie business Sergeant Shortbread – and he doesn’t even have to take orders from General Mills. Cookies were wholly irrelevant to Matt’s service, however. He surely ate some cookies during it, but those were unremarkable occasions. Lightning struck once Matt was discharged and vacationing in Hawaii with his wife and parents. There he ate a shortbread cookie so ambrosial that it would change his life – forever. Upon returning to Eden Prairie’s equally paradisiacal landscape Matt began experimenting with sugar, butter and flour until he too could bake perfect shortbreads: light, tasty, lovely things that dissolve into your soul as much as they do on your tongue. Have one bite and you won’t wonder at the reasons for the success of Sergeant Shortbread (formerly Bakerz Dozen). “This past year has been a big one for me,” said Matt. “In addition to rebranding I’ve upgraded to a commercial kitchen space. That and my wholesale food manufacturing license means I’m now able to sell my cookies to stores, restaurants and cafes, though I still frequent farmers’ markets and deliver direct to my customers’ homes. With my walk-in oven I can bake 22 dozen cookies in just ten minutes. And my wife is happy to have her kitchen back to herself, too. “I have everyone to thank for my success: the great people of Eden Prairie, the Eden

Maple Pecan Shortbread “Everyone is always happy to see the cookie guy coming. I’ve helped so many people celebrate special occasions that I’ve lost count of all the weddings, anniversaries, birthdays, graduation parties and company events that I’ve had the honor of baking for. I just recently baked for a wedding that served my cookies in lieu of a traditional cake – quite the auspicious step upward for cookies, in my book. And I am especially grateful to my friend Al Killion for having me take care of dessert every time he celebrates an anniversary of Baker’s Ribs right here in town. “Most people aren’t aware of all the research and development that go on behind the scenes here at Sergeant Shortbread. When people ask me if I’ve ever baked a certain kind of shortbread, I either tell them that I have or I will try. I have a couple of base recipes. The rest is trial and error as I fine-tune ingredient ratios until I’ve baked something I’m proud to put my name on. I’m a stickler for texture. (Don’t worry. Even my mistakes are 100 percent edible, and my family makes sure nothing ever goes to waste.) “My newest creations include the cherry almond shortbread, which I make with just the right amount of maraschino juice and chopped cherries, and the maple pecan, which features real maple syrup by Faxon Farms down in Henderson, Minnesota. I do try to feature local ingredients as often as I’m able – within reason. READY FOR A PARADIGM SHIFT? ARTICLE BY LYNDON MOQUIST

As a Managing Broker for most of my 33 years in real estate, overseeing 33,000 plus home sales, I never imagined real estate markets that required such a high level of expertise and caring, skilled negotiators as needed during the 2020, 2021 Covid years. So far, 2022 has become the most challenging year ever, with an unprecedented low supply of homes "for sale," with just 6,000 homes compared to 40,000 “for sale” at the peak available to buyers during 2007 in the greater Twin Cities metro area. Where will we go from here, from two years of double-digit home price appreciation and rising interest rates? Thank goodness I can lean on the 70 plus expert Realtors at the Edina Realty/Eden Prairie Office for valuable insights to help guide home buyers and sellers with monumental decisions. We have an amazing culture where Realtors freely share their street knowledge, insights from valued clients, and tricks of the trade to help each other. We have gladly supported several wonderful Eden Prairie non-profits annually to do our part, like so many others do in our community. Edina Realty has funded over $11 million statewide, since 1996. These awesome Realtors have led me to correctly predict market shifts several years ahead of the curve in published articles dating back to 2005, 2010, 2014, and twice in 2017. Are you ready to read my latest prediction? It's time for a paradigm shift from natural concerns over a potential bubble burst after huge rises in home prices to a new dose of reality. Why? Supply and Demand. I am projecting another five years of this crazy ride of an unprecedented "sellers' market" where prices will keep rising dramatically before moderating for the foreseeable future, even in the face of rising interest rates which should remain well below the historic average of 7.5%. Adding to my confidence, is that even after this double-digit spike in prices in MN over the last couple years, home price appreciation is still tracking closely with the long-term annual appreciation trendline of 5%, also witnessed inside of every decade ever since the 1960's.

