THE PERFECT RECIPE FOR SUCCESS Chef Robbie Held Offers In-Home Dinner Party Preparation and Catering Services
To say that Chef Robbie Held has been passionate about cooking for virtually his entire life is definitely an understatement. The Chandler resident and personal chef was just 5 years old when he, his mom, and his grandma—whom he fondly called Bummie—prepared authentic Italian meatballs in the family kitchen. “While other kids were drawn to playing cards and comics, I was always drawn to cookbooks,” he says. “I would cook romantic date nights for friends all throughout my teens and young adulthood. I’d bring a candelabra, napkins, and napkin rings just to be fancy.” Over the years, Held realized that while he definitely adores anything and everything associated with cooking, he prefers to do it his way, with no one else telling him what to prepare or how to prepare it. This self-realization inspired him to launch his own personal chef business in late 2019. Called Health Held in Hand, the Chandler-based business allows Held to pursue his main passion every day, but in a manner he is comfortable with.
“I’ve always loved cooking, but in my way, on my terms. So, this actually was an amazing fit for me,” he says. “I’ve worked in different restaurants in the past but always in service or bartending. I never wanted to cook someone else’s recipes and have no creative influence.” Health Held in Hand offers numerous personal chef-related services that allow clients to enjoy Held’s delicious dishes in their homes or at another venue. “Wherever you are, I and my team come to you and provide all of the shopping, prepping, cooking, service, cleaning, and we [then] leave. We also go shopping the same day of your event so you can receive the freshest handpicked products available,” Held says, adding that in addition to providing services for any dinner party occasion, he and his team also offer catering services. “I’m also looking to expand to the farmers’ markets to provide the public with some personal recipes that will consume you with flavor.” While Held says he “has been blessed with many clients in Chandler,” he is happy CONTINUED >

to travel anywhere throughout the Valley, state, and even out-of-state to prepare delicious and memorable meals for his clients. Embracing his Italian background, Held says he is always happy to prepare Italian dishes for his clients. “But to be honest, I love preparing Steak Oscar for guests. So many people out there have no idea what it is. I enjoy watching them taste something they’ve never had before, and the pure enjoyment on their faces never gets old.” In addition to his work as a personal chef, Held recently announced his partnership with Luxury Retreat Concierge and Destination AZ. He is now their primary chef for guests staying at their 200 local vacation homes across the Valley, including multiple properties in Chandler. “They’re just absolutely beautiful properties. I’m happy to be associated with them,” he says. As for his decision to pursue a career as a personal chef? Held calls the fusion of his outgoing and fun temperament and knowledge of cuisine “the perfect recipe for success.” “Honestly, I get to actually be me. I have a comedic personality and it comes out, especially when I am in my element in the kitchen and when I am serving guests,” he says. “Being able to bring my personality into every aspect of the experience not only allows me and the guests to enjoy every moment, or crack a smile or two, but also creates a totally unique experience that my guests cannot get anywhere else—and I think that’s a major reason my business continues to grow.” Held is also very proud of the amount of repeat business and customer referrals he receives on a regular basis. “Not a single day goes by without new referrals. I’ve gotten to the point of having multiple sources of referrals,” he says. HealthHeldinHand.com

