LIFESTYLE LETTER
Be It Ever So Humble
March 2022 PUBLISHER
John Lee | john.lee@citylifestyle.com EDITOR
David Scheller | david.scheller@citylifestyle.com
Hello Eden Prairie Lifestyle Readers, Welcome – to the annual home edition of Eden Prairie Lifestyle! If anywhere makes you glad to be home it’s Minnesota, where our dustings are other states’ blizzards. Whether your home is ready for an update or you’re ready for a new home, you’ll want to know about the local movers and shakers featured in this very special issue. In the following pages we are proud to feature Les Jones Roofing, one of the Twin Cities area’s premier exterior remodelers, as well as Wooddale Builders whose work is already on display throughout our fair city. We also have Marshall Donnerbauer, aka The Mounting Man, whose singular business is mounting televisions, paintings, mirrors, ceiling fans, and all other things mountable. Are you content with every beam and board in your house exactly the way they are? A new rug, recliner or window treatment will give you a nice spring refresh all the same. Read on to learn more about Yetzer Home Store in Downtown Waconia. And if you’re plotting a move to somewhere exotic – Florida, maybe, or Eagan – then the timing has never been better. Ryan Platzke of the Helgeson Platzke Real Estate Group explains why now is a great time to sell your home! As always, I would like to thank all of Eden Prairie Lifestyle’s sponsors, without whose generous support we could not mail our magazine directly to our readers’ homes. I always welcome any feedback or interest you may have in appearing on our magazine’s pages! Best regards,

Marshall Donnerbauer, The Mounting Man
12
EXP E RT H E LP | HOM E SE RVI CE S
The Mounting Man PROFESSIONAL, SAME DAY TV MOUNTING
If you’re like me, you have trouble doing any home improvement project without feeling like one of the less capable members of The Three Stooges. Just the thought of mounting my flatscreen gives me anxiety. Punching holes into my drywall or the bricks over my fireplace would take an appreciable toll on my home value, and waking up at two in the morning to the sound of a 70 inch Samsung colliding with the floorboards? Well, Moe or Curly would have made it look funny – but not me. Marshall Donnerbauer is The Mounting Man. He is the one you need when you want to mount your TV to the wall without error or drama. He can also conceal your mounted TV’s cords within the wall, as well as hang paintings, mirrors, ceiling fans, and other things which gravity wouldn’t do any favors to. And that is all. This is the beauty of Marshall’s business: He focuses on providing a very specific service, but that allows him to provide it to absolute perfection. Call Marshall and you’ll save yourself the grief of dealing with skittish handymen, who may never show up or dissolve into the aether as soon as you’ve paid them. Marshall bills himself as “James Bond Meets Bob Vila” not because he has a very specific martini order or hawks power drills on the Home Shopping Network. He shows up, does the job right, and leaves. Visit his website and you’ll notice that Marshall’s brand has all the polish of a Fortune 500 company. This is also Marshall’s work. “My friend, I want to be transparent with you,” said Marshall with the firm confidence that can only come from a lifetime of rehearsal. “I started this business out of necessity. I used to own a marketing company that specialized in promoting live events. COVID did exactly what you might imagine to it. “As the father of a one-year-old daughter, I didn’t have the luxury of waiting out the pandemic. What I had to do was clear: Start a new company, earn, and take care of my family.
“I didn’t consider myself a TV mounting savant back then. But I had already mounted a few TVs for my friends and family, reasoned that I had always done a great job of it, and thought I could make a good living doing that – especially as the pandemic drove more and more people to upgrade their TV sets. “Am I uniquely qualified to mount TVs? Not at all. Where I differentiate myself is the quality of my service. Punctuality is important to me. When my client schedules three o’clock on my website, I ring their doorbell at three o’clock. If they have to get in touch with me for any reason, they can find my cell phone number right on my site or my magazine ad. “While mounting a TV isn’t overly technical, I still make sure to do every job perfectly: using the right anchors, creating a holding capacity 20 times greater than what’s needed to support the TV, and cleaning up the workspace so it’s better than the way I found it. “Any handyman can do the same thing I do – but that doesn’t mean they’re necessarily going to. I don’t want to put them down, but anyone who’s hired handymen in the past knows how unreliable they can be, and that the quality of their work is all over the place. That’s actually a good thing, as far as I’m concerned. I owe about one-third of my business to big box electronic stores alone, because their clients call me in afterward to fix the mess their TV installers left behind. “I was ultimately surprised to discover that I enjoy mounting TVs more than I do marketing. Instead of giant campaigns that drag on for months at a time, I get to make people happy every single day with zero stress. Doesn’t that sound like a better way to live?” Please visit themountingman.tv to learn more about Marshall’s singular business and schedule immediate service. You’ll want to meet this character.

