What Do Rosemary’s Clients Say?
“
“There is NO ONE like Rosemary!”
NO ONE knows real estate marketing like Rosemary... NO ONE sells like Rosemary... NO ONE advertises like Rosemary... NO ONE is connected to buyers and sellers like Rosemary! I’ve found it’s no secret that an essential quality of any successful business lies within its ability to not only forge new relationships, but to maintain and grow them as well, Rosemary has done that throughout her career. Rosemary Allison is the reminder that relationships matter, community service matters, her financial support of our neighborhood schools matter and being an advocate for her clients and their homes matters. There is NO OTHER REALTOR that you should call to represent you in selling your home. I could go on and on but I think you get the picture... Once we listed our home with Rosemary, she not only found our buyer within 2 weeks from her steller advertising, but her connections provided our buyer the lender who could help her purchase our home in less than 30 days. Rosemary Allison, we cannot “thank you and your team” enough for your professionalism in not only finding the right buyer but seeing each and every detail through to the end. Your work ethic and tenacity to get the job done was incredible. My family and I are forever indebted to you for seeing this through.

“SLOW DOWN, CHILDREN, DOGS & HORSES AT PLAY” WELCOMES A SIGN ALONG SANTA ROSA ROAD AS PEOPLE ENTER THE SCENIC SANTA ROSA VALLEY. This reminder to take it slower reflects the relaxed mentality of the peaceful, verdant valley, a little piece of paradise—about 5 miles long (east to west) and 2 miles wide (north to south)—tucked into a rural, unincorporated area between the cities of Moorpark, Camarillo and Thousand Oaks. The area’s 3,000-some residents include celebrities, Olympic gold medalists, world boxing champions, and successful philanthropically minded people from all walks of life, who cherish their community for its rustic charm, majestic greenery, breathtaking scenery, open-field farming, large plots of land, hiking paths, beautiful houses and incredible neighbors, to name just a few of their reasons for calling it home. “You get the feel of living in the country, but you have proximity to all the resources that you ever need,” says SRV resident and CEO of St. John’s Camarillo 20

Hospital, Darren Lee. Darren and his family moved to Santa Rosa Valley in 2015, drawn by the picturesque valley’s beauty, weather—“a little bit warmer than Camarillo, but a little cooler than Thousand Oaks”—and ideal location. Secluded, while still central to everywhere you want to go, Santa Rosa Valley allows Darren “to escape a little bit from the busy workday that you have and the congestion of the other areas,” improving his quality of life and wellbeing. Fellow SRV resident Joe Markiewicz, a Coldwell Banker Realty realtor, agrees that Santa Rosa Valley’s unique geography adds to the area’s appeal. “The close location of Santa Rosa Valley to the city and the value of its homes make it a hidden gem in Southern California,” says Joe, who grew up in the community. In addition to “beautiful views and great neighbors, I love the lot size of area homes and privacy. I think what you get for the money is amazing,” he notes. “We are there to advise the Board of Supervisors about what issues are important to the residents of Santa Rosa Valley,” explains Mark. GOOD FUN SRV locals enjoy frequently getting together to socialize and raise funds for a good cause, says Lori Donnelly, owner of Wolf Creek Wellness. “We have consistently been growing and loving it here,” says Lori, who along with her husband, Michael, has made the Valley home for 27 years. “We love feeling like we contribute within the equestrian community in the valley. Prior to COVID, we would have large Halloween parties or anniversary parties and invite the community to come. We have even hosted a comedy night where all proceeds went to Casa Pacifica.” The couple initially purchased a 1918 cottage off Duval Road in ’94 before purchasing the land that is currently Wolf Creek Valley Ranch. “It was all strawberry fields here when we purchased it in 2005, and we started converting it to a horse-boarding facility around 2008,” says Lori, who offers a wellness program to

