An 18th Century Farmhouse Transforms into the 21st Century

Before Stacy Bush bought her nearly two-hundred-year-old farmhouse in Boonton Township, she knew her family’s next home would be unique. “I didn’t want a cookie-cutter house or a McMansion, and I didn’t want one needing lots of work.”

“We stayed in the era of the house. I love bringing in antiques and objects that can be refurbished. It brings character to the place.”

When Bush and her husband saw the house, it was clear that it met every wish on their list, but one. It did need work. However, its potential made it irresistible, and the family moved in during the spring of 2013.

Despite additions and renovations done over the years by previous owners, the house didn’t provide the Bush family with the functionality needed. The children’s bedrooms, part of the original house, were small with low ceilings. The kitchen was large, but outdated. Limited living space offered no place for the children to hang out with their friends.

Recently, Bush confronted these problems with an ambitious project. Overall, the Bushes renovated the kitchen and a home office, added a full basement

to allow an area for the kids, as well as a great room upstairs, and two bedrooms on the top floor. The latter addition allowed for a reconfiguration to provide better space. There is even a unicorn space. How’s that for unique? But more on that later.

Realizing that she may have taken on too much, Bush brought in Riverlands Design, a hands-on firm that handles everything from minor room refreshes that jazz up the décor to major overhauls that require contractors and construction.

Megan Seminerio, co-owner of Riverlands with Cary Holbig, helped Bush tackle the kitchen renovation and great room addition. She oversaw everything, from décor to the work done by the contractor.

The main goal, noted Seminerio, was to make it a functional living space while also keeping its aged look, ensuring that the rooms throughout the house flow together. She said, “We stayed in the era of the house.”

For Seminerio, the challenge of this project was in “doing something that is technically a full gut renovation but feels like it has always been part of the house.”

This was also the best part of the job for Seminerio. “I love bringing in antiques and objects that can be refurbished. It brings character to the place,” she said.

Merging the 19th and 21st centuries was achieved by using warm woods, neutral palettes, and antique pieces. But it’s more than just flooring and paint that elevate the space. From the second you walk in, the home feels modern, yet completely true to itself.

For the great room, Seminerio used an antique tall dresser from an antique store and created a wet bar by taking a weathered style cabinet, replacing the glass inserts with metal to give it the “vintage look.”

The kitchen has a mix of modern appliances, quartz countertops, and pendant lights with a farmhouse sink, distressed furniture, and cabinets adorned with gold hardware.

Prior to the renovation, the kitchen didn’t have an eating area. Seminerio fixed this by adding a vintage table to the oversized island she had sourced for the room. Bringing the two pieces together was the perfect juxtaposition of old and new, an aesthetic that appeals to Bush, who said, “I didn’t want formal or sterile.”

“I can look at photos,” said Bush, “but I can never create by myself. What I do feels okay, but it is never quite good enough.” For Bush, the decision to use Riverlands was easy. “If you’re spending all this money, why not have someone help and do it right?”

The women met to discuss the project before the construction began. Bush offered inspirational photographs that revealed her varied taste. Seminerio then researched, planned, and sourced items. She would provide Bush with several options on things, moving through decisions from big items like flooring down to smaller choices like a lamp. When Bush had what she refers to as “decision fatigue,” she entrusted Seminerio to make the right choice.

For Bush, the decision to use Riverlands was easy. “If you’re spending all this money, why not have someone help and do it right?”

The process was made easier with special software that Riverlands brings to every project. Technology made planning the house’s general mood as simple as it can be.

Bush called the results, “amazing.”

A feature she particularly enjoys is the aforementioned unicorn space. The term comes from author Eve Rodsky who encourages people to reclaim time for creative self-expression. In the Bush house, this space is on the top floor at the landing. It’s where Bush is learning to use watercolors and play mahjong.

At the end of a long and exhausting home project is the magical day when the finishing touches are completed and the big reveal happens. Bush recalled this moment, comparing it to the reveals on HGTV. She said, “I knew the choices made, but it was wow, I couldn’t do this. It’s nice to have it all done.”

Bush summed it up, “The process is difficult, especially with contractors. You underestimate how difficult it is. In the end, it’s an additional cost, but worth it for your own sanity. Let a design expert do it.”

DREAMING OF A BIGGER KITCHEN? JUST GET ORGANIZED!

Before fully going out on his own, he polished his skills as a custom kitchen designer at a new showroom in Madison. But as COVID dissipated, he wondered whether the home renovation uptick would last. He took a chance and set up shop in a small basement space in Randolph, right near Millbrook Avenue (hence, his business name).

Then a bit of serendipity showed itself. Two years later, the storefront right across the street from his childhood home in Morris Plains became available. It was his dream location. “It was literally right across the street from my parents’ house. They played a big role in helping me get that part set up.”

