Planting the SeedsInvesting in Ourselves and Our Community

As we move deeper into spring, I’ve been spending some time thinking about growth. Take a seed, for example. When planted, it takes the perfect combination of environment, nutrients, and attentive care for it to grow. First, it needs an ideal set of conditions to germinate. Once the process begins, delicate roots shoot out to strengthen the seedling, building a strong foundation that will sustain it throughout its entire life. Only when it’s rooted will send a sprout above the soil to begin the journey of photosynthesis.

This is the path that every seed takes, from the smallest wildflower to the tallest redwood tree. What a beautiful metaphor for us, as humans, to understand what it means to invest in ourselves and our futures.

This month in the magazine, we’re talking about investment. While that conversion here looks like tips for building businesses, investing in real estate, and learning all about life insurance, it also extends far beyond that. The lessons we learn are the same as the lesson of the seed: That investment is about making decisions today that nurture the right environment for growth in the future. It means having patience during the rooting phase, knowing that a strong foundation builds the way to a stable and thriving future, and it means continuously providing the water, nutrients, and sunlight needed for our investments to flourish.

This magazine is our investment in the Chula Vista community. Every month we strive to highlight businesses and community members that are deeply rooted here, nourishing our community through stories and preparing us for a safe and steady future.

As you flip through the pages this month, consider this: What seeds are you watering in your own life? Are you taking the steps necessary to prepare yourself, your family, and your community for your future, financial and otherwise? How can you take steps to feel empowered to protect those you love, and prepare for a life as grand as the flowers and the redwoods?

Wishing you all the motivation you need to start today, wherever you are, toward whatever goal you choose.

Happy Investing!

INVEST IN YOUR FUTURE, FAMILY, AND FITNESS WITH EXPERT DARRYLL COLEMAN

PHOTOGRAPHY

There are some people you meet in life who light a fire in you to become the best version of yourself. For many in our community, that person is Chula Vista resident Darryll Coleman. Darryll works as a Life Insurance Agent for New York Life, but what he offers his clients, community, and family is so much more. TikTok motivator, content creator, advocate for families, and fitness trainer are just some of the roles he plays. We sat down with Darryll to discuss his passion for helping people invest in themselves, their families, and their future. Here’s what he had to say.

“LIFE INSURANCE IS FOR EVERYONE. IT’S NOT A QUESTION OF ‘SHOULD I HAVE IT?’ IT’S A QUESTION OF ‘HOW FAST CAN I GET IT?’”

TO START, CAN YOU TELL US A BIT ABOUT YOURSELF?

First and foremost, I am a patriot through and through. To me, that means loving community, loving family, and loving God. I spent 24 years serving my country, have a master’s degree in education, and am an engineer by trade. I married my prom date after running into her at the Denver airport years after high school, and now have two daughters and two grandchildren. I believe in excellence, integrity, honesty, loyalty, and personal courage.

WHAT INSPIRED YOU TO BECOME AN EXPERT IN LIFE INSURANCE AND

HELP PEOPLE PROTECT THEIR FINANCIAL FUTURE?

I got into the life insurance business because my mom passed away when she was 32, causing my siblings and I to grow up in foster homes. When I was presented with the opportunity to help people understand life insurance, I did it because I didn’t want anyone else to go through what we went through. I work with minorities, single moms, parents who have children with autism, and anybody who needs guidance on how to offset financial barriers to protect their family.

IS LIFE INSURANCE ONLY FOR PEOPLE WHO HAVE DEPENDENTS?

Life insurance is for EVERYONE. It’s not a question of “Should I have it?” It’s a question of “How fast can I get it?” The type and amount vary by person, but it’s really about being able to sleep at night. I always say, there are two reasons why you buy life insurance - you love somebody or you owe somebody. If you have a family, if you have a job, if you own property - get life insurance. Life insurance is for anyone who has an insurable value, which is every life.

HOW DOES LIFE INSURANCE HELP BUILD GENERATIONAL WEALTH?

