LIFESTYLE LETTER

Welcome to the Explore Issue! There’s something powerful about the word explore. When we decide to explore, we're accepting an invitation to step outside our routine and discover something new. But exploration doesn’t always mean boarding a plane or hiking up a mountain. Sometimes, it simply means trying a new restaurant in town, joining a club that’s piqued your interest, or starting a conversation with someone new. In a world where routines often dictate our days, exploring helps keep life exciting—and it can mean something different to everyone. Whether it’s walking into a local shop you’ve never visited or tasting a new flavor at the farmers’ market, these small choices can spark creativity and connection. And there's so much to explore right here in Denville! A fun fact about me: I’ve attended over 200 music concerts. My love for live music began when I was just 9 years old, and concerts still remain one of my favorite adventures—especially because I enjoy discovering new venues. Two of my favorites so far are Red Rocks Amphitheatre, which I visited last year, and the iconic Madison Square Garden. I’m also on a personal mission to visit all 50 states, with 32 already checked off the list. That same spirit of curiosity and adventure fuels my love for exploring new places— and stories. From hidden gems around town to stories of people following unexpected paths, each feature in this issue reminds us that exploring can happen anywhere—especially close to home. You don’t need a passport to find something meaningful...just a little curiosity. What will you choose to explore this month? Whether it’s a new home, a local restaurant, or a fresh career opportunity, July is the perfect time to step outside your comfort zone and try something new. At Denville City Lifestyle, we're always interested in exploring new stories and ideas. If you have an interesting story to share, a business you'd like to introduce to the community, or a special announcement to celebrate, we would love to hear from you! Please send us your photos and details and you might just see your photo or story featured in an upcoming issue. And for more content, follow us on Instagram: @DenvilleCityLifestyle.

LOCA L LIM E LIGH T | REAL E STAT E

Before Tyler Pontier found his stride in real estate, he was chasing punchlines and pursuing roles on stage. As a former actor and comedian, he juggled auditions, waited tables, and was even a personal assistant to an unnamed celebrity. But seven

“Real estate is a way of life, not so much a job or career, you’re technically always on.” years ago, he discovered where he truly belonged— helping people find their place in New Jersey. Now the owner of Tyler Pontier Properties in Morris Plains, he specializes in relocation, guiding both out-of-state and local clients through New Jersey’s diverse neighborhoods. A Garden State native who has lived in multiple counties, Pontier offers more than market knowledge—he brings a deep, personal connection to the state and a natural talent for helping newcomers feel at home. “When I get a new client, I take the time to show them around a few different towns and areas of New Jersey,” Pontier explained. “It is important to me that my clients really get a feel for the area they are considering purchasing a home in. I’ll point out parks, shopping, places of worship, and we’ll get lunch or

coffee, so they can make an informed decision [on what area is most suitable for them].” Of course, there’s no such thing as a perfect neighborhood. Every family has different wants and needs—and that’s exactly what Pontier loves about his work. Most clients, he believes, are looking for strong schools, easy commutes, a yard to play in, and a safe environment. “I get a feel for who they are and use my knowledge to match what they are looking for in a home and town. I’m a connector and my job is to present options so my clients can make an informed decision,” he added. “Real estate is a way of life, not so much a job or career, you’re technically always on.” That mindset didn’t happen overnight. In fact, the now real estate agent often reflects on the CONTINUED > JULY 2 0 2 5 | C I TYL I FE STYL E . C OM / D E N V I L L E

unconventional path that brought him to the career he now calls home. “When I got into real estate, I felt like it was the culmination of all my past professions and experiences,” he revealed. “As a waiter, I learned to anticipate customers’ expectations. As an actor, I learned to take direction, listen, and watch. This prepared me to become an agent – I do all the marketing and open houses. I give all of my clients personal attention. It’s me that you get when you work with me and that’s one of my favorite parts of this.” “I wanted something I could build up on my own,” he continued. “I’m a passionate person and tend to go all in on things. I’m obsessed with studying local markets. I love learning! The more I learn, the better an agent I am, and I can better serve my clients.” As for out-of-state clients, Pontier thinks many have a limited perspective of New Jersey. When they see what our state truly has to offer—mountains, farms, and the ocean, they are pleasantly surprised. “I love New Jersey. There are not many other places in this country where you can go one hour to a snowy mountain for skiing, one hour to NYC, or one hour to the beach in the summer.”

14

LOCA L LIM E LIGH T | REAL E STAT E

“I feel privileged to do this. I can become a part of such a big chapter in people's lives; they are probably buying the biggest asset they will ever have.”

And Pontier isn’t about pushing sales—he’s about finding the right home for each client. “If there is anything I sell, I sell a lifestyle and a feeling. Every house is a house, but not every house is a home. I help people purchase a home,” he clarified. For clients who know exactly where they want to live, he does everything he can to make it happen—even when no clear opportunity exists. “I’m someone who thinks outside of the box. I don’t just stop where eyes can see. If a client says they want to live in Indian Lake and there are no homes available, I see it as a challenge and take action. I cold-call homeowners and see if there is a chance of someone selling. It’s how you find an off-market opportunity.”

