To a young Jason Shinholster success meant finding ways to put money in his pocket. This was a simple definition, but it was also a mistaken definition that cost him everything - his livelihood, his values, and eventually his freedom. Jason took a 25-year detour on a road that led from being a talented high school athlete with college scholarship opportunities to owning White Ox Construction Company based in Santa Rosa Beach. This proved to be a difficult road that left him battling addiction and the legal system. However, it also resulted in Jason’s running a very different kind of construction company. Thankfully, “…all things work together for good to those who love God, to those that are called according to His purpose.” (Romans 8:28). Jason’s calling is to offer young men who are heading down the same road that he took an opportunity to learn a trade and to live a prosperous life. In addition to the

ministry side of the business, White Ox also employs skilled tradesmen to help train workers and to facilitate remodeling demands from clients. When a White Ox Construction Company crew walks through the door, they are backed by an employer who works for them. Jason’s self-centered pursuit of success caused him time and time again to burn out, so he keeps his focus on what he can do for others. He gives the respect that he didn’t observe or experience in other workplaces. Of those jobs, he says, “I knew that I was the little man.” His employers did all they could to make sure that he knew that. He, instead, makes sure his employees know that each of them is essential. “I can’t remember a check I’ve cashed, or an award, or a publication. No matter what it was, I can’t...I can’t stack that up to seeing someone’s life change.” Jason grew up on construction sites. At the age of 19, he worked for his uncle’s

construction company C & D Construction based out of Cocoa, Fl. At C & D, Jason learned the ins and outs of everything building. In his free time, Jason started building custom motorcycles. These creations were featured in national publications and were honored for their notable attention to detail. “Building custom motorcycles taught me that everything has to be perfect, and this has helped me to take this same approach to my customer’s homes” White Ox Construction Company is a one-stop shop for all interior and exterior home improvements and needs. They thrive on complete remodels because they can dig into one job and don’t have to bounce around from site to site as they must do with smaller jobs. “Our quality fingerprint will be on every part of that place.” They have handled commercial build-outs, complex additions, balcony

enclosures and extensive interior modifications. The most popular requests are kitchen and bathroom remodels. These valuable updates are the heart of remodeling and maintain the value and relevance of a home or rental property. White Ox also does a great deal of painting in the area. Painting was the humble beginning to building the business that exists today. Some of our readers may recognize the name White Ox as a rust stain remover for homes. This is not a coincidence. The name White Ox Construction Company pays homage to Jason’s childhood friend Ben Cohn whose family makes the White Ox rust remover product. Ben played a critical role in allowing Jason to move to this area where he now has so much success. Jason had been on a downward spiral with addiction and was struggling to get by when his childhood friend reached out to him and suggested that he move to Santa Rosa Beach to help with the sale of the White Ox Rust Remover. Ben had known Jason since their elementary school days and believed that the Emerald Coast would favor his talents and abilities. Ben was candid with Jason about the state of his life and the fact that he was spiritually sick. He invited Jason to join him in selling the White Ox Rust Remover store by store.

Over time, the product had outgrown its start as an occasional product carried by individual stores. It became and remains today a standard product carried by ACE Hardware stores. During this time, Jason cleaned up and started to help others who were experiencing the same life challenges. White Ox used their own product to clean the homes that they were pressure washing to prepare them for painting. This was the beginning of the White Ox Construction Company which has grown into a full-scale construction company. Today, in addition to running White Ox, Jason serves as a Pastor at Impulse Church in Santa Rosa Beach. Pastor Jason and his wife Jenna run a meeting called Lifeline Recovery on Wednesday nights where he says, “Real life happens in circles, not rows”, referring to the rows of pews one might sit in on Sunday mornings. Jenna owns and operates JS Salon & Heart and volunteers her services cutting hair for the homeless at Saint Andrews Episcopal Church in Destin. Jenna also serves the youth at Impulse Church. Jason and Jenna’s vision is to continue to grow their ministry. They are working to create transitional housing in the Walton County area. In the meantime, they are steadfastly increasing each of their businesses and boldly shining light in dark places.

Carl Dismukes has infused Coastal Stagedesigns, his home staging and design business, with award-winning design concepts. The International Association of Home Staging Professionals (IAHSP) recognized in his first year that they had a Rising Star. Since then, Carl has been lauded for Excellence in his craft and for his client care, among other accolades. One of the more exciting projects for him has been the Magnolia Network show called “Beachfront Bargain Hunt”! By the time this magazine goes to press, he will debut as a television designer for a local property featured on the show. What really matters is how this recognition reflects the value he brings to his clients real estate agents and homeowners. In 2021, Carl won two important awards that highlight his results - “Best Vacant Luxury Price” and “Best Vacant Regular Price”. Simply put, Carl does home staging right, drawing higher prices and faster selling times. His craft as a whole improves property marketability, but in the staging community, Carl is the best in several ways. So, how does this work? Carl warehouses a stunning collection of curated furniture and design elements waiting for him to descend on a vacant property and make it tug at the heartstrings of the most logical buyer. The property goes from an empty shell to a welcoming embrace that helps the buyer to visualize coming home to a property or arriving after a long drive for a great, coastal vacation. He brings in stylish furniture and tasteful touches, such as florals, books, and centerpieces. These elements are not driven by the seller’s tastes, but