and other holistic types of healing. This, combined with the animals on the property, makes for a very serene and lovely healing atmosphere.” From 2011 to 2017, Kimme Black organized the No Place Like Hope Family Picnic and Hoedown to raise funds for horse rescue organizations while bringing the community together. As a little girl who loved Knott’s Berry Farm and its horses, Kimme says once she learned “how uncertain horses’ lives are,” she resolved to help them. “When the community comes together, it makes it stronger, it makes it safer and it brings comfort to each other,” says Kimme, noting that more than a fundraiser, the event aimed to “protect those that are helpless and innocent as we give to each other friendship and safety.” More than 2,000 people turned out in support of the enormously successful event, featuring Wyatt McCrae as the Master of Ceremonies, phenomenal performances, and local vendors of food and wares. Recalling fond memories of the events, Kimme is grateful for recently celebrating 15 years of living in this special community. “It’s natural, it’s beautiful, it’s not overdone, the people are lovely and my dream my whole life long was to have a horse. I got my own first horse at age 42,” she shares, adding, “my second dream come true was to have a piece of property to have my horses with me. I feel really lucky, and really blessed to have been able to achieve that enormous dream.” AL LAGO WINES Enjoying the fruits of the vine is another local pleasure, and Al Lago Wines tops the list of favorite wineries, as their grapes are grown right here in the Santa Rosa Valley vineyard. Founded in 2008 by Simone Lagomarsino and Blair Allan, who started out planting a small 300-vine vineyard on their property, Al Lago Wines has grown to almost 3,000 vines that produce a variety of grape varietals for their highly sought-after wines that showcase the terroir of the Santa Rosa Valley. Passionate about the pursuit of excellence in winemaking permeated by a philosophy to care for every detail, Blair and Simone insist on quality in every step of the process, including soil testing before planting. They were thrilled when the results of soil samples sent to a world-renowned lab in France forecasted success for their future winemaking, as the native soil of the Santa Rosa Valley showcased the limestone, clay and micronutrients of some of the best wine regions in the world, says Blair. Locals look forward to Santa Rosa Valley winetasting events being reinstated soon, and in the meantime, wine enthusiasts can taste Al Lago Wines’ Cabernet Sauvignon, Syrah, Sangiovese and other Italian varietals at their Paso Robles tasting room (480-B Marquita Avenue) by appointment and via AlLagoWines.com. With a limited production of less than 400 cases annually, Al Lago Wines is laser focused on quality from the vineyard to the wine glass, earning accolades from Wine Advocate, Vinous and Wine Enthusiast for their great-tasting wines. TIMELESS TREASURE Santa Rosa Valley residents cherish this very special place on Earth, where time seems a little slower, neighbors a little friendlier, and life is a lot more pleasant in this peaceful paradise they are happy to call home.

the charity.
“That’s a source of great pride for Montecito Bank & Trust and it inspires other donors,” she adds. “When they see the list of organizations to which we annually give, sometimes that creates an interest in those organizations which we’ve already vetted. As we emerge from the coronavirus, there’s a wonderful spirit of giving that hopefully clients are feeling drawn to, not only for tax planning but for community giving.” In order to have a tax deduction, you want to make sure the charity is an eligible organization which is usually under the tax code 501c3. Gifting to family is another way to lessen tax liability. “The maximum amount allowed is $15,000 per person per year, so a husband and wife can gift up to $30,000, but it’s unlimited when paid directly to educational and medical providers,” says Schomer. “That can be for things like eyeglasses, braces, private school tuition, or a qualified camp, so there are lots of ways you can exceed that amount per year. It also includes insurance premiums.” Also, she explains, if you have a young family member who is an employee and he or she is earning earned income that could be taxable income, it’s possible to gift to this person the amount of their earned income that could go into a qualified IRA or Roth IRA. “That’s a good way to provide the liquidity needed to get started on something that they hadn’t started earlier in the year. They can take the cash and use that to fund these plans.” In addition to relatives, cash can be given to others as well. “You can give up to $15,000 per year (in 2021) to as many people as you like,” says Managing Director Stephen Meli, CRPC®, MBA, at Westlake Private Wealth Management in Westlake Village*. “These gifts can be made to anyone, not just family members. Cash gifts are a simple way to gift and the most common.” Generally, he explains, taxpayers must itemize their deductions in order to benefit from this cash contribution. “However, a special rule applies for 2020 and 2021 that allows taxpayers to claim $300 (increased to $600 for joint filers in 2021) in addition

