We all know that Chattanooga is growing. In a recent article for Choose Chattanooga, Molly Wholihan writes, "People are moving around the country for many reasons, and when it comes to Chattanooga, folks are relocating for the ideal geographical location, reasonable home prices, the university lifestyle, pro-business culture, and the copious outdoor offerings." Yes, the Scenic City is buzzing with new residents who have learned our little secret: Chattanooga is a wonderful place to live! In this special "Home" issue, we'll take a closer look at how to make your space the home of your dreams, and at how Chattanoogans are giving back to make home sweeter and more comfortable for their neighbors. We tour a newly finished modern transitional farmhouse owned by Justin and Karey Blinn. On their popular Instagram account @ourforevertnfarmhouse, they give exceptional tips on design, construction, and when to splurge versus spend when you're creating your perfect space. We meet Lindsay Frost and her team at Frost Designs. The Frost Designs team works collaboratively to create functional and vibrant living spaces uniquely styled to fit you and your family. We learn about Sleep in Heavenly Peace, a volunteer organization dedicated to building, assembling, and delivering bunk beds to children and families in need. SHP volunteers believe a bed is a basic need for the proper physical, emotional, and mental support that a child needs, and they are on a mission to improve conditions for families in our community. We gain VIP access to CHI Memorial's Pink! Gala. Pink! is a celebration of life for breast cancer patients and survivors that has raised more than $5.2 million since 2006. All proceeds from Pink! stay here in our community to ensure the MaryEllen Locher Breast Center at CHI Memorial has the latest technology and provides the highest quality care available to women in need as well as helping provide college scholarships to children who have had a parent experience breast cancer. "Home" means many things to different people. For me, home is where my son's baseball glove sits on the kitchen counter. It's where my husband makes homemade pizza on the weekends. It's where I find my laptop with no battery life right before a deadline. Simply put, it's the best part of my day, and I'm so thankful to be sharing it, even in small ways, with you.

Sleep in Heavenly Peace NON-PROFIT PROVIDES HANDCRAFTED BEDS FOR LOCAL CHILDREN Sleep in Heavenly Peace is an international charity organization that provides children who have poor sleeping conditions with suitable beds and bedding. By meeting these basic needs, the organization hopes to bolster children’s physical, mental, and emotional health. In the four years since its formation, the charity’s Chattanooga Chapter has provided over 2,500 beds to local children. As the demand for bed requests continues to increase, the organization is seeking additional volunteers and sponsors. Bob Hirschi, President of the Chattanooga Chapter, informed us about ways the local community can support the organization. The charity accepts bedding set donations which can be dropped off at Implants and Oral Surgery of Chattanooga. Additionally, community volunteers can assist with building beds from raw lumber and have the opportunity to deliver the beds to the children. Bed-building events can be sponsored by individuals, businesses, churches, schools, or other civic organizations. Locals may donate or become a volunteer at the Chattanooga Chapter through the Sleep in Heavenly Peace website www.shpbeds. org or the “Sleep in Heavenly Peace-TN, Chattanooga” Facebook page. Hirschi and the team at Sleep in Heavenly Peace attribute the growing impact of the organization to God and the people of the Chattanooga community whose continued support helps to secure resources for local children.

18TH ANNUAL PINK! Gala
On Saturday, January 21, Chattanooga was turned pink once again for the 18th Annual Pink! Gala. Guests dressed in their most polished pink attire to raise money to support the CHI Memorial MaryEllen Locher Breast Center of Excellence. Although breast cancer-related deaths have declined over time, breast cancer remains the second leading cause of cancer death among women—making the Pink! Gala a truly impactful part of our community. This year’s Pink! Gala marked the return of the event’s traditional programming after three years of accommodating for health safety precautions. In addition to featuring live and silent auctions, the Pink! Gala serves as a celebration of those who have survived or are currently battling breast cancer. Additionally, the gala aims to spread awareness of treatment options available for patients in Chattanooga. The Pink! Gala remains the largest event of its kind in the Chattanooga area. The purpose of the Pink! Gala, according to Madison Ralston, is to inform the public that “We are here to treat our community”—a mission that remains central to the organization. This year’s event co-chairs, Brooke Daiel and Gabby Sanders outdid themselves as they organized an evening guests won’t soon forget. Efforts are already underway for next year’s event. Standing boldly on ten wooded acres in McDonald is Justin and Karey Blinn’s forever home. Inside, bathed in abundant natural lighting, contrasts of stone, slate and quartz mingle with natural textures and complementary wood finishes. From the moment that you arrive on the property, every detail of the Blinn family farmhouse speaks to the intentionality with which it was designed. Their modern, transitional farmhouse, custom built by Joe Wall Homes, boasts over 4,000 square feet of finished space with room to grow. Karey, who began documenting their build progress on Instagram, never dreamed in 2019 that she would
have over 74,000 people following her family’s story. But now, four years later, she offers advice and tips to others embarking on the same adventure. We had the privilege to speak with Karey about her family’s journey to their stunning home and got her advice about the building and design process.
WHAT MAKES THIS YOUR FOREVER HOME? We were fortunate to find ten acres with the help of our realtor, Wendy Dixon. We loved this area because it was in the "country" but still close to Ooltewah and convenient to Chattanooga. We designed this house CONTINUED >

