AT HOME WITH State Restoration:

Far more than a place to live, our homes reflect how we gather, relax and express our personal style. When it comes to interior spaces, kitchens and bathrooms have the greatest impact on both daily comfort and long-term property value. Updating these essential rooms with high-quality materials and thoughtful design is one of the most impactful investments a homeowner can make, especially when guided by the experienced professionals at State Restoration, headed by husband and wife duo Darlene and Douglas Kimbell.

With more than 25 years of experience, State Restoration specializes in helping homeowners design and build kitchens and bathrooms that are visually striking and made to withstand daily demands while also reflecting the homeowner’s personal style. As kitchens and bathrooms experience constant use and exposure to moisture, heat and changing conditions, material selection and craftsmanship are critical.

Often the hub of the home, the kitchen is where we cook, connect and gather with family and friends. Updating cabinetry, countertops, flooring and appliances with quality materials can dramatically improve its function and feel. State Restoration’s expert team consults with homeowners to create kitchens that are both highly functional and inviting, with smart layouts, custom cabinetry and finishes that elevate the entire home. Their designers work closely with clients to ensure every element supports the way the household lives, while also adding lasting value.

Bathrooms, while more private, are equally important. A welldesigned bathroom offers a sense of comfort and retreat, combining practical features with refined style. State Restoration’s expertise in bathroom remodeling allows homeowners to transform outdated spaces into modern, spa-inspired environments using premium tile, stone, fixtures and cabinetry. Careful planning ensures that moisture resistance, ventilation and long-term performance are built into every design.

ONE-STOP SHOP

One of the key advantages of working with State Restoration is their ability to manage the entire renovation process from start to

finish. With an in-house team of designers, architects, engineers and project managers, the company provides a seamless, onestop experience. This integrated approach allows for better communication, accurate timelines and consistent quality throughout every phase of construction.

Beyond daily enjoyment, kitchen and bathroom upgrades offer significant financial benefits. These two rooms rank high on the list when it comes to return on investment. State Restoration helps clients make strategic material and design choices that appeal to current tastes while remaining timeless, ensuring renovations add both immediate and long-term value. Their extensive showroom allows homeowners to see and compare materials firsthand, making confident decisions that align with both vision and budget.

Detailed planning and precision execution are hallmarks of State Restoration’s work. From initial measurements to final finishes, the team’s attention to detail helps prevent costly delays and ensures projects stay on schedule. Their long-standing relationships with trusted suppliers also allow them to offer competitive pricing without compromising on quality.

In today’s evolving insurance and building standards, keeping kitchens and bathrooms updated has become increasingly important. Aging plumbing, electrical systems or worn materials can pose risks if left unaddressed. State Restoration’s experience in renovation and restoration allows them to identify potential issues early and incorporate upgrades that protect both the home and the homeowner’s investment.

Ultimately, updating kitchens and bathrooms is about more than aesthetics—it is about creating spaces that enhance everyday living and support long-term peace of mind. With decades of experience and a reputation for craftsmanship, State Restoration continues to help homeowners transform these vital spaces into beautiful, functional environments designed to be enjoyed for years to come.

Families Receive Keys to Homes They Helped Build

ARTICLE BY HERIBERTO RODRIGUEZ | PHOTOGRAPHY BY ROBERT DUENAS

On the morning of Saturday, December 6, Habitat for Humanity of Ventura County (Habitat Ventura) presented families with keys to their very own homes at Vista Campanario in Camarillo. The families, all first time homeowners, helped build their homes alongside Habitat Ventura volunteers, with each family contributing 250-500 hours of sweat equity. The eight new townhomes are located at Vista Campanario, a new Camarillo development that includes rental units along with the eight forsale Habitat townhomes.

“We are always trying to be better at what we do. This build is the first time we’ve collaborated with multiple partners to build these units,” says Darcy Taylor, CEO, Habitat for Humanity of Ventura County. “To continue to build low-income housing, it’s going to take more than just Habitat to do that. We’re grateful for the partners that have allowed us to put these wonderful homes together.”