to a private foundation). Other donations can include gifts of appreciated securities held longer than a year, qualified charitable distributions, charitable bequests at death and ‘bunching’ of charitable contributions via a Donor Advised Fund (DAF), which have different AGI limits and rules.” REVIEW YOUR FINANCIAL PLANS, FINANCIAL GOALS AND BUDGET “What that means is you’re looking at where your accounts are, where your assets and liabilities are, and having a good snapshot of your net worth,” says Fischer. “Am I under water or above water? Did I make any improvements from the year before or am I going downhill? What’s working and what’s not working? “What everybody wants to do is improve their net worth, have lots of assets and very little risk, and reduce debt, so that when you get older you have the ability to make choices whether to retire or not retire.” When to take social security is also a very important decision, and one you should make with an expert. “I do a review using a Social Security calculator in my financial planning software,” he says. “We go through 600 different variables that provide us the most optimal strategy.” Another critical thing for people to do is review their monthly and annual budgets. “I made it easy for my clients by creating an easyto-read budget worksheet,” says Fischer. “People don’t like talking Michele Shipp, Senior Trust Officer, Montecito Bank & Trust
about the ‘B’ word because many are in total denial about how much money they’re spending. But at the end of the day, I never had anyone ever tell me it was a waste of time. They usually thank me.” Employees, he adds, should look at their annual company benefits every year to see what might be new and what they may be able to take advantage of like HSAs, FLEX plans, Disability or Term Life insurance. Group benefits generally have a lower cost than individual benefits. Review your estate plan as well, he advises. “Along the way, there might have been a death, a birth or a divorce, so it’s important to review and update your beneficiaries on these accounts.” OFFSET REQUIRED MINIMUM DISTRIBUTIONS (RMD) Each year, people over age 70.5 (or 72, depending on their birthdate and maybe the year they retire) have to take RMDs from their retirement plans. “They then have to decide if there’s a way to either take an RMD or do a special kind of distribution from an IRA, called a ‘qualified charitable distribution,’ which has some very significant impacts both in terms of taxable income and the Part B and Part D surcharges for Medicare,” says Schomer. “This taxation issue has many more implications on a monthly basis for all of the next year in terms of surcharges on Medicare payments. That’s something that is little understood and it’s not always on top of people’s minds. “Year-end tax planning regarding IRAs is a really fantastic opportunity for both charitable contributions and also to reduce the balance that would be on the account at the end of December, which
38

generates next year’s required minimum distribution. So this is really a key component for people for whom it applies.” TAKE ADVANTAGE OF TAX-LOSS HARVESTING “Coming off 2019 and 2020 with nearly all indices positive, there
Laura Raulinaitis, Certified Financial Planner, The Lake Avenue Group at Morgan Stanley
might be a great deal of unrealized gains,” says Meli. “Couple that with the first half of this year with the S&P 500 up over 15%, and there could be even more unrealized gains. If a client’s portfolio has been rebalanced this year, inevitably there should be realized gains, and probably more than what they’ve experienced over the last few years. “‘Tax-loss harvesting’ is a process that we employ yearly, which means we sell any investments with an unrealized loss and replace that investment with a similar asset. Unfortunately, some years it’s more difficult to realize losses than others, and I’m afraid 2021 is going to be that year as there aren’t many investments that haven’t gone up over the last few years.” WORK WITH AN EXPERT TO DESIGN AND OPTIMIZE A FINANCIAL PLAN As you can clearly see, there are many ways to manage your money and other assets, and these are but a few. The real key is having a financial expert carefully review your unique needs and goals. “Whether you’re married and have a family, or are an individual, it’s so important to work with a professional to help put together a strategy specific for you and your family,” says Meli. “Not only with regard to your investment portfolio, but a cash-flow analysis for your retirement, a plan to send your children to college, a health care directive, insurance and long-term care needs analysis and an estate plan.” “The purpose of a financial advisor is to help you have a financial