Building right now takes a lot longer than it used to and you will need to have patience. It will be tempting to try to rush things or settle just to get done but you will regret that in the end. Don't settle! This is your house and you are paying for it. So, make sure it's done the way you want it and make sure it is done right.
to fit us now and to grow with us. We wanted plenty of entertaining and personal space. We also designed the exterior to have a timeless look no matter what color we painted it.
HOW DO YOU BALANCE FUNCTION WITH AESTHETICS? We included lots of storage (cabinets and closets) to enclose things and to keep things organized. We made the kitchen functional by keeping things our kids need to get to at their level. We also included a mudroom with lockers for the kids to keep their coats, shoes, and school gear. We have two laundry rooms to accommodate the large amount of laundry families can accumulate during the week. Each kid has their own bedroom with an attached bathroom and walk-in closet so that they can have their own personal space. They each had a say in the color and design features of their rooms.
WHAT BUILD ADVICE WOULD YOU GIVE TO SOMEONE JUST BEGINNING THEIR OWN CUSTOM HOME? Take your time during the entire process. Make a list of your must-haves and find a house plan that includes them all. If you can't find the perfect house plan, you might want to enlist a draftsman to help you out. In our case, it was our builder. The design process took a couple of months to get just right. Building right now takes a lot longer than it used to and you will need to have patience. It will be tempting to try
to rush things or settle just to get done but you will regret that in the end. Don't settle! This is your house and you are paying for it. So, make sure it's done the way you want it and make sure it is done right. Focus on the bones of the house first as you can’t change those. You can change paint colors, finishes, and decor, but once the home is built, structural things are more difficult to alter.
WHAT WERE MUST-HAVES WHEN BUILDING YOUR HOME? Our must-haves were: a walkout basement, lots of windows for natural light, a wood-burning fireplace, large porches, a two-story foyer, different ceiling heights, a large, open kitchen island, a walk-in pantry, a kitchen sink looking out of a window, a curbless shower with frameless glass in the master, an en suite for each bathroom, and a chicken coop.
WHAT ARE YOUR TOP DESIGN TIPS AND TRICKS? You can design the home of your dreams on any budget. You just have to shop smart. Watch for sales, shop around, and use cheaper materials to create a designer look. For instance, you can arrange simple subway tile in a fun pattern to create a more boutique look. Don’t be afraid to mix and match your furniture. For example, the seating in your living room doesn’t all have to match and can be a great way to mix textures and fabrics in a space. To keep a design cohesive, keep the basic CONTINUED >

elements in the home the same. It will help it flow from room to room. For example, I used four to five main colors: black (windows, cabinets, doors, hardware, and light fixtures), white (walls, cabinets, tile, and countertops), beige (wood flooring, beams and other wood elements, gold hardware and lighting), and gray (chrome faucets and hardware, pale gray paint, gray/ concrete-like tile, countertops, and decor). We also incorporated green throughout the house and kept it in the same green color family. Keep your style the same from room to room. If your style is modern, stay modern throughout the whole house. If your style is French country, keep it all French country. Lindsey Frost knows how to work a room. A mother of three and the daughter of a businessman who worked in building materials, Lindsey Frost's firm, Frost Designs, is grounded in a foundation of experience, enthusiasm and perhaps most importantly, on relationships. From rearranging furniture and making material selections on a custom-built home, to adding the right decor to tie a room together, the team at Frost Designs does it all. Be it with contractors, architects or clients, for Frost there are very few projects that do not result in a new friendship. “One of our core values is nurturing relationships. I feel like that is a big part of our industry. Our job is getting to know our clients and the people we are working with, seeing how they live in their spaces,

and understanding how their families function," Frost explains. These relationships are the cornerstone of Frost Designs' success. From start to finish, the team at Frost Designs strives to fulfill the vision of their commercial and residential clients. The process begins with a two-hour consultation to understand the client's personal preferences. From there, the team tackles projects as simple as refurnishing a room and as large-scale as hiring a contractor and architects to remodel an entire home. Frost is known for gently nudging clients to think outside the box. “We do try to push the limits and push our clients a little bit, so they’re getting something unique. We challenge them to expand their comfort zone,” Frost says.

The Lakeshore Living project featured on their website, in particular features a stunning open office space that was once a patio overlooking the lake. The client requested a beautiful background for virtual meetings, but also for a scenic view of the lake from their workspace. By using a decorative wallcovering and installing a shade system with drapery panels, this room became a well-loved and high functioning space. With a little encouragement and a lot of trust, one client who once preferred darker-toned, traditional furnishings, soon embraced modernized lighting, lighter woods and statement fabrics. While not all projects are that easy, Frost enjoys a challenge. “It’s fun to work through those challenges, whatever they are and really learn how to make the best of it. Our goal is to create spaces that are functional, beautiful, and aesthetically pleasing for the client.” Style, Frost believes, is a form of expression even in furnishings. Frost’s love of unique patterns and vibrant colors is showcased in her newest venture, Twenty-Two, a retail store that shares the same space as Frost Designs. Potential customers walk through Twenty-Two to get to the design firm, providing the opportunity for inspiration. As for Lindsey's favorite style? Hands down. Palm Beach. “It’s just so bright and fun,” she says. Although, she understands not many clients want to design their home or business in that style, Frost and her team know the joy in working on a client’s dream space is allowing their personality to shine through. “It’s fun to add to some unique flare here or there and mix some of the styles to show how things really can work with a little of what they love, maybe a little of what I love, and what our team loves,” she adds with a laugh. While she has her sights on expanding, the firm is happily operating in Chattanooga, building more relationships under the principle, that for any projects, big or small, Frost and her team are there from start to finish.