Among the families receiving keys were Saul and Paulina and their family, whose path to home ownership reflects the urgent need for affordable housing in Ventura County. For years, the family lived in a single small room, and financial hardship forced Saul to live separately as they struggled to afford a home that could fit the entire family. Through Habitat Ventura’s home ownership program, the family contributed hundreds of hours of sweat equity, working alongside volunteers to help build their future home.

“Over a year, my family and I completed hundreds of hours learning, building, and putting our own hands into this home where we can sit at one table and have dinner as a family.

Something so simple yet something we’ve been dreaming about for years,” says Paulina. “This home means stability, it means hope, it means a future for our kids to grow, feel safe, and have a place to just be kids.”

For some families the day marked the completion of a dream generations in the making. Elizabeth Zamora and her husband dreamed of owning a home for more than 27 years.

“Really, it’s because of Habitat that our dream has come true. Without them, it wouldn’t be possible for us. Now we want to help others so that their dreams can come true too,” says Elizabeth.

Danna Hernandez and her parents were experiencing similar emotions.

“It feels surreal to have something that two generations before me were not able to achieve,” says Danna. With the stability of a new home, Danna and her parents are now looking forward to a new kind of financial security they have never experienced. “Being able to save and have something on the side for emergencies is something me and my parents have never had. Having the ability to have that level of financial safety where most of our income isn’t just going to rent is really important,” says Danna.

In attendance at the celebration were City of Camarillo Mayor Kevin Kildee, Vice Mayor David Tennessen, Councilmember Tony Trembley, as well as California State Assemblymember Jacqui Irwin and County of Ventura

Supervisor Kelly Long. Both Mayor Kildee and Assemblymember Irwin shared remarks.

“Having a safe and stable place is something that many of us take for granted. Vista Campanario will serve as a model for future developments. We need 100 more of these, if not more,” notes Camarillo Mayor Kildee.

“The eight for-sale townhomes speak to one of the greatest aspirations shared by families across the state: the dream of home ownership. Vista Campanario shows what is possible when we pool our resources and align our visions,” says Assemblymember Irwin.

Why It Matters:

• 1,990 individuals experienced homelessness in Ventura County (2025 Point-in-Time count)

• For a two-bedroom apartment in Ventura County, a household requires an annual salary of approximately $172,000 (based on 30% of income threshold)

• The average salary is about $70,100

• Habitat for Humanity of Ventura County has built 85 homes and completed more than 400 repairs , helping families—including veterans—achieve safe, stable housing

• Through this partnership, homes are priced at $270,000 per unit

• The resale restriction requires the homes to remain affordable for up to 40 years

WHAT I’VE LEARNED DESIGNING BACKYARDS IN THE CONEJO VALLEY

After years of walking properties throughout the Conejo Valley—up quiet cul-de-sacs in Thousand Oaks, along winding drives in Westlake Village, and into backyards with spectacular promise—I’ve learned something reassuring: Most homeowners already know what they like. They just don’t yet know how to translate it into a space that truly works.

Backyards here are full of potential, but they’re rarely simple. Slopes, oak trees, sun exposure, wind corridors, HOA guidelines and irrigation realities all conspire to turn “We just want something beautiful” into a far more nuanced conversation— before we even talk about how people actually live.

One of the first questions I always ask isn’t about materials or style. It’s this: How do you imagine spending time here? Quiet mornings with coffee? Family dinners that stretch into the evening? Children running barefoot while adults linger near the fire? These answers shape everything.

What I’ve learned designing backyards in this area is that the most successful spaces don’t chase trends. They respond to

lifestyle. Travel may inspire certain details—a texture, a planting choice, a way of gathering—but those influences are most valuable when interpreted through the Conejo Valley environment. When a backyard settles into its surroundings, it begins to feel inseparable from the land, the home and the lives unfolding within it.