TAQUERIA FACTORY Flavorful pastor pork made from an ancient Mexican recipe that includes 13 ingredients. Marinated birria beef stew that is as tender as it is delicious. Handcrafted specialty alcoholic beverages crafted from fresh fruits. These are just a few of the many menu items that are available at Taqueria Factory. Co-owners Gamaliel and Maria E. Garfio opened Taqueria Factory in June 2022. The husband and wife run the restaurant with the help of their son, Fernando, and their Aunt Rosa Garfio, who specializes in making the authentic birria. As Gamaliel notes, the four family members collaborated to create the authentic, made-from-scratch menu they serve to their customers. “All of our dishes are inspired by generations of our family of foodies’ recipes,” Gamaliel says, adding that he and Maria decided to open Taqueria Factory because they wanted to bring authentic Mexican food to Chandler. “My wife was born in Jalisco, Mexico, and brought with her the amazing cooking techniques that she applies to several of our dishes, as she’s an excellent cook. I was born in Sinaloa, Mexico, which is a state known for its delicious and vast gastronomy techniques,” Gamaliel says. also offers carne asada, seasoned grilled chicken, and shrimp with vegetables. These meats can be served in tacos, quesadillas, burritos, nachos supreme, birria ramen, and catering taco packages. To wash down the delicious food, Gamaliel says his son Fernando’s curated alcoholic drinks are already popular with customers. “In our family, he is known as ‘The Michelada Man’ due to his tasty combination of ingredients that made his Micheladas the party favorites,” Gamaliel says, adding that customers can choose from the Classic 16-ounce Michelada and the Tóxica 20-ounce Michelada, garnished with fresh fruit. “Also, it will be difficult to find a better margarita, as ours are made in collaboration with our sister restaurant, Frutilandia, using homemade real fruit syrups.” Gamaliel and Garfio opened Frutilandia 17 years ago, and now have 10 locations across Arizona, along with franchise opportunities. Frutilandia specializes in handcrafted frozen drinks made from homemade syrups, along with Thrifty ice cream and other sweet-tasting treats. “We felt a concept with more savory dishes would complement Frutilandia favorably,” Gamaliel says. Gamaliel says he and his family feel “truly blessed” by the positive response to Taqueria Factory. “We knew that by offering authentic, made-fromscratch, high-quality Mexican dishes, people would respond well to this type of concept, and we weren’t wrong in that assumption,” Gamaliel says, adding that they already need to add 50 more seats to their 75-seat dining room. As Gamaliel notes, the Taqueria Factory’s success is due to a combination of factors, including the fact that they prepare everything from scratch; their relentless passion for freshness, authenticity, and quality; as well as preparing food with traditional recipes and old-fashioned cooking techniques. “Every day we meet new people who are excited to visit us, and most were referred by their friends and family who felt they had to try this much-anticipated Mexican food taco shop.”

December 9th, 2020, I received a phone call from my husband, Vivek, and heard the words, “Ruchi, they are saying I have cancer.” Wait, what? I even asked him if he was joking, as I had only dropped him off at the hospital like three hours before with abdominal pain. But he wasn’t laughing, and what followed was a lot of reading, understanding, and comprehending of what was to come next based on his diagnosis of Stage 3C colon cancer, which had spread to the lymph nodes. He had colon resection surgery the very next day, followed by six months of chemo and scans/tests.

Even though cancer is behind us, raising awareness is not. March is Colorectal Cancer (CRC) Awareness Month and an opportune time to learn a little more about a disease that usually has no symptoms. It is no longer a disease of people over 50, and Vivek is proof as he was 48 at diagnosis, and one of the healthiest and fittest people, even following a mostly vegetarian diet. CRC is the third most common cancer diagnosed worldwide, and the second leading cause of cancer deaths in the U.S. It is projected to be number one by 2027 for ages 20-49. You may have also heard of celebrities like Chadwick Boseman, who died at 43, or Baltimore Orioles outfielder Trey Mancini, who was diagnosed at age 28. Colon cancer affects 1 in 20 people and impacts women and men equally. According to Anjee Davis, Fight Colorectal Cancer president, “By 2030, the incidence of early-age onset CRC—diagnoses under age 50— is predicted to increase by more than 140%, meaning more than 27,000 people under the age of 50 will be diagnosed with colorectal cancer. We must act now.” Experts are still trying to figure out the reason why more adults in their 20s and 30s are being diagnosed. Having said all that, colon cancer is also one of the most detectable, preventable, and curable cancers—provided that people are diligent about screenings. According to the University of California San Francisco, “About 90% of colorectal cancer and deaths are thought to be preventable. The American Cancer Society recommends that adults 45 and up (reduced from 50 in 2021) get regular colon cancer screenings. Some common symptoms can be changes in bowel movements, increased diarrhea, rectal bleeding, dark stools, unexpected weight loss, cramping, and excess fatigue.
Believe us—we know it's awkward to talk about your colon, and we hear people tell us all the time that “colonoscopies are no fun … they scare me … I don’t like the prep … yes, one day I will … I have no symptoms … I have no family history.” But as Vivek says, colonoscopies are way easier than chemo. While Vivek was lucky to experience symptoms (for only a week), colon cancer is typically invisible and leads to potentially fatal delayed detections. Prevention is always better than cure, and we know of over 150 people who scheduled their colonoscopies or appointments with their doctors after hearing our story.