If one thing is certain, Pontier truly loves what he does. “I feel privileged to do this. I can become a part of such a big chapter in people’s lives; they are probably buying the biggest asset they will ever have. I love helping people—it’s the reason why I do this,” he revealed. “In some cases, the process can be very emotional. For example, sometimes clients are selling the home of a loved one that has passed. Whatever the circumstance, I am here to support my clients in any way needed.” If you’re interested in relocating or selling a property, contact Tyler Pontier: tyler.pontier@randrealty.com or (908) 872-6343.

Denville’s Heart Beats Through Service The Denville Rotary Club builds community through service, fellowship, and dedication.

On the first Sunday of June, Denville families hit Broadway and check out crafts, indulge in culinary treats, let the little ones go on a carnival ride, and all ages dance in the street to local bands. It’s the Denville Rotary Club’s annual Street Fair—a beloved town tradition for the past 42 years. Although some residents may not realize it, Denville owes much of its close-knit, community-driven spirit to the Rotary Club. This dedicated group of service-minded individuals has made a lasting impact—from organizing cherished annual events to awarding scholarships and funding vital local projects. And that’s just the beginning of the many ways they continue to enhance life in our town. Without the Rotary Club, there would be no meeting spot at the Clock Tower in the downtown area and no mosaic Madonna, made in Italy, to adorn the outer wall of Saint Clare’s Hospital. Can you imagine Denville without Santa Land bringing holiday cheer each December? Thanks to the Rotary Club, it remains a treasured tradition. While many of us are familiar with the good the Rotary Club does, fewer know the people behind the work. Tony Toriello—former club President and current Membership Chair—is the perfect person to shed some light. “Rotary is an organization of business and professional people united worldwide who provide humanitarian service, encourage

high ethical standards in all vocations, and help build goodwill and peace in the world,” Toriello explained. The Denville chapter was chartered in 1947, now providing “Service Above Self” for 78 years. Its mission is to “provide service to others, promote integrity, and advance world understanding, and peace through our fellowship of business, professional, and community leaders.” Toriello noted that Rotary was the world’s first service organization, formed in Chicago on February 23, 1905. Four friends started the club, wishing to bring the friendly spirit they had felt among businesspeople in their small hometowns to the big city. Their weekly meetings “rotated” among their offices, inspiring the name, Rotary. From its humble beginnings, Rotary now has 46,000 plus clubs and over 1.4 million members across the globe. Locally, the Denville Rotary Club stays active year-round with a wide range of community initiatives. Highlights include: a $5,000

Community/President’s Project, the annual holiday tree lighting and beloved Santa Land (since 1963), $9,000 in scholarships, Citizen of the Year and Vocational Service awards, a luncheon for seniors, atlases for all third graders, over $5,000 to support local families in need, and school supply drives. It’s this deep-rooted commitment to community that inspired Toriello to join the club in the first place—wanting to give back to the town that had given so much to him and his family. With now over 30 years of involvement, the Denville Rotary Club has

greatly enriched his life, from “lasting friendships through service and fellowship” to solidifying his “belief in the need to give to the less fortunate and the community at large, allowing me to learn about a multitude of areas through weekly program presentations and the opportunity to learn from fellow Rotarians.” As for what he most enjoys about the club, he revealed, “The diversity of my fellow members, the participation of serving where needed, the service projects needed to accomplish our goals, the social and fellowship events, and the comfort in knowing that Rotarians are here for each other.” The Denville Rotary Club meets weekly for fellowship and exposure to speakers dealing with topics of both local and global importance. For more information on how to get involved, contact Tony Toriello at ttoriello@yahoo.com.

Welcome to Denville, Viking Pest Control! KEEP SUMMER PEST-FREE WITH TIPS FROM VIKING PEST CONTROL BUGS, BEWARE—VIKING PEST CONTROL HAS LANDED IN DENVILLE!

The company recently celebrated the grand opening of its newest branch located at 321 Palmer Rd. Unit 1, in Denville with a ribbon cutting ceremony alongside Mayor Andes. Just in time for summer, they’re ready to help locals keep their homes pestfree all season long (and beyond). According to branch manager Robert Lagomarsino, a dependable pest control partner is essential during peak pest season.

HOW LONG HAS VIKING PEST CONTROL BEEN IN BUSINESS?

Viking Pest Control has been serving homes and businesses for over 40 years. What began as a small family business has grown into an award-winning, best-in-class regional pest control provider. With local offices across New Jersey, Delaware, Pennsylvania, and Maryland, we’ve expanded while staying true to our community roots.

WHAT TYPES OF PESTS DOES YOUR TEAM TYPICALLY HANDLE, AND WHICH ONES TEND TO BE MOST PROBLEMATIC DURING THE SUMMER MONTHS?

We handle all sorts of pests, anything that is bothering a home or business-owner. Typically, during the summer months, we see an uptick in bees, ants, and mosquitos. Even in homes that seem pest-free, I can usually uncover an issue if I’m given enough time.