One of the most interesting challenges I see is scale. Larger properties often have the freedom to include everything—pools, kitchens, fire features, lawns, pathways—but without thoughtful hierarchy, those elements can drift too far apart, leaving some spaces beautifully designed yet rarely used. When areas are connected by proximity and purpose, even expansive grounds feel intimate and alive. At the other end of the spectrum, smaller yards are often underestimated. With the right design, they can become private, layered retreats—secret gardens that feel intentional and surprisingly generous.

Another frequent issue is flow. Outdoor spaces should move you naturally—from the house outward, from sun to shade, from active to restful. When that flow is missing, homeowners

“ULTIMATELY, WHAT MAKES A BACKYARD FEEL LIKE HOME ISN’T THE SIZE OF THE POOL OR THE PRICE OF THE STONE. IT’S HOW NATURALLY LIFE UNFOLDS THERE.”

tend to use only one corner of the yard while the rest becomes beautifully landscaped but largely ignored. That’s always a missed opportunity.

Then there’s the question of longevity. Families grow. Children grow. How a backyard functions today may look very different 5 or 10 years from now. The best designs allow for that evolution— spaces that feel complete now, but flexible enough to adapt later.

At Cat in a Hammock, we approach each project as a collaboration—between our design team, our build crews and the homeowners themselves. Design and construction need to speak to each other fluently. A beautiful idea that can’t be built well, or maintained realistically, rarely brings long-term joy. Our role is to guide the process thoughtfully, balancing creativity with practicality, and vision with execution.

There’s also a lighter truth I’ve learned along the way: No one ever regrets good lighting. It’s the quiet hero of outdoor design. The way a path glows in the evening or how a tree is softly lit after sunset often determines whether a backyard feels magical or merely functional.

Ultimately, what makes a backyard feel like home isn’t the size of the pool or the price of the stone. It’s how naturally life unfolds there. When spaces are designed with intention—when they respect the land, the climate and the rhythms of daily life—they become the backdrop for everyday moments and lasting memories.

What I’ve learned, above all, is that the best backyards in the Conejo Valley don’t try to impress. They invite. They endure. And on a Tuesday evening, when the light fades and the day finally exhales, they remind us why we chose to live here in the first place.

Historical Structures Provide a Window in Time

Pieces of Conejo Valley's past are preserved in the area’s historical landmarks, providing a picture of its rich history. Chumash Indians, Spanish ranchers and explorers from other lands seeking a new life all made their mark while shaping the area’s architecture and layout.

Take a self-driving tour shared by the Conejo Valley Historical Society ( https:// stagecoachinnmuseum.com/activities/2020/9/26/historical-landmarks-driving-tour-of-conejo-valley) to view the numerous historical sites that provide a window into the region’s past. A few highlights include the Stagecoach Inn Museum, the Crowley House, and Reyes Adobe.

THE STAGECOACH INN MUSEUM

51 S. Ventu Park Road

Newbury Park

1975 – Placed on the National Registry of Historic Places and State Landmark #659

1976 – County Landmark #30

1997 – City Landmark #1

The Stagecoach Inn Museum celebrated its 150-year anniversary in January. Originally built in 1876 as the Grand Union Hotel, the Stagecoach Inn Museum offers a glimpse into the area’s historical roots.

The two-story redwood structure with a wraparound porch and second-floor balcony reflects the architectural style of Monterey in Northern California, from where owner James Hammell sourced the best redwood to construct the original building. When the hotel opened on July 4, 1876, visitors used oil lamps for lights, fireplaces for heat and lived without indoor plumbing or running water. Rebuilt in its original style after a fire in 1970, the Stagecoach Inn depicts Conejo Valley’s

heritage with exhibits and events that retell times past.

