March has us turning our focus to our homes where we spend so much time relaxing, celebrating, and making memories. How we fill our homes says so much about who we are and what we value. It’s in special touches and unique features that we often find the most joy.

For many, designing and building your own home is a dream come true. For twenty-seven years, Brian and Beth Carter of BEC Custom Homes have had the privilege of guiding clients on the journey to make their home building visions a reality. This month, Beth shares a little about their history and passion for homebuilding as well as a peek into one of their most recent projects, Caroline, a home in River Island.

Overhead Door Company of Augusta-Aiken, brought to the CSRA by Jack Sheppard over fifty years ago, has been a huge presence in our community. This family-run business prioritizes building relationships while providing customers with the highest quality products and customer service.

When it comes to the real estate market, Susan Salisbury, Vice President with Blanchard and Calhoun Real Estate Company, sees the trends and knows how to navigate them well. She has a handful of helpful tips for buyers, sellers, and investors in today’s market. We also spotlight Dylan Usry of Blackwater Site Solutions and his passion for taking an ordinary yard and making it something extraordinary.

As we focus on home in this issue, let’s not forget that home also includes our community. A great way to be involved this month is by attending the CSRA Heart Walk hosted by the American Heart Association on March 27th at SRP Park. It’s a wonderful way to get moving and support a worthy cause.

Building A Legacy

Brian and Beth Carter of BEC Custom Homes seamlessly blend function and beauty, creating thoughtfully designed homes that balance elegance, comfort, and everyday living

For Brian and Beth Carter, a shared love of homes, architecture, and design began early in their relationship and has continued to grow over time.

“Brian and I have been together since we were 16, and we have always loved looking at different houses and studying the architecture,” shares Beth. “After we got married, we would visit my sister Lee and her husband Robby in Atlanta. We would all get in the car, find open houses, and spend the day touring them.”

In 1999, the Carters turned that passion into a profession when they founded BEC Custom Homes and built their first spec home. Since then, the company has grown into one of the leading custom design build firms in the CSRA.

Working together comes naturally for the couple. Brian and Beth both lead client consultations, ensuring each project begins with a clear understanding of their clients’ goals, lifestyle, and vision. From there, Beth guides clients through the design and selection process, while Brian oversees construction and works closely with the team in the field to bring the plans to life. “We are a team and always know what is going on within the company,” says Beth. “We share the same vision, and after so many years together, we often think the same way. It is rewarding to experience each project together and see the finished product side by side.”

Family plays an important role in the business. Two of their children, Banks and Benjamin, are actively involved in BEC Custom Homes and hold key leadership roles within the company. Banks serves as supervisor over all South Carolina builds, while Benjamin manages the clearing team. The Carters are also proud to see their daughter, Libby Lee, preparing to join the business. She is currently completing her degree in interior design and architecture at Georgia Southern University and plans to join BEC Custom Homes following her graduation next May. Their oldest son, Brooks, previously worked with the company and now works for Augusta Communications, while continuing to lend his support on afternoons and weekends. “It is special being in constant communication during

the day and then continuing those conversations at home as a family,” Beth adds.

As a Southern Living Custom Home Builder, many of the homes reflect the historical, traditional, and Low Country styles Brian and Beth are drawn to. “Our goal is to build homes that will last for generations and stand the test of time,” she explains. “We spend time getting to know our clients and their lifestyles so we can design homes that balance beauty and functionality. We love working closely with clients and watching their ideas come to life.”

BEC Custom Homes provides a complete concierge building experience, guiding clients through every phase of the process. “Our clients are never left on their own to make decisions,” says Beth. “We work with them from planning and design through construction. We take pride in being a one stop shop, with many services handled in house, including grading, clearing, and design. We also operate our own cabinet company, allowing clients to make selections in our design center rather than running all over town.”

of the overall build,” Beth explains. “It allows us to fully coordinate the home and outdoor living spaces while maintaining the same level of quality and attention to detail.”

One of Beth’s favorite recent projects is Caroline, located in River Island. The home reflects many of her favorite design elements and functional features. “Every detail was thoughtfully designed, and I had so much fun bringing it all together,” she says. The seven thousand square foot home includes a pool and offers a wide range of spaces for entertaining and everyday living. Highlights include a sixty-inch Ilve gas range with gold hardware, a kitchen island designed to resemble a piece of furniture, and a highly functional laundry room featuring a dog wash, feeding station, sink, and large storage island. The primary suite includes spacious his and her closets, while additional features include a bunk room, finished basement, home theater, gym, and an attached pool house that is heated and cooled for year-round use.

