Chillin' in the New Year “Health and Wellness.” During the past 2 years, this phrase has almost become an oxymoron—but it now looks as if Health & Wellness is a realistic goal. As we enter 2023 the challenges are still here, but it looks like the worst is behind us. It really is time to get well, mentally, emotionally and physically. When Tracy, Robin and I discussed our annual Health & Wellness issue, my flippant comment was to discuss how to focus on “getting your head screwed on straight.” They both laughed, but I was actually serious. After some discussion we decided that Tracy would write a “Chill Out” article. What to do, where to go to chill out. Even easier, find a hot tub and relax. Is a hot tub different than chilling out because it’s hot? Not really. A glass of wine and a companion who cares for you can contribute to the chilling out part, while the hot tub takes away your aches and pains. I’m not getting any younger and I have plenty of those. Our Health & Wellness Providers Guide is a summary of health care and wellness practices and businesses we trust. Perspective Matters When Selling Your House Today

Does the latest news about the housing market have you questioning your plans to sell your house? If so, perspective is key. Here are some of the ways a trusted real estate professional can explain the shift that’s happening today and why it’s still a sellers’ market even during the cooldown.

Fewer Homes for Sale than Pre-Pandemic While the supply of homes available for sale has increased this year compared to last, we’re still nowhere near what’s considered a balanced market. A recent article from Calculated Risk helps put this year’s increased inventory into context (see graph below):

Housing Supply is Still Historically Low

As the graph shows, the pre-pandemic numbers (shown in blue) are higher than the numbers we saw during the pandemic (shown in green). That’s because the average days on the market started to decrease as homes sold at record pace during the pandemic. Most recently, due to the cooldown in the housing market, the average days on the market have started to tick back up slightly (shown in orange) but are still far below the pre-pandemic norm. Prior to the pandemic, it was typical for homes sold to see roughly 2-2.5 offers (shown in blue). As the market heated up during the pandemic, the average number of offers skyrocketed as record-low mortgage rates drove up demand (shown in green). But most recently, the number of offers on homes sold today (shown in orange) has started to return to pre-pandemic levels as the market cools from the frenzy.

Inventory the Week Ending October 7 , Compared to Last 3 Years th

It shows supply this year has surpassed 2021 levels by over 30%. But the further back you look, the more you’ll understand the big picture. Compared to 2020, we’re just barely above the level of inventory we saw then. And if you go all the way back to 2019, the last normal year in real estate, we’re roughly 40% below the housing supply we had at that time. Why does this matter to you? When inventory is low, there is still demand for your house because there just aren’t enough homes available for sale.

Homes Are Still Selling Faster Than More Normal Years And while homes aren’t selling as quickly as they did a few months ago, the average number of days on the market is still well below pre-pandemic norms – in large part because inventory is so low. The graph below uses data from the Realtors’ Confidence Index by the National Association of Realtors (NAR) to illustrate this trend:

What’s the takeaway for you? Buyer demand has moderated from the pandemic peak, but it hasn’t disappeared. The buyers are still out there, and if you price your house at current market value, you’ll still be able sell your house today.

The Batwa, East Africa’s original indigenous dwellers of the jungles, lived in harmony for centuries, flourishing in a time capsule that protected them from modern-day issues and provided them food and medicine. Then, in 1997, they were forced from the forests and found themselves naked, without food or shelter and lacking skills to cope with society. They became beggars in a world they didn’t understand, with neighbors who didn’t understand them. The Batwa of Kisoro Hill—201 souls—are squatting on land they do not own in shelters pieced together from trash. They pray their children will live to age 6—and nearly half don’t. Without nutrition and in the absence of medical care, they succumb to everyday illness. Men infrequently work removing trash in exchange for a meal—never enough to feed their families. Women walk 12 km each way to obtain water—dirty water. Children can’t attend school due to hunger. During the pandemic, tourist dollars were scarce and the plight of the Batwa became even more dire. These indigenous

people feel that they have no future, and for many, life has become hopeless.

