Investing in Community

Welcome to our April issue. As the cherry blossoms peak and the air in Chamblee carries that unmistakable spring energy, our thoughts naturally turn toward growth. This month, we are exploring the theme of Investing. While that word often conjures images of spreadsheets and stock tickers, we’ve chosen to look at it through a broader lens: the intentional act of pouring time, passion, and resources into the things that make life in our city so rich.

We start by raising a glass to the Distillery of Modern Art. This local gem is a masterclass in multifaceted investment. By blending the precision of craft distilling with a profound dedication to the arts, they’ve invested in Chamblee’s cultural footprint, proving that a business can be both a destination and a community pillar. It’s a reminder that when we invest in creativity, the entire neighborhood reaps the dividends.

Of course, investing often starts closer to home—quite literally. In this issue, we dive into the latest trends and thoughts around investing in your living space. Whether it’s a sustainable landscape project or a long-awaited kitchen renovation, your home is more than an asset; it’s the sanctuary where your daily life unfolds.

We also highlight the beauty of social capital through the story of a local resident’s pop-up coffee social. It’s a heartwarming example of how a simple pot of coffee and an open porch can be the greatest investment one can make in the fabric of their neighborhood.

As you flip through these pages, I encourage you to ask yourself: where am I placing my capital this season? Whether you are diversifying your portfolio, refreshing your home, or simply taking an hour to connect with a neighbor, may this spring be your most rewarding season yet.

The Distillery of Modern Art platforms local artists and entrepreneurs, all while crafting award-winning spirits grown and produced in Georgia

Sip Artistic

Spirits

Craft cocktails, local art, and budding community all intersect at the Distillery of Modern Art (DOMA). A fully functioning whiskey distillery, Founder Seth Watson created this concept as a means to marry his dual passions for hospitality and spirits. It's an incubator in more ways than one; from producing award-winning whiskey to supporting artists with a zero commission model and offering event space for small businesses without a fee, Seth’s creation supports the Chamblee community on hyperdrive.

Artistic expression is at the heart of DOMA. The subjectivity of human experience anchors one’s experience of art, and Seth came to learn, one’s experience of spirits as well. He traveled over the country to various distilleries, offering free labor for the chance to observe the production process and learn all he could. One of his biggest takeaways was that the enjoyment of a sip of spirit can’t be boiled down to cost or where the grains are grown. Ultimately, opinions are completely individualized, just like a piece of art. “In making a good spirit, it’s both art and science,” Seth says. Thus, his concept was fully formed to create a space that did not exist. And where better to open than Chamblee.

“To move a scale in any direction,” Seth says, “You need somebody willing to take a risk.” He’s always been that person, which is why his professional life is marked by an entrepreneurial spirit dedicated to personal passions and enhancing the experiences of others.

Shortly after college graduation, Seth realized working for someone else wasn’t for him, and he struck out on his first venture. His event production company thrived for twenty years in Atlanta and cemented Seth’s respect for design and a keen understanding of curating impactful experiences.

... EVERY CENT GOES TO THE ARTIST. “I WOULD FEEL SO TERRIBLE GOING TO BED AT NIGHT SAYING THAT I SUPPORT THE ARTS, AND IN THE END, ALL I’M DOING IS TRYING TO TAKE SOME MONEY OUT OF THEIR POCKET,”

- SETH WATSON
DOMA marries Seth's passions for hospitality and spirits.

Chamblee’s local government provides responsiveness and excitement toward local businesses. They assist with zoning and logistics, and the location is ideal, near two major highways and a MARTA station. Seth and his family live nearby in Brookhaven, and Chamblee’s artsy, up-and-coming vibe is the perfect match for such an ambitious project.

Contributing to the local community is top of mind: the residents, the artists, and fellow entrepreneurs. “I believe when we work together that there's opportunity for everyone,” he says with conviction. Even the state as a whole is invested, as the grains for their spirits are all grown on a farm in South Georgia.

One of the most inspiring aspects of DOMA is its commission-free model for the local artists it showcases. The art gallery rotates every six weeks and serves as an incubator for the next generation of new talent. You don’t need to be previously shown to earn a spot here, and when a piece is sold, every cent goes to the artist. “I would feel so terrible going to bed at night saying that I support the arts, and in the end, all I'm doing is trying to take some money out of their pocket," Seth says. He walks the walk when it comes to true community impact. He has a vision for his space and Chamblee, which elevates the city for everyone.