plan, and your financial plan will include the things discussed in this article,” says Raulinaitis. Adds Shipp, “We take a team approach to providing investment advice and administration for wealth management accounts. Our portfolio manager would be on that team and be the expert who would provide investment advice using a variety of factors and it would really be customized for that particular customer’s needs. Hopefully, the information given here will be a call to action for people to reach out to their advisors, CPAs, attorneys and/or investment advisors.” Of course, we can only include so many financial tips in one article. There are many other ways to save money, invest wisely and plan for the future. Contacting one of the professionals above or finding your own highly experienced and educated financial expert is the first and most important step for smart financial planning. With the end of the year fast approaching, don’t wait too long to get in touch. It might just be the best investment you’ll ever make. *Wells Fargo Advisors Financial Network is not a legal or tax advisor. Romero’s love of food has contributed to his unique signature style of international flavors. Because he has traveled to more than 18 different countries, he has acquired culinary experiences from numerous regional chefs and has worked in some of the finest kitchens in Ventura County, including The Tower Club, Bistro 13 and Spanish Hills Country Club. For Romero, of Oxnard, his winning dish “was something I created specifically for this event.” “When you create a dish, you focus on your actual ingredient—the scallop—then you think far beyond,” he told the audience after his win. “If you’re going to eat something, you want everything from it, so that’s how you create things. It’s like a romance.” The winner of the sweet category was Chef Alex Montoya, who made a Jasmine Plum Rum Ice Cream Pop with a white chocolate hard shell and pop rocks. “What I like to do is turn a cocktail into a dessert, so I turned a jasmine plum mojito into a dessert,” said Montoya of Water’s Edge in Ventura, Waterside Restaurant and Wine Bar in Oxnard, and Honey Cup Coffeehouse & Creamery, which has locations in Newbury Park and Oxnard. The Oxnard resident started his culinary path at Spencer Makenzie’s and Zoey’s Café back when he was 17 years old as a prep/dishwasher and sometimes cook. He later took a position at The Cave with the opportunity of working up the ladder. And before he knew it, he was given the opportunity to become executive chef. Montoya, who has participated in Casa Pacifica’s culinary competition in the past, said, “I’ve won second place pretty consistently,” so winning first place was “solidifying,” and “it was nice to take first place for the first time.” The culinary competition was part of Casa Pacifica’s annual Angels Wine, Food & Brew Festival, which has been voted the “Best Charity Event” and “Best Food & Drink Festival.” All proceeds from the festival benefit Casa Pacifica’s vital programs and services for foster children and at-risk youth and their families. Casa Pacifica’s mission is “to restore hope, enhance resiliency, and strengthen community connections for children, young adults, and families at the most challenging times of their lives,” said Carrie Hughes, Casa Pacifica’s Chief Development Officer. Casa Pacifica’s annual Angels Wine, Food & Brew Festival “is the most important thing that we do in the community every year to raise money for the kids that we serve,” added Shawna Morris, Casa Pacifica’s Chief Executive Officer. “The only reason we do this is because of the kids.”

This beautifully designed wall oven allows you to use both steam (keeping food moist and delicious), and the genius of convection cooking, surrounding food with hot air for perfect heating, and the ability to crisp and