WHAT SETS YOUR BUSINESS APART FROM OTHER LOCAL PEST CONTROL SERVICES?

We have locally trained and certified technicians, supported by a team of people who handle billing, scheduling, and customer questions. This allows our technicians to respond to your home or business as quickly as possible. If you contact us with a problem, we do our best to provide same-day service or next-day service.

H OU SE CA LL | HO M E S ERVICE S

HOW DO YOU ASSURE THAT YOUR SOLUTIONS ARE SAFE FOR FAMILIES WITH PETS AND CHILDREN?

We offer a range of eco-friendly services through our Viking Green program, designed to minimize environmental impact while maximizing safety. We also offer our SMART technology, a 24/7 digital rodent monitoring and control system, so we’re alerted of pest activity in real time. Our SMART solution is camera-free, environmentally friendly, and safe for use around children and pets.

WHY SHOULD RESIDENTS TRUST VIKING PEST CONTROL INSTEAD OF TRYING A “DIY” APPROACH?

It really comes down to time, convenience, and getting the job done right. When you go the DIY route, you’re spending your own time researching products, guessing at solutions, and hoping it works. When it doesn’t, you’re right back where you started—maybe even with a bigger problem. Viking has trained experts who know exactly what to look for and how to efficiently handle your pest problems. We don’t just treat the surface; we find the source of the problem and solve it.

HOW DO YOU PLAN ON GETTING INVOLVED WITH THE DENVILLE COMMUNITY NOW THAT YOU’RE LOCATED HERE?

We have a strong culture of giving back to local charities and organizations that matter to our team and the communities we serve. Community engagement is a core value for us, and our staff regularly volunteers their time to support local causes. Since opening in Denville, we’ve proudly sponsored a special needs baseball league and a benefit event for Jersey Battered Women’s Services.

PEST PRIME WEEK IS COMING UP! WHAT CAN YOU TELL US ABOUT THAT?

It’s coming this month (July) and it’s a great time to take care of any pest issues. We’ll be offering great deals, so it’s a great opportunity to take care of pest issues and save some money with Viking. Keep an eye out—we will be sharing more details soon. Contact Viking Pest Control for a free estimate: (800) 618-2847.

“As a local branch manager, it’s important to me that we respond to our customers' pest concerns in a timely manner.” JULY 2 0 2 5 | C I TYL I FE STYL E . C OM / D E N V I L L E

Sizzle up your summer with these protein-packed fajitas— recipe by Derek Lipton/Full Circle Sports Nutrition

Craving the smoky sizzle of fajitas but looking for a healthier, wallet-friendly twist? This recipe offers a healthy—and budget-friendly—alternative to your favorite fast-casual Mexican meal. Packed with antioxidants and lean protein, these fajitas support a balanced lifestyle while offering flexible calorie

options to suit a variety of fitness goals. While the prep takes a bit of time, the delicious results are well worth the effort. Dietitian Tip: I recommend doubling the recipe so you can enjoy convenient, healthy leftovers all week long! It still tastes delicious when reheated, even days later.

F L A V O R F U L F A J I TA B O W L S Ingredients:

• 1 to 1.5 cups dry rice* • 1.5 pounds (raw weight) chicken or flank steak; or 2 pounds of peeled shrimp • 2-3 bell peppers (red and green)* • 1 medium onion (yellow or red) • Mojito Lime seasoning packet (optional) • Fajita seasoning packets • 1 can of black beans (14.5 oz) • 2 ears of corn* • Fresh salsa (optional) • Avocado (optional) • Low-fat shredded cheese (optional)

Directions:

1. Mix Mojito Lime Seasoning Packet with water and/or vinegar (white or apple cider), and marinate the chicken/steak/shrimp in a bag or bowl for at least 30 minutes 2. Preheat the grill (preferred). If no grill access, set oven to 400° 3. Slice the peppers and onions into even strips (~¼ to ½-inch thick) 4. Place vegetables into a large bowl and coat evenly with the fajita seasoning packet 5. Prepare the rice using a rice cooker, instant pot, or stovetop 6. Place corn on the grill, rotating occasionally

7. 2-3 minutes later, place your meat on the grill and cook to temperature (~8-10 minutes) 8. In a large pan on medium-high heat, add a drizzle of oil 9. Once oil is hot, add peppers and onions. Stir occasionally, cooking until veggies become translucent (approximately 7-10 minutes) [Optional] In a small sauce pan, add drained can of beans and simmer on low heat. Add salt and paprika or chili powder for additional flavor. 10. Once meat is ready, remove from heat and let it rest on a cutting board for a few minutes (this is very important to ensure more even cooking before cutting) 11. Once peppers/onions are done, let them simmer until serving 12. Using a knife, hold the corn vertically and cut off the kernels. Add these to the pot of beans and mix together. 13. Once rested, cut the meat (chicken or steak only) into slices or cubes. Build your bowl by layering rice as the base, followed by your choice of meat, sautéed peppers and onions, 1–2 spoonfuls of the corn and beans mixture, and optional toppings like salsa, cheese, and sliced avocado.