A massive part of DOMA’s success rests on the shoulders of Head Distiller Matt Greif. Seth selected him after over forty interviews, determined to find the perfect match, the “yin to his yang.” Matt’s cordial Midwestern vibe blends well with Seth’s East Coast energy, and the two have collaborated with a combination of expertise, vision, and verve.

Walking into DOMA is a full sensory experience. "The building is designed for the customer experience first,” Seth shares. The scent of cooking grain wafts through the air, epic art pieces adorn the walls,

and a lovely cocktail bar provides the ideal spot to try their signature spirits. Every Friday, Saturday, and Sunday, the bar is open regardless of the event calendar. Local organizations host yoga classes, flower arranging workshops, and even specialty tastings. DOMA is also an ideal venue to rent out for your own events. Corporate parties and personal milestones can be celebrated in a wholly unique environment with ever-changing decor and a mission to believe in.

The Distillery of Modern Art does much more than deliver award-winning spirits surrounded by stunning local art. It catalyzes the community, offering space for other brands to build through exposure and events, demonstrating a truly collaborative model. "The thoughtfulness and the intention in what we're trying to accomplish...it's something that they can actually believe in,” Seth explains.

Trusting relationships are at its core. It’s rare to happen upon a business with pure intent, and Seth and his team deftly demonstrate that success is at its finest when it shares the spotlight generously, amid a gutsy concept that just clicks. Grab a drink at the bar, peruse the gallery, and join the community. They’re just getting started.

Homeownership

See your house as more than a home

So, Punxsutawney Phil popped his head out and said six more weeks of winter. Considering he’s only right about 35% of the time, and Atlanta weather changes hourly, maybe it’s a good time to quit trusting a rodent for weather advice. It seems we’re often looking for an authority we can trust to guide us through virtually everything. This holds especially true regarding protecting our hard-earned money and how to make it work for us. As residential designers, we aren’t investment gurus by any stretch, but we do have an interesting vantage when it comes to what may be the most critical investment, your home.

Since 1987, we’ve had the privilege of serving hundreds of clients while working to help shape their vision of life in Atlanta. For years, many of our clients came here on their way to another chapter in their lives. Buying a home was often an impersonal investment decision. Acquisition costs were manageable and for years equity grew like bamboo in a monsoon. When their stay in our fair city was drawing to a close, they could sell and make a handsome return for their next adventure. Many locals

used the same strategy to work their way up the housing ladder through a series of ‘lateral’ home purchases. More times than not, if the location was perfect, but the house was not, the rule was purchase, bulldoze and rebuild anew. Unfortunately, home purchases frequently lacked the guiding consideration of permanence. In the metro today, land is in high demand as we seem to expand toward the state borders at a pace. Property costs are at an all-time high regardless of location or condition. The decision to purchase a home is one that now carries more thought to the future. Often, the home is chosen for the surrounding community, location, and the house meeting the basic necessities. With that decision, compromise is a common bedfellow. Which leads to the question, is further investment into the property worth it to make the house perfect?

When you’ve found that property, particularly in a community such as Chamblee, with a strong and diverse economy, a major transportation hub with nearby museums, parks, an array of dining delights, good schools, the answer to that question is simple; making your home work for your family is most definitely worth the investment. By adding additional square footage (an addition) or reconfiguring the space you have to function better for how your family uses it, you can fully enjoy your home and your community. Creating an asset to build generational wealth and increase the value of what you already own all without the compromise of finding a new community or another house, which may or may not meet your

needs. When you choose to renovate your property with a kitchen renovation, an addition, or anything in between, you’re in control of the design. Making sure that your property reflects your values and grows with you.

A home has been referred to as “equity in America.” How exciting and how true. If you own a home in Chamblee, of virtually any stripe, you have what we call a “golden ticket.” It has a solid intrinsic value just as it is. Don’t throw money at it, but rather, invest in it. Seek the advice of a seasoned design professional and explore how your home can evolve to serve your family and your financial growth for years to come.

BREWING UP COMMUNITY

Brendan

Connecting over a cup of coffee is a universal human experience. It’s a go-to for first dates, casual business meetings, and old friends catching up after years spent apart. All over the world, coffee is a daily ritual, and it's even more enjoyable when treated as a true craft. There’s a science to brewing an epic cup of coffee or pulling a smooth shot of espresso.

Smith fosters communal camaraderie over cups of excellent coffee through Back Porch Coffee events
“I love community,” Brendan says earnestly.
“I just love getting people together.”

The amount of machinery and options can feel overwhelming, and that’s where someone like Brendan Smith, a true coffee aficionado, comes in.