brown while keeping food moist. You can use steam plus convection baking together or separately. You’re in control of how you cook your favorite foods with 9 different cooking modes which enable you to steam, (perfect for veggies or fish) bake, steam plus convection, or prepare your meals any way you want to. The Jennair Steam & Convection Wall Oven doesn’t just do double duty, it does noncuple (yes, it’s a word, meaning nine times, for the 9 modes). This versatile wall oven is absolutely perfect for any special occasion when you want to cook a turkey or anything else you have up your sleeve for the holidays.
Big Green Egg Kamado Grill
3. BIG GREEN EGG KAMADO GRILL Yup, we went out on a limb and included an outdoor grill (we’re getting away with this because all of our showrooms are located in Southern California!). This grill isn’t just any grill, it’s the fabulous Big Green Egg, and it’s the ultimate cooking experience. It’s the best Kamado ceramic grill and smoker around. It’s ideal for the inventive renegade cook in your family who wants to outdo the neighbors this holiday season. The Big Green Egg doesn’t just grill, but it can prepare all your holiday favorites—Smoked Turkey, Roasts or Prime Rib. Not only can it cook traditional holiday entrees, it can tackle luscious desserts like Bourbon Apple Pie and Molten Chocolate Lava Cake. 4. MONOGRAM’S SMART FLUSH HEARTH OVEN
This might be a bit unconventional, but it’s not just an indoor
pizza oven, it’s a hearth oven capable of doing so much more, we think it should make the list. Monogram’s hearth oven brings the classic wood fire experience into your very own kitchen, which sort of sounds like a Hallmark holiday movie waiting to happen. This hearth oven is truly unique because it’s the only electric indoor hearth oven that requires no external ventilation (one less thing to think about when installing). Each oven is handmade to order and incorporates a real pizza stone controlled by an LCD touchscreen, which is programmable, but also comes with easy preset settings. There is nothing you can’t cook in this hearth oven, from freshly baked breads and holiday pies, to smoked, barbecued or slow-cooked meats, roasted veggies, baked potatoes and casseroles. But if you want to stick to pizza, I’m sure your holiday guests wouldn’t mind that either. The choice is up to you with the Monogram Smart Flush Hearth

We can’t forget the very important role that wine, spirits and drinks play in a holiday meal. At WDC we offer Fisher & Paykel’s outstanding wine refrigeration, columns and cabinetry. They have partnered with master sommeliers (fancy name for wine steward) and prestigious wine makers to manufacture wine cooling and storage systems that are an investment in your wine collection. With their deep understanding of what makes the perfect conditions for your wine, they have developed a state-of-the-art system that is completely customizable. The wine solutions include UV protection, limiting excessive light that can harm the bouquet and flavors, Dual Zones, independent areas for flexible temperature settings, along with low vibration, eliminating movement that can actually ruin the wine. Having perfectly chilled bottles at your fingertips for the holiday sounds like a dream come true, and it is super simple with Fisher & Paykel’s wine refrigeration that will turn your kitchen into pure luxury.
Visit any of the WDC showrooms throughout Southern California to learn more about our top picks to make Fisher & Paykel’s Wine Refrigeration

PARTING THOUGHTS
THANKSGIVING SEASON IS A PERFECT TIME
Giving Thanks
TO LOOK AROUND AND THINK OF ALL THAT WE ARE THANKFUL FOR. Many of us do this as a tradition, and some of us have made our own traditions, for example, we used to ask our kids at our family dinners and gatherings what they were thankful for during their day. However, is being thankful the same as being grateful? And does “thankful” mean the same as being grateful? Contrary to what many may think, there is a difference between being thankful and grateful. “Thankful,” such as saying “thank you” when someone does something nice or helpful, is an expression of appreciation for something that another person has done for you. Many have learned to be polite, with society and many a child’s upbringing conditioning people to express thanks for a kind act, either with words, a gift or even cards. Being grateful is having a sense of thankfulness
ARTICLE KIM PAGANO
that comes from a feeling within rather than a kind gesture. Being grateful or having gratitude can be directed at not only people you appreciate but things that you feel have made your life easier or more rewarding. You can be grateful for your parents that have supported you as you worked your way through
college and achieved your degree. And you can be grateful for people like your mother, who gave you guidance and good advice over the years—both are worthy of gratitude! Gratitude is often much more memorable than thankfulness. It can last a long time. For many who focus on gratitude regularly, it is a way of life—an attitude of gratitude. We hear of random acts of kindness or paying it forward, and it’s important to express our thanks for people who go out of their way to do these nice gestures. It is a proven fact that when you do this, both parties are rewarded. So yes, there is a difference between being thankful and grateful… By striving to make gratitude a discipline, many things such as time spent with loved ones, takes on a new depth of meaning. Try making gratitude something you focus on and practice in a deliberate way…whether it is expressed outwardly or felt inwardly, it will change you and the relationships in your life for the better! Having both thankfulness and being grateful in your life are truly life-changing!! Happy Thanksgiving everyone! Tune in to the Kim Pagano Radio Show, “The Brighter Side of Life,” Saturdays from 7 to 8 a.m., stream it at KVTA.com or download Kim’s podcast and take her with you to brighten up your day!!
