“The kitchen is the ‘heart’ of the home,” says Lisa Gregory of the Lisa Gregory Real Estate Group | Coldwell Banker Realty. “It’s become so much more than merely a place to cook! It’s a central hub in our modern lives for entertaining, interacting with family, and relaxing. Most homebuyers today want an open, inviting, functional, and attractive kitchen space that merges with the living area.” So what kitchen aesthetics appeal most to homebuyers? Gregory shares ten tips: 1. An open floor layout — open to the living area, dining, and breakfast area — is most favored by home buyers. 2. Overall, neutrals and calming palettes are preferred, with soothing greens and relaxing blues being somewhat popular. 3. Light and bright cabinets, hands down, are a well-received color scheme. Two-toned cabinets have been trending, with light uppers and a pop of color on lower cabinets. Avoid dark and bold palettes — no black or intense colors. Glass doors make cabinets appear more open. 4. Butler’s pantries and walk-in pantries are a plus.

Expert advice on what to do before and after emergencies As we wave goodbye to winter and leap into spring, it’s wise to be weather aware. There is no better time to safeguard our homes against inclement storms and the upcoming hurricane season, which kicks off in June. We asked the experts how best to prepare ahead of time and respond when damage occurs.

Whole-house standby automatic generators offer excellent protection against power outages. Homeowners buy generators to power appliances, keep food fresh, ensure the air conditioner runs, and care for elderly family members who rely on medical equipment. The point is to keep families safe and functioning during an emergency. But how, exactly, does a standby generator work? The units are installed outside on a concrete pad and fueled either through a natural gas connection to your home or liquid propane. “It switches on automatically once a disruption to the power grid is detected, such as a reduction in voltage. There is so much diversity, it’s difficult to narrow it down to one, two, or three trends.” New tile collections include nature-inspired hues and earth tones — reds, moss greens, blues, and terracotta. Kirsch sees a revived interest in marble in many shapes and sizes as well. “If maintenance is not your thing, a textured porcelain finish or even cement might be the best application. PRACTICAL AND PET-FRIENDLY “Luxury vinyl and water-resistant laminate sales are up at our Conroe location,” says Jared Radosevich,

A Vintage House Transformation DOWNTOWN CONROE IS HOME TO A DREAM COME TRUE

Susan and Dean Johnson never imagined they’d move to Conroe from their home of 15 years in Magnolia. Their large property was the perfect setting to raise their daughter Claire and three sons, Spencer, Elliot, and Lucas, the youngest two with special needs. An unusual residence at 811 N. Main Street in downtown Conroe piqued their interest and convinced them to downsize to a home in the historic Uptown District. Locals speculated that it could be a kit home (possibly ordered from a Sears & Roebuck catalog) constructed by the Doyal family in 1911. The 1,826 sq. ft. pier and beam home was well over a century old by the time the last occupant, retired Houston police officer James Doyal, passed away in 2015. Susan, a savvy Real Estate Broker, knew that very few wood houses had survived the Conroe fire of 1911, which engulfed and devastated much of the city. She fell in love with the vintage architecture and nostalgic character of this rare home. With their nest in Magnolia emptying (Claire became an attorney and Spencer a photographer), it made sense for the Johnsons to buy the fixer-upper from the Doyal family. They made an offer that would change their lives forever.

LOTS OF TLC The home, constructed of sturdy red pine lumber indigenous to Arizona and Southern California, was built to last. “When we had it inspected,” says Dean (a building contractor & remodeler), “I crawled under the house and was amazed that the beams were in great shape and the structure was sound.” Their inspector said, “If you don’t buy it, I will!” The house didn’t qualify for a historic designation due to previous renovations in the 1970s and ‘80s, but still, the Johnsons were determined to retain the character of the charming 110-year-old house. In addition, they totally updated the interior by stripping it out, reconfiguring the layout, showcasing the shiplap, and ensuring the plumbing and electrical were completely brought up to current code.

The result? The Johnsons are proud of their home’s fascinating backstory and their preservation of its iconic exterior, reminiscent of days gone by. IN TRIBUTE The Johnson’s two younger sons, Elliot, born in 1991, and Lucas, born in 1993, were both diagnosed with Walker-Warberg Syndrome. The life expectancy of babies who have this severe form of congenital muscular dystrophy is short (early childhood). Yet these two remarkable boys surpassed all expectations, with Lucas living until age 12 and Elliott living until age 25. For more ideas, Better Homes & Gardens recommends planting the following in mid-March: Mexican orange, daisy bush, Japanese pittosporum, cherry laurel, Texas mountain laurel, and yucca. Bush beans, hybrid acorn winter squash, and rhubarb plants are good choices if you want to grow vegetables. Top fruits include strawberry, blueberry, and blackberry plants, and even seedless grapes. And ever-popular Meyer lemon trees do well in our area — perfect for iced lemonade as the days grow warmer.

“Buying and selling homes in Montgomery County has been an adventure recently,” says Jim Fredricks, a Realtor and consultant in communications and government affairs. For the first part of 2022, the market was up compared to 2021, with surges in home sales after the Covid lockdowns fueled by low home mortgage interest rates. A change occurred this summer as 30-year rates began rising, doubling to nearly 7 % by year’s end. The impact on the market brought a small drop of about 7% in home sales for 2022 compared with 2021. However, December monthly sales were down 25.3% compared with December 2021. “The data from December and the latter part of 2022 could indicate what we might experience this year,” Fredericks explains. “But Montgomery County has many pluses that draw buyers to our area.” The high demand for our schools, an affordable housing market, continued interest in communities and developments, and employment growth are positive dynamics for 2023 and 2024. “Even in a recession where interest rates don’t come down, there will still be a base demand in our region,” says Fredericks. Still, some first-time homebuyers could be temporarily priced out of the market. “Sit down with a local lender to estimate how much home you can afford and any qualification issues you may face,” Fredricks advises. “You might discover that renting short term and watching interest rates is a good strategy.” Median home prices should slowly continue to rise, with a small chance they might flatten, but no steep drops. Still, a seller’s new reality is that a home may take a little longer to sell and at a lower price. Ensure your home is beautiful, spotless, staged, and move-in ready.