What is causing this supply/demand dynamic? Builders have lagged with new construction starts for over 10 years to keep pace with buyer demand and will not be catching up any time soon, especially now with supply chain shortages to compound the issue. Many Baby Boom and Gen X sellers already feel too paralyzed by lack of choices to make another move. Add in that the Millennial population (Gen Y, ages 25-40) is now the biggest population in prime buying years all the way up to the million-dollar plus segment of homes comprising growing family formation. And guess what? The next generation (Gen Z) is just now entering the home buyer market, where first-time buyers historically comprise 40% of all home purchases. It will further fuel the home supply shortage, possibly for another 10-15 years, as too many buyers chase too

few sellers. This will only drive up home prices for the foreseeable future. For those predicting a bubble burst, have I done enough to burst your fears? If not, take solace in the wealth effect of home appreciation and the power of leverage for wealth building. The overhyped tax savings of owning versus renting, in my mind, are just an offset to home maintenance and mortgage payments over time, though the capital gains exclusion up to $500,000 (married couple) for primary residence is a huge deal by itself for wealth preservation. So why is leverage so awesome? Keep in mind that the long-term 60-year historic average of 5% appreciation in MN means that the whole house is appreciating at 5% – not just the cash down payment portion

invested. For easy math, a 10% down payment would translate to 50% return on investment (ROI). If you are worried about your kids and grandkids, a 5% down payment works even more in their favor. It will create a 100% ROI, assuming they will capture the long-term average 5% home appreciation, and keeping in mind that ROIs of the past couple years for 5% down payment buyers have been 200%. When it comes to home ownership, remember that it's still best to focus on time in the market, not timing the market. The ideal timing is simply when you feel most ready and able to make a move. The best strategy is aligning with a truly caring, expert Realtor to help guide and negotiate on your behalf for one of the most significant personal and financial decisions you will ever make. The teachers of Eden Prairie High School teach their students many fine things – but only the community working together can show our youth how to succeed in the real world. The school’s Senior Intern Program provides students with opportunities to learn straight from professionals, as well as to contribute to industries they might soon join. And you can help! “The Senior Intern Program gives students a head start on college and career planning,” said Karen Brettingen, who supervises the program alongside her colleagues Rachel Hari and Shelly Streich. “They receive authentic professional experience thanks to our school’s partnerships with hundreds of people, businesses and organizations throughout our area.

“The Eden Prairie Chamber of Commerce, which has collaborated with us since 2007, selects 20 interns every year to serve as chamber members. Each intern is matched with a fellow member who serves as their guide. The Eden Prairie Rotary Club provides the interns they select with even more opportunities to network, and the Royal Credit Union has partnered with our Business & Marketing Department to create ‘The Perch’ – the high school’s very own student-staffed credit union. “There are no assignment sheets in real life. For our seniors to excel, they have to learn how to figure things out on their own. That is why our greatest need right now is for more local businesses to join our micro-internship project. “Dozens of companies create case studies or intern projects for our interns every year. They may specialize in healthcare, engineering, marketing, law, or any other industry young people could aspire to work in. Students learn project management skills in class to use as they contribute to their organization. Interns developed a website for Aaberg Travel Design, conducted marketing research for The Prouty Project, and partnered with Musco Lighting to deliver a successful sales presentation to the school’s athletic director. “Even if you cannot provide a micro-internship, you still have a lot to offer our seniors. Any local professional can welcome a senior for an informational interview or job shadow, where they explain what they do and then show how they do it. First-hand experience like that really helps our seniors decide what they would most like to do with their lives. “We invite everyone, no matter their trade, to join our careers classes’ roundtable discussions every Wednesday of the school year. Students are eager to freely ask questions of nurse practitioners, mechanics, construction workers, and anyone else who has a rewarding career.
