Home is where we live, sleep and make memories.

Growing up, I remember the way my mom decorated our home in a very modern Southwest. Maybe that was just the 90s, or maybe it was simply what felt right at the time. Either way, style evolves. Homes change. Life changes.

After spending most of my career in multifamily property management and real estate, I always imagined that one day I’d have a home that looked like the model unit or a listing photo. You know... perfectly styled, everything in its place. BUT as I figured out… and anyone with boys knows: you can’t have nice things.

Here’s what I’ve learned, home isn’t about perfection. It’s about what feels good. What works for your season of life. What makes you happy when you walk through the door. I find myself daily dreaming about the next home project, imagining what could be refreshed or reworked. The hard part? Finding good, trustworthy home service professionals. Everyone says they “have a guy.” Trust me. I’ve talked to a lot of them while building Centennial City Lifestyle, asking the hard questions: What makes you different? Why should someone trust you with their home?

This issue highlights local home service partners who show up for their work, their clients and the community they serve. From Bumble Bee Blinds with James, to Select Flooring & Design with Marc, Cabinet IQ with Wayne and Gatsby Glass of Centennial with Chris, each of these partners has built their business with intention.

They don’t just show up to a job, they show up for the community, for each other and for you, the reader. In this issue, we invite you to learn from them, understand the craftsmanship behind what they do and get to know the people behind the businesses.

How Bumble Bee Blinds of Centennial Elevates Homes Through Thoughtful Window Design

Of all the ways homeowners imagine transforming a space, window treatments are rarely the first thing that comes to mind. We think paint, new floors, maybe even knocking down a wall. But according to James Hutchison of Bumble Bee Blinds of Centennial, that quiet final detail, the one added after the dust settles, is often what makes a home feel finished.

“Window treatments are usually one of the last things to go in,” James explains. “They’re overlooked because renovations come first... moving walls, painting, replacing windows. We wait until everything settles because you don’t want dust, paint or drywall ruining them. But they really are the final touch.”

That final touch, he says, carries more emotional weight than most people expect. “The impact is massive,” James says. “You get ultimate light control, but beyond that, window treatments are a very emotional part of the design of the home. People don’t really think about it because most haven’t priced out window treatments in ten years. But when you upgrade—add motorization, softer fabrics—the difference is insane.”

It’s something James notices everywhere he goes. “It’s like autofocus,” he laughs. “Every house, every restaurant, I always look at the windows. What most homeowners

don’t notice is what they’re missing with boring, run-of-the-mill window coverings.”

When a home feels tired, James often starts by rethinking texture. “Most people are used to blinds—faux wood blinds,” he says. “When you introduce something softer, like fabric in the window, it changes everything. It’s easier to clean, better for kids and pets, and it just feels warmer."

"Add motorization," he says, "and the space becomes dynamic. You can have shades adjust automatically throughout the day. It completely changes how the room works.”

Balancing light and privacy is another place where thoughtful design makes all the difference. “In common spaces, most people want light, so we do a lot of light-filtering solutions,” James explains. “In bedrooms, we’ll do room-darkening if someone is sensitive to light or works off-hours. Home theaters and offices are another big one, blocking glare off screens. You really get ultimate control. You can let in just enough natural light or lock it out completely.”

Some styles, James says, never go out of fashion. “Shutters always have lasting power. They’re timeless, they insulate really well and they’re actually fixed to the window, they stay with the house.” Other trends feel fresh while still rooted in tradition. “Roman shades are huge right now,” he explains. “They’re one of the oldest window treatments ever created, but designers love them. Interior designers always ask me about our natural woven Romans and fabric options because they add such a pop to a space.”

The transformation, James notes, is often immediate. “Every single time we install shades, people are kind of dumbfounded by how different the room feels,” he says. “Sometimes clients want everything to blend into the wall, but I actually love contrast. When it’s done right, it elevates the entire space.”

When it comes to updating a home, most people assume big change requires a big budget. Marc Mandell, owner of Select Flooring Designs, knows better.

“I always think of it like a car facelift,” he says with a laugh. “The Germans do it perfectly. Every few years they adjust the grill, tweak the headlights and suddenly the car feels brand new. It’s not a total overhaul, it’s a refresh.”

That same philosophy guides his approach to flooring and to other high-impact details like wall paneling and wainscoting.

He jokes that modern LVP is “waterproof, dog-proof and husband-proof,” a description many busy households can appreciate.

Carpet is also very much in the mix, particularly high-quality, tight-knit styles that hold up over time. “Laminate used to be big, but LVP has really taken over because of how well it performs,” Marc notes. “Hardwood will always be timeless, especially if it just needs to be refinished, but these days the big three are LVP, carpet, and hardwood.”

And when it comes to walls, Marc says simple architectural upgrades can be just as transformative.

“A clean, classic wainscoting in a hallway or dining room can make a space feel more polished and intentional,” he explains. “Even a subtle panel detail behind a bed or along a staircase adds personality without overwhelming the room. It’s those finishing touches that make a house feel custom.”

As for how materials affect a room’s mood, Marc says both floors and walls play a bigger role than people realize. “It’s subjective,” he explains. “If you want a space to feel warm and inviting, flooring and wall details can do that. If you want it to feel clean and modern, they can do that too. It really becomes whatever the homeowner wants it to be.”

And when it comes to value? He doesn’t hesitate.

There’s a certain moment when a house stops feeling new and starts feeling like home. It isn’t marked by square footage or finishes alone. It is something quieter, more emotional. In this home, designer Kate Manz set out to do exactly that: give a newly built home a heartbeat and a soul.

Rather than treating the house as one sweeping statement, she approached each room as its own story, layered with meaning, memory, and texture. The result is a home that feels collected, personal, and deeply lived-in.

“My love for design goes hand in hand with the people and stories that bring it to life,” she says. “I absolutely love seeing the evolution from concept to completion and all the elements and people that help bring those ideas to reality.”

That philosophy becomes especially important in the home’s expansive open-concept living area, where scale could easily overpower intimacy.

THE OPEN CONCEPT, REIMAGINED

The main living space is defined by bringing the outside in with sweeping outdoor views and generous proportions. Rather than fighting that openness, embrace it.

“The big open concept room really highlights the expansive outdoor views,” she says, “but making intimate spaces within that open room was really important.”

A layered niche wall, created in collaboration with the interior architect Nick Flower, brings both structure and softness to the room. It introduces texture, depth, and a place for unique objects and family heirlooms to live, turning negative space into a personal gallery.

The entryway sets the tone with a simple but powerful goal: Welcome to my home.

Natural stone underfoot grounds the space, while a soft vintage rug and living greenery immediately soften the experience. Art with personal meaning invites guests to linger rather than rush through.

POWDER BATH: SMALL ROOM, BOLD SPIRIT

If there’s one place Manz encourages clients to take risks, it’s the powder room. Here, she leaned into terracotta earth tones, layering textures and tile sizes for visual interest and warmth. Patterned and solid tiles work together, while textured wall coverings and a sculptural stone sink elevate the space from functional to delightful.

LOUNGE: A STUDY IN CALM AND DEPTH

Designed as a counterpoint to the openness of the main living area, the lounge is a cocoon, both peaceful, layered, and deeply versatile. It’s a place for reading, movie nights and slow mornings.

Rich tones and varied textures do the heavy lifting here, creating depth without heaviness. Soft lighting and custom upholstery make the room feel both intentional and effortless.

At its core, this home is a reminder that design isn’t about perfection, but rather it’s about feeling. By treating each room as its own narrative while weaving in warmth, history, and human connection, a space was created that already feels loved.