Life insurance is a financial instrument that provides peace of mind. When people think about life insurance, most are actually thinking about death benefits, but there are many living benefits of life insurance, too. It’s about using your policy as part of a diversified tax strategy, building cash value over time and leveraging it to strengthen your long-term financial planning. It helps you plan for retirement. It helps you protect your mortgage in case of

WHY IS FITNESS IMPORTANT TO YOU? HOW DOES IT RELATE TO LIFE INSURANCE AND PREPARING YOURSELF FOR THE FUTURE?

I am a motivator. I NEED you to win. I need everyone to win! Fitness and finance go hand in hand because I want you to be healthy, but I don’t want you to outlive your money. It’s about longevity. WHAT ADVICE DO YOU HAVE FOR PEOPLE LOOKING TO SET THEMSELVES UP FOR SUCCESS IN THE FUTURE?

Start by looking in the mirror and saying these three words, “I love you.” Every day, say, “I love me right now.” No matter what’s going on in the world, you have control over how you care for yourself. Then, get up and take a 30 minute walk. From there, you can begin taking steps for your future self, little by little. Over time, just like financial investments, it snowballs into real change.

INDOOR PLANT GUIDE

Investing in indoor plants can not only spruce up your living space, but also bring numerous health and well-being benefits

Bringing the outdoors in with the use of house plants is a great way to add color and dimension to your space. We sat down with Jesse Nelson at Family Tree Nursery, based in Kansas, and discussed the benefits of incorporating plant life into your home. “There are plenty of studies on the health benefits of plants, and the evidence suggests that being around plants and caring for plant life increases overall wellness,” explains Nelson. “Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of  purifying the air.” There are a wide variety of indoor plants that work for any space and light situation that you may have. Regardless if you have a green thumb or a black thumb, there are plant varieties that fit your lifestyle. Here are a few of our favorite indoor plants to incorporate into your home.

ANTHURIUM:

Anthurium has gorgeous, colorful flowers and is the easiest indoor flowering plant to care for. It comes in a variety of colors including red, white, orange and purple. Anthurium likes to be dry, so let it go bone dry before watering. Fertilize every so often, especially when blooming. These plants do not like direct sunlight and can be repotted every three to five years.

HOPE PEPEROMIA:

This cascading plant is gaining popularity due to its succulent-like leaves and also because it is fairly easy to care for. The Hope Peperomia likes medium to bright direct sunlight. It does well as a tabletop plant or a hanging plant. Watering is only needed one time a month regardless of plant size.

“Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of  purifying the air.”

This is a slow-growing variety that is architectural and compact. This plant is a great statement piece and looks great in an entryway or by a chair. There are a lot of varieties and colors of the Dracaena. They are very resilient in low light and are great for an office space with little or no light. They like to stay on the dry side, so they like to be watered when they are about ½ to ¾ of the way dry. When watering, give it a good soak. Pro tip: A moisture meter can be purchased and used to determine how dry your plant is to help determine when it is time to water again.

How Investing in Real Estate Builds Wealth, Stability, and Legacy for the Long Term

Investment at the highest level is about vision. It’s about seeing beyond your present moment and making decisions that support your wealth and stability in the long run. One of the most powerful ways to do this is through real estate.

Annel Verdugo de Vargas is a Chula Vista real estate agent with 24 years of experience selling properties and helping

“Whether building generational wealth for your family or using investment properties to generate monthly cash flow, real estate investment stands the test of time.”

home buyers and investors plan for their future. Though she began her career interested in criminal justice, Annel fell in love with real estate early on and pivoted to a career dedicated to helping families achieve their dream of home ownership. She prides her work on three main guiding principles: ethics, ingenuity, and excellence.

Operating with ethics at the center of your practice in a market that can sometimes be riddled with less-thanideal practices is a cornerstone of true real estate guidance. Clients are not simply purchasing homes when they work with Annel, they are making some of the most financially significant decisions of their lives—a process that requires transparency and accountability.

Ingenuity means that Annel keeps up in a rapidly changing world, embracing AI marketing or home staging when necessary and understanding that

innovation helps serve her clients through all types of market and technological changes.

Excellence, her third value, is what ties it all together. “It’s about never settling to be average, and always striving to be exceptional,” Annel says. “From listing presentations to staging, it’s just always delivering amazing results.”