Wooddale Builders helped build Eden Prairie. Our neighborhoods are filled with their beautiful houses. They continue to build luxury custom single-family homes, villas and townhomes here, just as they do throughout the rest of the Twin Cities suburbs. If your name is printed on the cover of this magazine, then you are probably already satisfied with your current number of homes. No matter. Wooddale Builders’ expert craftsmanship is available for your next home renovation project as well! Wooddale Builders is your go-to source for wholehouse and large-scale remodeling. Once you have helped their team understand your timeframe, your budget, and your wishes, they’ll guide your entire project from start to completion. Wooddale Builders creates additions with the same care they use to build houses. Whether you ask them to add a sunroom or another story to your home, the outcome is certain to enhance its character and its curb appeal. Has your kitchen begun losing its luster? You deserve to bake pies somewhere nice. Wooddale Builders’ professional designers will help you pick the ideal new kitchen floor plan, and their contractors will then quickly bring your vision to life. So long, ‘90s cabinets! Wooddale Builders stands by to remodel your basement until it’s no longer jealous of the upper levels. Some people are practical and want a gym or an additional bedroom. Others rightly believe they would have more fun living above their very own billiards room. Both love working with Wooddale Builders. Not all of Wooddale Builders’ work takes place within walls. If your current porch is feeling its years, or better yet – you have found the perfect spot for an all-new porch – then the solution is simple as visiting wooddalebuilders.com. See what it’s like when your contractor strives to exceed your expectations!

Les Jones
Roofing
The #1 Roofer in the Minneapolis Suburbs 18
C UR B A P P E A L | HOM E + DE S I GN
Les Jones is one of the biggest names in Twin Cities roofing. It is impossible to drive around Eden Prairie without witnessing several examples of his team’s craftsmanship. Many are unassuming asphalt shingle roofs on single family houses. Others are more prominent, including the massive roofs sitting atop churches and commercial properties. A few are quite arguably works of art, as Les Jones Roofing helps to preserve many of Minnesota’s historic buildings as well. The Minneapolis area’s top roofing contractor started out small. Les had worked for a local roofing company in between semesters at the University of Minnesota. Upon graduating in 1974, he recognized roofing as the perfect opportunity to put his business acumen to good use while also serving his vibrant and growing hometown. “I started out working in the field,” said Les. “When you first begin roofing, you’ll use muscles you didn’t even know you had. But once I got into it, I fell in love with it. The challenge of managing multiple projects at the same time, the satisfaction of doing something with your hands, and the honor of taking care of so important a part of your neighbors’ most valuable possessions – roofing gives you a sense of purpose that I doubt many other jobs offer. Although I couldn’t say for certain, having not had many other jobs. “It had always been my desire to have my own business. The opportunity presented itself a little sooner than I would have liked, but thanks to the support of my wife Nancy and both of our families, we were able to found Les Jones Roofing in 1981. Many of the people I’d previously worked for were eager to become our new company’s first clients, so we were fortunate to hit the ground running. “Minnesotan weather is not kind to roofing. We get the full brunt of the sun and all its ultraviolet rays which deteriorate materials during the summertime. We get wet leaves and everything else that clogs up roofs, gutters and downspouts in the fall. And in winter? Well, I hardly have to explain what all that snow and ice does to our roofs during that interminable season!

“I BELIEVE THAT LEVEL OF ACCOUNTABILITY SHINES BEST THROUGH OUR CORE VALUE, WHICH IS OUR CUSTOMER SERVICE.”
“We beat the weather through exceptional craftsmanship. Working with asphalt shingles, sheet metal, wood shake, slate, tile, rubber membrane and copper takes considerable experience, but that’s the only way we’re able to serve such a diverse range of clients – everyone from large corporations to HOAs to regular homeowners in the suburbs. We do a great deal of carpentry and waterproofing as well, which lets our clients hire us for complex projects involving leaks, water damage, ice dams and other problems which might otherwise have required three or four different contractors. “High-quality roofing products are also essential in this climate, which is why we’re partnered with our industry’s leading manufacturers. We are a Master Elite contractor with GAF, a Platinum Preferred contractor with Owens Corning, and a Select ShingleMaster with CertainTeed. Only one percent of American roofers