Real Estate in Chandler PREDICTIONS FOR 2023 Whether you are new to the area or grew up here, chances are your top three conversations include something about the weather and how its unseasonably cold or already too hot, a debate over what is going in on that busy corner down the street and crossing your fingers that it is a good local restaurant or new place to take the kiddos, and of course, how the market is doing because everyone is just as impacted by the real estate market as they are often confused by it. So, let’s work backwards … Seasonality would dictate that our real estate market would peak in May and June, with the highest number of transactions occurring between March and June, but having gotten a bit of a slow start this year, we could see pent-up demand adding to the movement in the traditionally sleepy third quarter. Unlike the seller's market of the last couple of years, where the gap between supply and demand felt as deep and wide as the Grand Canyon, the more modest fissure between the two will promote healthy negotiations for any transactions without multiple offers, as is indicative of a more normal seller's market. The expectation that prices will fall again this year is unfounded based on our current supply levels, and those with ample equity in their home will likely look to upgrade in 2023. Increasing prices, low inventory, healthy negotiations, improved access for traditional buyers, and continued growth in the job market will likely bring more development of single and
multi-family housing projects and discourse on apartments, affordable housing, and the biggest elephant in the room— water. But how did we get here? Chandler has been in a seller’s market since 2011, which means that, for more than a decade, there have been fewer homes available than those who have wanted to buy them. Meanwhile, the population in Chandler has increased by nearly 20% in that time frame, with many moving to the area for its proximity to major employers, others for the more than 60 parks and outdoor recreation areas within our city limits, and still others for the affordable housing despite the increase in prices in recent years. Chandler is ranked #7 on SmartAsset’s list of the “best cities to buy an affordable family home”—which takes into consideration homeownership rates, housing options, affordability, and livability based on crime rates and graduation rates— meaning that while our average sales price has nearly tripled in the last decade, our city remains highly accessible from a pricing perspective when compared to its peers nationally. In fact, of that increase in home values over the last decade, nearly half of the appreciation came in the last three years, when travel and relocation were wrought with challenges due to the global pandemic. In reality, it’s hard to talk about where the real estate market is headed without acknowledging the havoc that the global

pandemic has wreaked on it locally. Much of the impact has been on consumer sentiment and the whiplash that many feel from an unusually tumultuous market over the last 36 months. The real estate market in Arizona, and Chandler in particular, is typically unremarkable, with steady and predictable appreciation, with the exception of the global financial crisis of the early 2000s, which of course impacted the country as a whole. As more of main street became operated by wall street, and as investors flocked to our affordable city while the government attempted to avoid another financial crisis by artificially reducing interest rates through the buying of mortgage-backed securities, we saw rapid fluctuation in the key indicators of a healthy market, including supply AND demand, which resulted in bottoming out our inventory at just 129 available homes in Chandler for a population of more than 275,000 people in February of 2021. While new construction has often helped to infuse new inventory into the Chandler market—with recent developments including Asher Pointe by Lennar, Echelon at Ocotillo and Pinelake Place by Lennar, Mariposa by the New Home Company, Canopy by Tri Pointe Homes, and Windemere Ranch by Maracay Homes, among others—the global pandemic brought challenges to the supply chain, shed light on the underbuilding we had been doing in relation to our population growth, and at one point, several of these builders had waitlists of hundreds of consumers ready, willing, and able to buy but with nothing to sell them. The compounding effect of historically low interest rates and anemic inventory levels was so incredibly evident in the pace of the market that one could only describe the rapid downshift out of that market last year as jarring. With interest rates on the rise and at one point 65% of the available inventory to purchase having been bought and sold in the last two years alone, the locomotive that was our real estate market came to a screeching halt as demand froze and a flood of new listings relative to the deficient levels we had experienced for the previous two years came to the market. Almost overnight, we swapped appraisal waivers and shortened inspection periods for contingencies and sellers' concessions in an effort to grease the wheels of an apparently