Owned by the Conejo Recreation and Park District and managed by the Conejo Valley Historical Society, the museum’s grounds include the hotel, a Chumash village, a Spanish adobe, a replica of Timber School, a blacksmith shop, a carriage house and more. StagecoachInnMuseum.com

THE CROWLEY HOUSE

2224 Pleasant Way

Thousand Oaks

1986 – County Landmark #109

1997 – City Landmark #7

Nicknamed “Mother of Thousand Oaks” in the 1920s when it became a real estate office for Conejo Valley’s first housing development, the Crowley House was built in 1910 for Frank and Mae Casey Crowley. Later owned by Louis and Kathleen Goebel, who owned Jungleland, the home still retains some of its original glory, including hardwood floors, mahogany beams and a volcanic rock fireplace. Now used for public programming, the property belongs to the Conejo Recreation and Park District.

PEDERSON RANCH HOUSE

Regent Avenue and Faculty Street

California Lutheran University Thousand Oaks

1978 – County Landmark #45

1997 – City Landmark #3

Originally built in 1913 for Norwegian immigrants Lars and Karen Pederson, this home depicts a turn-of-the-century farmhouse and water tower. Now owned by California Lutheran University, the restored buildings serve as offices.

CELLAR MASTERS

Showcasing Wine Features in Your Living Space

How did your wine collection get started? You began drinking wine with friends, attended wine tastings at wineries, then joined a wine club and suddenly, you find yourself building a collection. You might start with a small wine rack, then a wine fridge and eventually think, "I really need a wine cellar."

“I just love the challenge of creating something amazing and really enjoy the design process with our clients.”

This is when Cellar Masters’ Owner Scott Berry receives those calls. The homeowner or business owner contacts him with an idea, and Scott, along with his team, collaborates to find the ideal climatecontrolled solution. Having design and build services in-house at Cellar Masters helps ensure project quality and keeps the project on schedule. During the initial walkthrough at the home or business, you might find it’s an existing room, a closet or a basement in a historic home, a country club or a restaurant in Beverly Hills. Sometimes, it’s right within the homeowner’s living space, like a wine wall in the dining room, kitchen, family room or den. Cellar Masters calls these wine features, where you can enjoy and view your collection conveniently every day.

“I just love the challenge of creating something amazing and really enjoy the design process with our clients, seeing how excited they get when they realize they have enough space to create one,”says Scott.

Cellar Masters was founded in 1990 with the goal of sitting down with clients, listening to their needs and creating a climate-controlled wine storage experience they can enjoy every day. As passionate wine collectors, winemakers and restaurateurs, their design-build team uses its knowledge and experience to craft wine features tailored to each client’s specific needs.

Cellar Masters recently finished a wine feature in a home in North Ranch, designed to create an impressive cellar where the homeowner can enjoy

viewing their collection from the home bar on one side of the wall and choosing their favorite wine from the kitchen on the other. The oil-rubbed bronze steel frames included locking, dualpane glass and adjoining doors that swing open, revealing their 587-bottle mahogany-capacity cellar (326 750ml bottles, 21 1.5L bottles and 20 case storage) with triple-deep side-label display racking and LED lighting.

“It turned out beautiful, and the homeowner was so pleased with the results,” says Scott. “One of the wine cellar projects I always find to be very creative and fun to design is when we install one under the stairs, whether large or small. It’s about how many bottles we can fit, how to access it and how to keep it climate-controlled,” he notes. “Sometimes this is the only space within the home that is available.”

Protect Your Wine Collection

Whether you're a winemaker, collector or restaurateur, storing your wine collection is always a concern. Keeping wines at the right temperature and ensuring easy access are essential. Cellar Masters offers climate-controlled storage at their Newbury Park location, ranging from 12 to 250 cases per locker, including custom wine lockers and a concierge service to handle all your wine club deliveries.

Call Cellar Masters at 805.375.5040 or visit  CellarMastersInc.com to learn more about their services and see their work.

BEST FLOORS N More

TRANSFORMING SPACES WITH CRAFTSMANSHIP AND CARE

ARTICLE BY ALICIA DOYLE | PHOTOGRAPHY PROVIDED

Best Floors N More in Agoura Hills is built on the idea that the right floors do far more than cover a space—they transform it. For Owner Luis Hernandez, that transformation starts with trust, craftsmanship and a promise that every project will be treated as if it were in his own home.

