The Courage to Invest

Many of us invest in things like property, portfolios, and retirement. Investment requires being strategic and calculated, but it isn’t only financial.

Eighteen years into motherhood, I’ve learned that a lot of life’s biggest investments don’t show returns in dollars. Sometimes big investments give us so much more. A few years ago, our family made the impossible decision to place our special-needs son in a residential school three hours away.

He is strong, capable, and beautifully complex, and his needs required more than what our family could provide at home. I don’t talk about it much because it still makes me emotional, but it’s the most difficult—and most consequential—investment I’ve ever had to make.

Today, our family of five is thriving in ways I once never thought possible. Just a few short years ago, my son couldn’t leave the house, but recently at a restaurant, complete strangers stopped to compliment him twice. They had no idea what their words meant to us or how many long, difficult days stood behind the moment. But in that brief exchange, they recognized the hard-won progress we had fought for through heartbreak, doubt, and unwavering love.

Cue the proud mama tears.

I’m telling this story because investment isn’t easy. It takes love, commitment and—yes—sacrifice in order to see the growth we hope for.

For those of us willing to commit, investment also takes courage. As you turn these pages, you’ll meet neighbors investing in property, entrepreneurs investing in bold ideas, a community investing in traditions, families investing in one another, and individuals investing in their own growth. Each story looks different, but they share a common thread: the willingness to step forward, take a risk, and choose hope over hesitation.

Investment is about intention and choosing the long game.

And the best returns? They’re rarely instant, but they are always well worth the wait.

ORDINARY THINGS, Extraordinary Impact

HOW ONE THRIFT STORE QUIETLY FUELS COMMUNITY CARE

ARTICLE AND PHOTOGRAPHY BY STACY BERG

This article is usually about small acts of kindness: the quiet gestures, the simple moments, the everyday ways we show up for one another.

But this month, what I’m writing about isn’t small.

At the Hill Country Senior Center, kindness lives in a thrift shop across the parking lot.

From the outside, it looks ordinary. Mismatched furniture. Shelves of dishes. Racks of clothing. Bins of things waiting for a second life.

But step inside and you’ll find something sacred happening.

That small store helps sustain much of the senior center’s operating budget. Every lamp, every jacket, every donated chair becomes a meal, a ride to a doctor’s appointment, a game of dominoes, a warm room filled with laughter.

And the heartbeat of it all? Volunteers.

Men and women give their hours sorting through bags, pricing treasures, arranging shelves, and greeting neighbors by name. They stand in the Texas heat unloading donations, sweep floors, organize chaos into welcome. They show up week after week simply because they care.

They give their time so seniors in our community can have dignity, connection, nourishment, belonging.

There is something deeply beautiful about that.

So when you’re deciding where to take your donations, remember this: At the Hill Country Senior Center Thrift Store, your gently used items do not disappear into a system. They stay here and become something tangible and life-giving for someone who may be living alone, someone who may be choosing between groceries and medication, someone who simply needs a place to feel seen.

Sometimes kindness looks simple.

And sometimes, it looks like a community quietly wrapping its arms around its elders and saying, You matter. We will take care of you.

That is not small.

That is who we are at our best.

And that is worth showing up for.

THE QUESTION

For many families in Central Texas, there comes a quiet moment of realization: The home that once felt safe and manageable for Mom or Dad is no longer the right fit. The steps feel steeper. The yard seems bigger. The summer heat makes simple chores more tiring. And, perhaps most concerning, the risk of a medical emergency while living alone begins to weigh heavily on everyone’s mind.

As Americans age, staying in their own home often becomes less realistic. Living alone is rarely a long-term option. Many older adults struggle to keep up with household maintenance, and without someone nearby, even a minor health issue can quickly become a serious situation. Eventually, most families find themselves facing a difficult choice: move an aging parent into an eldercare facility, or invite them to live under the same roof as their adult children.

Neither option is simple.

For some families, eldercare facilities provide structure and medical oversight, but they also come with a steep price tag. As of 2025, the median annual cost of assisted living in the United States was about $72,000. A private room in a nursing home costs even more: roughly $131,000 per year. For most households, those numbers are simply not sustainable over the long term. And history suggests this challenge isn’t going away. Between 1997 and 2024, facility costs rose by 197 percent, far outpacing normal household income growth.

Cost isn’t the only concern. Staffing shortages have become a serious issue in eldercare. In 2022, 98 percent of facilities reported difficulty hiring enough staff, and 87 percent were already understaffed. For families, that can translate into worry—not just about affordability, but about the level of attention and care their loved one will receive.

Because of these pressures, more families are choosing a third path: bringing aging parents into the family home. Here in Central Texas, where family ties often run deep and many people still think in terms of roots and land, this decision feels especially natural.

Doing so can bring meaningful benefits. In the family home, older parents experience more daily connection, more activity, and a stronger sense of purpose. They get to be present in the lives of their children and grandchildren in ways that simply aren’t possible from a distance.

For many families, that closeness becomes one of the greatest gifts of this season of life.

Still, sharing one roof isn’t always easy. Crowded spaces, changing routines, and a loss of privacy can strain even the healthiest family dynamics. Independence matters, both for aging parents and for the families welcoming them in. That’s why more households are turning to multi-generational housing as a thoughtful middle ground. This might look like a backyard guest home, a casita, or a new build that includes a well-designed mother-in-law suite—spaces that keep family close while still respecting everyone’s need for dignity, privacy, and autonomy.

In communities across Central Texas, this idea is becoming more than a trend; it’s becoming a practical solution.

That is why All In Planning and Strong Roots Development have partnered to create the Legacy Homes program. All In Planning helps families step back and look at the full picture—your financial resources, your property, your long-term plans, and your family’s needs—so you can decide whether a multi-generational home truly makes sense. If it does, we help translate that vision into a plan Strong Roots can build around, resulting in a home designed specifically for your family’s future.

A legacy home isn’t just about solving today’s problem. It can also be a long-term investment. Historically, U.S. real estate has appreciated at an average of 4.2 percent per year between 1967 and 2025. While no investment is guaranteed, adding a well-designed living space to your property can increase both its usefulness and its long-term value— especially in a region where land and home continue to play such an important role in family wealth and stability.

More importantly, it can create something priceless: more time together. More shared meals. More everyday moments that turn into lasting memories. If your family is beginning to sense that change is coming, we’d love to sit with you and simply help you see your options clearly. A thoughtful conversation now can prevent rushed decisions later. Reach out to All In Planning to schedule a complimentary legacy planning consultation, and together let’s figure out what’s possible.

PEACE, LOVE, AND GOLF

I can’t think of many childhood memories that don’t include my parents … and a set of golf clubs.

Growing up as an only child, I went pretty much everywhere with them, and that included lots of golf courses. One of my

The Legacy of Stanley J. and Edna Barnes
“When you’re young, you don’t realize you are making core memories that will stay with you.”

first golf memories involved my dad, his friend John Elway (yes, the legendary quarterback), and a golf cart. My parents never missed The John Elway Classic in the 1980s, and I always got to tag along as the “cart girl,” which basically involved me sitting in the cart drinking Coke and eating snacks, along with the occasional driving lesson.