Another exciting project currently underway is Creekside Acres, a homestead community located on Swint Road in Harlem. The development will include fourteen lots ranging from three to seven acres. “Our vision for Creekside Acres is to create a community where families can enjoy a more intentional way of living,” says Beth. “Homeowners will have space for fruit trees, gardens, and beekeeping, all while still being conveniently located near the interstate and local schools.”

With every project, the Carters emphasize the importance of personal connection and client care. “We put Brian’s cell phone number on all of our signs because we want people to know they are speaking directly with the owners,” Beth explains. “Our goal is always to make our clients happy. We have been here a long time, and we plan to be here for many years to come.”

Transforming Properties into Picturesque Landscapes

DYLAN USRY OF BLACKWATER SITE SOLUTIONS TURNS ORDINARY PROPERTIES INTO BEAUTIFUL LANDSCAPES

Since he was around 15 years old, Dylan Usry has been self-employed. “I worked for myself as a farmer in Thomson,” Dylan recalls, “but in September 2022, during my junior year of high school, I got into a car accident. I broke my leg and wrist and wasn’t able to keep up with the rent on the farmland because I couldn’t work.” After recovering from his injuries, Dylan got a job doing excavation work. “I was still very interested in the agriculture side of stuff—I love watching products grow,” Dylan says, “but I couldn’t get back into farming right then, so I took the excavation side of things and decided to start doing hydroseeding and erosion control.” He started Blackwater Site Solutions in September 2024 and now, at 19 years old, Dylan’s business has been going strong for almost two years.

“One of the things that keeps me thoughtful about what I'm doing is the customers. I love getting texts saying, ‘We're so happy with everything.’”

Having experience in agriculture gave Dylan an edge as he started Blackwater. “I already knew what kind of soil to look for, what fertilizers I needed, and other things for the grass growing portion,” Dylan explains. “I knew what erosion looked like and how to stabilize slopes. I took that knowledge and implemented it in a different way.”

Blackwater now offers a wide range of services including hydroseeding (offering almost every variety of grass and doing blends to ensure that customers have beautiful grass year-round), erosion control, silt fencing, clearing services, grading, mulching, some utilities, and the prep work for hydroseeding—the prep being one of the most important aspects of hydroseeding.

What sets Blackwater apart is Dylan’s passion for the people he is helping. “After Hurricane Helene, hydroseeding became popular because some see it as quick money,” Dylan says, “but I’m not going to waste someone’s money or not feel confident about the product I’m giving them.” Dylan tailors to each customer’s situation and offers thoughtful insight to save his customers money while meeting their needs.

It comes as no surprise that one of Dylan’s favorite things is helping customers and seeing their happiness. “One of the main things that keeps me thoughtful about what I’m doing is the customers,” Dylan says. “I love getting texts from the customers three or four days after I spray a job saying, ‘We’ve got grass growing already and we’re so happy with everything.’”

A favorite project of Dylan’s was in 2025. “The property was in Appling off Ray Owens Road,” Dylan says. “The product we turned out on that property was absolutely amazing. It was unlike anything we’ve been able to do before.”

MID-CENTURY WARMTH, REIMAGINED

There’s a certain moment when a house stops feeling new and starts feeling like home. It isn’t marked by square footage or finishes alone. It is something quieter, more emotional. In this home, designer Kate Manz set out to do exactly that: give a newly built home a heartbeat and a soul.

Rather than treating the house as one sweeping statement, she approached each room as its own story, layered with meaning, memory, and texture. The result is a home that feels collected, personal, and deeply lived-in.

“Tackling each space and room as its own story and concept is how to make a new space feel personal,” Manz explains. “But bringing it all together cohesively is always the challenge.”

Her solution? Warmth, intention, and a strong belief in the power of people. In new builds it can take years for a home to shed its newness. For this project, the goal was to fast-track that sense of belonging by layering in pieces with history and heart. Vintage market finds, local artists, and meaningful objects play a starring role throughout the home.

“My love for design goes hand in hand with the people and stories that bring it to life,” she says. “I absolutely love seeing the evolution from concept to completion and all the elements and people that help bring those ideas to reality.”

That philosophy becomes especially important in the home’s expansive open-concept living area, where scale could easily overpower intimacy.

ENTRYWAY: A WARM WELCOME

The entryway sets the tone with a simple but powerful goal: Welcome to my home.

Natural stone underfoot grounds the space, while a soft vintage rug and living greenery immediately soften the experience. Art with personal meaning invites guests to linger rather than rush through.

THE OPEN CONCEPT, REIMAGINED

The main living space is defined by bringing the outside in with sweeping outdoor views and generous proportions. Rather than fighting that openness, embrace it.

“The big open concept room really highlights the expansive outdoor views,” she says, “but making intimate spaces within that open room was really important.”