To Annel, there is no better investment than real estate. Whether you’re building generational wealth for your family by paying off your home and passing the equity on to your children or using investment properties to generate monthly cash flow to fund retirement, travel, or future ventures, real estate investment stands the test of time and is the best way to hedge against inflation.

Her commitment to the value of long-term real estate investment stayed with Annel through the

2007-2008 economic recession. When the market took a huge downturn, she was confident in the longterm value of her home and knew that holding onto her property was the best choice she could make. That conviction reflects the broader principle she shares with her clients, that patience and planning can be powerful in building your long-term wealth and stability.

Education is also central to Annel’s approach. As a coach for Coldwell Banker, she shares that mindset is at the center of staying the course and being successful in your long-term financial goals. Many clients arrive to Annel uncertain, even intimidated by today’s market. They’ve heard myths about down payments or interest rates and they’re unsure where to begin. This, she says, is where she thrives—sitting down with clients in person and walking them through every step of the process. She begins every relationship with a conversation, aiming to understand her clients goals, clarifying their options, and connecting them to the right financial professionals for their next step.

What is the biggest mistake Annel sees potential home owners make? Not acting sooner. “One thing I’ve seen over the years is that most people regret waiting,” she says. “They rarely regret buying.” She says it’s important for buyers to understand that even though it may seem difficult at the moment, the sacrifice is almost always worth it. It’s about taking that leap of faith and making that first step toward home ownership to start you on your journey to long-term wealth. It’s also about being smart while you do it, talking to trusted professionals to be sure you’re making the right decisions about loan types and ensuring you get the right deal for your goals.

At the end of the day, investing in real estate requires courage and often demands sacrifice. At its core, though, it’s about more than financial return. It’s about stability in uncertain times, independence in rising markets, and the quiet confidence of knowing you have built something lasting for yourself, your family, and your legacy. If you are looking for a trusted partner to help walk you through the steps, Annel Verdugo de Vargas is the expert you want in your corner.

What it Takes for Business Owners to Level Up in Work and Life

SMALL

SUCCESS BUSINESS

Steve Scholl is a seasoned business consultant with more than 40 years of experience. From his early career growing a construction management firm into the largest consulting firm working with Fortune 500 companies to classified government work to launching LocalHub, a San Diego–based business accelerator, he has experienced the ups, downs, and all arounds of launching, scaling, maintaining, and selling businesses. His joint ventures with large national banks, top business leaders in the United States, and experience with countless Fortune 500 companies equips him to help local business owners accelerate their success.

A high tolerance for risk, Steve says, is directly correlated to success. Add consistent follow through and resilience, and you have the recipe for a top notch business owner. Over decades of advising companies, he has identified six predictable mistakes that put small businesses in trouble, and how to fix them.

THE SIX MISTAKES THAT GET SMALL BUSINESSES IN TROUBLE — AND HOW TO FIX THEM

Chula Vista is powered by small businesses. From family-owned restaurants and construction firms to retail shops

and emerging product innovators, our community is built by entrepreneurs willing to take risks and work hard. After decades of building and advising companies, Steve observed something consistent: most don’t fail because of bad ideas. They struggle because of execution mistakes. The encouraging part? These mistakes are preventable. Here are the six issues he sees most often, and how to correct them before they create serious trouble.

1. Chasing Revenue Instead of Profit

Growth feels good—more customers, more contracts, more activity. But revenue is not profit. Some companies double sales only to face greater financial pressure. They underprice to win work, ignore true costs, or expand faster than margins allow. Warning signs include strong sales but constant cash flow stress, inconsistent owner pay, heavy reliance on credit lines, and no clarity on gross margins.

Fix: Know your numbers precisely. Understand gross margin by product or service, monthly operating costs, breakeven revenue, and cash runway. Conduct monthly financial reviews, separate business and personal finances, and build at least a three-month cash reserve. Growth without margin creates pressure. Sustainable profit creates freedom.

2. Trying to Serve Everyone

Many businesses begin by serving whoever walks in the door. Over time, broad positioning weakens market power. When your message is unclear, customers compare you on price. When you look interchangeable, you’re treated that way. Symptoms include ineffective marketing, inconsistent branding, frequent discounting, and no clear competitive advantage.

Fix: Narrow your focus. Define a specific customer, problem, and outcome. Clarity builds authority. Authority builds trust. Trust supports pricing power.