When you’re young, you don’t realize you are making core memories that will stay with you. We made many more memories as a family, some with me playing golf alongside my parents at places like Horseshoe Bay Resort, TPC San Antonio, Lajitas Resort, TPC Sawgrass, Whispering Pines, Barton Creek, and TPC Vegas.

My dad spent many years managing and operating golf courses and resorts around the United States, so it was completely normal for him to say, “I smell golf” anytime we drove by a golf course. And while my mom

didn’t grow up playing golf, she came to love it almost as much as she loved him. I, on the other hand, was holding a golf club by age 6 and listening to my dad say, “This is a lifelong sport; you’ll thank me later that you know how to play.”

While golf wasn’t my first love, I always loved being the cart girl. I played a little golf in college, but I always thought being the cart girl was way more fun. As I got older, those Cokes got replaced by Coors Lights (my dad’s personal favorite) and more meaningful lessons on life, love, family, and the future.

When my dad was diagnosed with cancer in 2019, my parents moved from Port Aransas back to Central Texas to be closer to the grandkids. And wouldn’t you know it, they ended up living by a golf course—Double J Ranch Golf Club in Wimberley, to be exact. My dad immediately got a job managing the golf course and working in the pro shop. It gave CONTINUED >

him an outlet and something to focus on besides the cancer that was slowly killing him.

As my dad progressed through chemo and radiation, my mom decided she’d get a job at Double J as well. I suspect she wanted to watch over my dad, but she also enjoyed making friends and socializing—and boy, did they socialize. It wasn’t long before they both knew everyone in town, including the entire Wimberley High School golf team, which practiced at Double J daily. The kids would ask my mom for drinks and golf balls, and they’d seek out my dad for advice. While he wasn’t a golf pro, he did give them guidance and love, both of which high schoolers need deeply.

As cancer slowly took its toll on my dad, he left Double J and entered home hospice in July 2023. My mom and I united in taking care of him. It was one morning after my mom returned from work that she brought up the idea of creating a scholarship fund in my dad’s name to be given to a high school senior pursuing a college or technical degree.

On August 28, 2023, the day he passed away, we formed The Stanley J. Barnes Memorial Golf Scholarship. With donations from family and friends, we were able to provide two scholarships.

Around this time, my mom and I started to toss around the idea of a golf tournament at Double J to help fund the scholarship for another year.

“I was holding a golf club by age 6 and listening to my dad say, ‘This is a lifelong sport; you’ll thank me later that you know how to play.’”

Unfortunately, my mom was never able to see that golf tournament come to fruition, as she passed away on July 17, 2024, just 10 months and two weeks after my dad.

One afternoon in October 2024, while watching my son practice with his golf coach and prepare for team tryouts, I decided I wanted to try to make my mom’s dream of a golf tournament a reality. I held the first annual Stanley J. & Edna Barnes Golf Scholarship Tournament in March 2025. It was a labor of love and completely out of my comfort

zone, but I knew I had to do it, even if it was just a few teams playing. I wanted to carry on my parents’ name and their love for the game of golf. If any good has come from the death of my parents and the grieving process, it’s the nonprofit I set up in their name. Knowing this scholarship is helping kids deepens my love for the game and makes the weight of my grief a little easier to carry.

HOW A RUSTY SIGN INSPIRED WIMBERLEY’S NEON ARMADILLO—WORTH EVERY BITE AND BOOT-SCOOT

INVESTING IN NEON DREAMS

When I received the call that my next expedition and “research assignment” would be at the Neon Armadillo in Wimberley, I couldn’t get there fast enough. I had been wanting to dive into the ‘Dillo since it opened in November 2025, so I was more than ready to invest some quality time at this cool new oasis.

The staff was incredibly friendly, and even with a packed house, they were patient and accommodating with all my questions. When I asked manager Jessa about the inspiration behind the 30,000-square-foot space, she shared a story too good not to share … Originally, owner Molly Bowen had an entirely different concept in mind. That changed the moment she saw a sign—literally.

ARTICLE BY SHANNON

While visiting Round Top, tucked among the weeds in a field at Junk Gypsy, Bowen came across a weathered neon sign that read “Neon Armadillo.” The rusty relic, once loaned to Miranda Lambert for a photo shoot, had been sitting there for nearly 20 years. To most people, it was just a sign. To Bowen, it was a spark.

She immediately called her team and told them they were pivoting. The original concept was out; the Neon Armadillo was in.

It took a little convincing, but Bowen never wavered. “I couldn’t imagine it being anything else now,” she says.

Today, with Chef Adam Puskorius leading the culinary vision at Neon Armadillo, every “Tex-Mex-ecue” dish is made with locally sourced, organic ingredients. The menu proudly notes that all meat is grass-fed and regenerative, and you won’t find a bottle of seed oil anywhere in the kitchen.

I fell in love with the warm, funky décor the moment I settled into my cozy corner booth, sipping a “Spiritual Cowboy”—Pantalones organic tequila, Ancho Reyes poblano liqueur, Texas piquin pepper, lime, cucumber, and a touch of cane sugar—giddy up!

Bowen designed the entire space herself: Bold colors, Western artwork, and layered textures create a modern cowgirl vibe with a splash of sass. I’d be willing to bet Miranda Lambert herself would tip her hat in approval.

For appetizers (yes, that’s plural, because there’s no judgment at the ‘Dillo), I started with the ‘Dillo Street Corn: smoked corn on the cob seasoned with house fajita seasoning, manchego cheese, cilantro, poblano ranch, and lime. From here on out, plain corn on the cob just won’t cut it.

Next, two words jumped off the menu: “Neon Twinkies.” These bacon-wrapped, Texas-sized jalapeños are stuffed with brisket and manchego, smoked and sliced, then served with poblano ranch and cilantro salsa. Hunger be darned, I was not quitting. I rounded out my meal with smoked chicken ‘Dillo Nachos. The crispy chips are fried in beef tallow and smothered in a spicy white queso.

Outside, under live oaks and twinkling lights, the crowd sang along as a band called Braxton played an old favorite by Lyle Lovett. I couldn’t help but wear a Texas-sized smile as I weaved my way through the happy crowd. The atmosphere felt easy and joyful and exactly what a Texas night should be.

Bowen and her team have created something truly special, and the best part is that they’ve only just begun. Their 2026 goal is to revitalize the remaining buildings at the junction, expanding the energy beyond the restaurant walls. As I pulled out of the parking lot, I couldn’t resist singing my own, slightly skewed version of Jerry Jeff Walker’s “London Homesick Blues”:

“I wanna go home to the armadillo … Good country music from Amarillo and Abilene … The friendliest people and the liveliest crowd you’ve ever seen.”

As they say at the Neon Armadillo: “Boots UP, cares DOWN.”

THE LONG GAME

How High School Activities Turn Time, Effort, and Sacrifice Into Lifelong Returns

GEORGE GOMEZ, KIM DEL ANGEL PHOTOGRAPHY, SUMMER MILES, AND GRANT TAIT
Jake Stockton and Will Wright

Ask any high school athlete or performer what their season costs, and the answers come easily: time, energy, focus, sacrifice. Ask what they gain, and the answer may take longer to surface.