CHANCE ENCOUNTER In 2019, when Thousand Oaks resident Kim Mowder went on a safari in Uganda and visited the Batwa, her trip was a bucket-list maker, while meeting the Batwa was life-changing. From that encounter, Plant Fruit was born. A board of directors was formed comprised of women from the Conejo Valley who now lend their time to this great cause. Today, Plant Fruit brings hope in the form of People, Land, Agriculture, Nutrition and Training. The skills Batwa women and men are learning at Plant Fruit’s trade school can lift their families out of deep poverty and provide a brighter future. During the course of a day, we are all working towards something. Perhaps a project is in the works and you are trying to get a good grade. Maybe you are simply figuring out what’s for dinner. When it comes to sports, goals typically revolve around improvement, competitiveness and the achievement of personal bests. But why bother? What does sport participation actually mean to us? The answer to that would—and should —look different for each individual. Buster Douglas explains that he was able to upset Mike Tyson in 1990 because his why was deeper than simply winning. His mom had suddenly passed away 23 days before the fight. Douglas knew he had a choice. He could let his mom’s untimely death inspire him or deflate him. He decided to fight. In 2003, Brett Favre famously threw for 399 yards and four touchdowns after his father’s unexpected death the night before. He stated that he knew his father would have wanted him to play. It was clear that his performance was linked to something far deeper than improving his stats. While some might say that mortality can put other things into perspective, it is also not fair to trivialize the power of sports. Sports and life do not have to be mutually exclusive. Sport participation can be so reflective of our personalities—how we behave and relate to others. For some, the athletic arena may feel like the safest place to heal and just process life. Sports provide community and, ideally, a supportive environment. Deeper meaning is not only found through loss and one does not have to play through pain to establish their why. Every day, people are making choices based on a greater good. Perhaps an athlete wants to succeed so that they can have a platform to make a difference in the world. In 2016, Serena and Venus Williams opened a community center in their hometown of Compton, California, to support residents affected by gun violence. Their half-sister had been killed in a drive-by shooting in Compton in 2003. LeBron James announced that he wants to play in the NBA with his son before he retires. He emphasized how much that would mean to him, saying that playing would not be about a paycheck at that point. Setbacks are often part of the process. For example, recovering from injury can feel like one step forward and

two back. The patience required can be excruciating. However, adversity can be reframed as a test of one’s resilience. Yet, even resilience requires a why. You always have a choice—you can call it quits or press on. It is often that deeper meaning that fuels one’s energy to continue. Attitude, motivation and work ethic are intensified when you have a why that outweighs pain and sacrifice. The energy it takes to commit to the process is not just found in behaviors. It’s when you have energy in your mind and heart that the magic is more likely to happen. As you embark on each new personal journey, spend time exploring your why. Remind yourself of this deeper meaning throughout the quest. That is where victory and satisfaction lie.

They took me on an incredible drive from Gorman to Ojai. Taking their M3s/M5s and any other BMW you can imagine to roads less travelled allows these vehicles to be driven the way they were meant to be driven. Still, safety for the drivers and the

driving public is paramount—I felt safer on this drive than I do on the 101. Optimize Your Oral Health at Newbury Park Dental Arts

Visiting the dentist can be an anxiety-inducing experience, especially if it has been a while since your last checkup. However, having a partner in oral health is extremely important, especially before you experience any pain. “More than 50% of people over the age of 30 have some form of periodontal or gum disease,” says Dr. Cristina Markiewicz, owner of Newbury Park Dental Arts. “When you're not routinely seeing a dentist, that inflammation of the gums erodes the bones that

support the teeth. Since most people lose teeth due to periodontal disease and not cavities, it's important to treat it early and to stabilize the gums and the bones.” Cavities are a common issue for some, and when the cavity is very small, you often don’t even know it’s there. “People can have cavities or bacteria in the teeth that break down the teeth,” she says. “By the time they start feeling a cavity, it's usually deeper in the tooth and the cost to repair it is significantly higher. It may even lead to more extensive treatment like a crown or root canal.”