Brendan clearly remembers the first sip of espresso that sparked his lifelong passion. It was indelibly impactful, a full sensory experience. When asked about it, he recalls the moment immediately and with total clarity. Decades ago, in Gulfport, Florida, at the aptly named Java Nirvana, he drank a straight espresso with a “sweet and clean” finish that he’d

never experienced before. It wasn’t bitter at all and didn’t even need to be chased with water. That taste opened up to him the possibilities that exist in the crafting of coffee.

Later in life, in his role as director of retail operations for a coffee company, he would represent that very brand of bean. This full-circle moment cemented the interconnected nature of the coffee world and brought that priceless feeling of knowing you’re doing exactly what you were meant for.

Now, as a world-class coffee consultant, he derives immense joy from shepherding coffee shop owners through the process of opening or refining their spaces. Brendan finds professional satisfaction in improving operational efficiency, as his vast knowledge can perceptively pinpoint small tweaks to cast large reverberations. His clients span the gamut, from brand-new entrepreneurs as young as nineteen to seasoned retirees. Some are based in Georgia, while others hail from all over America. Regardless of background, Brendan has observed that we all have hang-ups, especially in business, and resetting our mindset helps revitalize success. There’s a set of similar fears that Brendan helps address and eradicate. At the end of the day, he offers tools so they can offer “great coffee and great hospitality” to their desired customer base. “I’m always rooting for their success,” Brendan says.

A self-proclaimed “people person,” Brendan extends his expertise and love of human connection to the wider Chamblee community through his family’s Back Porch Coffee get-togethers. Nowadays, neighbors rarely have the opportunity to meet each other, for as a culture, we have slowly become more isolated and siloed. These local events began a couple of years after Brendan and his family moved to Chamblee in 2022.

The first Back Porch Coffee began as a test run for a Cinnamon Toast Crunch Latte that Brendan was preparing to present at a wedding show. Quickly, he realized the impact of such a gathering and how much others loved to learn about coffee (and each other). The events instill a sense of community and real connection that many look forward to with eager anticipation. Brendan doesn’t charge for any of the coffee drinks or food, and even refuses tips. The event is fully accessible and will stay that way. It’s an open-hearted way to cultivate connection, and he and his family provide space for other families to gather, with children and fur babies along for the ride. “It's creating real space where people can meet their neighbors,” he says. It’s a rarity to come across an expert who is so generous with their time and resources.

In their home is also a fully adorned “coffee lab,” which contains three bars filled with commercial equipment. He hosts trainings there and now has relationships with different brands, so he can help neighbors and trainees alike attain espresso machines and grinders. Brendan curates a selection of specialty beans from a range of roasters that many neighbors pick up regularly. Outside

of official trainings, he once hosted an event alongside equipment manufacturers where his neighbors were able to test drive different espresso machines and brewers. These types of educational, yet lighthearted events, epitomize Brendan’s friendly approach to sharing his craft while providing a true service. He’ll even teach you how to aerate your oat milk better.

To pull an excellent espresso shot, Brendan advises using freshly roasted coffee, emphasizing the importance of checking the “roasted on” date on the bag. Clean, filtered water is imperative. Then, invest in a nice espresso grinder that offers the capacity for micro-adjustments. This will specifically help manage

the age of the coffee while combating any potential moisture loss.

Brendan really homes in on the physics of coffee, and his breadth of knowledge is finely-tuned. His cafe operations coaching is highly sought after, and he’s also the go-to person for fully vetted equipment and accompanying training. And of course, you can always meet him and try one of his excellent coffee drinks at Back Porch Coffee, which is dedicated to maintaining a no-barrier-for-entry model. It’s an authentic space for Chamblee neighbors to meet and gather, again and again. “I love community,” Brendan says earnestly. “I just love getting people together.”

Inquiring Chef

START WITH A VEGETABLE

Jess Smith is the founder of the popular food blog InquiringChef.com, which she started in 2010 after moving to Thailand with her husband. She explored Thai cuisine, took cooking classes, and documented her experiences on the blog. Over time, her passion for cooking grew, leading her to focus on quick, easy meals for families. Today, Inquiring Chef receives over 5 million page views annually and supports a small team. She shares new recipes weekly through email, her blog, and social media, helping home cooks simplify mealtime without sacrificing flavor.

Smith is now an author. Her debut cookbook,  Start with a Vegetable, published in 2025 reimagines meal planning by putting vegetables at the center of the plate.