Extracurricular sports and performing arts are demanding, requiring long practices, weekend and holiday tournaments, year-round preparation, and the constant balancing act between activities and academics.

With so much invested, many might ask: Is it worth it?

Dripping Springs High School students and coaches share that, over time, the hours and effort begin to compound into stronger habits, deeper friendships, and a growing sense of confidence. Like any long-term investment, the payoff often emerges gradually, but the returns can be life-changing.

THE COST

The excitement of high school competition is built upon countless hours of work and preparation from athletes and performers. Lacrosse player John Ault explains, “People usually don’t see the hours you put in on the field and during film, or the early mornings and late nights you sacrifice.”

Across programs, this investment stretches year-round, from off-season training and pre-season camps to months of intense competition.

Kayla Roper, who coaches the DSHS Hi-Steppers, notes, “From the start of our summer camps through football, contests, and spring show, we are constantly gearing up for next season.”

The mental demands are intense, too. “People see the games, but they don’t see the pressure,” says basketball player Isaac Terry. “It’s not just physical skill,” adds lacrosse player Kennedy

Haley Harrison

Miller. “It’s about staying sharp and connected with your teammates the whole game.”

From basketball to band, students must be in control of both their bodies and their minds. “You have to be 100-percent focused at all times … posture, playing, timing, energy, and choreography,” says band member JJ Reneau.

Baseball is equally taxing, says Nixon Padilla, noting the challenges of mentally navigating the “constant ups and downs of the sport.” Teammate Cody McDaniel emphasizes, “The determination to go seven- to nine-inning games and stay locked in the full time is only for real baseball players.”

For dancers like Hi-Steppers and Dazzlers, performance also means making difficult work look polished and easy. Haleigh Darlington explains, “Most people don’t realize that dance is physically demanding, but we also have to look effortless as we do it.” And marching band presents a unique scale of responsibility, as each performer’s execution must align perfectly within a huge team of roughly 200 musicians.

The discipline required for these activities also carries into academics. Tournaments and games make schoolwork a constant balancing act; students often spend extra time before or after school making up missed lessons and exams, then head straight into practice before returning home to finish assignments. “It takes a ton of effort to be a student who thrives,” states basketball coach Thomas Acker.

COMPOUNDING GROWTH

Over time, this sustained effort produces gains that reach well beyond skills or statistics.

Coaches witness that progression firsthand. Softball coach Paige Sandahl shares, “When athletes fully commit, they become more confident, accountable, and resilient, and they develop leadership skills, better communication, and a stronger sense of self.” Band director Derek Woods observes similar changes: “Beyond skill development, they manage their time better, respond to challenges with greater resilience, and take ownership of their commitments.”

Sometimes this growth emerges in surprising ways. Hi-Stepper Haley Harrison says, “Something unexpected that I’ve gained in dance is people skills. Navigating so many personalities on the team is a skill that you learn with time.”

Senior drum major Grace Bertram adds that band has reshaped her understanding of leadership, showing that small, everyday gestures, such as friendly greetings, conversation, and encouragement, can be powerful. “I thought leaders were the people who yelled directions at you,” she says. “Instead, I learned we can lead by showing our fellow band members that they matter.”

Season after season, these experiences form lasting habits— teaching students how to prepare, persevere, and support others—and guiding them into whatever comes next.

SHARED INVESTMENT

No student achieves this growth alone. Behind every practice, performance, and competition is a network of parents, coaches, teachers, and teammates whose investment shapes how seriously students take their role.

For Harrison, family support is a powerful motivator. “My family shows up to every game and every event,” she says. “I want to work hard and give them something to be proud of.”

With support comes responsibility, and students quickly see that their dedication impacts more than just their own performance. Lacrosse player Coyt Packer says: “Knowing that people are counting on you changes how you show up.” Teammate Gage De Los Santos adds, “If one person isn’t doing their job, it usually ends up hurting the team.”

Supportive coaches and teachers reinforce that sense of responsibility. “I know my coaches truly care about me,” says softball player Elianna Amato. “This makes me want to go the extra mile when I play for them.”

“It’s not just physical skill; it’s about staying sharp and connected with your teammates the whole game.” - Kennedy Miller

Basketball player David Allsbrook adds, “The time my teachers have invested will be forever appreciated.”

As they grow, students begin to pass that investment forward. Lacrosse player Jake Stockton shares the impact of his parents’ tireless dedication: “Their sacrifice has shown me what it means to be selfless, which is something I’ve learned to value on the field.” Similarly, Bertram says that her supportive family has shaped how she now leads others, choosing to encourage fellow band members because she cares about their success.

Girls Lacrosse

THE RETURN

For some students, the return may include scholarships or future competitive opportunities; for most, though, the payoff is more personal.

Lacrosse coach Jessica McCarty hopes her teams gain camaraderie, a sense of family, and joy from playing together. “In every sport, you want to win, make playoffs, etcetera,” she says, “but years down the road it isn’t the wins or losses you remember; it’s the interactions.”

Students echo that sentiment. Softball player Lorelei Gamble says, “I love the competition and the opportunity to play the sport I love with my best friends.” Allsbrook adds, “My years on the court will forever be some of the best memories of my life.”

Through challenges, setbacks, and high-pressure moments, students begin to see how the experience builds character and shapes their mindset in ways that carry into everyday life. Avery Ames reflects, “Playing basketball is so much more than just how many points I score.”

Teammate Lily Aleshire adds, “Because of basketball, I’m proud of the person I am and have learned to be confident and powerful in everything I do.”

LONG-TERM DIVIDENDS

In simple terms, return on investment measures what you gain compared to what you put in. In high school activities, though, the payoff is more complex. Beyond wins or losses, the real payout is learning to overcome challenges, build lasting friendships, and grow into resilient, positive contributors to the community.

Terry shares how a particularly disappointing basketball experience reshaped how he sees the game— and himself. “This season showed me that basketball isn’t all I have in my life. It’s important, but it’s not who I am,” he says. “I’ve learned that I have other gifts, other strengths, and other paths. Basketball is still worth it because of the growth, the relationships, and the lessons it gives me. I’ve realized that my value isn’t based on stats, wins, or how the season goes; it’s based on the process.”

Measured this way—by who students become rather than what they accomplish—the return is clear. And it’s worth it.

TIGER EXCELLENCE

Dripping Springs High School students continue to make their mark in athletics and performing arts, with several programs celebrating milestone seasons and standout individual honors.

Marching Band made program history in 2025 with its fourth consecutive UIL 6A State qualification, advancing to the State Finals for the first time and placing 11th out of 256 bands. The Tigers reached the finals at the Bands of America San Antonio Super Regional and, at the 2025 BOA Grand National Championships in Indianapolis, advanced to the finals for the first time, finishing 9th overall. Softball secured its seventh consecutive district title and powered its way to the UIL State Semifinals for the fifth time in program history. Catcher Lorelei Gamble emerged as one of the top players in the country, earning NFCA High School Catcher of the Year honors, First Team All-American recognition, and a spot on the U-18 USA Women’s National Team.