can claim all of those qualifications, and we’re additionally certified to work with cedar, slate and rubber. And thanks to Architectural Sheet Metal, our fabrication division, we can custom tailor the ideal metal roof for any building. “I’ve most enjoyed working with the Minnesota Historical Society over the years. I take great pleasure from keeping extraordinary buildings in immaculate condition, and matching that Old World craftsmanship is equally rewarding. Replacing a roof that had originally been laid by someone’s great-great-grandfather fills you with respect for the past we all share, as well as gratitude for what previous generations have created for us. “If I could go back in time, I think I might have picked a humbler name for this business. Naming your company after yourself was just the convention among contractors back in the ‘80s. But I do take pride in our work – at least as
much pride as a good Minnesotan will allow himself to take – and I’m happy to attach my name to every roof we install or otherwise service. “I believe that level of accountability shines best through our core value, which is our customer service. Whether you ask my team to completely replace the roof on your commercial property or just check your rambler for ice damage, we consider high-quality craftsmanship only one aspect of our business. Fast and polite communication, strictly adhering to our clients’ budgets and timeframes, returning to a jobsite years later to fix any mistakes we might have made – and, above all else, respect – are all inseparable from our mission to offer the best roofing service in the Twin Cities.” Please visit lesjonesroofing.com to learn more about Les’s mission and schedule first-rate service at your home or place of business.

Yetzer Home Store, which offers furniture, bedding, flooring, window treatments, rugs and more in downtown Waconia, keeps their floors filled with inventory at all times. When you see something you love at Yetzer’s, you can take it home with you that very same day. And there it can stay for good, because Thomas Wiest will only allow high-quality pieces into his store. Serendipitously, Thomas’s way of doing things turned out to be a furniture store’s best strategy over the past couple of years. It’s why Yetzer’s is now offering faster service and a better selection than any national furniture store chain can typically manage. “Big box stores aren’t selling their floor models right now,” said Thomas. “If they did, they would have empty floors, and you don’t need my expertise to know that’s a bad look for a furniture store. Those stores’ customers can only order from their vendors, which means they may have to wait up to a year to receive their furniture. “Yetzer has the small retailer’s advantage. We get to be more agile than the big guys, ordering pieces we expect our customers will love several months ahead of time and keeping them right on our floor or in our warehouse. for new furniture so fun is knowing you can instantly transform your home. We have continued to offer that simple pleasure since day one of the pandemic. “We have always sold middle-to-upper-end products – minus the premium pricing, of course. This would turn out to be another key to our recent success. “All of the furniture industry’s larger vendors are currently experiencing supply chain shortages. As container ships stay anchored up and down the West Coast, importing furniture and the components needed to make it has become increasingly difficult. I recently learned that the fabric one of our customers wants is indefinitely harbored at the Port of Long Beach! “But we have never stocked mass-produced furniture, and we also buy American as often as we’re able. That’s why many of our preferred vendors weren’t badly affected once Chinese goods became less available. Our Amish vendors in particular have
traditionally gone out of their way to exclusively source their parts from other American manufacturers. Naturally their labor is all local as well. I think it’s even safe to assume that many of their employees go to the same church. “The difference the Amish work ethic makes is astounding. Smith Brothers of Berne exemplifies it. Whereas many companies are taking over a year to fill an order for a new recliner, Smith Brothers is doing it in four to five months. Remarkably, they haven’t sacrificed one iota of their characteristic craftsmanship in order to pull it off. If you look beneath any one of their richly upholstered loveseats, three-seats, or six-seat reclining sectionals, you will still find the highest-grade solid woods instead of cheaper and more delicate fiberboard. It’s no wonder why a Smith Brothers piece is so much heavier than anything you could find at a big box store. CONTINUED > MAR CH 2 0 2 2 | C I TYL I FE STYL E . C OM/E D E N P R A I R I E