To foster good oral health habits early on, Dr. Markiewicz likes to see children under the age of one, or by their first tooth. After that, routine care is established. “Each person’s oral health needs may differ,” she says. “Someone who has a very healthy mouth, no periodontal disease, and no cavities can see a dentist every 6 months for a cleaning and checkup. On the other hand, someone who has periodontal disease may need to see one three to four times a year.” Dentists also check for other issues like oral cancer and airway problems such as sleep apnea. For kids, they may also look to see if they have large tonsils or any breathing issues. “In my practice specifically, I check if they're having chronic pain and TMD (temporomandibular joint disorder),” says Dr. Markiewicz. Establishing good oral hygiene habits at home can help prevent and reduce many of the issues that can develop over time. Here, Dr. Markiewicz gives us some tips on the best ways to take care of our teeth and gums: • Not all toothbrushes are made the same. I highly recommend an electric toothbrush, and my two favorite brands are Sonicare and Oral-B. They really do a lot of the work to keep our teeth clean. • Flossing is so important. They just did a study and only 30% of people are flossing and if you don't floss, 35% of the tooth surfaces aren't being cleaned. That bacteria is just growing in between those teeth and adding to that periodontal disease. Also, one of my favorite adjunct items is a water flosser—I love the cordless WaterPik®.

• There are many mouthwashes on the market, but my favorite one is made by Closys because it's very sensitive on the gums and it has all the little goodies that really promote great oral health at home. Some brands really dry out the oral tissues because the alcohol compromises your natural saliva, which in turn compromises your body's own buffering capacity to restore your oral health. I also recommend a tongue scraper to remove bacteria from all those little crevices. Maintaining optimal oral health is not only important for teeth and gums, but for the rest of your body as well. “Any time you have an infection, whether it be a gum infection like periodontal disease or a cavity that has bacteria, that bacteria can get into your bloodstream and cause a whole host of medical issues,” she says. “For people who are diabetic, it’s actually more difficult to manage their blood sugar levels if they're not managing their oral health. Others with poor oral health may be at higher risk factors for heart disease.” Dr. Markiewicz and her team go out of their way to make patients feel comfortable, including those who are nervous about seeing a dentist. “We let them know that we’re an advocate for helping them improve their oral health. Steps for Life VENTURA COUNTY HEART WALK

After a 2-year hiatus, the American Heart Association’s Ventura County Heart Walk made a comeback, bringing together more than 600 community members for a walk to save lives from heart disease and stroke, the nation’s leading causes of death. The event, held at California Lutheran University and sponsored by Amgen, UCLA Health and Dignity Health St. John’s Regional Medical Center, raised more than $144,000. Among the walk participants were Vicki Woods, who celebrated surviving a series of heart attacks when she was 47 years old, and the Martinez family, who walked in honor of Heaven, who was born with a heart defect. Teams from local companies also joined the event, including Bank of America, Moorpark College, Oxnard College, Westfalia Fruit Marketing, Adventist Health Simi Valley, the City of Thousand Oaks and Sage Publishing/Corwin. Heart disease, stroke and other cardiovascular diseases claim the lives of more than 870,000 men, women and children every year. Funds raised at the Heart Walk support the work of improving care and outcomes for heart disease and stroke patients, advocating for stronger public health policies and funding innovative scientific research to improve survival and find cures. The American Heart Association has invested more than $5 billion in research, resulting in breakthroughs that save and improve countless lives every day, including CPR, the artificial heart valve, cholesterol-lowering drugs, stents and microsurgery. There are so many things we have control over, but our health, to a certain extent, is not really one of them. What we can do is honor our bodies. What would that look like? you might be thinking. I know I’ve said this before—we take care of our kiddos, our cars, our homes, and our businesses, yet some of us forget to include ourselves on that list. I call this my “responsible” list.