Both the Hi-Steppers and the Dazzlers were named State Champions at the Crowd Pleasers Texas State Showcase. The Hi-Steppers took home the Small High School Varsity title and were named Overall Varsity State Champion Team. Additionally, their officers were recognized as Overall Small Officer champions. For the Dazzlers, this win marks the dance team’s fourth consecutive state title. They won both the Large Junior Varsity division and the Overall Junior Varsity State Champion Team distinction.

Baseball delivered a historic season, securing its first trip to the UIL State Tournament in 27 years to reestablish the Tigers among the state’s elite. Pitcher Taylor Tracey was named to the Austin Sports Journal 2024 All-Metro First Team and earned a Gold Glove Award, while Cash Nelson received First Team AllConference and Second Team All-State honors.

In addition, Girls Lacrosse reached the 2025 Super Regional round, with 14 of 19 varsity players earning academic scholar awards. Boys Basketball advanced to the UIL 6A playoffs for the first time, while Rushton Budge surpassed the 1,000 career points mark, currently ranking 9th on DSHS’s all-time scoring list. Boys Lacrosse earned a Class A playoff berth and a firstround win over St. John’s, with goalkeeper John Ault named a 2025 USA Lacrosse All-American.

THE EBERLY TEAM’S BEHIND-THE-SCENES WORK THAT MAKES EVERY SALE SUCCEED

In the Texas Hill Country, buying or selling a home is rarely a one-size-fits-all experience. From expansive acreage and custom builds to thoughtful water systems and land stewardship, each property carries its own story and its own complexity.

While a successful sale may look effortless from the outside, behind every smooth transaction is a significant investment of time, research, relationships, and local knowledge. At the Eberly Team, much of our value lives in the work that happens long before a home is listed and well after the closing documents are signed.

MARKET INSIGHT ROOTED IN LOCAL NUANCE

In markets like Dripping Springs, understanding value requires far more than reviewing recent sales. It means knowing how acreage is perceived, how views and privacy factor into pricing, and how infrastructure impacts buyer confidence.

The Eberly Team spends countless hours studying micro-markets, buyer trends, and seasonal shifts while also accounting for the realities of Hill Country living. Knowing how to position a property with a rainwater collection system, how to anticipate septic-related questions, or how well performance influences inspections is essential. This depth of knowledge allows us to guide clients with precision and foresight.

THOUGHTFUL PREPARATION BEFORE THE FIRST IMPRESSION

Luxury isn’t about excess; it’s about intention. The most impactful work often happens before professional photos are taken or a sign is placed in the yard. From identifying which updates will truly enhance value to advising on how to present acreage, outdoor living spaces, and natural surroundings, preparation is strategic and purposeful.

In the Hill Country, details matter. How a home connects to the land, how systems are maintained, and how lifestyle features are explained can shape a buyer’s perception from the very first showing. Our role is to ensure those details are presented clearly, confidently, and in a way that elevates the overall experience.

TRUSTED RELATIONSHIPS THAT SUPPORT EXCEPTIONAL OUTCOMES

Behind every well-executed listing is a network of highly vetted professionals, photographers, stagers, inspectors, septic specialists, well companies, and tradespeople who understand the expectations of discerning buyers.

“Behind every well-executed listing is a network of highly vetted professionals, photographers, stagers, inspectors, septic specialists, well companies, and tradespeople who understand the expectations of discerning buyers.”

These relationships are built over years, not transactions. Our clients benefit from partners who communicate well, respect timelines, and appreciate the level of quality required to market Hill Country properties at a luxury standard.

TIME, ADVOCACY, AND ATTENTION LONG AFTER THE SHOWING ENDS

Much of our work takes place behind the scenes: reviewing reports, coordinating inspections, advising on negotiations, and proactively addressing concerns before they become obstacles. It’s time spent protecting our clients’ interests and ensuring nothing is overlooked, from water quality reports to easement considerations.

And our commitment doesn’t end at closing. We continue to serve as a trusted resource long after the sale, offering guidance, recommendations, and insight as clients settle into their homes or prepare for their next chapter.

WHY THE INVISIBLE WORK MATTERS

Hill Country real estate is as much about lifestyle as it is about property. The invisible investments, education, preparation, relationships, and time are what transform complex transactions into seamless experiences.

At the Eberly Team, our goal is simple: to provide thoughtful representation rooted in local expertise, elevated by attention to detail, and defined by trust. When everything is handled with care behind the scenes, our clients are free to enjoy what matters most—living well in the Hill Country.

FROM GROUND-UP BUILDS TO FINISHING TOUCHES, DANYALE KEIM DESIGN ENSURES EVERY DECISION MAXIMIZES BEAUTY, FUNCTION, AND LONG-TERM VALUE

SEAMLESS LUXURY

At Danyale Keim Design (DKD), we believe the most beautiful homes are those that come together with confidence—where bold design is fully realized and every detail is carried through without disruption. As a full-service interior design firm, DKD guides projects from ground-up construction through furniture and décor installation. The team leads with elevated, personal design expertise, anticipating how clients want to live and pairing it with construction-minded oversight to avoid surprises. The result is a home that feels effortless because it was designed that way from the start.

This is where DKD’s team and process stand apart.

Rather than treating design as decoration added after the fact, DKD takes a boots-on-the-ground approach, blending architectural understanding with confident, design-forward decision-making.

Led by Danyale Keim, the firm is known for a rare combination: deeply personal client care paired with real construction fluency. The result is a process that feels elevated and grounded and a home that looks beautifully composed because it was guided with intention at every step.

Keim’s relationship with design and construction started early. Raised in San Angelo as the daughter of two builders, she grew up on job sites and around plans, learning how homes are assembled. As a teenager, she was sketching ideas and helping shape her parents’ builds, developing the instincts that still guide her work today.

That foundation shows up in how DKD operates: The team makes beautiful decisions, yes, but they also understand sequencing, constraints, tolerances, and what it takes to protect a vision in the field.

And because Keim designs within a full life, she designs for real life. With four kids and three dogs in the mix, she’s usually shuttling between football games and volleyball tournaments when she isn’t in meetings or on a job site.

“DANYALE KEIM DESIGN IS KNOWN FOR A RARE COMBINATION: DEEPLY PERSONAL CLIENT CARE PAIRED WITH REAL CONSTRUCTION FLUENCY. ”

That rhythm informs DKD’s approach of thoughtfully pushing boundaries to help clients see what’s possible when the right ideas meet the right execution. DKD’s work is grounded in architecture and tailored to how its clients live, so the home feels complete the moment life moves in.

Keim’s build-phase knowledge is one of the primary reasons architects and builders value the team’s involvement. DKD speaks their language, asks the right questions early, and anticipates pinch points that can derail a project if no one is reading ahead. The team collaborates in a way that respects construction realities while still pushing for a higher standard of design.

Just as importantly, DKD brings calm to complexity.