by Carl’s unique mix of deep design experience - over thirty years as a design professional - and proven principles reinforced through his active membership with IAHSP and the Real Estate Staging Association (RESA). He makes each property stand out from the crowd, each carefully designed to attract broad appeal. A few statistics from Bay County’s real estate market serve as an example of the tangible benefits of home staging. They are significant. First, consider CPAR’s reported average days on the market for all properties. Staged homes are on the market only 27 days, compared to the 74 day average for all properties. As far as the selling price goes, sellers were thrilled to enjoy an increase averaging $7,710 per house sold in the $300,000 range. Carl started his long career as a Graphic Designer at a printing company. There, he moved from holding a role as a designer to management. By the 90’s, he found himself working for WorldCom. This company was a high-profile telecom company but collapsed in 2002 due to accounting scandals. Carl stayed on while the company moved through bankruptcy and eventual purchase by Verizon. When Carl first moved to Florida, he worked as a full-time remote Brand Manager responsible for advertising, trade shows, and product naming. When the company consolidated the function back into a physical office in New Jersey, Carl decided he would stay in Florida. He entered the world of real estate but immediately set his eye on home staging. His broker introduced him to the staging certification process to pin credentials on his already well-honed design instincts. He was told long ago that selling a home is a financial decision until a home is staged. Then it becomes emotional and people exclaim, “I love this house!” and will make a higher offer based on fear of missing out. And, that is really what Coastal Stagedesigns does through its Design Principle, Carl Dismukes. Coastal homes and buildings love stucco, a building siding option that was also popular in ancient Rome. The durability of this siding has been proven over centuries of use. In today’s homes, proper application methods ensure the durable qualities of stucco are preserved even as the underlying structures have evolved. Ryan Simas of Emerald Coat specializes in stucco solutions for homes and office buildings. He is a passionate advocate for industry standards that deliver the quality homes that homeowners deserve. After 10 years in the remodeling business in Chicago, then

moving to the Emerald Coast, Ryan saw problems in homes only 20 or 30 years old that could have been prevented with sound building practices. For his business, this means using the best techniques for stucco application, waterproofing, and maintenance of stucco siding. “I like to treat every home as if it’s my own.” To give our readers a basic understanding of stucco, he explained two common stucco types. The first is the traditional 3-coat. Cement is layered onto a wire mesh, then topped with a synthetic top coat containing sand and color that provides aesthetic appeal. CONTINUED >

“Be proactive, not reactive.”

The second main type of stucco application is synthetic stucco. This is known as an Exterior Foam Insulation System (EFIS) which sometimes has a bad reputation. However, it can have good results if installed to the latest standards. With this system, styrofoam is first nailed to a wall, then covered with a synthetic finish. EFIS can be a great option if the outside of the home is well-sealed before the styrofoam panels are placed. Otherwise, it is totally dependent on exterior waterproofing which will always get some sort of wear. For both styles, Ryan promotes liquid waterproofing instead of using housewrap. Housewrap is penetrated by staples and nails during installation that allow leaks. Liquid waterproofing is painted on, then dries to a rubber-like consistency. It tends to flex around any staples or other fasteners that penetrate it. Ryan also likes to use a rain screen as an additional barrier. All systems in place create a stucco job that he can stand behind. For existing homes or businesses, it is important to “be proactive, not reactive”. Call Emerald Coat as soon as signs of wear appear. This could be cracks forming in the stucco, holes or gaps in the sealant around windows, or wet areas under the window. Also, caulking problems around windows is one of the top problems stucco can develop over time. Calling a coating specialist like Emerald Coat can also yield savings. What appears to be a crack requiring stucco repair may simply need a professional-grade sealant and repainting. They won’t try to add in expensive and unnecessary repairs. Emerald Coat also considers a building’s paint history. There are two types of paint that may be used on stucco - latex and elastomeric. Latex is a water-based paint that is very common. It is an acceptable way to refresh the appearance of and to protect stucco. Elastomeric is an excellent choice for stucco. Elastomeric is a flexible coating that goes on in one coat. Emerald Coat will not apply more elastomeric if an elastomeric coating is already in place unless the current application is too thin. Excess thickness can trap moisture causing damage. Mike and Crissie Anderson have grown a small flooring store into a 10,000 sq. ft. showroom with additional divisions in retail and distribution. Last year, they received the Seminole 100 award for their rapid growth. They were in the Top 3 of Florida State University's alumni-owned businesses. But wait…the story actually starts with Mike at 16 working with his dad in the carpet business doing measurements and grunt work. He vowed NEVER to go into the flooring business. After finishing high school, it was off to Gulf Coast State College and Florida State University for degrees in Pre-Med and Criminology. He also earned an Underwater Crime Scene Certification and became a diving instructor while working on his Master’s Degree. After graduation, Mike and Crissie worked hard to make ends meet. Mike sold jet skis, motorcycles and wave runners until the dealership sold in 2008. Mike started job hunting and there it was, a flooring store looking for a salesperson. Mike found his niche, turning that store around. Moving to another store, past customers called him and he got referral after referral. So, Mike and Crissie sat down and decided to go full throttle into the flooring industry. Mike came up with a business plan that was above and beyond anything any other flooring company does. “We are super blessed to have all of this, it’s been a really cool experience,” Mike said about the growth of Renovation Flooring. They have a distribution wing of the business, Payfin, named after their two daughters - Payton and Finleigh. And, their e-commerce site Floorzz.com which launched only four years ago already makes up 40% of the business. In 2020, they gained 850 Cabinets as a sister company and added high-quality cabinetry to their catalog. In response to the question “What makes you different?”, Mike replied, “I am most proud of our people. We are our employees. The biggest investment we make is in our employees. We have the right people. We have been super blessed with great talent.”

in Kitchen Design A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone.

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TA K I N G T H E C O U N T E R M AT E R I A L U P THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen. CONTINUED >

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen.

From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.

I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.