“We are just as particular about which mattresses we offer in our sleep store. So far, only Englander has been able to meet my personal standards. If you haven’t heard of the 130-year-old company, it’s only because they don’t advertise to the general public. That frees them to focus more of their resources into producing the highest-quality mattresses on the market. “Each and every Englander mattress is bespoke. Once you have selected from one of their 15 available models, they will create a mattress just for you at their factory in Bloomington, Illinois. And in spite of everything, Englander still consistently delivers a mattresses within a few weeks of receiving an order. “Our flooring store provides a wide range of hard surfaces, which we have chosen to specialize in because they absorb years’ worth of constant use and abuse without becoming worse for wear. And I believe the Amish have nothing on Yetzer’s own installation teams, none of which have been with us for fewer than ten years. They put a painstaking amount of effort into every project, from tearing out the old surface to replacing the furniture once they’ve finished, all so our customers can love their beautiful new floors for decades to come. “We offer the entire line of Hunter Douglas blinds and shades as well. With more than 250 models in over 700 different colors to choose from, we can complement any living space with the perfect window treatment. Motorized blinds, which you can control with an app and program to open and close at any time of day, are becoming more and more popular. My cat finds the smart blinds in my own home particularly amusing! “I have always insisted that no one ever take home a piece of junk from Yetzer. Quality is our niche, pure and simple. Our commitment to it is the driving force behind our growth, and also why so many people come from far and wide just to see what we have in store.” Yetzer Home Stores’ three locations dedicated to furniture, sleep and flooring are all within walking distance of each other in downtown Waconia. It’s always a cheerful outing, even when you don’t think you “need” something! yetzers.com

#1 Eden Prairie Home Seller Since 1995

Ryan Platzke, Realtor
The housing market adores its sellers these days. Low supply, high demand – need I say anything more? List your home in Eden Prairie for sale tomorrow and you’ll most likely have a stack of offers within days, many of which will exceed your asking price. If you’re contemplating a move to Arizona, Florida, or the faraway land of Wisconsin, then the timing for it has never been better. (Even though we’ll be sad to see you go.) As co-owner of the number one Coldwell Banker team in Minnesota, Ryan Platzke is making this seller’s market even better for sellers. His clients seldom have to list their houses, because he has already gathered motivated buyers. Ryan’s team also manages all the light renovations which appreciably increase a home’s market value. “Buyers are coming out of the woodwork right now,” said Ryan. “Ongoing supply chain disruptions and labor shortages are pushing up prices, and the Fed’s expectation to raise interest rates this year is only strengthening demand even further. I expect Eden Prairie listing prices to increase by another mid-to-high single digit percentage in 2022. That’s astonishing, especially considering that the past seven years have each been my team’s hottest year to date. “But a great seller’s market is no excuse for a Realtor to stop creating as much value for their clients as they’re able. That philosophy is why my team is making short market times even shorter – and already high offers even higher. “We have a deep focus and long-standing presence in our market. Last year we were fortunate to help 500 families buy homes across the metro. In the past two decades we have arranged six transactions for one single family alone.
I personally just reached that bittersweet milestone in a Realtor’s career when I helped the same couple buy their starter home, the home they raised their kids in, and the home to which they have now retired. “All of this means we have earned a great reputation and the vast network of eager buyers that comes with it. If the home you own is worth $200,000 to $800,000, my team probably won’t have to list it in order to find its buyer: no MLS, no Zillow, no Redfin, no Realtor.com. Just give us three or four days to collect offers, and then pick your favorite. We will strive to make it that easy! “Unique and high-value homes still require some time on the market, but million-dollar houses are also my team’s bread and butter. We currently hold the record for highest closing price in Eden Prairie history, which we set in 2020 when we sold a country estate overlooking the Minnesota River for $5.2 million! “We don’t rely on high demand to get the best possible offers for our clients. We literally have the secret playbook to net our sellers higher prices than our competition. Within 15 to 20 minutes of touring our client’s house for the first time, we send them an email detailing everything they should do to increase its marketability. That might cover steps as minimal as rearranging the furniture, but can also include landscaping, repainting and other light remodeling. “When we advise a seller to spend money on their house, it’s only because we’re certain they’re going to get a 150 to 200 percent return on that investment. I call it ‘smart money.’ There’s no reason to leave smart money on the table!

“I keep our business old-fashioned where it counts. My clients can always reach me. I strongly believe that a handshake still seals a deal, and when a small-town boy like me gives you his word – well, he’d better mean it!”
“We know that many of our clients would rather do anything else than manage a remodeling project. That’s why we offer to take care of everything for them at no added cost. We will handle all the phone calls with contractors on your behalf as we coordinate new paint, flooring, light fixtures, appliances, and whatever else your home could need to fetch the best offer. And if you would like to have some say or other involvement with the renovation, then we’re more than happy to include you however you would like. “No matter what the market does, the Helgeson Platzke Real Estate Group’s great customer service stays constant. We know this process inside and out and have streamlined it to perfection. We make sure the buyers we bring to the table have strong financing. We don’t let their inspectors