Building is exciting, but it can also be emotionally demanding. There are constant decisions, competing opinions, shifting timelines, and on-site surprises that require steady leadership. DKD creates structure around that chaos. Keim leads with a presence clients describe as warm, direct, and unshakeable when the pace picks up. As a mom, her grounded steadiness is real. She knows how to hold a lot at once without letting energy spiral, and clients feel that. They can breathe because someone capable is protecting the big picture. That steadiness shows up most clearly in selection and specification, where good design becomes real.

Anyone can choose something beautiful. What takes experience is choosing what’s beautiful and correct for the architecture, lifestyle, and long-term wear of the home. DKD evaluates materials through multiple lenses: how they read in natural and artificial light, how they age, how they perform, and how they connect to adjacent finishes. The team thinks through the details most people don’t know to ask about, from grout layout and edge profiles to maintenance, slip resistance, and installation method. Those decisions determine whether a home merely photographs well or truly lives well.

Because DKD’s design is rooted in construction, the team understands the ripple effect of every decision. A plumbing selection impacts rough-ins and wall depths. A cabinet detail affects appliance integration and clearances. Stone thickness influences fabrication and seam placement. Lighting shapes mood, proportion, and architecture. DKD plans ahead so clients aren’t forced into compromises later due to overlooked constraints.

Over the last few years, Keim has grown DKD into a team of six, and she will be the first to say the team is the magic. The studio is intentionally structured to keep every aspect of a project on track. Junior designers work alongside Keim; project managers oversee moving parts; and procurement specialists manage the thousands of details that make installation feel seamless rather than stressful. Rather than a scattered process, it is organized, steady, and supported from beginning to end.

In 2026, DKD moved into its own space at 102 Bluff Street in the heart of Dripping Springs, where the team is transforming this historic 1943 home into its studio and immersive showroom. This marks an exciting next chapter for DKD. Alongside its ground-up and full-home projects, the firm is expanding its furniture and furnishings work, creating a place where clients can experience DKD’s materials and styling approach in person.

The DKD differentiators are simple:

Build-Phase Leadership: We stay engaged on site and in sequence.

Architect + Builder Fluency: We collaborate like true partners because we understand how homes are constructed.

Curated Clarity: We reduce noise so clients feel confident, not overwhelmed.

Hands-On Support: We advocate and stand side by side throughout the process.

Full-Team Approach: Design, project management, and procurement work together so nothing slips.

In the end, true luxury isn’t only visual. It’s operational. It’s the ease of knowing the right decisions were made at the right time, guided by a team that understands both the art and the build. DKD brings vision to life with precision, warmth, and steadiness—not just to create a beautiful home, but one that holds up, tells the story well, and lives even better.

SIP TEXAS

This article is adapted from “Homeland Wines With Worldwide Acclaim” by Andre Boada, originally featured in Fredericksburg City Lifestyle, March 2026

Texas is no longer asking whether it belongs on the global wine stage; it’s proving that it does. The Lone Star State is gaining serious recognition as an emerging world-class wine destination, and few wineries have played a more pivotal role in that evolution than William Chris Vineyards.

Founded in 2008, William Chris Vineyards was the shared vision of William “Bill” Blackmon and Chris Brundrett. Blackmon brought expertise in farming and vineyard development, while Brundrett contributed a background in winemaking and marketing. Together, they built an intricate network of exceptional vineyard sites and committed themselves to refining quality from grape to glass.

Reflecting on the winery’s trajectory, Brundrett notes, “Texas wine has hit an inflection point. We’ve passed the conversation of ‘can we?’ and squarely landed into ‘this is who we are.’ The opportunity right now is to build something tasting-rooted in our land, our people, and within the hospitality culture that’s distinctly Texan but respected everywhere.”

Today, Texas boasts more than 15,000 acres of established vineyards and over 450 wineries. With that growth has come measurable success. Major wine publications are increasingly recognizing Texas producers, highlighting the quality and distinctiveness emerging from regions across the state.

This momentum reflects a uniquely Texan blend of resilience and ambition. As vineyards mature and precision winemaking standards continue to advance, the industry’s confidence is evident—not just in production, but in hospitality and presentation. The result is a wine culture grounded in place and increasingly respected beyond state lines.

After tasting more than 100 Texas wines in the past month alone, it is clear that current releases across the state demonstrate impressive depth and craftsmanship. Texas wines are also gaining placement on retail shelves and restaurant lists nationwide, which is a strong indicator that sommeliers and buyers are recognizing the state’s growing influence.

At the heart of this movement is William Chris Vineyards. Located in Hye just off Highway 290, the property features an inviting open-air design with multiple tasting spaces overlooking a serene Texas courtyard. Surrounded by vineyards and native

trees, the setting offers a relaxed yet refined experience. Inside, guests find thoughtfully designed private parlors that honor Texas heritage, complemented by a knowledgeable and professionally trained staff.

William Chris remains firmly committed to producing 100-percent Texas-grown wines, serving as a longstanding ambassador for the state’s agricultural potential. While some producers blend in fruit from other regions, William Chris has consistently championed Texas terroir, a decision that has helped elevate the state’s reputation nationally and internationally.

When visiting, consider one of the winery’s educational tasting flights. Wines are available by the glass or bottle, and curated foodand-wine experiences enhance the visit.

A standout from the tasting menu is the 2022 Cabernet Franc, Dell Valley, Texas ($65). This Cabernet Franc showcases the distinctive character of Dell Valley with expressive aromatics, vibrant structure, and polished balance. It earned Top of Class and a Double Gold at the 2025

San Antonio Stock Show & Rodeo, standing as a compelling example of the sophistication Texas producers are achieving with this varietal.

Wine club memberships are available and highly recommended. Children and pets are welcome on the property.

Mend Services

When people think about investing in their home, the conversation usually drifts toward visible upgrades. New countertops. Fresh landscaping. That “wow” chandelier in the foyer. Those improvements absolutely matter. But some of the smartest investments happening in homes today are those you don’t see at all. The last decade has produced significant advances in residential technology. Homeowners now have access to systems that make their homes safer, more efficient, and more resilient. These aren’t futuristic luxuries. They’re practical upgrades designed to reduce operating costs and risk while protecting your home.

ELECTRICAL: SMART PANELS AND WHOLE-HOME SURGE PROTECTION

Your electrical system is the backbone of everything in your home, and the technology surrounding it is evolving quickly. Two of the most impactful upgrades today are smart electrical panels and whole-home surge protection. Smart panels provide real-time visibility into how your home uses power. Instead of guessing where energy is going, homeowners can see it circuit by circuit. This insight helps identify inefficiencies, manage loads, and prepare for future needs like electric vehicles, battery storage, or solar integration.

Whole-home surge protection is a quieter hero. Power surges don’t just come from lightning; they often originate inside the home when large appliances cycle on and off. Over time, these small surges degrade electronics, appliances, and HVAC equipment. A whole-home surge protector acts like an insurance policy, protecting thousands of dollars’ worth of connected devices for a modest upfront cost. The return on investment (ROI) here is preservation: extending equipment life and reducing unexpected failures.