Isn’t it refreshing to find someone who’s passionate about their work? That’s exactly what you find in the owner of Millbrook Cabinets Kitchen & Bath Showroom, Craig Wilson. And you’d think such excitement would come from a lifetime spent around construction or design. In Craig’s case, his road to business was not a straight line.

“I never had experience in the home industry, and I was never a contractor or builder. I was actually a refugee from the mortgage industry,” Craig explains. After leaving mortgages behind, he started working for a contractor with two cabinet lines.

After two years, the business faced some challenges, and his opportunity began to slip away. “When it was being taken away from me, that’s when I said, ‘No, I really want this.’ He knew he could do more—so he did.

Craig is extremely proud of their offerings and works with a wide range of products. They can do anything from completely custom-built to prefab for house flippers. “Our top custom line is StyleCraft out in Lancaster County; our other custom & semi-custom lines are brands like Shiloh, Eclipse, Woodmasters, and Legacy Crafted.” Multiple prefab lines, like Fabuwood, are also available.

“We’re big on matching the product to the customer, and the customer to the product,” Craig explains. And a big part of that is helping clients reimagine their space. “When we reimagine kitchen space, our customers feel like we added square footage. It changes everything.”

And a lot of that comes from effective, creative use of space. There are so many kitchen organization accessories that will completely transform the way your space functions. Craig shared his top five favorites with us.

1. Double trash can: Always a go-to, people want their garbage and recycling out of sight.

2. Blind corners: Instead of a traditional lazy Susan, they install a half-moon swing-out (or other storage options). The single door is much more durable than a piano-hinged lazy Susan door.

3. Adjustable roll-outs: These go in either base cabinets or pantry cabinets. It allows you to set the height on your roll-outs. You just pull them out, and they click back in!

4. Spice rack: Spice racks may be common, but there are also wider ones for either a twelve or fifteen-inch cabinet. Utensil cups and knife blocks are great, too.

5. Tupperware pull-out: Ironically, the people who ask for organization are the ones who are already organized. People who aren’t don’t think they need it. What if you never had to search for a Tupperware lid ever again?

Rethinking spaces and working with clients to transform their homes are what make Craig so grateful to have found his passion. He says, “If you told me twelve years ago I’d be geeking out about a kitchen, I would have never believed you. I love it when our team can make a customer happy with that.

WHAT YOU NEED TO KNOW TO SPRING INTO THE 2026 REAL ESTATE MARKET

Over the past three years, inventory and home sales were at historic lows. Meanwhile, homeowners celebrated spectacular equity growth as the median sales price grew 17.4%. Today, an estimated 30-40% of all homeowners in Morris County are mortgage-free!

WHAT DO EXPERTS FORECAST FOR 2026?

The National Association of Realtors predicts a 14% increase in sales, with interest rates stabilizing around 6%, bringing more buyers into the market and keeping prices strong.

First-time buyers, now averaging 40 years old, make up only 21% of the market. We’ll still see an influx of buyers from NYC and Hoboken seeking space and lifestyle.

Move-up buyers will use their equity gains to buy newer, larger dream homes, boosting the luxury market. They’ll be competing with seniors who make up 42% of home buyers, almost half will pay cash for their next home. Seniors’ primary reason for moving is to be closer to family, creating the trend for multi-generational living.

STEP 1: INSIDE — CREATE A CLEAN, NEUTRAL CANVAS

When preparing your home for sale, the goal is to help buyers envision their life here. Start by decluttering and depersonalizing—pack away family photos, collections, and bold artwork. Minimizing furniture makes rooms feel larger, brighter, and more inviting. To make this easy, I offer a complimentary two-hour consultation with a professional stager, and Liberty Moving and Storage will store excess furnishings for free.

A fresh coat of paint is one of the highest-return improvements you can make. Repair any cracks or watermarks, and choose light, modern neutrals that reflect light beautifully and photograph well. Small upgrades like brushed gold, satin brass, or matte black hardware create a cohesive, high-end feel throughout the home. Don’t forget to tidy closets - buyers definitely look inside.

Maximize natural light by removing heavy window treatments. Update dated fixtures with warm, LED lighting. Add new bedside lamps and accent lighting to brighten every room. Swap out vent covers, switch plates, and outlet covers for a polished, uniform finish.

Bedrooms and bathrooms should feel like a luxury retreat. Crisp white bedding with fresh pillows gives bedrooms an elegant presence, while white towels and spa-style presentation elevate bathrooms. Clean grout, re-caulk tubs and showers, and address any leaks. A professional stager can add finishing touches that make your home feel picture-perfect.