“Start with a Vegetable was the result of a natural transition in the way I started thinking about preparing dinner for my family. At the end of a busy day, I often didn't have the energy to think about dinner in parts by preparing a separate protein, vegetable, and starch,” says Smith. “I realized that if I put a vegetable at the center of the dish, the rest was easy to fill in.”

The book features 100 flexible recipes proving vegetables aren’t just a side—they’re key to simple, satisfying meals.

As chief recipe developer for the Cook Smarts meal-planning app, Smith worked closely with families struggling to get dinner on the table. She noticed a common challenge: people wanted to eat more vegetables but didn’t know how to build meals around them.

“As I started planning and testing recipes for the book, I just loved how easy it made dinnertime feel. Are there carrots in the fridge? Here are a bunch of ways to turn them into dinner. Nearly all of the 100 recipes are complete meals and include easy swaps to make them vegetarian. The book is truly flexitarian, with vegetable-forward recipes for all types of eaters.”

Unlike most cookbooks,  Start with a Vegetable is organized by ingredient. Each chapter focuses on a different vegetable, offering multiple ways to turn it into a meal.

“The concept is resonating with many readers who tell me they love that the chapters are organized by vegetable, making it easy to use whatever they have on hand.”

Smith went through a rigorous testing process, starting with over 300 ideas before narrowing them down to 100.

“I always have running lists of recipe ideas. I started sorting recipes into categories, making sure there was variety for each vegetable. I wanted different cooking methods and types of dishes, so each chapter might have a soup, a salad, a roasted dish, a stove-top dish, and a sandwich or pasta.”

After perfecting the recipes in her own kitchen, she passed them to a trusted friend, an everyday home cook, to ensure they worked under realworld conditions.

“I want to know how these recipes worked for a home cook who was shopping at regular grocery stores and trying to make dinner for a family on a weeknight. She sends me feedback on any ingredients that are hard to find, anything that is unclear in the recipe, and tracks how long it takes her to make it with real-life interruptions.”

To further refine the book, Smith enlisted 30 volunteer home cooks through Instagram and her email list to test the recipes.

“My goal was to ensure that the recipes in this book are reliable, easy, and adaptable. I wanted this to be a cookbook for real home cooks. I'm so grateful to that team of volunteers for helping to ensure that it is.”

CITRUS, CARROT, AND CHICKPEA COUSCOUS

Sweet carrots and tart cranberries complement each other in every bite of this tangy couscous. It makes a light meal on its own but becomes a showstopper when spread on a platter and topped with braised meat, roasted cauliflower steaks, or seared tofu. If you want to add a little creaminess, serve the couscous with a spoonful of plain yogurt.

Ingredients:

• 1 pound carrots

• one 15½-ounce can chickpeas

• 3 tablespoons olive oil

• 1½ teaspoons ground cumin

• ½ teaspoon ground ginger

• ½ teaspoon dried thyme

• ¾ teaspoon kosher salt, plus more for boiling

• ½ cup orange juice

• 1 cup water

• 1 cup dry regular or whole wheat couscous

• ⅓ cup sliced almonds

• 1 lemon

• ½ cup dried cranberries

• chopped fresh parsley for garnish

Directions:

Step 1. Preheat the oven to 425°F

Step 2. Peel the carrots and slice them diagonally into 1-inch ovals. Drain and rinse the chickpeas

Step 3. In a large mixing bowl, combine the carrots and chickpeas with 1 tablespoon of the olive oil, cumin, ginger, dried thyme, and ½ teaspoon of the salt, coating evenly.

Step 4. Line a rimmed baking sheet with parchment paper. Spread the seasoned veggies and chickpeas on it in an even layer.

Step 5. Bake until the carrots become tender, 25 to 30 minutes. Stir halfway through cooking.

Step 6. Meanwhile, in a medium saucepan over high heat, combine the orange juice, water, and ½ teaspoon of salt. When the mixture begins to boil, remove it from the heat, stir in the couscous, cover, and let stand for 5 minutes.

Step 7. When the carrots become tender, sprinkle the almonds on them and continue baking until the almonds lightly toast, 4 to 5 more minutes.

Step 8. Juice the lemon for 1 tablespoon fresh juice.

Step 9. In the same mixing bowl used to season the veggies, whisk together the lemon juice, 2 tablespoons of olive oil, and the cranberries.

Step 10. Fluff the couscous with a fork and add it to the carrots, chickpeas, and almonds. Stir well to combine.

Step 11. Serve warm or refrigerate for 30 minutes and serve chilled. Just before serving, stir in the parsley.