halted real estate market. The summer months were spent navigating the emotions of those selling their homes, getting the wind knocked out of their sales as offers dried up, and expecting the stalemate that would come for those buying homes by fall when interest rates would peak at just over 7%. Seasonality set in and brought cooler weather, holiday activities, and increased inflation concerns, leaving the market feeling like a deflated balloon despite never having actually popped like it did in 2008. While there are many differences between the market crash 14 years ago and our return to balance in 2022, the primary factor in our ability to maintain pricing and so quickly shift back into a seller's market as we have over the last couple of months has been again, our deficient inventory. To put it in perspective, we currently have nearly 60% less inventory than we had after the market crashed in 2008 for a population that has grown more than 20% in the same time period. While the last couple of years have been challenging—albeit profitable—for those looking to participate in the Chandler real estate
market due to an influx of cash buyers and real estate investors banking on enormous returns on their investments, the traditional buyers are back in the driver's seat for 2023. The Chandler real estate market is nothing short of remarkable these days, with an annual average sales price of more than $630,000 (which equates to an average dollar per square foot of about $288 per square foot). With nearly $2 billion dollars of residential real estate exchanged in our city alone and awards under our belt for everything from being the best place to find a job to being one of the most recession-proof cities, expect continued headlines about our thriving market in 2023 and beyond. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.
TA K I N G T H E C O U N T E R M AT E R I A L U P THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. ARE THERE ANY WAYS BUYERS CAN AVOID OR LOWER A POTENTIAL INTEREST RATE IF THEY WANT TO BUY A HOME? Actually, there is. For some buyers, a Buy Down Program might be right. This program gives the seller an attractive incentive to offer buyers to purchase their home. It gives the buyers the ability to secure a loan between 1%-2% lower interest rate than the market interest rate at the cost of the seller.
CAN YOU EXPLAIN HOW THIS WORKS? Of course. Let’s say you have a 2-Year Buy Down Mortgage Loan on a purchase price of $300K. The market rate is 6.25% for the buyers at closing. With the Buy Down Program, this makes the firstyear rate (months 1-12) 4.99%. (*Due to this being

IS THERE ANYTHING PEOPLE SHOULD KEEP IN MIND ABOUT RATES? Look to the 10-year Treasury Note. There are many factors that can impact the growth or decline of interest rates, including government policies, economic realities, etc. Knowing how the 10-year Treasury yields affect the rise or fall of mortgage rates can prove useful. As the yield curves change on 10-Year Treasury bonds and notes they influence mortgage rates. Let’s review historically what the 10-year Treasury Note has done since it opened in 1962. The yearly average note in 1982 was 14.19%. In 1991, it was 7.86%. Today, we are at an approximate 52-week average of 4.325%.
SINCE RATES ARE HIGH, SHOULD ONE CONSIDERATION BE JUST WAITING TO PURCHASE A HOME? One important thing to keep in mind is that you marry your house, not your payment. Trying to purchase at the “right time” is not possible if you focus on the rate. When you are looking for a home, you are searching for somewhere to rest your head at night and possibly raise a family. It is important to find a home you love and are comfortable with the payment now. Historically, every 16-24 months the 10-year Treasury Note will drop low enough to allow you to refi and lower your monthly mortgage payment.