PLUMBING: WHOLE-HOME LEAK DETECTION SYSTEMS

If electricity is the backbone of a home, water is its biggest threat. Whole-home leak detection and automatic shut-off systems monitor water flow continuously, learning what “normal” looks like. When something falls outside that pattern—like a hidden leak or burst line—the system can alert the homeowner instantly or shut off the water automatically.

Modern Systems Offer the Best Home Upgrades You’ll Never See

Without this technology, homes are more vulnerable to one of the most common and costly issues: water damage. Early detection dramatically reduces repair costs and prevents damage to flooring, cabinetry, drywall, and structure. Many insurers now recognize these systems as risk-reduction tools, and some offer premium discounts or incentives for installing them.

HVAC: HIGH-EFFICIENCY AND VARIABLE SPEED SYSTEMS

Heating and cooling systems have come a long way from the single-speed units many of us grew up with. Today’s high-SEER and variable-speed systems are designed to adapt. Higher-efficiency units use less energy to deliver the same comfort, lowering utility bills. Variablespeed systems adjust output based

on demand rather than cycling fully on or off, resulting in more consistent temperatures, better humidity control, quieter operation, and reduced wear.

From an ROI perspective, savings show up in lower energy costs, longer system life, and improved comfort that buyers increasingly expect. In many markets, utility providers also offer rebates to help offset installation costs.

The common thread across these technologies is proactive control—more information, more protection, more efficiency. Instead of reacting to failures, homeowners gain insight and foresight. These upgrades may not be flashy, but they reduce risk, protect assets, and lower long-term costs. Sometimes the smartest investments aren’t the ones you see. They’re the ones that make everything else work better, day in and day out.

The Heart of Drip: Investing in Tradition

In Its 37th Year, Founders Day Brings Generations Together To Celebrate Dripping Springs’ Small-Town Spirit

As the sun sets over Mercer Street, the darkening sky pulses with the colorful lights of spinning rides, the smell of sizzling barbecue fills the air, and the jangling sound of carnival games mingles with homegrown tunes from a local band. Laughter and conversation ripple through the crowd as families, friends, and neighbors gather to celebrate Dripping Springs’ annual Founders Day—a weekend that, for decades, has brought the town together in tradition, fun, and community spirit.

First launched in 1988, organizer Jerry Bielke originally envisioned the celebration as a single, annual event that could unite the town while attracting visitors, providing family-friendly entertainment, and supporting local causes. Early festivities included a chicken cook-off, parade, performances, races, games, and a carnival, all created to honor Dripping Springs’ 1850s founding by the Moss, Wallace, and Pound families.

Nearly four decades later, Founders Day has grown dramatically, with 2025 drawing a record-breaking 30,000 people to downtown Dripping Springs for the weekend. But despite the crowds, organizers say the heart of the celebration hasn’t changed: “In many ways, this festival is a time capsule,” says Founders Day Committee Vice Chair Clint Holtzendorf. “The traditions that founded the event are still carried on each year.”

The festival’s strong sense of tradition is what allows it to resonate across generations. Many members of the Founders Day Committee are following in the footsteps of their parents or grandparents, helping to carry forward a legacy deeply rooted in the history of local families. “It’s been well built by the people who came before us, and it’s incredible how much work they’ve done to get it to the place it is now,” says committee member Michael Ward, honored to continue their legacy.

For Holtzendorf, a lifelong Dripping Springs resident who has served on the committee since 2019, Founders Day is a living link to the place he loves. “I have enjoyed this festival for as long as I can remember and look forward to it all year,” he says. “It’s a time to reconnect with old friends, meet new ones, and further connect with a town that has meant so much to me.”

That hometown feeling is especially important as Dripping Springs continues to grow. New housing developments and expanding neighborhoods can make it harder for residents to feel grounded, but Founders Day brings the community together in one place where longtime locals and newcomers alike can experience Drip’s small-town character.

With attendance climbing, event leaders are making thoughtful adjustments to improve the experience while protecting the nostalgia. Behind the scenes, the Founders Day Committee faces a creative challenge to work within the historic downtown space. This year, the festival’s footprint has shifted slightly to provide more room and smoother movement for attendees, and the event will also feature a larger stage and new gathering spaces.

Organizers are also increasing opportunities to showcase hometown businesses and makers. Visitors will enjoy community flavor in reimagined “Taste of Drip” areas highlighting local food, drinks, music, and vendors in a slower-paced space. The festival will feature expanded beer and wine areas, giving attendees more ways to experience the town’s unique offerings.

To help local businesses make the most of the thousands of visitors who pass through during Founders Day weekend, organizers are refining vendor placement to improve flow and visibility. “We’re really giving local businesses the chance to showcase where they’re from and what they’re doing,” says Ward. With the goal of driving commerce through community, organizers are also introducing new ways for small businesses to connect with attendees, including hospitality-style cabana spaces to host clients and engage with the public.

Founders Day remains powered by volunteers, local organizations, and close collaboration with the City of Dripping Springs, whose staff members play a vital role in helping make the event possible. “It’s not just a three-day event for us,” Holtzendorf says. “It’s a year-round commitment. When you put that much energy into something, you can’t help but care and strive to make it the best it can be.”

As new ideas and new residents continue to shape Dripping Springs, Founders Day leaders are committed to managing growth while staying true to the community. “We’re excited to bring new energy and new ideas,” Ward says, “but we are diligently focused on honoring the tradition and legacy.”

Even as the town has evolved, Founders Day has preserved much from those early celebrations. Attendees still enjoy a lively parade, carnival, cook-off competitions, arts and crafts booths, and street dances, along with live music, food, and entertainment.

“It still feels like a family picnic; there are just a lot more families.”

This year will even bring back an old-school favorite: the washer tournament. “It’s still about the community, the local businesses, and families getting together and celebrating,” says Justin Cornett, who heads up the Founders Day entertainment committee. “It still feels like a family picnic; there are just a lot more families.”

Looking ahead, organizers aim for an event that welcomes fresh energy while staying true to its roots. “I hope it continues to maintain a flavor and connection to the old way of a small community,” says Ward.

Holtzendorf shares a similar vision for the future: “I hope the sense of community and excitement remains strong. Founders is a vibe, and I will do my best to ensure we keep it that way for as long as possible.”

And for the thousands who gather downtown as Mercer Street comes alive each year, that one-of-a-kind vibe is felt in the hugs and handshakes as newcomers embrace time-honored traditions and lifelong locals return to the same streets where their own memories began. In those shared moments, Drip stays unmistakably “Drip.”

PARTNERING WITH EXPERTS WHO SAFEGUARD YOUR BIGGEST INVESTMENT

ARTICLE BY BRIANA ANDERSON | PHOTOGRAPHY BY ISABELLA ALDRETE

AAs investments go, a home is typically the largest most of us will ever make. It’s no wonder we agonize over every detail— weighing where to spend and where to save, defining our non-negotiables, and deciding which upgrades can wait. With so much at stake, partnering with the right experts is essential.

Enter Ranger Window & Door Co.