CRAFTSMANSHIP AT THE CORE

“We are a company dedicated to the sale and installation of engineered wood, solid wood, exotic wood, laminates and vinyl flooring, as well as the repair and refinishing of wood floors,” says Hernandez. Over the years, he has built a team focused on “unparalleled quality and unmatched craftsmanship” on every job, whether it is a single-room refresh or a whole-home renovation.

“With years of experience, we offer the best flooring and much more,” he explains. “Our commitment to quality and customer satisfaction sets us apart from all the rest.”

A FULL MENU OF FLOORING SOLUTIONS

From the first showroom visit to the final walkthrough, Best Floors N More is designed as a one-stop resource for homeowners and businesses. The company’s most popular offerings include the sale of different types of wood, wall panels, cork, moldings and glues, as well as expert installation, refinishing and repairs.

“Our team of experts offers a wide range of flooring options to suit every style and budget, making it easy to find the perfect fit for your home or business.” From hardwood and laminate to carpet, his team helps guide clients through the choices so the final look reflects their lifestyle and aesthetic.

Installation is handled with the same attention to detail.

“Our team of skilled professionals is dedicated to providing efficient and reliable flooring installation for all types of properties,” Hernandez says. “We use only the best materials and techniques to ensure a flawless and long-lasting finish,” he adds, noting that the goal is always prompt, hassle-free installation “with minimal disruption to your daily routine.”

BRINGING TIRED FLOORS BACK TO LIFE

For many Conejo Valley homeowners, the most dramatic changes come not from new floors, but from reviving the ones they already have. At Best Floors N More, refinishing and repair services are designed to breathe new life into worn, scratched or dated surfaces.

“We specialize in highquality floor refinish services that will leave your floors looking brand new,” Hernandez says. His team uses top-ofthe-line equipment and products “to remove scratches, stains and other imperfections from your floors, leaving behind a smooth, polished and durable finish.”

“Our commitment to quality and customer satisfaction sets us apart from all the rest.”

On the repair side, the company can tackle everything from minor damage to more extensive issues across a variety of materials.

“Our team of experts specializes in flooring repair, ensuring that your floors are restored to their former glory,” Hernandez says. “With years

The Sofa Guy

Create Your Perfect Piece

For more than 20 years, The Sofa Guy has built its reputation on something far more meaningful than furniture alone. At the heart of the business is a commitment to service, comfort and human connection—qualities that Owners Paul and Holly Trent have intentionally woven into every aspect of the experience. From the moment clients step into the showroom, the tone is set: warm, welcoming and refreshingly unpressured.

What began as a family owned custom sofa business has grown into a full-service interior design studio. While sofas remain the cornerstone of what they do, The Sofa Guy has evolved into a trusted partner for furnishing entire homes.

“People don’t just need furniture,” Paul explains. “They need guidance, reassurance and a place where they can slow down and feel supported while making decisions.”

That philosophy is evident in the showroom itself, located on East Thousand Oaks Boulevard. Designed to feel comfortable rather than overwhelming, the space showcases a curated mix of custom upholstery and furnishings from respected vendors. Clients are encouraged to sit, test, touch and truly experience the pieces— something Paul believes is missing in today’s online-first retail world. While the internet is a useful resource, it can’t replace the value of physically engaging with materials or having an expert explain the nuances of construction, comfort and design.

Comfort, in fact, is where The Sofa Guy truly distinguishes itself. Rather than offering a one-size-fits-all approach, Paul and his team spend time understanding what comfort means to each individual. Seat depth, cushion firmness, back pitch and height are all explored using interchangeable components throughout the showroom. Cushions are moved, frames are tested and options are discussed until a client’s ideal comfort profile is discovered. Only then does the design process move forward.