STEP 2: OUTSIDE — FIRST IMPRESSIONS MATTER

Curb appeal sets the tone before buyers even enter. Think love at first sight! Refresh landscaping, add seasonal flowers, and power wash siding, decks, and walkways. If your roof shows moss or discoloration, a professional cleaning can make a dramatic difference.

Invite buyers inside with a freshly painted front door and trim, colorful plants, and a new doormat at the entry. Ensure steps, railings, and hardscape are solid and safe. Clean windows inside and out, and remove screens to showcase clear views. If needed, repair or sealcoat the driveway, and consider replacing dented garage doors—these upgrades often deliver strong returns.

STEP 3: BEHIND-THE-SCENES CONFIDENCE BUILDERS

Buyers pay more when they feel confident in a home’s condition. Service HVAC systems, clean and inspect the chimney, and ensure the furnace and hot water heater appear well-maintained. Address pests proactively, confirm permits are closed, and resolve any underground oil tank concerns early.

Gather surveys, warranties, manuals, and renovation documents, complete your seller disclosure, and prepare a list of upgrades to highlight the value buyers will appreciate.

Raising living room kids in a full house

ORGANIZED, BUT MAKE IT REAL

If you know me, you know I love things organized and pretty *thanks to my interior designer mom.* But if you walk into our house, you’ll immediately know kids live here…and I love it that way.

With a full house, I try to keep everyone together as much as possible. I’m raising  ”living room kids” - not “bedroom kids.” I love seeing what they’re building, playing, and creating while we’re all in the same space. It’s louder, messier, and a little chaotic… but it makes sense for us.

That said…five kids come with a lot of stuff. And while I love a cozy, put-together home, I also live with tiny humans who seem to think every room is the playroom. So for me, organization isn’t about perfection, it’s about systems that actually work for real life.

Some things that work in our home:

• Each of us has our own basket in the front closet for shoes

• Pretty baskets for toys in our living room

• A mud room locker with labeled cubbies for backpacks, coats, and sports/dance gear

The key to having so many kids with so many things is to make sure everything has a place to live. When kids know where things go, cleanup is faster, and I’m not answering “Where does this go?” all day long!

Baskets are my best friend. We use them everywhere - closets, the pantry, the playroom…honestly, baskets solve a lot!

Quick mom tip: depending on your kids’ ages, labels or photos can be a game-changer. Pictures help younger kids feel confident putting things away.

Once a month, we do a FULL.TOY.RESET.

Everything gets dumped out on the floor, and we sort it together. What we’re keeping, what’s broken, and what we can donate. This is nonnegotiable! We talk a lot about gratitude and making room for others when we have more than we need.

At the end of the day, I don’t want a perfect house. I want a home that feels warm, lived in, and full of life! <3

WARMAIRE AC TIPS

The warm weather is coming—we promise!

Make sure that AC unit fires up easy as a summer breeze.

This winter had us under its tight grip with frigid temperatures and too many snow days. Now that it’s March and the vernal equinox is on the horizon, can summer be far behind?

Before the hot days arrive, there’s work to do to ensure our air conditioners are ready to keep us comfortable. Kevin Jakimas, Owner/General Manager of WarmAire Heating & Cooling, a family-owned business since 1953, offered important tips that most homeowners can easily follow. Keep in mind that AC and heating units vary, so these are generalized guidelines.

If it’s a standard hot-air furnace, replace the filters and set your thermostat to cool. For baseboard heating with a boiler, shut off thermostats. If you have a separate AC system, replace the filters and turn it on, or switch your thermostat to cool. When shutting off boiler thermostats, don’t shut off the boiler completely. Keep in mind, you don’t want the heat and AC running at the same time.

Clear leaves and trim bushes and shrubs. We recommend a nice wash with a garden hose, but don’t use a pressure washer, as this can damage the fins on the coils. If the coils are extremely dirty or plugged, it’s best to get professional help. When checking refrigerant levels, Jakimas warns that homeowners should leave this to licensed professionals. At WarmAire Heating & Cooling, this is one of the major checks they perform.

Jakimas added, “It is always best to reach out to a licensed heating and air conditioning contractor for annual maintenance, especially if units are in difficult spaces, in need of repair, and to check for proper working conditions for the season.”

Following Jakimas’ instructions will make summer feel like a breeze. It may be cold now, but take heart, those hot days will be here soon.

Your spring-cleaning to-do list can include tending to the outdoor condensing system. Another area is your inside air handler or cased coil’s condensate drain line, which should be checked so that free-flowing water can drain properly outside. This prevents backups into the air handler and the drain pan inside. Clearing clogs that may have built up over the winter or the prior season is best practice before your system starts. If this is not completed properly, it can lead to water damage, drain backups, operational issues, and poor efficiency. Additionally, make sure that the outside system is not blocked or restricted, as it needs to breathe.