With decades of combined industry experience, Ranger’s managing partners bring both technical expertise and hardearned perspective to every project. Jim Anderson, no stranger to building a window company from the ground up, wears many hats. Whether serving as CFO, estimator, or product consultant, he approaches each role with a singular focus: elevating the customer experience.

Briana Anderson’s path to the industry began at Home Depot while attending the University of Texas. After graduation, she discovered she preferred job sites to boardrooms and went on to specialize in high-end window and door sales, where her eye for detail and passion for quality quickly set her apart.

Adam Peterson brings a decade of field experience and serves as the boots-onthe-ground expert for every phase of a project. His logistical precision keeps

timelines on track and coordinates every moving part, from first order to final punch, often eliminating client headaches before they even arise.

While each partner contributes a distinct strength, all three share a common mission: building their legacy by helping others build theirs. That commitment extends beyond clients to their team, vendor partners, and the broader community.

The Ranger team operates like a family in every sense of the word. Whether brainstorming in the office, meeting with homeowners, celebrating first birthday parties, or playing a round of golf together, their shared standard of excellence defines their culture. One vendor described them this way: “You know how in every school project there was that one kid who made sure it was done right—so they just did all the work? Ranger is basically an entire company made up of those kids.” The camaraderie is genuine, and the commitment is unwavering.

That same philosophy shapes their vendor relationships. Ranger intentionally partners with manufacturers who share their dedication to quality products backed by real customer service. Rather than operating with a “what have you done for me lately?” mindset, they cultivate long-term relationships built on mutual respect. This loyalty allows them to focus on the products and people who ultimately serve the homeowner best.

Community involvement isn’t a promotional activity for the Ranger team; it’s simply who they are. They want to be the best tent at Founder’s Day, the logo on the back of a Little League jersey, the truck that earns a wave at the stoplight. Ranger is putting down roots and committing to the long haul. Yes, they want your window and door business. But more than that, they want to serve you in a way that feels personal—like

working with a neighbor who just happens to run a window and door shop. They believe that kind of authentic care leads to the organic growth and lasting reputation that can’t be manufactured.

In the Texas Hill Country, where sweeping views are part of the landscape, the right windows and doors can become your home’s most stunning feature. The wrong materials, improper site preparation, or poor installation, however, can quickly turn them into its greatest vulnerability. By prioritizing the people who stand behind the product, homeowners can make selections with confidence that they are not just adding value to their investment today, but protecting it for a lifetime.

MINUTES AWAY, WORLDS APART

The Club at Horseshoe Bay Invests in Families and Lifestyle

Just west of Dripping Springs, where the Texas Hill Country opens up to water, sky, and tranquility, a different kind of investment is taking shape—measured not only in dollars, but in weekends reclaimed, friendships formed, and

Whitewater Putting Course

family traditions that span generations. At the Club at Horseshoe Bay, a philosophy of intentional growth is guiding the next chapter, backed by more than $350 million in completed capital investments and an additional $60 million planned to break ground in 2026.

This growth is purposeful—thoughtful, forward-looking, and designed around how families truly want to live today.

While the Club proudly offers championship golf, racquet sports, and exclusive clubhouses, it is far more than a traditional country club. It is a lifestyle community built around connection, recreation, wellness, and belonging. Whether Horseshoe Bay serves as your weekend escape, second home, or the place your family calls home yearround, there is truly something for everyone.

For many Dripping Springs residents, Horseshoe Bay has become a natural extension of home—a family retreat less than an hour away, yet a world apart. Anchored by constant-level Lake LBJ, life here feels effortless. Morning boat rides, afternoons by the pool, and evenings spent lakeside create a rhythm that is both relaxed and memorable.

It is destination living without the distance, where spontaneous getaways quickly turn into standing family traditions.

As families place greater value on wellness, recreation, and meaningful connection, the Club’s investments reflect those evolving priorities. In response to the surging popularity of racquet sports, a new Racquet Sports Clubhouse will break ground in 2026. Alongside enhanced tennis and pickleball experiences, the Club will introduce Padel, a fast-growing sport blending elements of tennis and squash, bringing four dedicated courts to the Mouratoglou Tennis Center and welcoming players of all skill levels.

Wellness is also stepping into the spotlight, as the Club develops a new, state-of-the-art wellness center, envisioned as a comprehensive destination for health and restoration. Featuring cutting-edge fitness, an indoor lap pool, luxury spa, café, and curated wellness programming, the facility is designed to support longevity, balance, and everyday performance. In the meantime, a new member-focused gym will take shape this summer, expanding workout spaces and elevating the wellness experience.

Pirates Cove Playground

“It is destination living without the distance, where spontaneous getaways quickly turn into standing family traditions.”

Summit Rock Member Clubhouse

Beyond fitness, the Club continues to invest in adventure and gathering spaces that bring people together. The upcoming Horseshoe Bay Sporting Club will redefine outdoor recreation, offering sporting clays, skeet, and long-range rifle experiences in a setting designed for camaraderie and competition alike.

The Club is also investing thoughtfully in the quieter moments that shape the member experience. The Aviary and Spa Gardens are undergoing a lush refresh, with enhanced landscaping, tranquil water features, and inviting seating areas that encourage pause and reflection. Across the golf courses, modernized rest stops, refreshed halfway café, and upgraded starter booths at Ram Rock and Apple Rock ensure comfort and continuity through every round.

Many of these investments are already enhancing daily life at the Club. Members gather at the Summit Rock Member Clubhouse, practice their short game on the refreshed Whitewater Putting Course, and

utilize the Live Oak Pavilion for events, meetings, and celebrations. Families gravitate toward Pirates Cove Playground and the arcade, while boaters appreciate the upgraded waterfront facilities.

Yet for all the bricks, mortar, and amenities, the most meaningful investment lies in the community itself. With more than 250 social events each year, as well as another 250 recreation-focused experiences planned for 2026, the Club thrives on connection. From family-friendly festivals and wellness programming to intimate dinners and signature celebrations, the calendar reflects a place intentionally designed with togetherness in mind.

For Dripping Springs families looking to invest in something lasting, Horseshoe Bay offers a lifestyle that’s close enough to enjoy often, yet far enough to feel like a true escape—where the best moments aren’t scheduled, but unfold naturally.

DOING LIFE WELL

HEALTH COACH CARLA ALLEN OFFERS TIPS TO CARE FOR YOUR BIGGEST ASSET

“The most powerful investment you can make is in your health.”

When we talk about investing, we usually think of money, stocks, and long-term returns. But the most powerful investment you can make is in your health. Unlike stocks or real estate, your body is the one asset you use every day. And the return isn’t just a longer life. It’s better energy, stronger confidence, clearer thinking, the ability to lift and move freely, and the freedom to fully enjoy the life you’re building.

It starts with how you fuel yourself. Choosing whole foods, like lean proteins, vegetables, fruits, healthy fats, and minimally processed ingredients, is one of the simplest and most impactful investments you can make. Every meal is either supporting your strength, hormones, metabolism, and immune system … or slowly working against them. You don’t need perfection, just consistency and intention.