One of the most appreciated services The Sofa Guy offers is the old-fashioned house call. By visiting clients in their homes, the team ensures that every piece fits the space perfectly—both physically and stylistically. These visits also provide insight into lighting, color palettes and personal taste, often leading to broader design solutions. Through TSG Interior Design, clients can complete their spaces with rugs, tables, lighting, artwork and accessories, all thoughtfully coordinated to create a cohesive result.

The business’s roots date back to 1996, when Paul and Holly opened their first store in Venice Beach. Over time, a nickname organically emerged as clients referred to their business as “the sofa guy.” Rather than resist it, the Trents embraced the name for its simplicity and approachability. That same spirit followed them when they relocated to Thousand Oaks in 2003—a move that began humbly, with Paul working out of his garage, personally delivering custom pieces in his pickup truck.

Despite the company’s growth, that hands-on mindset remains unchanged. The team at The Sofa Guy does not work on commission, a deliberate choice meant to remove pressure from the buying process. The focus is always on the project, not the transaction. Clients are invited to take their time, ask questions and enjoy what Paul describes as a “joyful process.”

Underlying everything is Paul’s belief in grace—an idea he feels is increasingly rare in retail. He strives to create genuine, kind interactions where people feel seen and heard, without forms, memberships or hard sells. That authenticity has resulted in long-term relationships with clients from all walks of life, many of whom return again and again, referring family and friends.

Ultimately, The Sofa Guy is about more than sofas. It’s about elevating the way people experience their homes—and the way they feel while creating them. By blending craftsmanship, thoughtful design and sincere hospitality, Paul and Holly have built a business that feels less like a store and more like a trusted place to begin.

Home: More Than a Place—It’s a Feeling

Home. It’s one of those simple words we hear every day, yet the meaning goes much deeper than four walls and a roof. For each of us, home carries a different story—and so many memories, comfort, belonging and hope.

We often think of home as a physical place: the house where we rest at night, hang our favorite photos or sip our coffee in the morning sunshine. But home isn’t just a setting—it’s a feeling. It’s the hush of early mornings, the laughter around the dinner table and the quiet reassurance that wherever we are out in the world, there’s a place we can always return home.

WHAT MAKES A HOUSE A HOME?

Is it the furniture, the décor, the color of the walls? Those things matter only a little. I think what truly makes a home are the people and experiences that fill it and all the memories:

• Shared meals and conversations: The kitchen becomes a gathering place—a backdrop for stories, celebrations and even disagreements that end in laughter.

• Quiet moments: That peaceful pause with a book in your favorite chair, or the way sunlight lights your room.

• Traditions, big and small: Whether it’s a Friday movie night or greeting neighbors on a morning walk, these rhythms knit our lives together.

For many of us, home is also a sanctuary—a place where we can be ourselves without masks or performances. It’s where we recover from a long day, recharge and find peace.

HOME IN OUR COMMUNITY

In a community like ours,  home extends beyond individual houses. It’s found in the local parks where families gather, the friendly waves exchanged on sidewalks and the shared spaces where neighbors connect. Our community events, schools, libraries and small businesses all contribute to a larger sense of belonging, making our town feel like a second home for many.

We feel at home not only with those we live with, but with those we live near. A neighbor who checks in on you, a friendly store owner who remembers your name, volunteers who care for shared spaces—these voices and faces make our community feel warm and welcoming.

HOME IS A JOURNEY

Home can also be a journey. People move, cities grow and families change. Some find new homes far from where they started, building fresh roots in unfamiliar places. What remains constant is the human longing for connection, safety and belonging.

Home and time aren’t frozen—they evolve. Yet the heart of home stays the same: It’s where we feel valued. It’s where we feel connected. It’s where we are known.

A PERSONAL REFLECTION

For me, home is more than an address. It’s the place to land after a busy day. It’s the place where all my stuff I love is, where I look forward to relaxing on a weekend morning, the comfort of familiar routines. But most of all, it’s the people who share these moments with me—family, friends, neighbors—everyone who makes this place feel rooted in love.