A layered niche wall, created in collaboration with the interior architect Nick Flower, brings both structure and softness to the room. It introduces texture, depth, and a place for unique objects and family heirlooms to live, turning negative space into a personal gallery.

POWDER BATH: SMALL ROOM, BOLD SPIRIT

If there’s one place Manz encourages clients to take risks, it’s the powder room. Here, she leaned into terracotta earth tones, layering textures and tile sizes for visual interest and warmth. Patterned and solid tiles work together, while textured wall coverings and a sculptural stone sink elevate the space from functional to delightful.

LOUNGE: A STUDY IN CALM AND DEPTH

Designed as a counterpoint to the openness of the main living area, the lounge is a cocoon, both peaceful, layered, and deeply versatile. It’s a place for reading, movie nights and slow mornings.

Rich tones and varied textures do the heavy lifting here, creating depth without heaviness. Soft lighting and custom upholstery make the room feel both intentional and effortless.

At its core, this home is a reminder that design isn’t about perfection, but rather it’s about feeling. By treating each room as its own narrative while weaving in warmth, history, and human connection, a space was created that already feels loved.

This allows buyers to compare and negotiate, and it reduces the urgency that was in the market a little while ago.”

FOR SELLERS:

“Sellers need to be careful with their pricing and thoughtful with their staging in order to get top dollar and have their house sold as quickly as possible. For maximum curb appeal on the exterior, have nice, neat landscaping and a clean, pressure-washed exterior. For the interior, have neutral paint colors and flooring, update lighting and hardware, and deep clean the house. It is important to declutter each room and closet and remove excess furniture.”

THE IMPORTANCE OF QUALITY PHOTOGRAPHY:

“Homes that show well also photograph well using professional photography. The first showing of the house is on websites and is

based on photography. Buyers look first at the photographs of the home to decide whether they will look at the home. Good photography is a big part of the first impression.”

FOR INVESTORS:

“There are opportunities in the market for rentals and multifamily housing, so investors should be looking for those opportunities.”

THE 2026 CSRA Heart WALK

Celebrating heart disease survivors and helping raise funds for life-saving research and educational initiatives

Each year, thousands of people across the CSRA come together to support the CSRA Heart Walk hosted by the American Heart Association. Walkers celebrate heart disease survivors, honor loved ones lost to heart disease, and work towards the common goal of raising funds to support medical research and help educate the community about life saving techniques such as CPR.

According to the American Heart Association, when someone suffers cardiac arrest outside of a hospital, many do not survive. Many times, it is because no one performed CPR. One purpose of the CSRA Heart Walk is to help build a community of lifesavers through CPR initiatives to ensure one person in every household is prepared to perform CPR when it matters most.

This year’s fundraising goal is $685,000.00. There is no registration fee to walk, instead participants are encouraged to fundraise as individuals, or better yet, gather family, friends, and colleagues to form a team. Participants can anticipate a high-energy atmosphere to launch them on the 3.1-mile (5k) route with a special Miracle Mile walk for those who cannot walk the full route.

Other activities at the event include a Kids Zone, Survivor Lane with a red carpet celebrating heart disease and stroke survivors, and stations with educational materials and hands-on experiences related to blood pressure awareness, CPR, and signs of stroke.

“It’s an honor to lead our efforts to help build a community of lifesavers in the CSRA,” said Jennifer Baggett, 2026 CSRA Heart Walk chair. “Our vision is at least one person in every household feeling confident to perform CPR. By joining Heart Walk, you can help more people be prepared to act in a cardiac emergency.”

The CSRA Heart Walk is scheduled for Friday, March 27th at SRP Park in North Augusta. Festivities begin at 5:00pm and the walk kicks off at 5:45pm. For more information, to donate, and to register for the walk, visit csraheartwalk.org .

One of the most charming aspects of Overhead Door is that this family-run business encompasses not only Jack’s wife, Susan, and their children and grandchildren, but his sister, Jimmie Garrett, and her children and grandchildren, as well. Abbie says there

are so many benefits of the Sheppard and Garrett families working together. “I get to see my dad every day and get a big hug in the mornings. I get to laugh and cut up with my uncle and work together on projects,” she shares. “I also get to work with my cousins, who I know well because we grew up playing together since my Nana and Uncle Jack live on the same property. We all get along and enjoy each other’s company.”

Today, Jack can look around his company and see the fruition of hard work and perseverance. He is encouraged by seeing his family working hard to continue the legacy. “I am excited, just tickled to death, that my family would follow in my footsteps. It makes me feel good,” shares Jack. “I have taken it as far as I can and it is up to the next generations to take it to the next level. I think it’s in good hands.”