Another powerful investment is creating an environment that supports movement. That might look like a small home gym, a gym membership you actually use, or simple equipment that makes movement easier and more enjoyable. A few dumbbells, a pull-up bar, resistance bands, and a mat can completely change how you show up for your body. Just as important is a great pair of walking shoes. Daily walks are underrated tools for cardiovascular health, joint mobility, stress relief, and mental clarity. It’s truly my therapy!

Real health investing also means learning how to slow down. In a culture that celebrates being busy, rest has become optional. Intentionally creating space to pause, laugh with friends, enjoy meals with family, and protect unstructured time is not laziness. It’s nervous-system care. Chronic busyness drains your energy, recovery, immune system, and emotional resilience. Rest is not a reward for doing more; it is part of doing life well.

Sleep deserves its own investment strategy. Soft evening lighting, calming routines, breathwork, reading, and screen-free wind-down time can dramatically improve sleep quality. Better sleep supports fat loss, muscle maintenance, hormone balance, and a more stable mood. Think of your bedroom as an inviting recovery space—not just a place to collapse at the end of the day.

Another smart and often overlooked investment is regular lab work. Knowing what’s happening beneath the surface—nutrient status, blood sugar patterns, inflammation markers, and thyroid and hormone health—allows you to be proactive instead of reactive. Data gives you direction and helps guide your training, nutrition, stress, and recovery.

Finally, your mindset is the most important investment that ties it all together. Whether through coaching, journaling, breathwork, or simple thought-shifting practices, learning how to manage stress and challenge negative self-talk directly affects your physical health. Your mind is powerful; feed it well with positive, affirming beliefs.

Investing in your health is not about chasing youth. It’s about protecting your strength, independence, and quality of life. Aging isn’t something to fear. It’s something you get to do powerfully—when you choose to invest wisely.

INGREDIENTS:

• 2 ounces of Blanco Tequila

• 1 ½ ounces of grapefruit juice

Drink to Remember

• ½ ounce of rosemary simple syrup

• ½ ounce of lime juice (about half of a lime)

• 2 ounces of club soda

• 1 cup of water

• 1 cup of sugar

• 6 to 8 fresh rosemary sprigs

Fresh Grapefruit, Blanco Tequila, and House-Made Rosemary Syrup

Create a Refined Twist Worth the Extra Effort

Paloma, UPGRADED

The classic Paloma is already a favorite. With bright grapefruit, crisp tequila, and a squeeze of lime, it’s effortless and refreshing. But made with homemade rosemary simple syrup, this ordinary cocktail becomes layered, aromatic, and unexpectedly refined.

Rosemary adds an earthy, woodsy depth that balances the citrus and enhances the natural agave notes of a good blanco tequila. The syrup itself takes only minutes to prepare, yet it transforms the drink into something worthy of a sunset gathering—proof that a small, thoughtful upgrade can completely change the experience.

In the spirit of investing in better ingredients and elevated moments, this Rosemary Paloma is a reminder: Sometimes the extra effort is the whole point.

DIRECTIONS:

1. Make the rosemary simple syrup

• Heat water, sugar, and rosemary in a saucepan until the sugar dissolves

• Remove from heat and allow the rosemary to steep for 30 minutes

• Strain out the rosemary and let the syrup cool completely before using

2. Add tequila, grapefruit juice, rosemary simple syrup, and lime juice to a shaker with ice and shake well

3. Pour over fresh ice in a Collins glass, top with club soda, and gently stir

4. Garnish with a rosemary sprig and enjoy!

Redefining MVP: TIM TEBOW’S LIFE BEYOND FOOTBALL

An exclusive Q&A with City Lifestyle

PHOTOGRAPHY PROVIDED

From championship trophies to global humanitarian impact, Tim Tebow’s journey has defied every standard playbook. In an exclusive conversation for the Share the Lifestyle podcast, Tebow pulls back the curtain on the moments that truly defined him, from a humbling middle school church retreat to the life-altering shift of fatherhood. This isn’t just a look back at a career; it’s an invitation into the heart of a man driven by purpose. Read the highlights below, then join us for the full, unfiltered experience by scanning the QR code at the end.

Q: WE ALL KNOW YOUR ACCOMPLISHMENTS ON THE FOOTBALL FIELD, BUT TELL US ABOUT THE CURL CONTEST.

A: I was competing for my future high school team (my brother’s team), and I pushed myself way past what was smart. I ended up collapsing and needing medical attention. But what stayed with me wasn’t the pain, it was the lesson. Would I be willing to do something that others aren’t? For much of my life, I strived to bring my best for a game, but I hope that I can say at the end of my life I was willing to do that for things that actually matter.

Q: YOU’VE ACHIEVED SO MUCH IN SPORTS. WHAT WOULD YOU SAY IS YOUR GREATEST ACCOMPLISHMENT NOW?

A: Becoming a dad. Nothing compares. From the moment I knew my wife was pregnant, I felt a new depth of love for our child, but when you bring your baby home, the responsibility hits you like nothing else. Suddenly, everything you see, every decision you make, you’re asking, “Is this corner too sharp? What happens if she reaches that drawer?” It changes how you see the world and how you see other people.

Q: YOU’VE SPOKEN OPENLY ABOUT DISAPPOINTMENT, ESPECIALLY AROUND FOOTBALL. HOW DID THAT SEASON OF LIFE SHAPE YOU?

A: I talked a lot about that very thing in my book Shaken . We all go through moments where our faith in our abilities and purpose feels rattled, but I believe it’s often in those storms when God can show us who we could become.

Q: YOU TALK A LOT ABOUT COMPARISON CULTURE. WHY DO YOU BELIEVE COMPARISON HAS BECOME SUCH A TRAP TODAY?

A: Because we’re comparing our real, everyday lives to someone else’s highlight reel. Social media shows people’s “best day,” often filtered and staged, and then we measure our reality against that. There’s a reason filters are so popular—it’s not real. We end up scrolling through images that don’t tell the full story, and without realizing it, comparison starts to steal our joy and our gratitude.

“We’re comparing our real, everyday lives to someone else’s highlight reel... comparison starts to steal our joy.”

Q: YOUR FOUNDATION FOCUSES ON THE “MOST VULNERABLE.” WHERE DID THAT CALLING BEGIN?

A: When I was 15, I met a boy in the Philippines who was treated as a throwaway because he was born with physical differences. That moment changed me. I realized God was calling me to pursue a different kind of MVP, not “Most Valuable Player,” but “Most Vulnerable People.”

Q: FINALLY, WHAT’S ONE THING PEOPLE MIGHT BE SURPRISED TO KNOW ABOUT YOU?

A: I have some weird coffee habits, which include protein powder, collagen, and cream all mixed together. I love golf dates with my wife. And every night, I bring snacks to bed to share with our dogs. It brings me more joy than it probably should.

This conversation barely scratches the surface. Tim goes deeper into the moments that rattled him, the joys of fatherhood, and one story he has never shared publicly until now. Scan the QR code for the full, exclusive City Lifestyle interview on Share the Lifestyle Podcast.