3. Founder Dependency

If every decision, sale, and solution runs through the owner, the business becomes fragile. It cannot scale, operate independently, or command a premium valuation. Founder dependency creates bottlenecks, burnout, inconsistent service, and limited growth. If the business can’t function smoothly without its founder for 30 days, it isn’t built to last.

Fix: Systematize before you delegate. Document core processes—sales, service delivery, customer support, vendor management. Create checklists, define roles, establish performance standards, and shift from “doing everything” to designing and overseeing systems. When the company runs without constant intervention, it becomes scalable, and valuable.

4. Failing to Think Strategically

Entrepreneurs are excellent problem-solvers, but constant reaction crowds out long-term planning. Markets shift. Costs rise. Competition evolves. Without stepping back, you’re always responding instead of leading. Struggling companies often lack

annual planning sessions, quarterly financial reviews, clear 12-month objectives, and measurable KPIs.

Fix: Schedule strategic time deliberately. Conduct quarterly performance reviews. Set three to five measurable annual priorities. Track leading indicators such as pipeline value, retention, and customer acquisition cost. Strategic thinking isn’t theoretical—it’s protective. Small early adjustments prevent major disruptions later.

5. Mistaking a Product for a Company

Many entrepreneurs launch with a superior product or service. Early excitement validates the demand, but a product is not a company. Distributors and major customers want depth, expansion potential, and a roadmap. Without scalability, early success plateaus. A single product may open doors, but competitors with broader ecosystems often dominate.

Fix: Build with expansion in mind from the beginning. Define a three to five year product roadmap. Ask whether the product can generate recurring revenue. Can you develop complementary offerings, variations, bundles, or premium tiers? Investors fund companies. Distributors support scalable brands. Customers stay loyal to continuity. A strong first product opens the door, but a strategic ecosystem builds staying power.

6. Viewing Talent as a Cost Instead of an Investment

Labor is often a company’s largest expense, but businesses that treat employees strictly as overhead limit growth. High-caliber employees are multipliers. They solve problems independently, improve systems, protect reputation, increase revenue, and elevate standards. Alternatively, hiring the lowest-cost option often results in turnover, inefficiency, and owner burnout.

Fix: Shift your mindset from cost to return. Evaluate hires based on revenue impact, operational efficiency, leadership capability, cultural alignment, and scalability. Define roles clearly and establish measurable outcomes. Talented people want structure, accountability, and opportunity. When you create that environment, the return can exceed salary many times over.

IT’S ALL ABOUT STRUCTURE

Across all six mistakes, one theme stands out: lack of structure. Small businesses are born from passion, grit, and instinct. Those qualities drive early momentum, but as revenue grows, complexity increases faster than most owners expect. At some point, hustle must be replaced with discipline.

Long-term success requires structure around financial clarity, market positioning, operational systems, strategic planning, product scalability, and talent development. This doesn’t require bureaucracy. It requires intentional leadership. LocalHub can help get you there.

Small businesses are the backbone of Chula Vista. They create opportunity, support families, and strengthen the community. The difference between struggling and scaling is rarely intelligence or effort, but focus and discipline. Most business problems are predictable, which means they are preventable. With clarity, structure, and a commitment to continuous improvement, small businesses don’t just survive, they thrive. And when they thrive, the entire community benefits.

EMBRACING A PARTNERSHIP WITH YOUR BODY

Wellness isn’t about restricting — it’s really about giving. Giving to yourself and to your body in a way that allows them both to thrive. The cool part? The things that give to your body naturally give to your mind, your hormones, your earth, your relationships, and so on — it’s all beautifully interconnected in that way.

Work in partnership with your body. Listen to it, support it, give to it, forgive it — and I promise it’ll give back. Repeat after me: I love myself as the most important and committed partner I will ever have

Eat your greens, cook at home, choose local produce and quality meats, don’t be scared of healthy fats — but also support local farmers, move in a way that makes your body and mind feel good, prioritize times of mindfulness and stillness, fuel your body in a way that is sustainable for both you and the planet, practice gratitude and empathy, give yourself grace when you lose routine, don’t try to make changes overnight, ditch the guilt, and always always be kind to yourself.
